    Week 2 from leak of last year

    After a month of back and forth - the issue is temporarily fixed. To whoever rents this unit. Be aware that this issue will come back each year and that they do not actually fix the issue and they still charge you full rent price knowing that it comes back and then they take a month to fix. Whatever they do here is shady af. If they own the building, run. If they don't, and it's probably okay.

    I do not recommend root realty for renting any apartment they put cameras and listening devices in your apartment when you are not home this is the third time I have found them in my residence and I really don't know what to do I have pictures and still have the cameras and everything to prove it so I highly recommend do not rent an apartment from root.

    Im almost positive they knowingly are renting out units with a cockroach infestation. The specific…read morebuilding is 4313 N Francisco in Chicago. Other tenants said they are great and responsive which they were when I made complaints and they credited me $200 for my troubles and refunded my move in fee when I terminated the lease after a few months. That doesn't take away from the fact that the building has an infestation and they aren't taking the issue head on, but rather just chip away at it and keep on renting out the units. I know this because other tenants have said the issue has existed for a while, the exterminators told me they have been coming their for years for this, and the problem is so painfully bad (15 roaches i saw in one walkthrough) in the basement that you would have to be blind to not know. The front and back stairways also never get cleaned and the place smells. No offense to the handymen but it needs deep cleaning. Also two separate occasions they entered my apartment for repairs without proper notice when I wasn't home, to be fair it was probably a miscommunication.

    They outright deny service dogs or assistance animals of any kind to all current and prospective…read moretenants. Was interested in renting from them and Andrew (one of the brother/sister owners) invited me to apply for the apartment, after a showing, but I wanted to upfront and honest about my service dog and as soon as I mentioned, all communication (text, phone calls, email) was cutoff immediately. This is a common ILLEGAL practice by unsavory and unreputable property managers and owners. Not allowing dogs is different than not allowing a doctor approved service dog and when you deny renting an apartment to a prospective tenant, based on your no dogs policy, you are breaking the law and deserve to be reported to the city. Also, they are shady about utilities charges and I talked to another of their tenants who said they've had bad experiences with roaches and currently fighting them to be allowed to sublease, without added fees. Shame on you Miller Real Estate Investment Partnership LP. Look elsewhere for a place to live folks!

The floors are paper thin at 459 W Briar and you can hear everything. I complained and the next weekbI got a letter that my lease wasn't being renewed. Mind you I'd lived there for 5 years and always paid my rent on time. Also the building is not being updated where our rent money goes is a mystery. I noticed they had plenty of empty spots, so I asked if they would consider renting me a monthly spot. They agreed, and I have been a responsible neighbor paying my monthly bill ever since (it's now 2025). I was always well aware that they would always need to prioritize tenants, and that it could be a reality one day that they'd need that spot. That, however, is not the issue at hand. Some time around Nov 2024, a new tenant started parking to my left. They were CONSISTENTLY an issue. Parking crooked, parking in my spot, parking over the line, etc. I complained to them numerous times, because once they park weird, then I have to and so does the next person, etc. It was never a big issue because the spot at the very end of the line (which is right up next to a telephone poll) had always been empty so we had some leeway. Beginning of Feb 2025, someone started parking in the very last spot next to the telephone poll. Thus, everyone must park perfectly so that person has room to park. One day I'm pulling out from my spot and am stopped by the building manager. He starts saying that I need to park straight so other people can park straight. I kindly explain that of course I always do my best to park straight, but the tenant next to me is notorious for not, so then my hands are tied. He kept saying "I know, but YOU need to park straight" as if I was the issue. This went on for over 5 minutes, with him blocking my car, putting his hand through my window and verbally harassing me. He then threatened to call management and have my spot taken. I reported HIM to management. I can't explain how violating that was, especially since I have been a respectful parker for 6 years! I have never had a complaint once about my parking. Since the new tenant came, I have a camera roll FULL of photos of the actual parking culprit, and I can't even tell you how many countless photos there are of that person parking like a complete jerk. I soon get a call that my spot is terminated. I explain the situation - they said nothing of the fact that I was harassed. Susan Caren, who I spoke with, defended her employee's inappropriate conduct. I asked her directly if my spot would have been taken had this incident not happened, and in one breath said both "well no but we need to prioritize our residents". Which as I said at the beginning, I understand you need to prioritize your residents, but also your residents are the ones not parking correctly. If it was truly that and not caused by the incident, I would have received an email or call without being harassed by the building manager. Also, for a woman to dismiss another young woman who said she was harassed by your middle-aged male employee without even an apology for his behavior is a disgusting business practice. As of March 1, I have been parking somewhere else and have noticed my spot has NOT been filled by anyone else, so seems like they didn't need the space that badly to me. Don't deal with these people if you care about doing business with companies that actually care how they treat people!

The building has everything you need---amazing rooftop views, state of the art fitness center, kick a** doormen that are *always* willing to help out with anything. I wasn't anticipating, as a first time home buyer, that the process would be so seamless, but I thank the amazing team at Kopley Group (from the sales team to the contractors/designers) for being so responsive with questions and requests. I feel like the cool kid in class now amongst my friends, because I'm proud to bring my friends over to entertain; and its located 2 blocks from the el, close to Roscoe Villiage, and row of bars & restaurants along Lincoln Ave. And as Guy mentioned below, neighbors are awesome, and have, probably, the most beautiful dogs I've ever seen. As we meandered through the unique spaces we were enamored by the look, the feel, the sense of community. There is a genuine sense of home from throughout the private residences and common spaces. The concept pulled in "like and like" as the owners at 1800 represent genuine, unique and compassionate. It is so amazing to share skyline lit, roof top wedding and birthday celebrations, holiday open loft spaces, a friendly hello on an early Saturday morning and a "concierge" staff that serves with delight. For real. We saw "loft" spaces all over the city (due diligence) and were continually pulled back. From selections that satisfied the smallest details to service and financing we were completely served. We worked alongside of friendly faces who guided us all along the way. They genuinely got to know us. The Kopley team led by Stefanos Karavolos is built on honesty, integrity and passion. These core tenets thrive in the residences that are created. Laughter, fun and well serving our interests were included in the deal. This was a signature build out-- our signature-- the team was invested in how we created a home that represents who we are and what matters most to us.
