Dont expect much or any of your security deposit back, they charged us for an exhaust fan that we did not know was in the apartment because it never worked to begin with! Then they charged US for it! unbelievable.. we had showered with the window open everyday but once we move out they want to charge us to fix it up. Disgusting, and if you think you are only going to rent from them for only a year or two they will charge you HUNDREDS to repaint the whole apartment just fyi if you're considering renting with these people. Our Ac started missing up and have been reporting it for almost 30 days now it finally went out and reported this tried to get this resolved before it broke. Was told they were trying to get tot approved to get fixed. Then was told waiting on quotes and on contract could not come out until Monday well it's Monday and no contractor ac is still not working. They have not been communicating very well. i left a voice message with Erica per Shelby our apartment manager no return call. Very unprofessional. What happen to the contractor that said they can repair it on Monday ? Very unsafe they did not tell us there was a wiring issue that needed fixing in the ac unit. Talked to a friend who works for a HVAC company and said that's dangerous because it could have caught fire. I am a tenant who pays rent on time with no issues and this is how they treat their tenants. read more

do not rent at coalinga crossing or peppertree apartments it is poorly mismanaged by the same manager!!! we really regret applying for an apartment at coalinga crossing. the property manager maria lured us to sign the lease and took our money both the $900 deposit and rent and the apartment they gave us looked totally crappy and different from what we saw at the in person tour. what we paid for is not what was advertised on their online website or the in person tour. the manager maria falsely advertised their apartments at coalinga crossing and there was no transparency at all. the manager informed us the apartment was ready for move in on january 3, 2024. when we got the keys to the apartment rented out to us, when i inspected the place the kitchen countertops were outdated, there was a few dead roaches on the counter, the bathtub was very stained and dirty with brownish substances everywhere, the bathroom mirror was in a very bad shape and condition with black large scratches everywhere. the manager fail to inform us of the bad condition of the apartment. the apartment was not ready at all and shouldn't have been listed or rented out. we couldn't even stay one day at the apartment because of how disgusted we were of the place. when we confronted the manager maria about the above issues she refused to give us our money back both the $900 deposit and the rent. when we dropped off the keys and told her we didn't want the apartment anymore due to the fact she clearly was not transparent with us at the beginning when we asked if the apartment shown to us during the tour looked the same to the other apartments. we were cleared out of their system and maria told us to contact the corporate manager rebecca to get our deposit and rent money back. when we tried to call several times and email the corporate manager rebecca, we were totally ignored and our phone calls were not answered at all. the only one time i spoke to the manager rebecca on the phone regarding the apartment issue, she promised to get back to us but she never did and continued to ignore our phone calls, and emails. we are very upset of the outcome, for all the inconveniences, false advertisement, lack of transparency, financial loss, and the unnecessary distress we passed through during the past month psychologically and physically at coalinga crossing apartments. both the managers failed to do their jobs in managing their properties and making sure their apartments are presentable within the agreement of the contract. they did not build a trust relationship with their clients and fail to provide a safe environment for their residents to feel comfortable in renting at thier apartment property. we will never rent at this property or any of their other properties in the near future again. we highly do not recommend coalinga crossing apartment or any of their other properties they manage at all!!! read more

My household has been searching for housing for approximately 9 months now. It was such a breath of fresh air to deal with Yesenia from San Mar Properties. From the initial telephone call, to meeting/viewing, to the follow-up, we were so very impressed by Yesenia's professionalism, kindness, tact, and overall exemplary customer service. Also, I noticed a separate review here on Yelp mentioned something about discrimination, which left me stumped, as it is completely to the contrary. There's not a discriminatory bone in this company. San Mar deserves more than ten stars for the service it provides. We had family members running our complex and they were stealing us blind, both in terms of what they were charging us and with the way they would buy things for the apartments but then somehow those parts would wind up on their construction projects. We needed a lot of help and fast. I interviewed six property management companies, and San Mar was the outstanding candidate both in terms of professionalism and just the feeling that we could work with and rely on the staff. Marc assigned Angel to our account, and she led their team in getting everything sorted out in short order. No more useless inventory. No more "missing" inventory. No more questions about the bookkeeping or what our financial position was at any given point. From the month San Mar took over, the owner share went up, with no increase in rents. After a couple of months, San Mar had the complex ship-shape and running smoothly. Soon, we had our reserves up to where they should have been all along. San Mar also does a great job on the turns and the maintenance, and they monitor the rental market to make certain that we are at the correct price point. Some of the other owners tried to micro-manage them at first, but San Mar wouldn't be pushed around, and it soon became apparent that unwanted interventions by an owner weren't helping matters at all. San Mar has consistently improved our client base, and our vacancies are typically zero (no doubt in part because San Mar maintains a waiting list of interested renters). The bottom line is that the owners are making more than they ever imagined under the "family" plan, San Mar handles just about everything (including things we never would have thought of), and everybody's happy. Guess who's the hero for recommending them in the first place? It doesn't get any better than that. read more

San Mar Properties has been the absolute WORST property management I've ever worked with! They have totally dragged their feet and wasted time with my current issue. It has been well over 48 hours since my ceiling in my dining room caved in from water leakage and created a whole that disrupted old, moldy, wet insulation that fell down onto my carpet that was left for 10 hours before ANYONE came to clean it up. And when someone did they sent my landlord to clean it with a kitchen trash can and her own personal cleaning supplies which is so unsafe and unsanitary. I have documented everything and taken pictures everyday until this problem is solved. They haven't accommodated my family with a hotel or a new unit to stay in while the problem is being tended to. I haven't received ANY phone calls regarding the progress. Ive received one text message from my landlord that was basically telling me we don't know exactly when the whole will be patched up. I have an infant one year old son who CANNOT live in an uninhabitable apartment that's covered in dust and fiberglass making it hard to breathe. We are now on day three of waiting around the phone for my property manager (Charlie Brewer) to answer my voicemails and phone calls to give me HELPFUL information on how they are going to fix the issues and compensate us for giving us NO alternative place to live, which is mandatory. The carpet in my dining room is also covered in fiberglass which I had asked to get changed out and that has been denied to me as well. In essence my young son and I have been forced out of the unit without any accommodations or actual dates and information when things will be fixed. I am absolutely appalled with how they are handling the situation and disappointed in how I'm being mistreated. I would never in a million years recommend this management to anyone! And as of right now the problem has been "resloved" with a trash bag and screws in the wet foundation. read more

Fine until you move out. Crooks is an understatement. Left place in better condition than the owner left it who was a hoarder. Got $495 out of $1795 deposit back. $500 to clean carpets? $350 to replant stuff? I put thousands over last 4 plus years in landscaping. WTF? Nickle and dime petty shit, complete joke. I'm really disappointed in this property management company. They are so unprofessional and have no clue what's going on with their tenants. I rarely write reviews but this is a must... The negative reviews are right! If you are looking for a place to rent please save yourself from the headache and go somewhere else. I put down a $1600 deposit and lived in the house for 11 months and they made up so many "things that needed to be fixed" to the property I ended up with only a $400 deposit return. Not to mention the women there at the office are rude and their maintenance men are idiots. They claimed I changed the locks on the home and didn't notify them but the idiots didn't know how to unlock and open a door. I think what most upsets me is I put so much care and even upgraded that home and they turn around and have the nerve to rip me and my family off. I second the above mentioned post. I dont do negative reviews, but felt like this was well deserved. 2 months ago my mother was diagnosed with metastatic breast cancer, spread to her organs. She was given 2 months to live. I promptly moved her out and to my home out of town. I let the apartment complex know she was 1) terminally ill, provided progress note from her oncologist stating she needs around the clock care and to be moved out of her apartment on her own, to my home, with 100% care needed as she could not walk, eat on her own or leave the bed, and 2) that she was on hospice care with 2-8weeks to live. I spoke with the complex manager, who, of course "cant do anything about the rules" referred me on up the chain to the corporate office. Sounds really professional, right? Wrong, after reviewing the documentation they let me know there was "nothing that can be done" about breaking her lease. I was forced to pay 2mo rent to break her lease. If you are military, you are able to leave, or if you die, you don't have to pay a lease break fee. However, if you are going to die in a matter of weeks/months, they want your money. My mother did pass just a week ago, within the "2-8 weeks to live" timeframe. Just the other day I got a bill from them in the mail that my mom owed $300+ for cleaning fees. Pfft. Completely money hungry, business-minded people there. Absolutely no hearts. I am sure you are fine living in one of their fine establishments if you are not needing to get out of a lease or need a human, helping hand with anything. *SMH* read more

Ever since San Mar took over Winscape Apartments it's been horrible tennant services. Now They have taken my covered parking spot away and given me an uncovered parking spot. I already have people towed from spot all the time.. They have taken away free parking and made them assigned parking.. I know I'm going to have to call the tow truck every day now that I don't have covered parking. Stay away from any property they manage!!! read more
