Mike took care of everything from start to finish. He came in to take professional looking pictures, posted them on MLS and all real estate websites, including Rentals.com, Redfin, Zillow etc. Even though the market was tough and we went through a few prospective tenants, Mike kept pushing us in the right direction. He even got a banner printed (see attached pic) and hung it from our condo balcony to generate interest. It must have done the trick as he found the perfect tenants for us in just over a month, which was a big relief as we didn't want to end up paying two mortgages. He got our condo cleaned and readied for the tenants to move in and managed all the logistics even though we had already moved out of state. After the tenants moved in, he helped us transfer over utilities, internet, etc. and dealt with HOA requirements as well. So, we didn't have to worry about anything at all. The transition was seamless. He is a thorough professional, and operates with extreme honesty and integrity. His biggest strength is his communication, which is always prompt and efficient, whether on text, email or phone. Proud and lucky to have him as our property manager now. Bill was the agent for our home in San Clemente and after 7 months with no success of sell the home, we decided to not re-sign the sellers agreement. However, his assistant began to cry on the telephone and proceed to tell us she had $15,000 invested in selling this home, my husband decided to give them a little more time to sell the property. Low and behold they sent us an offer....the offer listed Bill as the buyers realtor as well. Bill did not ask our permission to do so, we discovered this when the offer was emailed to us. We told him this was unethical and after back and forth discussions, my husband accepted the offer. Later we were told by Walt , Bill had to have the Buyer agreement also in order to sell our house. We don't how many offers Bill turned down because of a buyer having their own realtor. Bill and his assistant, Jeri consider us Family... There is so much more that they have done that was unethical, but we will save that for the Realtors Licensing Board. I suggest you do not use them under ANY circumstances.

As the listing agent I started following up with the selling agent and buyers loan officer a week before closing. I was lied too daily about the updates and expected closing. The sellers up-leg loan rate had to be extended at a cost in addition to the cost of a per diem. I sent a demand to close on the day of closing. When I asked to get a manager involved, I was given Walt's office number. I left Walt a message at his office. Hours later sent him a text and he returned my call. He said he was aware of the situation. He was walking out of the office to the gym when I called his office at 10 am and spoke to his receptionist. He defended the loan officer and felt that he had done nothing wrong (Although Citizens Directs rating on Yelp are horrendous). He didn't want to listen to what I had to say. He blamed the buyers for have a "language barrier" (WHAT!!!) and not providing information timely. Walt was outraged that I would send a demand to close when my job as the listing agent is to protect my sellers. I was stuck paying the sellers lock extension. The sellers have had to rearrange movers 3 times. Walt and Tova refused to reimburse the costs accrued due to the delay. They refused to sign the ETA and demand to close. Walt was very aggressive and felt strong arming this situation was the way to handle it instead of being ethical and honest. They were a disappointment to work with. I would think twice about using ERA if this is how they're being lead by Walt Tamulinas!

After renting for many years, my family and I decided it was time to buy before rates went up. Even…read morethough my lender offered me up to 6K to use one of their preferred Agents, I gave Gilbert a call. A few years back, Gilbert helped my wife look for a rental while we were deployed and proved to be about as dependable and hardworking a person I could ever ask for. Peace of mind my first purchase would be a sound investment was worth more than 6k to me and Gilbert only continued to exceed my family's expectations. I had noticed other agents ask a few details so they can get you set up to receive automated emails with any listings that match your area, price range and bedroom count. Gilbert actually went through and personally generated the messages deleting listings he knew would not be acceptable based on our criteria and requirements. We communicated via his listing site and I let him know which houses we were interested in, or loved making the selection process seamless. He also generated very detailed property reports and school reports as he knew schools were a number 1 priority for us. Before going to view the homes, Gilbert would also send us any notes he noticed on the listing such possible square footage issues, increased taxes and HOA costs, and comparable home prices so we would have a great picture of the listing. I loved the fact he was such a nicer hard working person, but he also had a great relationship with many fellow realtors. He always called the listing agents to receive real time updates and seller requirements so we were never left in the dark. When he found a listing my wife absolutely loved...HE GOT US THE HOUSE! Yes, I can say Gilbert found our dream home and made the deal come together approximately 10 days earlier than expected. During escrow, there was no time I did not know what was happening and his attention to detail made the escrow process a walk in the park. At the end of escrow, the seller did not want to patch up holes their staging company left from wall art they put up. Even though the deal was already done, Gilbert patched up the holes himself even though he didn't have to. He strived for customer satisfaction well after escrow closed and even gave us a very....very awesome housewarming gift. One of the many qualities about Gilbert that set him apart was his knowledge and experience with VA loans. A USMC Iraq Campaign Veteran himself, he was able to help me get all the right paperwork together but most importantly, he was able to teach the listing agent about the positive aspects of the VA loan which is often seen as weaker due to the added red tape. Not only did he make it seem like an easier process, we closed in 20 days with zero issues. I could not be a happier first time buyer and I can't recommend Gilbert enough.
