RENTERS BEWARE: I rented from this property management company for about two years and was never late on rent nor did they do much for the property. At the height of the pandemic, they raised rent prices by $50. Even then, it was a struggle but I was never late. When I moved out, I left behind light bulbs and an a new air filter. The property management company estimated the time for bogus repairs such as replacing a burnt bulb and removing nails from the walls which mind you, I had already done and removed it from my returned deposit but I let it go since it was about $50. AFTER 30 days of me being out, they send me another inflated bill for THE SAME work that they had already estimated but now I owed over $100. I sent a letter explaining their error and how they should have communicated with me before 30 days but no response and in turn sent me to collections. This company and their "handyman" give the bare minimum and pat you down of your hard earned money. It doesn't matter if you are a good tenant that cares for the home, you will not get your full deposit back. Look elseware when looking for a rental. read more

Terribly maintained house in Clovis. The painting was done by a blind bat. We would call for a door lock malfunctioning, leaking roof, roaches, etc.. They would answer the phone and call you back but, things wouldn't get fixed correctly or at all. If a tenant calls for a problem solve it. I am moving from Las Vegas, NV to Fresno, CA for work and I am looking for a rental house to move into. I got onto Zillow and found a house that I was interested in which was managed by Performance Property Management, and let me tell you, I am glad that I didn't rent from these people based on my phone call. I found it interesting that the first four numbers of my phone number were the first four numbers of this company's phone number and I pointed that fact out to the woman who answered the phone. Her response? "So?" Ooookayyyy... No sense of humor, I see. So, now I am a bit uncomfortable but ask for some information about the house I was calling about. Her response? a quite rude, "That house already has 8 pending applications on it". I replied, "I see; would you happen to have any other homes that may be ready for rent?" Her response was just as rude as before, "All of our houses have multiple applications". Well, that may or may not be true. But, my question is, why would you treat a prospective client so rudely? She didn't ask any pre-qualifying questions, didn't ask when I needed a house, didn't ask what my budget was, and in fact, didn't ask anything. Really no skin off my nose, but if you are looking for a house to rent in the Fresno area, I am more than certain that there are other companies out there that will certainly treat you better than I was treated this afternoon. I am certainly glad I dodged this bullet. If they treat someone inquiring about one of their properties, how are they going to treat you once you are under a lease? F-. read more

Theft, Blackmail and Bullying are just a few things me and my family's had to deal with while living under they're management. we had to move cuz they would not fix anything in the house at all and now the house is completely boarded up because they would not fix a single thing. Housing Authority had to come in and condemn the place because they refused to do anything. Stole my property and then threatened to evict me when I said I was going to call the cops to try and get it back. They must not have enough money to fix places or buy their own tools. So so sad why people like this are allowed to manage property is beyond me so this is just a fair warning to anybody that might be considering renting off these people. read more

Max is a liar who will tell you "the check is in the mail" when it isn't. We left the place in move-in-ready condition. They told us they were keeping our refund and owe $30 because we moved out after our lease end date. Problem was, they (although I told them) didn't bother to look at their lease agreement showing we actually had until the 24th and moved out the 8th PRIOR to that. We gave them a 45 day notice of moving, again at 30 days. They didn't even rent it out until 44 days after we moved out. The owner could have received that money, but no. Max is incompetent. They take care of our rental property for us, they do inspections yearly and handle any issues/repairs that arise with our tenants. They are prompt in getting our tenants service, so prompt that sometimes we have had an issue with them not using our homeowners insurance Lol.....But, they did what was best for our tenant at the time! They have contacted me to remove the review however, when my husband went to meet their Representative she was not only rude but while at the property had the chance to notify him that the utilities still needed to be turned on past the date that we would turn in the keys. Instead I received a letter a week later saying that I would need to take more time out of my schedule to re connect services because the communication between them and the renter is so bad. I not only do not feel comfortable removing this review but I also feel like since the housing market is so crunched right now they can careless about how they treat their tenants. So maybe just not work with Christina if the only available place to rent is from them. I would be aware of renting from them. My husband and I were having problems they advised us to move and when we did move they made it extremely difficult. If you have more than one person on the contract they still would only send the information to one person making sure that they would not only get our deposit but also have to pay extra because of the time that has put us behind which could have been prevented if they would have simply contacted everyone on the contract as required. I told them I was not in town and yet they still refused to send the information to my husband and kept sending it to me. Not to mention they say to have a professional fix things but everything in our house we moved into was broken and fixed by her friend who used to reside at the property. "Coincidence" I think not. Maybe if you are friends with one of the property managers it would be a good fit. read more

I have previously used performance to manage a property for me. Fair warning to all, their contract includes a clause that states that they will not contact you for permission on any fix under $300. I didn't think much of it at first until I would get charges for labor every other month for ~$250. There were jobs I could have gotten done for much less. This did cut into profits over time. But my most significant issue with them was the customer service. Any questions I brought up were met hastily with rude comments or an overall negative tone. The owner herself is incredibly dissonant and made it clear to me that she does not care to bother herself with customer issues. They have a take it or leave it attitude with customer's concerns I was not fond of. But overall their customer portal online is easy to access and payments etc are always made on time. read more

Performance Property Management managed our property for over 13 years. We did not live in the area of our rental and we never had to worry with Performance in charge. Items that came up with the homeowners association were taken care of in a day sometimes within hours. As was issues with our renters. Every interaction with any staff member was always thorough. Apparently this group does nothing until something is brought up by the tenant. CJ the announced by him to my wife as the Co-Landlord apparently does a walkaround of the newly hired management team. He doesn't check public areas. So our laundry room power is not on. Strike two. Strike three this group does not have a key to get in our apartment. Yah this management team will collect money as they have a $26 dollar convenience charge to pay rent. After all this and reading the past comments about this group. I lived in a home rented by Performance Property Management for 4 1/2 years. The maintenance staff always went above and beyond and were very courteous. The office staff was also very good to me and was always accommodating when it came to repairs that were needed. There were a couple of waiting periods for things but it was reasonable for the repair and they always came through. When I moved out, their return of my deposit was more than fair, compared to anything I was used to with previous rentals. I highly recommend checking with Performance Property Management before any other management company in the Fresno/Clovis area. The gardeners hired were my only problem, as they had a habit of removing the flowers I would purchase and plant and their communication was terrible. Sometimes I wish I had the option of doing the yardwork myself and taking a cut in rent. Thinking back, I should have probably just asked. read more

What a terrible property manager. I am an absentee property owner of a rental home in Clovis, who owns a property next door to a property managed by Performance Property Management. I was approached by Performance Property Management about replacing our common "good neighbor" fence between our two properties. When I agreed to such a replacement and to pay half the cost of the project, I was shocked to learn what a shoddy and substandard job Performance Property Management had performed by its vendor. Performance Property Management replaced 1"x 6" fence with 1"x 8" boards, so that same did not match the existing fencing that was removed or the remaining fencing on the property. Additionally, Performance Property Management caused its vendor to install the common fence with all fence boards facing the Performance Property Management's managed property, such that my side gets to view all of the joists and ribs in the fence. Anyone would have replaced a "good neighbor" fence with another "good neighbor" fence - but not Performance Property Management - yet I paid for half of this eyesore. When I complained to Performance Property Management about correcting its work, Performance Property Management directed me to its vendor, instead of taking responsibility for its own mismanagement. read more

I have used Performance for the last three years, I had good and bad experience with them. But they have a new addition to the team that is delightful to talk and exchange emails when you need something done with your property. I use to have to call 10-15 times to get a response now since Kim Faustino, as been there I get a response no later than a hour and sometimes sooner. Kim always follows up on your request or issue that you are having with your property. I was raving to my husband about her and when he dropped off our payment He automatically reconciled who I was talking about. She is a great addition to your company, The biggest improvement is her outstanding customer service skills and she just cares about your needs. BEWARE! This agency is full of people who are liars and have horrible service. They are cheaters and only want your money. They will start out nice and act like they're there to help you, but once you've submitted your application paying the fee, they will start to ignore you and switch their words around on what information they need from you. They will make it really difficult on you so that you would change your mind or so they can easily deny you without processing your application. They are money hungry with bad service. The property manager, cj, is the rudest man ever for a "manger" but again, they only want your money. He'll call you a liar and tell you that you're wrong and he's right when he only heard the story second hand. The general manager herself is no good either. POOR POOR POOR SERVICE! We lived at the property for 3 years. After the 1st year the dishwasher broke. They replaced it with a "refurbished" one. Upon installation there was black mold coming out of the cracks of the dishwasher. I told the management team and sent them pictures. They told me it was fine. Upon moving out, they tried to over charge us for our security deposit. They were going to charge us for the carpet when it was already stained upon move-in. We had the documents to back it up. We wasted so much time trying to get our security deposit back. Very unprofessional!!!! read more

This property management does not deserve any stars. They are by far the worse company that I've dealt with. I wasted over a month on these people... and now I'm going to be homeless. I first met with Cj, the manager. And it was after two weeks of their company not responding to my voicemail that made him decide to come instead of Christina. I was interested in a house, which during the tour, I asked Cj if a few student loans and credit cards from when I was a teenager was on my credit report would deny us... he said no. But my husband and I changed our minds about the house. Then a week later I saw a townhouse posted on their link. When I called to inquire about it, Cj told me that he had already rented it but he was getting another. So I asked him if I'd get the same deal, half off the first month's rent, he said yes. For a whole week I had to call to check on the townhouse & every time that I did, I had to explain the entire situation each time. Then one day I finally got a call from Christina. I scheduled a time to look at the property. My husband I both went, we liked the place & so I told Christina to ho ahead and process our applications. We then put in our 30 day notice at our current place. I didn't hear from Christina for a few days. Then she called and left a voicemail saying that they ran my credit & there was a collection from an older landlord which was reported on 10/31/15. I knew that was a lie because I had paid it off in 2012. I was instructed by Christina to get a paid in full letter from the collection agency. So I went out of my way, calling the agency and having to request for a supervisor who could email me the letter. I received it and emailed it to Christina. Then I didn't hear from her afterwards and the weekend approached. So on Monday I called and spoke with Cj because Christina wasn't there. This man is the rudest man I have ever met. He said he was denying our applications because we had a collection on our credit & any time there's a collection from a property they deny the applicants. So I asked him why did Christina tell me all I needed to do was get a paid in full letter which I already provided. He then told me that he made up his mind and he was denying our applications. When I asked why, he said it was because none of my previous landlords submitted rental verification. I explained that it was out of my hands and that there wasn't anything I could do if they weren't responding. He then told me that he did not have time to sit on the phone for 30 minutes and that he had things to do. Now my family and I are in a tough situation. My current landlord has already gotten a new renter so they couldn't reverse my 30 day notice. I'm supposed to be out on Wednesday and I was supposed to move into the townhouse tomorrow. I know the reason why Cj denied us is because he said he'd honor the special, half off first month. Christina told me during our tour of the property that when I move in on the 16th, I pay the entire rent. Then in December I would pay the proration from the 16th of November to the end of month. But since I'm getting half off, rent would be $512.50 for the half off. But my proration for November would be $444.16 and then I'd have a credit of $68.34 towards my rent in January. She also told me that someone else was interested in the property but they had to make sure that I wasn't interested before showing her. Performance Property never advertised the half off the second month for this property like they did one the first one. My guess is, they figured that they'd make more money if they rented to the other lady who didn't know about the special. They'd get the entire rent from her for both months. I should have read the reviews before dealing with these people. They have the worse ratings. I guess it's a good thing they screwed me over, I won't have to put up with their cheap, lying asses for a year. Beware renters! These people are bad. read more

Performance Property Management (PPM) has managed our property for 11years when we first bought our rental property. As an out of town owner during this entire time, we interviewed 10 property management companies and landed with PPM. We chose this team because they were very realistic in what we could expect as a new landlord and helped us through the start up process. During this time, they were with us every step of the way. We had 2 long-term renters, all who have taken great care of our property. This is due to PPM's careful screening process, which results in overall short-term vacancy. We have since referred another owner to PPM and they have been very satisfied with their service as well. They act fairly toward the owner and tenants, acting with a tremendous amount of integrity. In between tenants, PPM was very timely in prepping the house with repairs, keeping costs in line while ensuring quality work. They were also very timely in requesting repairs on behalf of the tenants, which we were glad to partner with, to maintain the condition of the property. Throughout the 11 years, we replaced many large ticket items (roof, air conditioner, garage door and opener, water heater, stove, landscape service) and could rely on PPM to use their extensive contacts with vendors to find the timeliest and most reasonable cost repairs. We recently put our property on the market and Leila's team jumped into action to prep the house within two weeks, which allowed us to sell the house within 30 days. If you are looking for a great partner in property management, you won't find a more dedicated, fair and honest organization. read more

Leila and her team have been great at managing our property. They are very responsive and have a lot of experience in managing both the property owner and renter side with many great vendor contacts to help you with protecting your property value and making necessary repairs. Their team does a great job of finding quality renters and sets a high standard to only approve those who qualify and will take care of the property. In this day and age where people want everything for nothing, their team has the challenging job of trying to please the renters, work with neighbors who hate renters, as well as the property owners... all while abiding by the laws. And they do it while being fair and professional which can't please everyone all the time. They also do a great job of providing monthly statements and tax docs at the end of the year.
