She's very responsive to emails and answered any questions I had in a timely manner. They have a licensed process server to serve notices. Our tenant didn't pay rent after being served the 3 day notice to pay or quit and he was still in possession of the property so the office filed an Unlawful Detainer. The tenant contested with nonsense defenses that were not true. Trial day comes along and the tenant doesn't show up so my mom won her case and was granted possession of the premises back. Attorney David Owens is very friendly and gets the job done. He's a busy person so his paralegals are good at handling and processing the paperwork. I will use his services again if I ever need to (hope I don't have to).

The person removed themselves before the 60 day notice expired. It was painless and although I had to pay, Daniel Marshall's office was efficient and did follow-up to make sure everything went well and there was no need to remove the individual with a lawsuit. It was worth it. The amount we offered for the person to leave was the same amount it cost to have the person legally removed. Lesson learned.

We are the clients and she fails to recognize that. We had a check received slightly after we began the eviction, which was our fault, but she also said we would have never won as the tenant has habitability issues. However, the tenant never once has submitted a work order or written request. She precedes to send an email tonight when I attempted to follow up with where the demand letter is (of which she made several assumptions she would be handling that demand letter) saying the following to me... "I usually win or successfully settle my cases, unless the property owner or manager gives us faulty information." and "To be clear, this time could have been saved with providing Evict Quik with a correct accounting from the start as well as keeping maintenance up to date." She failed to review ledgers sent to her throughout the eviction, in which she could have caught our error as well as requested us to do a notice of entry to repair the items once she saw the tenants response claiming these issues. Instead on the day of trial, she brings these up, so how are we to be handling up to date maintenance with no notice from the tenant or a heads up from our attorney. We hire attorneys to point things out, advise us on a course of action, the only time we heard of habitability issues were when she was at court, not before. Very disappointed and recommend everyone to stay clear of this law firm and Roseanna. The professionalism and lack of accommodation when we pay a premium is what I find most alarming.
