My family & I lived here for about 10 months. We enjoyed our time here. The pool is great, mailboxes for the RV spots, trash bags for dog poop were available. Most RVers are long term residents and are kind. It's a quiet neighborhood. We did have a few issues with things getting stolen such as a bike and a couple of recycling bags. I read all the reviews - negative and positive alike - before approaching Rolling Hills for a move to Portland last week. I see a lot of sour grapes writing reviews here, and that usually means the people writing them do not have their affairs in order or the required stuff needed to stay short- or long-term in an established community. My experience with Rolling Hills has been extraordinary; the manager, Anne, has been extremely helpful and informative from Day One of my inquiry process- which was stressful because I was moving on short notice from across the country to take on a new position and role in my company - so almost everything was new! I traveled through and arrived here during the worst weather the West and the Portland area has seen in decades and sustained some weather-related damage on my trip up. Anne has provided me with shopping, community, repair, neighborhood, and other valuable information - and everyone I have spoken with has nothing but kind and supportive things to say about Rolling Hills and the management as well. I am NOT an easy person to please, so when someone cares about their job AND their community and stands out as going above and beyond, I am ALWAYS happy to provide that feedback. We always get the negative side - people love to complain. But the positive information is FAR more important! read more

When RV-ing there are lots of different places that range from dry camping (no anything, except your RV) all the way to full fledged RV resorts where the wheels are the only thing different from a 4 star hotel. Rolling Hills is conveniently located, in reasonable condition, but has a high percentage of semi-permanent residents. I'm not against living in an RV, but we prefer more campground-like settings. When somebody builds a porch and a shed, they aren't going anywhere for a while. Most campgrounds limit your stay to a month, so nobody really gets embedded too deeply. The spaces are ample and the park has lots of trees. No playground equipment, but there is a pool - shared with the mobile home park next door. The hook ups are OK, although the sewer location is totally incorrect - nearly 8' from the centerline of the parking spot. The check in process is easy and the rates are reasonable. The location is very convenient. The bathrooms weren't terrible, but we felt like testing the shower in our camper would be a more comfortable option. The atmosphere is pretty much a trailer park with all the wheels left on. No frills or scenery. You are far enough from the freeway that you can't hear the cars. The proximity to PDX allows you to hear the planes come in. Personally, I prefer this to the trains that feel compelled to broadcast their presence up and down the gorge. Overall the park is pretty quiet, but there is no doubt you are in the suburbs. If you are looking to 'camp' near Portland, this is a passable option, although Jantzen Beach is nicer and closer to most amenities. If you really want more camp, reserve a spot about 15 minutes further east and enjoy the scenery. read more

My husband does contract work so we travel all over the US. We came to Rolling Hills almost 6 months ago, and I'm sad to say that we will be leaving on Saturday. This has been a great place to stay. It's quiet, close to PDX, there are no problems with theft, it's clean, Anne and Greg are the bomb! They are working hard to make improvements to the park. Depending where you are in the park, you can get a great view of Mt. Hood. To address the previous comments about the $5.00 bathroom key and the $50.00 cable box, if you were in business, and for every 10 keys that you hand out for the bathroom you only get maybe 5 back, you have to spend money to replace the keys that the tenants took with them. You are required to put down the deposit to ensure the return of the key and the cable box, and upon the return of them you get your money back. All in all this is a great place to stay whether it be short or long term, and I salute Anne and Greg for making this park a great place to stay! read more

After living here full time for 4 months. I had out of town company show up. Last night I was giving 72hours for me and my company from out of town to leave without warning. Apparently theres a 5 day stay. My friend from out of town now has to pack up and leave and now I am evicted myself. Ive alway paid on time and minded my own business but apparently thats not good enough. Run stay at WalMart down the street avoid this money hungry pit read more

I read the previous review and have a different take on it. I was transferred up to Portland for work so I chose to pull my travel trailer up here and find a park that was not full to the gills and had decent amenities. This park, while close to the train tracks, was very nice. Secluded by trees and situated next to Hwy 30 for easy access just about anywhere you needed to go. The Staff here at this location were very helpful and very nice. I checked in around the 2nd week in January and had to go to work directly and house hunt all at the same time. I became a "resident" there due to the amount of time I was spending at the park. Although I wish they had a monthly and not a 3 Month minimum for me it worked out fine. I had to be away from my lot for about a month at a time, only coming back to the camper for a day or so and to pay my monthly bill. An option for an "Online Payment" would help this type of situation in my opinion but everyone has different circumstances. The Staff asked that I let them know when I would be out of town so they would know to take an extra trip and watch the Camper for me. The Staff made rounds in their Golf Cart pretty frequently and were never invasive towards your privacy. The park and it's "Long Term" residents are very quiet and very observant to all other occupants in the park. Everyone is polite and cordial. If I had to do it all over again, I would definitely stay here due to the service and special attention that the Staff and neighbors in the park seem to give to one another. It's a nice little community. The only real complaint I had was the Internet wasn't that great, if that's all I could find to complain about then I figure my stay was good! read more

I strongly discourage anyone from using the park. For starters, its right next to the water treatment plant and the gorge winds bring a steady and ever present smell of fecal matter to the park. You don't notice so much when your within the RV, but hard to enjoy the outdoors on a nice day with that smell. Google it, it's not an exaggeration. Otherwise, the park isn't bad if you don't mind being treated poorly. I was shocked and taken unaware one afternoon when Ann phoned me at work and asked why my RV was still there? According to Ann, Rolling Hills had served me with a no-cause eviction notice 30 days prior and I was supposed to have vacated the space that day. I was very obviously confused by the situation and Ann even acknowledged my lack of response to the eviction notice as a curiosity she had noted. I'm a disabled Veteran who lives alone, just moved back home and despite the park being unable to produce any evidence demonstrating my having received any notice, the company held to its position and forced me to vacate the premises that day. What was most concerning about this however is the reason; The Park refused to provide any reason for the eviction. I was current on my rent and utilities, rarely ever had guest over, never had an issue with my neighbors or had police pay a visit. I have no pets, so it wasn't an issue related to that. The only conceivable reason I can offer for my eviction is my primary mode of transportation is a motorcycle. I understand it can be loud and may have been an issue for some residence, I understand that. What I do not understand is the complete lack of common courtesy and professionalism displayed by the park. If my suspicion is correct and had the Ann or Doug brought the concern to my attention I could have taken steps to ameliorate the issue. The new Park I moved to expressed this same concern upon my moving in and I was able to adjust my report time for work so that I leave after 7:30 am. I also agreed to minimize any late night departure/arrivals by bike. If the noise level of the bike is still too much, then I agreed to look at a new exhaust system or to leave the park upon request. See, simple professionalism gets a lot done. read more

Worst experience from a business and I didn't even move in/stay. Had made arrangements for a long term stay and specifically asked about a deposit. Anne made zero mention of one throughout multiple conversations via email and phone. I emailed to confirm about a month in advance and suddenly she needs a security deposit greater than the monthly rent, the prorated amount for the first month, AND the second month in advance. $1300+ to move into an RV PARK. (I have had numerous apartments that needed much less for move in!) I responded and let her know she never mentioned anything about the security deposit or needing the second month immediately at move in. She never even bothered to respond to me.  Shady.  That is a SUPER shady business practice when someone explicitly asks about things and you don't make mention of it then suddenly need $1300.  I won't EVER do any sort of business with them and don't recommend anyone else does either. What was she going to do if I hadn't confirmed in advance, just suddenly tell me when I'm there with an RV in tow that I needed to go get a cashiers check/money order for $1300+ on the spot?? I spent 5 months at Rolling Hills while working a contract for the city of Gresham Oregon. The RV side has lots of shade, good neighbors and the management staff is outstanding. Charles and Lori are willing to do anything they can to ensure your stay is enjoyable. Yes there is some train noise and the park is on the flight path to PDX, but neither causes any real problems. I strongly recommend this park if you are looking for a place for either overnight or the long haul. You can not beat the price, and Lori's home made cookies only add to the value. Stayed here for 3 weeks last month and will never go back. Cons: No cable. Good luck with the internet unless it's late at night. The bathrooms only have two stalls and two showers each. If you get stuck in a lot in the back of the park, be prepared to hear the trains passing very close by. No extra parking if you have more than one vehicle. We told them upfront that we had a dog and then 2 weeks into our stay we were questioned and they tried to tell us the max size is 28" tall. Then we also had to show proof from a vet that our dog wasn't an aggressive breed because their maintenance guy claimed she was. We had the proof but it was still inconvenient. She never even shows any aggression and is clearly a Lab. The maintenance guy actually followed us through the park one night while we walked her. So creepy. Pros: it's pretty well lit and the pine trees around the edges of the park are nice. read more

This park is pretty run down and definitely does NOT look like the pictures online...wow, what a shock it was. There are a lot of full time people in there with homemade sheds build onto or next to their RV's. The hookups were really bad, we had to get on our knees and reach in a hole to hook up the water, internet did NOT work at all and you can't get cable unless you get a cable box from them with a $50 deposit, they also made us pay $5 deposit for a bathroom key!! That was definitely a first for us, never have we had to pay all those deposits. The trees are all over grown and drag the top of your RV as you drive through. When the weekend manager definitely loved to show who was in charge. We called ahead to get our dog approved, she is a big dog. The manager of the park said it was ok and our dog was not on their aggressive breed list, when the weekend manager came on she told us we had to leave with no warning, she threatened to call the police if we didn't move in 1 hour. We missed a wedding we drove 9 hours to go to because we were trying to find another RV park that had an opening...she was very rude. I would never stay there again and never recommend this place to anyone. They also would not give us our money back for the night we did not stay there. Very awful experience and unprofessional staff. The owners should perhaps reevaluate their staff and/or provide some training on how to handle situations professionally. read more

Since there hasn't been a recent review I'll update you. Called this place to make a weekend reservation as it was near our kids place in Gresham and they allow dogs. I read they had Wi-Fi and it was only 2 nights so decided to try it. Check in is hard to find and after paying for both nights, $70.00 the woman says to me "I wish I could give you a Wi-Fi code but with the construction here the contractor knocked out our Wi-Fi". Basically that was our evening plan to stream Netflix. Went back and told my husband and he was quite disappointed and wanted the money back for the second night to go somewhere else. The woman said she didn't know how to cancel the transaction on my debit card and had no cash or checks on hand. Funny thing is there were several folks ahead of me paying their monthly rent so that was bullshit; a couple of them even had a full set of teeth! We went ahead and stayed there the second night. She offered to give me a cable box, with a $50.00 deposit, but we had no TV. The restroom key required a $5.00 deposit. The pictures make the place look better than it is. Out of all the folks there we were told we were one of two that didn't live there. It's just about one step above homelessness and is pretty ghetto. I would have been just as happy staying in the parking lot down the road at the Wal-Mart. read more

Poor Leslie S. No business in the world can satisfy the demands and expectations of everyone, regardless how hard they try. Her romantic evening of streaming Netflix was spoiled and she was so inflexible she could not go out to a movie or experience some of Portland's spectacular nightlife. Unfortunately, construction of our new office had the Wi-Fi down during her visit. So, she demeaned every person on the planet who wears dentures and made the long-term residents seem like low-life losers who are vagrant bums instead of the hard working or retired human beings they are. Her arrogance and prejudice are revolting and have no place except for Yelp, where the disgruntled trash businesses and vent their rage. Thousands of people have passed through Rolling Hills without issue. And, hundreds of us live here peacefully, with no crime and under the supervision of extremely attentive management. The no cash policy prevents robberies and the bathroom key deposit keeps people from rolling away with them in their pocket. Sorry you couldn't afford a TV for your rig. The cable box deposit serves the same purpose. As for Debi J. I have to assume you live in a mansion and travel in a land yacht. Sorry you had to scrape your knee because the water hookup wasn't dangling from an overhead automated spigot. Obviously we should have every amenity available for princesses such as yourself. Maybe you should give up RV travel and hire an entourage. Your demeaning remarks are equally as prejudicial and unnecessary as Leslie's. For your information, only Rubbermaid sheds are allowed with corporate approval. Rebecca P. didn't need to blame us because trains are noisy. So is every city in the world. We would all love an idyllic glade filled with peace, tranquility, etc., but then where would you buy beer? The bathrooms are small because long-term residents are required to have a working shower. The few overnighters that pass through are the only ones using them. In all my years here I have never seen a line to get in. I enjoy my life here and will continue to do so without your rudeness. I'm glad you didn't stay. I have wonderful neighbors and would not welcome such high and mighty elitists to judge my right to live where I choose. read more
