Adam is the broker, Josh and his team--who act as property managers, selling agents, and investors--sold us a property for over $800,000 that, after purchase, turned out to have a significant amount of unpermitted work. Shockingly, the property's value prior to renovations was under $300,000, and none of the extensive, unpermitted modifications were disclosed during the sale. Even more concerning, this was the agent's own property, got work done with unlicensed agents and denied ownership. The unpermitted work is not just a minor issue--it will cost over $100,000 to bring the home up to code. When we raised these serious concerns, neither Josh nor anyone from The Firm Brokerage took responsibility or even responded. As licensed real estate professionals, we expected transparency, accountability, and ethical conduct--especially when an agent is selling a home they personally own. Unfortunately, that was not the case here. Based on our experience, we cannot recommend Josh Rudin or The Firm Brokerage. I would highly recommend to not do any business with them.

This wasted valuable time and momentum. The MLS listing was also poorly handled. Photos included an unmade bed and a cluttered office, which reflected badly on the property and showed little effort or professional guidance on presentation. Even though we were told to de-personalize the home, we felt she went too far and stripped it of any warmth or character, making it less inviting to buyers. In the end, we sold for over $100,000 less than the asking price in part due to frustration and how the listing was being managed. To make matters worse, she was representing both us (the sellers) and the buyer. When we asked her to reduce her commission given the dual role and disappointing outcome, she refused. Based on this experience, I cannot recommend Brenda Devlin to anyone seeking reliable, professional representation.

Over a sixty-day escrow, he was never in the office once. Not once. So, with no one paying attention to my escrow, the company failed to follow the very clear and simple instructions that the loan originator provided in writing, costing me several hundred dollars in unnecessary costs. My escrow closed over a month ago, and I am still dealing with the mess they created. Use them if you crave no communication, terrible follow-through, rework, have loads of free time to clean up their mess, and enjoy spending money unnecessarily.

I then received confirmation emails stating that my booking was confirmed at the listed price. Shortly after, Amanda emailed me stating that the system had made an error and that the price was incorrect. She attempted to increase the total cost by $600. I contacted Amanda to explain that the pricing error was not my fault, especially since the booking was confirmed and a contract had already been signed at the original price. During this call, Amanda was extremely unprofessional. She began yelling at me, said she "didn't care," and refused to let me speak to a supervisor or manager, claiming she was the owner and there was no one else to escalate the issue to. I had to repeatedly ask her to stop yelling when I was just trying to explain my side as the customer. Ultimately, I was forced to cancel my reservation because I was not willing to pay an additional $600 for a booking that had already been confirmed. A company should take responsibility for its own website and pricing errors, those costs should not be passed on to the customer. I have never been treated so poorly by a business. This experience was incredibly disappointing and is not how customers should be spoken to or treated.

When I asked the Host about how the payment of over $6,000 (I was staying for 6 weeks), she said "they take 50% now and 50% before the rental begins". Then, VRBO charged the entire amount on my credit card. She should know this since SHE sets the terms for this, according to VRBO. Then 4 months later, she calls me and says "... this is Amanda and I'm a property manager and VRBO has double-booked your reservation, so I'm going to help you find a BETTER house". But Amanda does not want to book thru the VRBO format and she will send me a new rental agreement. The whole thing was sounding fishy. I called VRBO, realizing that this property manager and the VRBO Host are the same person. She was so dishonest with me in her mis-representation. She never sent me the new rental agreement.
