This place is the worst! They do not communicate with you. They do not even make themselves available. They just try to flex their power and have their law firm send notices instead of communicating anything at all. I tried contacting the company to discuss an issue multiple times via email, phone, and leaving messages with the secretary. There are no phone numbers for anyone other than the secretary. They never responded and 3 weeks later I received a 2nd letter from the law firm trying to flex their power again and intimidate by restating penalties. This was over something incredibly trivial. What a pathetic group. I am selling my condo and will never deal with an HOA or corporate property management company like this worthless company again. They add no value to anyone anywhere. They only add unnecessary costs and headaches and hide like cowards. The secretary was nice, but the other people that work there are leeches on society. read more

Unprofessional,rude manager,Tofuola,has no legal knowledge about basic HOA laws.She has poor communication skills. She is capricious, inconsistent, unreasonable, and fails to act in good faith. She selectively sends "violation" notices to one person, while other people do not get any for the same "violations". She refuses to send documents via email, despite it is a member's right and California law. She was stubbornly mailing my financial documents and other personal information to wrong address, even after she was informed about her error. Tofuola completely fails to inspect and supervise landscapers, pool maintenance & repair, but at the same time she is sending ridiculous "violation" letters and "violation hearing" notices about member plants in their private patios. She attempted to charge $100 fee for first violation, while fine schedule for firs5 violation is $0, then $50, $75, and $100 for 4th violation. For long time, our landscaping was in very poor condition: yellow or dead grass, shrubs not trimmed for weeks. It took many complaints before something was finely done. Pool is totally neglected. No maintenance and no repairs for 3 years under this administration. It causes further deterioration and health issues. Water in the pool is untreated, unfiltered, with decomposing debris on the bottom. Maintenance and emergency repairs are done not only with delays but in secrecy. For many months Tofuola was refusing to send copy of Sacramento County Dept.of Health inspection. No wonder, this report documented several MAJOR VIOLATIONS, including health and safety issues, and electric shock possibility. City ordered corrections within several days after July/2023 Inspection. When asked about opening date Tifuola's answers that "she is still waiting for her vendor to reply". Tofuola has refused to send any document, regarding repairs and maintenance of pool done after 2023. It is July 21st, 2025 and pool is still closed and Tofuola has no answer when it will be open. After 3 sewage backups in my condo on 7/4, and plumber's report about bad shape of sewage line Tofuola and owner of Sacramento Management, Laura Vaca repeatedly refuse to send me their plumber's camera inspection report, contract and invoices for work done outside of my property. Never mind its urgent situation involving health safety and property damage. Never mind that my tenant is pregnant wirh a small child. Never mind sewage backups happend 17 days ago and may happen again. Tofuola doesn't see a need for prompt actions. Her answer to my requests for repair, and documentation is : " We are waiting for our lawyer response". Unfortunately Tofuola boss, Laura Vaca, who is an owner of Sacramento Management doesn't seem to help address negligent care of Tofuola. Sacramento Management contract states ambiguous "additional charges" of $150 per hour in several occasions, including charges for mailing letters to members. No wonder this company insists to mail documents via USPS, rather than email them. Needless to say, I totally do not recommend this unprofessional and irresponsible company to manage anything. We have Laura at Sac Mgmt managing our community, where we have our home, for many years now. Anytime there is a problem she is right on it to resolve. We love how we always receive a quick response from her team. We also service a swimming pool for one of her properties. Out of all the mgmt companies we work with Laura is the best in every way. Absolutely horrible company with zero integrity and extremely questionable ethics. Our board President made a god awful deal and signed a contract without taking it to a vote of the POA. Our membership fought it after experienced members read through their bogus contract and could not believe what they felt entitled to charge for their services and ambiguous, undefined costs. The contract was eventually rescinded. The most blatant and outlandish part of the contract is that Sacramento Management Company would be allowed to spend up to $2000 a month in "costs" without approval by the board, on top of their $1500 a month fee. A government agency cannot even spend $100 without approval. Laura joined our Board meeting in November and was not only unprofessional but extremely rude to our members, speaking condescendingly to them when questions were asked and went further to state that our CC&Rs didn't matter because they would be superseded by Davis-Stirling law. She also tried to speak as an attorney which she is not. Despite signing the contract on 11/17/2020, and cancelling the contract before services were to commence in 01/01/2021, they are holding the POA hostage for $2800 to cancel. We are grateful that the Board decided against moving forward with this unethical, money-hungry business - imagine what they would have charged monthly in "costs"?!?! There is also a question into their connection with Omni Management in Fair Oaks, as the COO of Omni appears to be related to Laura by name, and SMCs accountant is a former employee of Omni. This affiliation led us to believe that they do not have as much experience as they claim to as their own entity, separate from Omni. I would not trust Sacramento Management Company to manage any HOA/POA, as it is evident that they prey on Boards that don't know any better to sign ambiguous contracts. Furthermore, they do not conduct themselves with honesty or integrity, and should not be giving legal advice to anyone as they are not licensed attorneys. I worked with Laura and DeAnn for a couple of years while I served on the board of our HOA. Laura was always very professional and responded timely to all my requests. I was not only shocked but appalled at how rude, condescending and outright disrespectful she treated a member during a board meeting. Not recommended. There many other companies out there that give much better support and service for about the same cost. We were treated rudely with a terse attitude most of the time. Sarcastic snipes were hurled at me toward the end of their tenure. Every time we called we were met with very deep sighs of contempt just because we were asking for assistance. We wished them well and got sarcastic emails back. Most of this was from the owner! Her receptionist seemed to show a lack of interest and you had to prod her for her name whenever she answered the phone. The back office gal was stellar though and always professional. read more

Our HOA hired this company and I received a letter that was demanding and threatening. We have lived in our home for 23 years. I have been a Board member. I understand enforcement of CC & R's is required. Our previous management company was giving us incorrect information, we didn't have a clue where our finances were, and they convinced the HOA to raise our dues twice in one year. When Sacramento Management Co's Peg and Laura came on board, it was like night and day. They explained things to us, Dee Ann got our accounts straightened out, and they all respond to our inquiries quickly.
