My experience with Pyramid Properties LLC at their West Valley townhome location was a complete nightmare from start to finish. 26 Days Without A/C in 100°+ Heat: We moved in on June 14, 2026, and the A/C went out immediately. Despite countless phone calls, emails, and texts to Rebeca, Zach, and Eddie, we were met with nothing but false hopes and lies. It wasn't until July 9--26 days later--that a new unit was finally installed. Even after that, the system never worked right and only cooled half the house, which management deemed "satisfactory." Empty Promises & Missing Amenities: Upon move-in, we were promised pool and fitness center keys that never materialized. We sent Eddie (the director) a detailed list of other necessary repairs on July 7, along with another request for the pool keys. He responded that they would "get right on it." None of the maintenance items were ever fixed or attempted, and you guessed it--we never got the pool keys. Outrageous & Illegal Charges: We finally moved out on July 31, but the nightmare didn't end there. They slapped an illegal balance due of over $23,000 on my account. The entire place is run like a joke by a bunch of amateurs. Save yourself the stress and look elsewhere. If you are looking for a reliable, professional property management team that actually follows through on what they say, PMI is the way to go. Dusty Lambert

Nestwell ultimately charged us $585 for tenant responsibility, including: Removing an porch bench (there when we move in) - $15 Replacing a "broken" (not broken?) doorbell and removing hooks - $85 Swapping an incorrect privacy lock - $65 Removing carpet remnants (this carpet was apart of the unit?) and tacks from the stairs - $50 Replacing broken bedroom blinds (Also not broken??) $105 Repairing a damaged window screen - $60 Removing adhesive hooks and tape - $30 Disposing of trash/debris (there was no trash??) $40 Blowing debris from the garage (?... we swept when we left) - $40 Vacuuming HVAC duct (Also cleaned when we left) - $60 Replacing burned-out light bulbs - $35 My disappointment is with the move-out inspection process itself. It felt like our disputes were dismissed without supporting photos or documentation explaining why certain items were determined to be tenant responsibility. A more transparent process, with detailed move-in and move-out photos and evidence supporting disputed charges would go a long way toward building trust with tenants. I hope Nestwell continues to improve the transparency and fairness of its move-out inspections.

    I moved into a condominium (that was previously an apartment complex) about 17 years ago. During…read morethat time I've seen a great deal of variation in the general state of the property. During that time we've been managed by three different management companies that I know of. With the second company I watched our property deteriorate, our monthly fees increase more than 115%, and the property's overall financial status crippled with debt. I joined the board trying to figure out what was wrong and found that the management company was accepting bids that were exorbitantly high, for services that were sub-par, while going golfing with the salesmen from the bidding company. I found that homeowners were given lip-service instead of facts, and that the unit was being nickel and dimed for every trip anyone made to the complex and every piece of paper generated. We also got deep into contracts with ineffective and expensive debt collection service. A few of us did some research on properties that were managed well and found PDT. PDT is a small company (lower overhead) that refuses to short sell the properties they manage with kickbacks and games. They only accept fair bids for services well done with reputable companies. They try to advise us of the decisions that meet legal standards, are reasonably frugal, while gradually and steadily improving the state of the property, Having been in a situation as bad as ours was, they've guided us gently toward a better state - physically and fiscally. Some homeowners who haven't lived here as long and haven't seen the decline and incline may not recognize what a great job PDT has done. The improvements haven't happened overnight, that's not possible, but they happen. Our annual meetings are no longer a volatile yelling match. Those who weren't on the board before the change have no comprehension of how much stress was placed on the committee members before PDT. They cannot provide the services and amenities that an apartment complex would - we don't pay that level of fees. They make reasonable judgments and recommendations that benefit the complex as a whole, and therefore 'all homeowners." I enthusiastically recommend PDT.

    Please avoid PDT Management at all costs! PDT is a very…read moresmall property management company which isn't necessarily a problem but they are also the laziest, least helpful company out there. They will do anything possible to avoid enforcing the HOA rules. They happily ignore the cap on renters for the Oak Meadows condo complex as well as background checks, they do not even know who is living in the complex, they fail to enforce any of the covenants, conditions, restrictions (CC&R) on noise, animals, amount of people living in a unit, issues involving police,litter, abandoned cars, graffiti etc. Their standard answers to any problems in the complex are "well we can't do anything about that" and " you'll have to take care of that". Please do your homework before you even think about hiring these buffoons.

    Wish I could put negative stars. I still have nightmares from this. I rented from M & M properties…read more M & M properties did not abide by the law and scammed my family and I. I especially caught Marie and Cindy in illegal acts! Marie is a "partner" of M & M properties and acted very uneducated and unprofessional. I only include Cindy because I physically gave her a notice of deficient conditions and she is working for very poor management. M & M properties acted very ILLEGAL. They lied, stole, acted uneducated, scammed me and was a very uncaring property management to us. To be brutally honest, this business should be be shut down. Especially if Marie is gonna try to run it and scam others! I would not believe a WORD they are saying. And I have pics to prove it. They moved my family and I into a cockroach and black widow infested townhome at 52 W Merrimac Ave Salt Lake City Utah! Which also has black mold in the unit. This unit also DOES NOT have Co2 detectors with gas appliances and no smoke alarms! How could I have not realized they were putting my family and I in such an unsafe and unsanitary unit!? I even called the health department on them. We put in multiple maintenance requests. Still having issues and then we served them a notice of deficient conditions for multiple reasons and no action was taken. Not a shocker.. so we moved out ASAP! Which they did not refund my full security deposit immediately after move out which is stated in the Utah Fit Premises Act after serving a notice of deficient conditions. We lived there 1 MONTH and they took $250 out of my $1450 deposit for "cleaning fee" when it was in the same condition then we moved in. THE FIRST NIGHT WE STAYED WE FOUND COCKROACHES COMING UP FROM INSIDE THE VENTS FROM UNDER THE UNIT!! I told them the second I found them. And guess what Marie said? "Those are Beatles" They even tried to act like they didn't know. Which I caught them in that lie. The neighbor also verified he has had cockroaches and sprays every other week for them. Ofcourse they are nocturnal pests. So Ofcourse we didn't see them when viewing the townhome but sure did see them every single night/morning after. Also got pest control to verify they are cockroaches. I have a 3 year old daughter and a dog. I can't live with a large infestation of cockroaches and black widows. M & M properties acted illegal, stole, acted uneducated, scammed and is a very uncaring property management. I will be taking them to small claims court. My family and I couldn't eat, sleep, or shower for a full month but still gave them all my income. Took such a toll on my mental and physical health. I also thought it was weird when the lease said $3,000 lease buy out fee. I can't believe I was so blind. If you want to get messed over then go ahead and try to do business with them. Definitely not worth $1450 deposit and $1600 for rent a month. What a joke. Wish I read other reviews first. I would also check out yelp. Hope this spreads some truth and awareness so nobody else has to deal with it.
