Do not live here. You are treated like a number, not a resident. I was charged $6,000 to break my lease even though I resigned nine days after my lease was renewed plus an additional $700 for just two days of rent, even though I turned my keys in early. At move-out, I was charged a cleaning fee of 220$ and was told I should hire professional maids before moving out so regardless that's the expectation to be paid. The apartment obviously needed a little cleaning but I was told that after move out they steam clean the carpets, patch holes smaller than a dime, re paint and clean so it seems unreasonable to pay an additional cleaning fee when they already have to prepare the apartment themselves for the next resident. On top of that, I was charged $50 for leaving two small trash bags out. Staff regularly walk the property five nights a week collecting trash (a service residents already pay for), but because the bags weren't placed inside the bins, since I had already moved out and wouldn't be there to bring them in, I was charged an additional petty 50$ for a service they already provided. I was also given a gate access decal that never worked. When I discarded it after ongoing issues, I was told I would need to pay $50 for a replacement. I also experienced ongoing maintenance issues that were never properly addressed. My washing machine did not clean clothes effectively, and despite reporting it, I was told it was due to my detergent rather than the appliance itself. I had a similar issue with the dishwasher, which also failed to clean properly, and received the same response. Additionally, my dryer rarely dried clothes fully, forcing me to hang-dry most of my laundry. These persistent issues made day-to-day living frustrating and were never adequately resolved. Overall, this experience was extremely disappointing. The fees felt excessive, inconsistent, and unreasonable. I would strongly encourage others to carefully review all policies and potential charges before signing a lease here. read more

Stay away. San Bellara may look luxurious, but living here has been a nightmare. Mold in the AC filter was painted over instead of fixed. Non-residents use the pool (including a disturbing incident involving feces), and management did nothing. Lauren, the manager, is extremely rude and unprofessional. I absolutely love living at San Artes! From the start, Tomasz, the property manager, went above and beyond to help me find the perfect unit that truly feels like home. My husband and I lived at San Artes for just over a year and our move-out experience was HORRIBLE. Upon leaving, we were hit with unreasonable and excessive charges for so-called "damages" that were, in reality, normal wear and tear. San Artes claimed we owed over $2,000 to replace appliances and the carpet. We were told that having pets automatically means full carpet replacement, which was never disclosed up front. They also cited "scratches" as justification for replacing items, stating they no longer met "Mark-Taylor standards." Normal wear and tear is not defined in their lease. Spacious apartments with kitchen too big and closets too small. Lived there almost 4 years and traffic noise+dirt from construction is off the charts. Only thing noisier are the unit air conditioners. Had to go into bedroom to watch tv when it was on. Grounds are kept nice. Lauren and Aaron in the office only awake and responsive people. Some good maint. staff, but they no longer respond to or fix anything electrical, including a/c and elevators. They have outside contractors that are slow to show up. When first moved in, had a flood from upstairs and toilet droppings came through our sewer and flooded our tub, floors, and carpets (2 bedrooms). When moving out, passed a maintenance man checklist, and then conveniently San Artes (Mark Taylor) decided to keep our security deposit and charge $250 more. Found out they do this to just about everyone and the photos of the carpet are conveniently the same. HMMMMM!!!!!! Other items, several bikes stolen, 2 men taken out in handcuffs, 3 fights in dog park with severe injuries, GATES always open, security scarce, One person shot themself in a unit. My sister and her husband lived at this complex for a year. They recently moved out and were hit with unreasonable move out charges of over $2,000. Living in San Artes feels like we wake up at a resort each morning! Our apartment overlooks the pools and endless palm trees. We've lived here since 2021. The management has an impressive maintenance team. We recently submitted a maintenance request. We received a prompt response. We appreciate how courteous, and professional the maintenance employees are here. Steve (Stephen) and Kyle came, and were extremely helpful and knowledgeable. They go above and beyond. The exterior of the property is also impressively managed with beautiful landscaping. Each morning the pool areas are cleaned. I lived at San Artes for three years, and while it was a beautiful community in 2022--with a great pool and amazing staff like Julie (former manager), Vince, and security guard Jay--everything has gone downhill since. Let's start with the facts: * Building quality is awful - You can hear everything your neighbors say or do. The walls are paper thin. If you complain, management does nothing. * Elevators constantly broken. * Gates? Don't be fooled. It's advertised as a gated community, but the gates are wide open during the day, and cars just tailgate at night. If something breaks (like the call box or gate motor), they leave the gates open for months. * Fire station construction across the street = constant noise. Expect it to get worse when the station becomes active. * Dust and sand everywhere. Just check Google Maps and you'll see the mess of construction (San Belara, Optima, Banner Health, etc.). Every year for 3-4 months, it's a dust storm zone. * Safety? Zero. Multiple aggressive dogs, including one that attacked my dog in their own dog park. Despite repeated warnings and reports, San Artes staff did absolutely nothing. My dog nearly died, and I was injured myself. * Staff lie and get away with it. Corporate backs them up, no matter how dishonest they are. I had to personally show the old manager, Julie, emails to prove staff had lied. Now that she's gone, it's even worse. * Move-out scam: I was charged $1440 for a patio that just had flowerpot overflow stains (cleanable with water), and for carpet replacement without a single photo showing damage or even confirming it was from my unit. I paid under protest, just to end the nightmare. In short: this place is a masterclass in how to ruin a great community. Save yourself the stress, money, and frustration--look elsewhere. Don't trust the 5-star reviews. They literally give prizes and rewards to tenants for writing 5-star reviews, so the ratings are artificially inflated and do not reflect the current reality. read more

This place is overrated. Lipstick on a pig. There is nothing here that is worth more than another apartment that might be cheaper. The units are glued together quickly because they overestimated lease signups and have too many units for how many people are moving in. I see more people moving out of here than in here. Most of these reviews are fake due to giveaways and people wanting to win free tickets. Management runs these giveaways often to get "positive reviews". I would rate this property 6.5/10. The management completely takes this property down majorly. The maintenance team holds it together. Its a beautiful property and great units but if the front desk is not run properly (at any business) its bound to fail. They have no urgency on responding to issues and avoid solutions by running you around to confuse you instead. They or whoever plans vendors to come in, suck at planning it and they are just flat out rude in general. I came here for a tour and i toured myself was given little to no information. They didn't even get out of their chair until they had to give me a key to tour a unit. Same thing happened with many other neighbors I've spoke to. Lazy and careless staff and thats just my honest opinion. Ask the community and everyone will say management would be a main reason for not resigning. Dog park floods. They dont take aggressive dog problems serious until your dog is ripped open in ER vet and lawyers are involved. There are many empty buildings and units here. I'm writing this after many conversations with management and staff about the second hand smoke coming in my apartment from my neighbors unit. I moved to San Artes because it's suppose to be a smoke free community! However that's not the case so beware!! The smell and smoke is a nuisance and seriously health hazard to me and other tenants. The apartments are nice looking but the have terrible insulation. You can hear every footstep of the people above the unit. In the warmer months the AC is constantly running to keep the unit cool. The front gate and call box are often not working properly so letting in guests results in you having to go let them in. When you let management know they tell you there is nothing they can do. Let me begin by saying that I have lived in multiple states, and in turn many different apartment complexes. Nothing compares to San Artes. The most recent complex I have lived in (for four years), has been a Camden. Night and day difference. San Artes feels flat out luxurious. The grounds, the gym (which is enormous, unlike any other complex), the pool area, lounge, the apartment quality and fittings, etc. They have thought of everything and it shows. It's in a different league from anyone else. With all that being said, what really makes a complex stand out is the staff. People usually put their best foot forward when getting a tenant to sign a contract. It's what happens when you are already a tenant that makes the difference. This is where San Artes shines. Everyone that works here is polite, attentive, helpful and cares about their tenants concerns and needs. Julie is the community manager and is very approchable. Which is refreshing. You can tell she runs a tight ship. Everyone who works there, and the community itself are of the highest standard. The sales associate that I worked with was Alexis. She is a rock star. I work in sales as well, and she is very impressive. Personable, sharp, pays attention to what you are looking for, makes suggestions, and ultimately makes sure you are happy with the decision to lease here. Excellent follow up as well.
