Once all the power and heat was turned on, Jay went above and beyond going through all the parts of the house. The thing that really stood out though was that Jay was straightforward and honest in his assessment. I work on a lot of houses, so all the figures he gave for estimates were pretty much in line with what I would expect. Not too high, like he was selling me on a repair I didn't need. The reports are exhaustive, and they provide lots of details on what's okay or not, and any action to be taken. No home is perfect, but we were able to purchase with a lot more confidence in what we were getting, which helps to take the stress down on a very very stressful time.

Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

Unfortunately, they missed several important issues, including kitchen appliances that were not working properly or were not in acceptable condition. These problems ended up costing us several thousand dollars to repair after closing. The most frustrating part was their response. When I contacted them to ask how these issues were missed and whether they would offer any resolution, they refused to take responsibility, dismissed my concerns, and stopped engaging constructively. Read all the other low star reviews, they show a pattern of this company keep missing inspecting critical parts of the home!

We hired Oaktree Home Inspections to be the private inspection company for our new home at Willows…read more124 in Redmond, WA (new build construction). The inspection took place on Friday, July 18th, 2025, at 2pm; we had actually booked them frantically on that Monday July 14th, 2025, because the original inspection we wanted to book did not meet the minimum liability requirements of the builders ($1M). Thankfully, Oaktree was able to accommodate our same-week request since this was something we really needed to gain peace of mind. (The missus found this company via "little red book" - IYKYK) On the day of, Cody was extremely professional, courteous, and helpful in explaining what he was doing, and what he was examining. When he showed up, he started off by using a drone to check out the roof, and took a long-form video, which he shared with us via an unlisted YouTube link on our final report (which was through Spectora - IYKYK). Cody checked all of the electrical outlets, noted down discrepancies, and even had a ladder to get into the attic to check the amount of fiberglass / insulation. He was extremely detail-oriented and thorough in his inspection, which I was very happy to see. The price was also very reasonable - $550 for our new build townhome (zoned as a condominium), and the inspection overall took just under 3 hours. Before he left (we would get the report the day after the inspection), he went through his overall findings via iPad with the missus and I. He also gave us a heads-up on what to expect for next steps, and followed through effectively. We haven't needed to contact him about anything on the report, and the builders' addressed (almost) everything on the inspection report that was mentioned. Great work, Cody!
