Philip Rosenthal represents the buyers of a property we were under contract to purchase. Philip failed to reach out to our attorney at any point during the 10 attorney approval period. Philip claimed that he failed to receive our inspection issues (even though they were confirmed received via email), then after we agreed to all points, Philip tried to cancel the contract outside attorney approval, due to the sller's receiving other offers for a higher sales price than the one agreed upon. Shame, shame. Someone needs to gain a better understanding of contract law. You can't just kick out a contractually bound party because a better offer came your way. In any event, Philip tried his best, and it wasn't good enough. I had real estate law on my side and I wholly planned to litigate those seller's, their agent, their agent's brokerage, and Philip. He had the audacity to call my agent and offer to refund my inspection fee and literally said to my agent, "just sell the deal to her." As if my agent would give me shitty advice on his behalf. Instead of a "pacified" party to a failed contract, all his phone call to my agent did was release the kracken! The fact is, the property in question, has already provided real equity and I haven't even closed on it. I know this by the seller's very real attempts to cancel this contract. And, as a cherry on top, while these bozos were messing about, mortgage rates dropped and I am getting an even sweeter deal! We decided to forgo a real-estate agent when selling our 3 bedroom condo in Lakeview. The process would have been a nightmare, and the sale would have likely derailed - had it not been for Harley Rosenthal. He is AWESOME! I was referred to Harley by a friend of ours (who also forwent a real-estate agent when selling their 2-bedroom condo). A few salient strengths of Harley: - Harley is one of the most available persons I've ever met. He usually responded to our emails within a minute (not exaggerating) and he was always there for a phone (I can remember at least 3 phone calls that were after 5p). - Harley was extremely patient with all of my questions. On one of our first calls with Harley, I had a list of about 10 questions, and Harley patiently answered each of them. This was especially important to us because we didn't have a real-estate agent of our own. - Harley always seemed to fight for us, his client. On one occasion, the buyer insisted on some unorthodox requests and was quite adamant. I was able to leverage Harley's experience to push back on the buyer. - Harley and his team seemed very organized and competent. Specifically, we moved to Houston to Chicago two weeks before our closing. I was very concerned we'd have to fly back for the closing. But with detailed emails and follow-up phone calls, Harley made sure he got everything he needed from us in time and ensured a successful close. I would NOT hesitate to recommend Harley to anyone considering an attorney for their real estate transactions. You might find that when you are on the phone with Harley, he is to the point and doesn't engage in small talk.
