The home was located on South Mission Beach and was the perfect spot for our family gathering. South beach is more peaceful but still close all the fun. We stayed here and had 2 other units with other family members. The unit was clean, well equipped and comfortable. Our other family members also had similar units. The location was amazing. The beach was right outside and it was only a short walk to the Bay Side. We could walk everywhere. The view was amazing. Sunset and sunrise were amazing. Maurice was extremely communicative and helpful throughout the booking process, check in and during our stay. We loved it and will definitely stay here again and highly recommend it!! read more

Spend 5 days 4 nights at the Ocean Front beach house in unit 4 on the second level. It was absolutely beautiful. Very comfortable with a very nice view. Beds and couches were comfortable. There were dishes and cooking utensils for pretty much any meal. We brought all of our own food and the kitchen was a dream to use. The TVs were nice and they had board games and books. We were right on the boardwalk and enjoyed people watching. My children are now 17, 21 and 23. We were here 12 years ago when they were 5, 9 and 11. It was just as nice as I remember. They did a bit of remodeling since then I believe. We really had no issues at all. There were a few things that needed to be fixed but wasn't needed immediately however Maurice came and immediately took care of the issues. We celebrated my daughter's 21st birthday this week and being here to do that was great. I highly recommend San Diego Beach King rentals. I have stayed at hotels close to this house and it was twice if not triple the price per night and not anywhere as nice or comfortable. I'm not too sure about the other negative reviews, but our stay ended up being overall phenomenal! There was a little upset, however Emily was gracious enough to make it up to us by offering a hefty incentive. We travelled to SD for a wedding, so traveling with my elderly grandfather and extended family was a little awkward since there was a bachelor party on the first floor. Other than the small upset, the property is beautiful, sits right on the beach, the kitchen is fully equipped, there's a washer/dryer, beach chairs/toys, and the iron and hangers made it perfect to prep our wedding clothes. The place comfortably fit my family of 7, and being that the house is so close to the nearby bars, I would love to return for a birthday trip! read more

This is Unit #5 located on the top floor in the north-west corner of a 7 unit, 3 story elevator building with panoramic views of Mission/Pacific beaches, the boardwalk & Crystal Pier. You can watch the volleyball players, surfers, sunbathers, sunsets, dolphins, pelicans and all sorts of interesting people enjoying life from the comfort of your chair. Open the windows and you are treated to the sound of the surf, the whack of volleyballs, as well as an eclectic mix of bicycle boom boxes. The unit is well equipped and in some instances shows the wear of salt air but not enough to deter from the overall experience of being literally "at the beach". Maurice, the San Diego Beach King, was more than accommodating. While he was attending his brother's wedding in Mexico he promptly returned a message I had left. I had the pleasure of meeting him while he stopped by the building to ensure everything was okay and found him very personable and knowledgeable. We arrived at the property and cannot open the door with the lock code given to us. The owner goes to help us & opens it, after us trying to open it for 30 minutes. He tries to act like it's no big deal, but this door needs to be turned a certain way in order to open. We even have trouble locking it during our stay with very expensive belongings in the property. We're looking for the remote to the car garage, cannot find it, we call the owner he says that there is no remote, I told him that there is a note about it on the email. I asked for the Wi-Fi password because the one on the email is not working, he tells me to unplug the router and plug it back in, so he's having me restart the modem for no apparent reason. Then he says that the password is on the modem. I mentioned how he should update his email info & he starts talking over me with a very hostile tone. I explain I've stayed at many beach houses are there is never this much confusion. My husband takes over and tries to express the frustration of all these unnecessary issues. We also had trouble grilling on our first night because there's barely any propane, with three tanks there, but empty. The property is beautiful but very skeptical service. We have stayed at many of the Beach King rentals. Never had too many problems (except one time when Maurice just let himself into the rental while we were there). BUT I am editing my review because I was the victim of Beach Kings greed. A few days ago I rented a property for a week, paid for it, got confirmation, everything. I booked airplane tickets for 6 PEOPLE then about an hour and a half later I get an email that my reservation has been cancelled. Maurice claimed the system wasnt working right and the unit was double booked. So my reservation gets cancelled. I email him, letting him know that this is wrong. I have booked airplane tickets, we have 6 people coming, we have stayed at his properties multiple times, and he does not care. Then he says the next day the system will be fixed and he will let me know. So the next day he tells me the property is open, i can re-book. What he fails to mention is the price is now almost $3000 more! So apparently he thought he could get more for the rental than I paid, so he cancelled my reservation, raised the price, and then told me to re-book. Slimy. I will not be returning to any beach king property and I will make sure to let others know the same. For the price, you can get a much nicer rental. Look elsewhere. You do not get the luxury promised, just greed. I was always fine with the lack of amenities, cleanliness and quiet for the location and price, but now the price is too high to justify. Go find another place to rent. read more

DO NOT STAY HERE OR WITH THIS COMPANY!! The owners of San Diego Beach King barged into our rental at 11pm at night without face masks during this pandemic because we were apparently being too loud. The owner Maurice personally insulted our whole group who was staying at the condo as well. They market their properties as parties allowed but it is a dead lie. The next night Maurice's girlfriend or "helper" harassed and assumed we were being loud again when it was another group staying in the rental. After multiple calls and texts, they finally found out it wasn't us and asked us to "watch after the group" like we were the property manager. Every single night was ruined because of the property owner. Do yourself a favor and do not stay there. If I could give them 0 stars I would. I honestly think Maurice has a drug problem of some sort. Definitely disturbed by his and San Diego Beach King's actions. read more

Take one look at the title of this business and you'll get a sense for the class of the person who runs it. The 'King' owns many properties in the Mission Beach area and its abundantly clear that none of them are his family homes. The property we stayed in had very low-rent bedding and towels, zero decorations on the wall, very few kitchen tools, a non-functioning television, shower doors that were rusted shut, and 'beds' advertised as sleeping 2 that folded out into uncomfortable, uneven 5'x7' surfaces. All of this would have been acceptable had it not been for Maurice's complete lack of respect for his tenants. We were alerted to a neighbor's noise complaint on the first evening, which resulted in multiple angry phone calls and texts threatening eviction, police action, and fines. The neighbors nor police showed, but we responded immediately by politely and cordially shutting down our party and did not receive any further complaints. One of the shower doors in the upper unit was rusted in place, and one in our party attempted to push it open in its natural direction of travel, causing the door to shatter. We alerted Maurice to the problem and offered to pay for it, despite the fact that it was dangerously inoperable prior to our check-in and could have seriously hurt someone. Maurice responded by asking for $600 to repair the door and another $250 for 4 bathmats that had become soiled from the sand tracked into the unit. I was able to negotiate total compensation for these two items to $300 and paid him promptly. Despite this, Maurice elected to punish me by writing a scathing review on AirBnB. If he wishes to earn his seat at the throne he'll soon learn that that his citizens are not pawns and that threats and extortion are qualities unbefitting of a 21st-century monarch. read more

Some of these 1 star reviews make zero sense to me. This is not even remotely the experience my wife and I had. I tend to think maybe they were in the wrong and blamed the owner. Not sure. But here's our experience. We rented a gorgeous little place that is literally steps away from Mission Beach (STEPS I tell ya!) and one block off the main drag. So cute and charming. Exactly how you would want your little San Diego vacation rental experience to look and feel. The place was sparkling clean which I assume is important for a lot of people right now. Maurice, the owner, was nothing but charming and hospitable (which is why I simply do not understand these one star reviews) Granted, you have to be a respectful guest and not do dumb sh*t. But I suppose that doesn't always go without saying....We needed some things that we forgot at home and Maurice went out and provided them for us. They were responsive and kind. Next time we come to San Diego we are just going to book direct with Maurice. Nothing but love for this place and these people. read more

***DONT STAY HERE!!!!!*** Maurice the "beach king" is completely disrespectful!! I graduated college this weekend and me and 4 friends decided to get out of the house for the weekend and to celebrate. We chose this property because they ADVERTISED that "parties/events are welcome"... well that's a LIE! The first night me and my friends were hanging out and, yes I admit we were a little loud... but how loud could 5 people be? Anyways, as we are getting ready for bed...at 11pm (on a Friday) Maurice comes banging on my door screaming in my face (no face mask, no gloves, during a national pandemic) while his wife Carmen blocks the second door in the unit, probably to trap us. Maurice is screaming in my face, cursing, spitting on me that he is going to evict us and we won't get a refund yatta yatta... I have done nothing but be respectful to him apologizing for being loud and had I gotten a warning to keep it down we would have obviously respected that. We had no warnings, his hot head just barged into our unit cussing at me and all of my guest insulting everyone and talking down on us. I started to cry, naturally when someone is screaming in your face being disrespectful to you and he finally left. The next night a group of people rented the unit next to us and were being loud on the patio late at night. We get a call from Carmen yelling at us screaming that we need to be quiet. Keep in mind me and my friends have been quietly playing board games all night... Carmen then says she checked the security cameras and can see it's not us. She then has the audacity to ask me and my friends to keep an eye on them and go downstairs to check the situation. THAT IS NOT OUR JOB! If you have concerns with your property then you need to go check on it. You do not bother one of your renters to do your job for you. After two consecutive nights of being disrupted, the weekend was ruined. There was so much drama from Maurice and Carmen I will never, ever, ever stay here again. Its a shame because the unit we rented was beautiful. But don't stay here unless you want cocaine addicts screaming in your face. Like, seriously DO NOT STAY HERE!!! It's a WASTE of money. I have never been more disrespected in my entire life. Maurice and Carmen should really be ashamed and maybe consider a new profession because customer service, and owning a property in Pacific Beach (a huge party town) just isn't their cup of tea clearly. I was utterly shocked by SDBK's poor customer service. During one night on our stay at about 1:30 AM, the garage door opener shorted out and caught on fire. The opener burned off of the ceiling, fell to the floor, and ruined the paint on two of our cars. We discovered the fire as it was burning between the two cars. Luckily, no one was hurt. We located the fire extinguisher to put it out. Maurice, the property manager was notified the next morning. When Maurice arrived he immediately blamed it on the garage door opener company, even though it was unclear whose fault it really was. While I can accept that this could simply have been a freak accident, I was shocked that Maurice and SDBK did not offer any accommodations after there was a FIRE that could have seriously harmed the renters of the property. I asked Maurice if we could have the night of the fire discounted because of how it interrupted our stay, but he simply brushed off my request, stating that he was going after the garage opener company. To me, this shows an absence of personal responsibility in business situation. I will never be renting from this company again, and I encourage others not to either. This situation reflects a series lack of customer-focus and a profit-making priority when conducting their business. read more

We are walking out of this place two days early and probably won't get our money back. Booked through VRBO. Asked Maurice ahead of time if he had beach chairs. "Yes, but bring a couple anyway"..?? Pull up to bottom corner alley unit. The only "view" is of the alley leading to the beach. No email or app instructions to enter. Wait outside 30 mins until Maurice gives me the code. AC unit is below corner windows with drapes down below the unit itself - uses a pile of dishes to prop curtains up. AC unit has no visible temperature controls - trial and error. Windows don't open and unless you're an exhibitionist, no use for corner alley view windows. First morning - no filter insert for coffee maker. He brings a new one within an hour. Ask for beach chairs (again) and a broom for the sand accumulating on the floor. He says "sure". Nothing. We bought them. Yesterday I told him the electronic door lock doesn't allow us to lock the door when we leave. It's been 24 hours...nothing. Last night new upstairs guests arrived...sliding chairs on the bare floor that sound like thunder and marbles...until 1:30 AM. This place is awful! Good luck getting the TVs to work. This guy is USELESS! The "Beach King" is a fraud! Oh, and bring a fly swatter. read more

Wow! Seriously words cannot describe how perfect our stay was. We stayed for a few days in November. We loved every morning sitting and drinking our coffee by the living room window and just look at the beautiful beach. It was so peaceful. The location is amazing. Many restaurants within walking distance. SDBK has great recommendations as well. It made it easy to navigate PB. The bed was super comfortable and we loved that the TVs were smart and we could log in to our own Netflix/Hulu accounts. We seriously can't recommend these places enough. They said it was beyond the cancellation date so they would not refund the money. This place was great!! The manager was soooo sweet. She helped me find restaurants, gave me advice about the jellyfish that were washing up on shore, and was just overall delightful to talk to!!! The condo was great! They even had boogie boards, sand castle buckets, and extra beach towels. (Thank goodness because of course the teenagers forgot to bring that!!) I have serious concerns about the ethics of this business. We reserved a very nice Mission Beach summer rental in January 2015 and paid a deposit. This week Maurice informed us that the property has been sold and the new owner required a higher rent than what we had contracted for. The Beach King contract includes no provision permitting them to terminate the contract or demand a higher rent due to sale of the property. Maurice claimed contract did contain such provision and he would email it to us. That was two days ago and he has not called or emailed, but he did return the deposit. This is very poor business practice and illegal according to California attorney we consulted. I would never use them again. This is the first San Diego realty company which has treated us poorly in the 34 years we have been summer visitors. Beware. read more

The location was absolutely perfect! Steps (about 10!) to the beach. Not a crowded beach. Right on the boardwalk and simple walking to lots of great restaurants. Surf school just a few steps away - I enjoyed watching the surfers! Saw dolphins out of our window. BUT - although this property says it doesn't allow parties, etc Unfortunately I rented it during spring break. There are 6 condos in this building and I do believe at least 4 were rented to kids - spring breakers. They were loud, partied until the early morning hours, and were obnoxious. Perhaps I'm too old - but not what I was wanting for MY spring break with my school aged kids. I will come back to this place - but never again during March. I hope the spring break crowd didn't trash the place, as it is pretty nice. Do NOT agree to rent this place during March. It wasn't worth the cost with the party atmosphere. Parking is terrible around mission beach - but luckily this place has designated parking - a huge plus. Wish I had been here during a normal week - would have been perfect. read more

I believe this guy is unethical. I also think he is only concerned about money and not customer experience. I booked a unit in April 2015 for a stay in September 2015 (four months in advance), I subsequently requested to cancel my stay within a couple days of booking due to various guests having time conflicts. His policy states that there is a $250 fee for cancellation, which I would have paid. However, he indicated he would only give me 50% of my deposit back ($1,500); that is, I would have to sacrifice $1,500 cash to cancel a booking four months in advance. I did not accept the $1,500 fee and he sent me a cancellation notification nonetheless. I checked his website and the unit I rented was listed as available. Closer to the date, he sent me a confirmation saying I was back on. Since I had spent $3,000 I elected to stay in the unit. This was the most expensive stay in a two bedroom apartment I've ever paid and it was not worth even a 25% of that. The unit was Ikea quality and did not sleep the advertised number of guests. I will never suggest this unit nor Maurice's San Diego Beach King rental business to anybody. The experience was eye-opening as to how unethical and dishonest people can get through the cracks of life day to day. read more

We had a great time! The house is lovely. It's designed for pleasure, comfort and convenience. There's plenty of luxurious linens and towels and T.V.s everywhere. A fully stocked kitchen with high quality utensils, beautiful sunny porches and one with shade to stay cool.The rooftop is magnificent. A great place for parties and BBQ's. It's equipped with plenty of seating. It's also a great spot to get away and meditate, also a good view of the sunset over the beach and sunrise over the bay. Maurice is a great host. He makes you feel right at home and he personally takes care of any problems. Mission Beach and Bay is the place to be. It's a beautiful beach. There is fishing, swimming, surfing, boating and all kinds of water activities imaginable. Skateboarding, Rollerblading, Biking, walking, running, Segway and more on both boardwalks by the beach and the bay. There's also shopping, restaurants, bars, amusement parks nearby. All this activity, yet still maintaining that quite peaceful atmosphere that San Diego is known for. We didn't have enough time to do everything. Gotta come again! read more

We rented 724 Pismo Court. It is one alley away from the San Diego board walk at Mission Beach. The house had 3 full bedrooms, plus 2 sitting/futon couches so it was possible to sleep 10. We had 5 adults and 3 children aged 2, 8 and 11. One full bathroom upstairs, a powder room in one of the bedrooms, and a third bathroom with shower on the first floor. One of the bedrooms was on the first floor, which was perfect for grandma. There were beach chairs, plenty of beach towels and children's toys. Easy walk to surf and sand. Walking distance to children and adult activities. Surf school and other entertainment available too. We stayed over Thanksgiving and there was not a lot of noise. I think because mostly families were renting in the area. Actually, even though I am in my 70s, I think that even if there had been partying, it would have been fun and an addition to the atmosphere:) Overall, the place was very pleasant, with a lovely deck on top of the house where we enjoyed daytime meals. There was a grill up there also. A two car garage was fantastic as parking is terrible in that area. Stacked washing machine and dryer in the garage. If we needed extra kitchen things they were offered, but we found what was there adequate. Paper towels, T.P., regular soap, dish soap and laundry soap was provided. If there was a draw back, it was the late check in at 4:00pm and an early check out at 10:00am, so felt very pushed to leave the place in the morning. read more
