full disclosure - i am not a fan of any property management, i like to do my own maintenance and repairs, but i expect management to at least screen and manage renters. i parted ways with this company a year ago due to my frustration with their trusted maintenance basically letting my place fall apart, now still dealing with the tenant they placed. apparently their screening process was, i found out after much to my dismay, was the tenant got hooked up due to someone at the company being a friend. now I am dealing with evicting of the tenant while he squats there with multiple other people. read more

I'm quite happy with AHP overall. I moved in early 2021 during COVID, so it was still pretty chaotic, and we had some minor hiccups trying to get answers about the house. However, I want to highlight the most important parts: - They were very responsive to repair requests and didn't charge us if the request was for issues beyond regular wear and tear, like light bulbs. - They returned our deposit in full. We stayed at the place for four years, and I really appreciate getting the full amount back. - I really like having a third party making decisions instead of the landlord. I've heard too many complaints from people who couldn't get their landlords to fix anything. Few things that could be improved: - The background check process is pretty stressful. They ask for sensitive information like SSN and pay stubs, and I have no idea who can see this data or how long it is stored. - Two years after we moved in, they were surprised to find that there was an unaccountable tree on the property that needed to be cut. But again we didn't have to pay for the removal. read more

Throughout the years, they have provided us with EXEMPLARY customer service, especially Team 11, which consists of Loan, Brian and Kevin!!! CASE IN POINT #1 We collaboratively established a threshold amount for when they can automatically move forward with authorizing the work to be completed without our direct input. If the amount is greater than the established threshold amount, we are diligently and expeditiously informed, and there were instances where they were amenable to soliciting three bids on our behalf. CASE IN POINT #2 Whenever there has been a need for any repairs or maintenance work, they utilize highly reputable and reliable vendors that they, themselves, have been working with for years. We have never had a need to have any vendor do a "do-over" for work that they completed. CASE IN POINT #3 AHP's vetting process of prospective tenants has proven to be thorough and effective, as evidenced by the QUALITY tenants that we have had throughout the years. After AHP has narrowed down the applicants to, for example, the top three, we discuss them relative to advantages and disadvantages. Albeit ultimately it is our decision, the fact remains that their ultimate weigh-in on our top choice does influence the final direction that we go. CASE IN POINT #4 I want to especially commend a specific member of our property management team, Loan. She has added an entirely SUPERB level of customer service! I DISTINCTLY APPRECIATE that she is quite personable, and we have developed a VERY POSITIVE AND AFFABLE rapport!! This is a considerable bonus as we accomplish our various objectives together!! I just completed a long term rental agreement through the Poway office of American Home Properties and their Property Manager Loan Giang. To say that they exceeded expectations would fall short of the mark. Throughout the lease, Loan and her team responded to maintenance requests and any other request with a quick acknowledgement and then direct follow-up from whoever was selected for the repair. Work was done quickly, professionally and when warranted at no cost to me. Unfortunately, a health emergency forced ne to break the lease and move out early. After living in a property managed by AHP for 3 1/2 years now, I thought a review would be appropriate. From the first moment I reached out regarding the property I was interested in, the people I have worked with have been nothing but excellent. I specifically recall that I was able to view the property very quickly once I responded to the listing. The move-in process was very professional and efficient, and I was provided with all necessary information regarding the rules of the HOA we were moving into, and other relevant information. Since that time, I can honestly say that I've never had anything but very, very positive experiences with everyone I've contacted. A couple times when emergency maintenance was needed it was handled very, very quickly, including a plumbing issue that occurred in the middle of the night. Anytime I reach out to anyone at AHP I know that I will get a response within an hour or two at the most, even on routine matters. This is a very unethical company. They returned a greatly reduced amount of my security deposit 22 days after move out with deductions for normal wear on a property where I lived for 3 years. The deductions included replacing burnt out light bulbs ($60), replacing a screen ($120) that wasn't there at the start of the lease, replacing a broken pop up assembly in a sink ($90), and even replacing the furnace filter ($40). These are just a few bad faith deductions there were taken out, but the total deductions were an astonishing $1656.56. I'd avoid this company at all costs. Shady as they come. read more

I rented from AHP for 4 years and can't say enough good things about our property manager, the owners, and everyone we worked with during that time, especially Jose Hernandez and Jen Dorais. We didn't have any issues while we lived there except for some parking annoyances when someone else would park in our spot. Any repair we requested was accommodated within few days of the request. Rent was reasonable every year. Our move out process was especially smooth even though we were breaking our lease early. The owners were kind enough to not charge any penalties and AHP offers a pre-move out inspection that was really helpful. Jen was super friendly during the inspection and pointed out items to address and made me feel very reassured that I'd get our security deposit back. They kept to their word and I got my deposit back within 3 weeks of moving out. I'm really grateful to the owners and AHP for a really great experience the last 4 years. read more

As a prospective tenant, I was put off by the $38/person application fee on the townhome I was looking at renting in Carmel Valley. Luckily the money spent wasn't in vain as I rented the property, was given some nice concessions (move in early, pay rent a few days later) and so far have been treated excellently by everyone at AHP. A few mishaps here and there (unscheduled repairman showing up) doesn't distract from the overall professionalism and care that everyone I spoke to at AHP had. Rented from AHP for 4 years. All was fine during and maintenance requests were handled promptly and professionally. I thought how I would leave them a great review. However, trouble began at move-out. AHP will hold your security deposit back and claim that normal wear and tear is "damage". They slapped us with a $590 cleaning fee, even though we thoroughly cleaned the house prior to leaving and sent them 50+ photos to prove. They proceeded nickel-and-diming us with a $20 light bulb fee, $30 furnace filter fee, $60 missing window screen fee, $80 sink slow drain, $50 drywall dings. After lengthy emails they returned some money but we are still out $600 in bogus charges. Just remember that they work for the owner, not the tenant! read more

Absolute rubbish customer service. We had an appointment to see a rental property they were listing , as we were out of town. We were advised to submit an application online for it but were reassured that we didn't have to do it until before our showing appointment on Tuesday due to the office being closed Memorial Day weekend When I happened to look on Zillow today ( Saturday ), the property had been rented. I called the office and was told that yes the owner had accepted an application already. I let them know I had an apt Tuesday to see it ? They said sorry but it has rented already When were we gonna get a phone call letting us know about this ? To cancel our appointment. ?? Baloney ! Irresponsible property managers. Received my rental in a terrible state with mold dust on the blinds dirty carpets grime on the kitchen counters, damaged kitchen counters and damaged fly screens. After turning the property over to me in that state they want me to go down to supervise their cleaning team. Like shouldnt this be your responsibility? Why are you getting paid otherwise? It's been 4 days now since I got the keys and the place is still not ready for moving in. Best they are not giving me credit for the lost days. Overall the place is liveable now, but would not have been without significant additional effort on my part. I am a former tenant of one of the properties they manage. I always paid on time and left the property in pristine condition with a few upgrades. They have acted in a predatory way and do not respect or follow tenant laws. They misrepresented their ability to enter the unit while we were occupying it by claiming they can enter if they give us 24 hrs, but had no valid reason to do so. They have tacked on charges after we left even though they denied us a pre-move out inspection and did not send us at-least the pre-move out inspection list. They lied to us when they communicated they would not be renewing our lease by claiming the owner was moving back in. Not two weeks after we left we say the owner had put up the house for sale on Zillow. to me it seems like they are also not communicating with the owners whose properties they are managing. Whenever you communicate with them they are flippant, unprofessional, avoidant and callous in the way they operate. I do not endorse them in the least. read more
