I love living here. The Staff is Awesome ALL of them. Maintenance is always on time and professional. Never had to wait over 24 hours for a service call. I'm usually not the person to write reviews but I find myself here. I feel like a lot of the bad reviews come from bad attitudes! Everyone in the office have been more than helpful with whatever request or question Ive had over the last two years. Has it been a perfect fairytale no but they are fast and efficient. If something is broken the work double time to fix it (literally and figuratively). The porters and maintenance people are awesome and actually know how to fix stuff unlike at other apartment homes. Will I stay here forever no but I'm very comfortable as of now and satisfied with the service given thus far! read more

I want to give a shout out to the Entire Staff at the San Paloma apartments. I sold my home in 2021 and was reduced to apartment life and they absolutely made my stay an easy transition!!! I've lived in Austin since 1985 between Austin and Hutto and the staff at San Paloma is by far the most responsive and respectable honest and caring staff that I have ever dealt with, and I've lived many places here. I would also move there again in an instant if I had the opportunity to!! Give yourselves a round of Applause !!! Great job ladies and staff just keep doing what you doing are you should stay occupied 100% all the time I appreciate all that you did for me and what You do for my family members as well. Living here has been terrible. We're coming up on our second year here- our first year was adequate, no real issues, but after resigning we saw how much we were screwed. If you know what's good for you do not move in. Roaches, shootings, drugs, hit and runs, unprofessional maintenance and leasing staff, no communication, bull**** fees, and that's just the beginning. The office Manager, Jennifer sets an unprofessional tone for the office/business. She has the etiquette of a junior high girl who doesn't know how to treat people when they have legit customer service complaints. She says "There is no supervisor above me and the family who owns this complex doesn't take complaints." She said "I handle all complaints _so they don't have to." Do NOT trust them with your packages as they consider this a "courtesy" and not a job responsibility for when mail is to be held at the office for pickup...FOR THE "MORE THAN 50 PACKAGES WE GET DAILY" according to McKenzie. Your federally protected mail....do you feel safe still? Today, Jennifer interrupted my call with aggression when I called about why do they close 30 minutes before their normal hours? Why do they sent residents a LAST MINUTE notice of change of office hours from an unknown "do not reply" email address that sends their messages to spam so we never see them (nor did the notify us to look for a no-reply email when they are sending community resident updates to us. She instead of talking with me by my first name, just called me "Jordan" which is my last name...this is disrespect, so I just told her to f off! You should too since She has no one spervising her She can be the Supreme Queen B**ch. read more

Jennifer, the manager is amazing she's always very accessible and has been great in solving my concerns since I've been here. Do yourself a favor and find another place to call home. By far the worst experience I have ever had renting. Have so many complaints but today tops them all. The apt upstairs from us has a water leak they provide little to no help, the manager basically tells my pregnant wife that they are going to spare some kind of chemicals to treat the toilet water that ran down the walls soaked our mattress, box spring and entire carpet. Then tells her that it is no problem that the chemicals are safe, but won't put it in writing. So now we have to find a hotel room on our dime of course because it is not their problem that we choose not to stay in a room that was flooded by toilet water. So if you're reading this know this is just the worst of many bad experiences at San Paloma apartments, there's certainly better places and cheaper I'm sure! read more

Oh San Paloma. I want to give you three and a half stars, but I can't, so you get three. These apartments are actually pretty fantastic. The grounds here are really gorgeous, and the pool is ridiculous. There's also a 24 hour gym, tanning booths (which you shouldn't use because I think you're 75% more likely to develop skin cancer), indoor jacuzzi, and office room complete with computers, printer and fax machine. "What, this sounds amazing! Why only three stars?", you ask. It's the little things. It's always the little things. For example: There is not a drawer in the kitchen big enough to hold one of those silverware divider thingies. I have two little holder thingies, but that means I can't separate by size, and that bothers me. I complained about the lack of screen door for my balcony when I first moved in. The response? "We don't provide those anymore." Oh really? I was ready bright and early on move-in day, walked into the office, and they told me I couldn't move in until after 3pm. 3pm!? Why wasn't I told this earlier??? Ugh! There are designated trash hours. Mondays, Wednesdays, and Fridays between 5:30-7:30 only. What if you aren't available during those hours? Tough shit. Lastly, I'm too far north and I don't like it. (I realize this is my fault, but that's just a minor detail.) These complaints may be petty, but I don't care. :) read more

Please bare with me as everything written is very important. First, I moved in to San Paloma April 10th 2013. I was relocating from Houston after a family crisis and I had no time to get rejected due to credit or renting history. I paid for a YEAR in advance. I got a "discounted" rate of 948 so I paid a total of 12000 dollars. Why didn't I get a house? Well I plan do move wherever work might take me so a deposit on a house wasn't an option. The leasing agent who helped me said we pay gas and electric. I reiterated one too many times to her and others, "these are the only utilities I will be paying for a year?" They all said yes. this is just the beginning. 2 months in they start charging for water which they began taking from my 12000 rent. Ok, I might be a little short the last month. They lied but what can I do. Throughout this time I had many maintenance problems and the carpet was never even new. Around September I planned on renting my spare bedroom due to lack of use. It was filled with tubs so I added an unattached garage for storage. It was a rough month for me due to traveling so I called and asked if I could move my stuff in and they could temporarily pull it out of my rent. Their response was, "no because your rent will be late if you do that!" I respond," how when I paid a YEAR in advance. You know what let me talk to the manager." She stated, " the manager won't let you but I can ask." I was out on hold then when she returned, " mam she won't allow you to use the garage until you pay" At this point I don't even want to talk to these people. Well if I can't use the garage without paying first I will wait. Due to my hectic schedule and barely being home I moved my things into my closet and room so that was that. Months later. Bathroom flooded due to busted pipe. They waited a week for the carpet to dry instead of putting new carpet. The smell of soaking wet carpet is permanent. Considering I didn't have new carpet to begin with that is the least they could do after having me in a hotel for a week. Nope, same carpet and same stains. New unpleasant smell. Many more maintenance problems not worth going into detail about occurred. The manager at this time was Kim and btw I have never had an eviction on my record. March 2014. Less than a week before the last month. I get a notice that the full amount of rent is due April 1st. How is this possible? I only planned on part of the rent. I talk to Kim and she says it is empty. I say even with the water bill it should not be empty. She has no answer. I get online to see myself and every month 75 was coming out for d28. I call back, "Kim, what is d28?" Her response, "your garage" sigh, " I was told I could not use the garage until I paid and that you said you wouldn't take it out of the account" Kim responds, " I don't believe they told you that and we can't put back the money because there is no way of knowing if you were using the garage." I fight and argue with nothing to show. Now I'm being called a liar and treated like a fool. Well I go to use the garage and it doesn't open. After a week and numerous work orders I go down to the garage and there is no battery in it!That tells me they never even programmed it! So they took all this money for a garage I had no access to and they weren't even willing to listen. April 2014, the last month on the lease and the first unpaid month. There is now a new manager. I knew I would be a little late. I called to see if she could hold off an eviction or fees. SOMETHING! nope. She says, "somebody else wants me to hold off to and if I do for one I have to do for all. Well ok I'm thinking this other person didn't have a year paid to avoid this from happening but ok there is no reasoning with them. The week before the first I had to leave town for a week. I was scrambling to find an apartment so I didn't have to stay here. No luck. Terrible timing. May 1st 2014 Aprils rent gets paid evection cancelled. Any logical person could see if I paid Aprils rent in May that I would be late this month. I wasn't going to waste my time calling considering how unhelpful they are. Now I call saying it will be paid before the court date and I'm trying to catch up due to that last month that should have been paid. They tell me if they sent the attempt to evict next month that no payment would be accepted and I would have to move! They surely accepted my 12000. I began asking for the owners number. They tell me it is a family owned business. I push to get the contact info and they tell me the property manager is the owner! How is a woman who just started last month the owner? They say she left and they brought her back. Well I'm wondering who is they? I still can't contact the owner. I would give anything to have never moved in here. Ask yourself, "if this is how they treat people who pay a year in advance how will they treat me?" If you want to get what you pay for then San Paloma is not for you! read more

I can't attest for the living environment but I can tell you that if they treat their residents like the treat prospective residents, then you should run away from here as fast as you can. My apartment locator office called this complex to see if they had an apartment that matched my needs, budget and move-in requirements. We were assured that they did and we drove like mad to the place to secure the apartment (I was even going to pay in ADVANCE for the entire lease). When we got there, we were aided (or more like insulted) by a leasing agent by the name of Megan. Megan seemed nice at first, with her smile and asking what we needed. Once we let them know that we had spoken to the manager about the apartment, she immediately let us know that the apartment was not available for fewer than four months. I specifically asked if we could do THREE months because that's how long I need the temporary living arrangement and we had been told that it was possible. Well, when we got there, the tune changed and Megan said that it had be four months and not three. We asked to speak with the manger and she said: "Well, she's on lunch but whatever." Whatever? Nice. I'd hate to see what her response would be to a maintenance request. Based on the reviews already here, though, I think I have a pretty good idea of how she must respond to requests to do her job. Anyway, we asked the manager (who walked by and who we had spoken with over the phone) about the apartment and she said that three month was fine, as long as it was three full months. So, doing some basic math there with her, we determined that even if I moved that day (yesterday), we would still have the three full months (June, July and August). The manager then left and we turned to Megan to continue the process and she said that the manager was wrong. She insisted that it had to be four months and that perhaps the manager had not understood the question. After a lengthy explanation that she (Megan) just witnessed, how can she even say that the question was misunderstood? So, we waited again to clarify the situation we had been told about over the phone could take place, but this time Megan walked over to the manager, CORNERED her in the mini open office that was next to us and then they both came out saying we needed to stay until September. Wow! Really? Needless to say, throughout this entire conversation and from the moment we walked in, this Megan person was less than professional. She was rude, condescending, impolite and I have no idea how she landed the job and why she's still there. I used to be a call center customer service supervisor and I can't tell you why she acted like that but I can tell you that a professional she is not. read more

I do regret re signing another lease. Run, run, run as fast as you can away from this place. They have absolutely No common courtesy for their tenants . Happy tenants stay longer, happy tenants usually are more responsible tenants. More responsible tenants pay better and take better care of your property. They don't care if you go up a little bit on their rent every year as long is you take good care of the property too. But what's going on here is I don't care I don't care about the good tenants if they move out will just re rent it. And we're only worried about occupancy rate , half of those could be late payers and it wouldn't matter because occupancy high enough to cover it up for few days . but you keep doing that and it will catch up can't keep playing that game. and they're moving the man and moving them out so fast over here it's unreal but somebody who was willing stay just a little but they can't show respect. read more

I used to live here. Management was great. Maintenance orders were completed within 24 hrs. Nice pool. I didn't really have any problems here other than the bug problem--huge cockroaches would come in my bathroom through the pipes. read more

SCAM!! SCAM!! SCAM!! STAY AWAY FROM THIS HELL HOLE. Where to begin, I literally don't even want to give them the privilege of having 1 star. The interior is extremely poor quality first of all. the carpet began unraveling the first week I got there and the equipment is from the 70's. The gym is no gym at all, and the "spa room" is always filled with dead skin and dirt. The pool and volleyball court is okay, but that's about the only substantial thing they have going for them. The parking is HORRIBLE, the worst ive seen by far, so I hope you like walking. Oh and if youre walking, be sure to CARRY A GUN/TAZER/PEPPER SPRAY or a defence mechanism of some sort FOR SURE!! I lived there for a year, and in the time I was there we experienced and armed robbery, a robbery consisting of a police officer getting shot, as well as my car being broken into not once, but twice. On top of that.. this apartment is nothing but a scam. They will sit there and try to over charge you for every little thing possible just to keep their low quality apartments standing. I cant tell you how many times I had to call the front office and complain that my rent was way over priced, just for them to tell me " Oh i'm sorry, not sure how that happened but ill have the manager contact you." (which will never happen unless you bug them consistently) If you ever do come in contact with the manager (praise the lord), they are completely rude and incompetent to anything you may be talking about. On top of that, the "dog area" they have is more of a flea infested patch of grass. Never once have my dogs had fleas until I moved here. I had to treat my animals MULTIPLE times bc every time I would take them out, they would come inside scratching away and you better believe they considered it my fault, and charged me $45. not kidding at all, it was impossible. You can only take your trash out 2 hours of the day which are between 5pm-7pm(the busiest times of the day, i know) and only 3 days a week..And if you put your trash out even 5 min before hand, expect a $25 fee to be put on your door immediately. They legit went through my trash bag to see who's it belonged to, copied a piece of my mail and printed it out with the charge stapled to it... like if you needed the $25 that bad, you could've just asked. Take my advice and STAY AWAY FROM THIS PLACE. SCAM SCAM SCAM!!! also they aren't allowed to call you nor email you regarding anything, because it's against policy. WORST APARTMENTS EVER. read more

I was wary moving into San Paloma apartments from the beginning with all of the negative reviews. However, after living there a full year I can honestly say that the ladies in the office work very hard to help you any way they can. When i first moved in, there was one rude lady that worked in the office, but they quickly got rid of her. Everyone on staff now is very pleasant and a joy to talk with. Even today, I still stop by to say hello to the ladies in the office. :) The reason for my 4 instead of a 5 star rating is because i believe there is always room for improvement. read more

I lived at San Paloma for two years, and the property itself was pretty nice. The maintenance crew was also great. They were all hardworking guys that we're genuinely good at what they do. I had a few recurring issues that eventually ended up costing me money out of my deposit due to the managements lack of self awareness. The HVAC system was not well maintained up to the time I moved in. The filter was probably a year plus old when I moved in, but I didn't make a big deal about it. Shortly after the A/C was not cooling, due to the dirty coils. An easy fix for maintenance though. Well, then the primary drain line gets stopped up, and guess where the 2nd one is? Above the shower! Well let me tell you, when you go out of town for 2 weeks and come back to a nasty mildew stained and moldy tub because the A/C has been draining into it, dont say I didn't warn you. Again though, an easy fix for maintenance, but of course the old tile grout and cock was basically ruined, and believe me, I scrubbed it with everything. Lets move on to the window situation. Above my bed was a nice little window with a great view of the garbage compactor. Well the window was not properly sealed, and it started to leak during heavy storms. The leaking obviously lead to some stains on the wall. It also soaked the head of my bed one time, and with my bed being against the wall without a headboard(important for later) it left an oily stain on the wall. AGAIN not a major issue, but it was never repaired. I called the office, they never sent maintenance. PARKING! If you work past 5:00, you're likely not going to be able to park anywhere near your building. The paid parking is an option, but there seems to be very few vacancies. Again, not a huge issue, but it definitely gets annoying. Management was lackluster at best. Trying to speak to them is essentially like speaking to a brick wall. In the two years that I lived there, they never once replied to a single email I sent. Anytime I called with an issue or question, either the manger wasn't in, or they would have to call me back. Long story short, I cannot recall one single time that I actually received a call back. In my opinion, little maintenance issues don't warrant a negative review, but the way management handles said issues means the world to me. Upon moving out, I was charged $20 for an oven cleaning, and I wasn't really upset with that, but I was also charged $15 for cleaning the tub/shower tiles and $25 for repainting the bedroom wall due to the "oily stain". Now remember, the A/C drain pipe was completely out of my hands, and I attempted to explain that to the management, but they were not hearing any of it. Again $15 is not a huge deal to me, but managements stand offish attitude towards a model tenant was upsetting. Now I cant be the only one here that thinks paint is normal wear and tear right? I mean these people literally gave me a cleaning checklist, and IT SAID PAINT WAS NORMAL WEAR AND TEAR! Which management claimed the sheet never said that, okay Karen, it totally did. ANYWAY I calmly explained how the leaking window literally soaked my bed and stained the wall, but managements response was, "you didn't have a headboard, so that's why it stained the wall". WRONG, I've lived in many different homes/apartments, guess what, I never had a headboard, and I never left an "oily stain" on the wall. Anyway, Karen, (management) said ALL CHARGES STAND as she banged her gavel on the heads of past good tenants. We all know they're going to repaint the entire apartment anyway, but hey lets take advantage of the tenant. AGAIN, all of these issues we're relatively minor, but the way management treated a two year tenant who was never late on rent, never received a complaint, did all their stupid surveys and recommended them to friends was wrong. You can find negatives about any property, but bad management is a conscious decision. It's concerning to see apartment management treat good tenants like an ATM. We love it here at the San Paloma! We moved here after selling our downtown condo. We will be staying here while our house is being built, although we have joked that we may never leave. Life is just easy here. The staff is amazing. We have spent the most time with Jennifer and McKenzie, but all of the staff is friendly and helpful. The property has great amenities. Unfortunately some of the amenities are limited now due to Covid, but that is understandable. We love how seriously they take COVID and we feel very safe here. Truthfully we chose The San Paloma because it was one of the most affordable apartments in the area, but we are thrilled that we made that choice. read more

I've lived here for a year and would renew if I wasn't moving for a new job. The staff here is great. I was worried moving in because of the pervious reviews and I would like to say that they are way too harsh. Tuta and Megan are great. It's super easy to pay rent with their online website. The staff reads their email and works very closely with the maintenance guys to close concerns out in a timely manner. The best example was about my apartment not cooling... I sent an email at Noon and I was blowing cold when I got home. After that I've been sold. The pool is awesome and that being so it's sometimes loud and busy but not more then expected. My neighbors have been very courteous so even though you can hear people talking outside it's not too bad. The place is 2-3 mins away from 35 so it's quick to get north or south. I should have listened to the reviews... As a person with a physical disability, parking is always a concern for me. Before signing my lease, I was assured that parking would never be an issue and that there are plenty of accessible spaces available. Now that they've got me locked in to my lease, they don't seem bothered by the fact that I am forced to walk nearly 1/4 mile from the closest parking spot to my front door while vehicles without handicapped plates or a placard sit in the ONE accessible spot anywhere near my building. When I contacted management about this issue and explained that there are currently 3 vehicles in my unit alone, all fighting for ONE accessible space, they flatly told me they will not create more accessible parking spaces. They do not view this as a reasonable request for accommodation. I am fairly certain this violates the ADA, and have requested a formal investigation into this matter. Since management fails to monitor the vehicles on their property, there is no logical way to ensure parking availability to the RESIDENTS who PAY to park there. Why should I be forced to walk 1/4 mile to my front door because my neighbor's 12 guests' vehicles are occupying ALL of the spaces near my building? Management only "manages" when there is a fine to be collected on their end. Otherwise, they are not concerned. This is a shameful way to operate a business. Save yourself the headaches and rent ANYWHERE else. read more

This place gets a bad rep but it's actually pretty nice. Business center & pool, top notch! ok gym. Excellent location, safe, however parking is shitty if you get home after 7:30. They will work with you if you have less than perfect credit. Maintenance guys are all professional and nice. The girls in the office are really nice and extremely helpful. All except the one that needs a hug but it's not rocket science just talk to the other amazing ladies and avoid the one. In the two years I lived there I had no issues and meet some pretty cool people along the way. I've been living at San Paloma for about 10 months. I moved to Austin from Dallas and just picked an apartment not knowing anything about the city and where the best places are to live. At first I was very impressed with my apartment and everything the complex had to offer, in fact, I still am. However, a few things began to develop that has really been frustrating me. 1. The walls are paper thin. You can hear everything. 2. The carpet in the bathroom was strange. 3. During the summer, people are often outside or in their balcony talking. And I don't mean yelling, I mean talking and having a conversation-- but for some reason I could be in my 2nd floor apartment and hear every single word. In fact, I think I've called and made noise complains over 20 times but they are usually addressed. 4. Within the past 5 months or so, I have noticed a change in the type of people who have begun moving in. I'm guessing because the apartments are so affordable so pretty low class people have been moving in and with that I have noticed some changes in the apartment complex such as it being more trashed. 5. My boyfriends car got broken into while on San Paloma property. When I informed the office staff they responded with an "oh, I'm sorry." I expected them to be concerned or maybe at least pretend to be interested and maybe alarm the other residents. But nothing happened as a result. I know car break ins can happen anywhere, but I was very disappointed with how the complex dealt with the situation. My lease will be up soon and I wont be renewing it. I have enjoyed my apartment here, but I think I realized it is time to move. read more

I am in the market for an apartment in north Austin/Round Rock and have been doing my research even though I do not plan to move until July or August. I just came from San Paloma in an attempt to get information and see a unit. I was there for less than 5 minutes and gained little to no information. I asked to see a unit and the girl said that she did not have anything to show me and sent me on my way with some floor plans. Did not offer to show me the grounds or tell me about the amenities. She was just ready for me to get out and leave her be with her cell phone. Great customer service! read more

I lived here for 2 years. The place really went downhill. When I moved in (July 2007) it was great. Friendly staff, helpful maintenance, other tenants were respectful. When I finally moved out, it was insane. The cops were coming by almost daily, my neighbor's car was broken in to, and the office staff was doing nothing to address resident's concerns and make us feel safe. Also, I saw a lot of those larger roaches here. I'm not sure if it was due to the construction down the street, but we saw quite a few, and I'm not a messy person. I saw a lot of them in the trees, too. Just found that strange since I have not seen a single one in my new place (knock on wood!) and I've been here a year. Pros: I was always able to find parking near my place. The pool and gym are nice. The location is very close to I-35. There are also shopping centers quite close. Cons: The walls are so thin! They charge you for the trash pick up, but I worked nights, so I never got to use the service. The carpet in the bathrooms was silly, it smelled like mold even though I was constantly cleaning. The office staff was apathetic towards the end of my stay here. The residents they were allowing in were just dirtballs. The rent is a little high for such cheaply constructed units. My allocated water bill always seemed a bit steep. Also, the pool was always over-run with unsupervised children. All in all, the place is ok. Their like most newer apartment complexes, they look nice but are built cheap. They were getting more loose with resident requirements, and it showed. Lived here for what turned out to be a horrible and LONG year!! Kim Garcia the manager of San Paloma is awful at following up and making sure things are done on time. Worst thing ever, I received BED BUGS from them a month after living there in my apartment. I have NEVER had bed bugs before and did not bring them when i moved in. They tried to say I brought them in and that I was responsible for paying the exterminator fees that were going to easily exceed $1,000.00 dollars with ABC pest contorl by the time they got done with it. They scheduled appointments for exterminator and both times the exterminator did not show up and San Paloma did not make me aware or follow up with me at all. It was very inconvenient preparing for bed bug extermination and then it not happening on the days Kim Garcia said they would. I had to get an attorney involved who finally got San Paloma to pay the exterminator fees. It was a mess!! I was so happy when my lease ended and I'm sure the office was too because somebody would actually stop keeping them in line. Maintenace guys show up when they're supposed to and fix the problem in your apartment but they leave a mess behind for you to clean up after them. You'll defintely know if they show up or not with the mess they leave behind. Also, The maintenace guys left ALL of the apartments keys on the back of my car one evening and I came home to finding the ring of keys. I took them into the office the next day and the office was speechless as to how I had the keys. They said they "handled the situation with the employee that left the keys on my car" but who knows what that means. HORRIBLE HORRIBLE Management aka KIM GARCIA!! Run away, head the other way. This place is horrible, listen to everyone's advice. Use My experience as a cautionary tail. I should have read the comments first, I moved from south Austin and wasn't familiar with north austin, I had to move due to work. I should've seen the red flags from the beginning, reading all of the posts of unhappy tenant unresolved issues that resulted in outstanding charges, lack of communication with the leasing office and staff. I was given the run around at the beginning with the front office on how long/short I could do a lease, but like many others i was short on time. So I signed a lease and moved in. How they sell you They offer you Free Coffee and show you the demo apt, tell you how close you are to shopping centers , have curb trash pick up , conference room, then show you the gym, lil salon/spa and then finally close the deal with the luxury pool. All while having a smile from ear to ear, "too bad I didn't I see their fingers crossed behind their back." Safety We were robbed at gun point in the parking lot by my front door. On site patrol officers where were you? Office said there's no cameras anywhere but main building area. When I went in to speak to the property manager she said that has never happened before. However that was a lie, I spoke to another resident (that also ended up moving out) their apt was broken into twice in one year. This was the deciding factor, I had to give notice 60 days and wait in fear. I was scared to check the mail or let my children outside. Gym At first glance it looks good, however the gym is all janky, 1 of the 3 treadmills works properly, the eliptical has been broken and left for display purpose only. Most of the mechanical weights have worn out padding or have cracked weight plates and missing parts. Pool Who doesn't like kicking back by the pool?" I would love to kick back by the pool and relax in my luxurious pool. However my first attempt pluse other attempts, not pleasant, the pool is over flooded with too many people. People not paying attention to their children (running around knocking stuff over) and then there is the people who overindulge with alcohol. The partiers just don't know when to quit! The last pool outing i left, due to some drunken fools getting naked, and think its ok for a Tuesday afternoon. Some of us have children, this is a family neutral area. One of my neighbors got staph infecation from the hot tub not being cleaned properly. "So there went that idea!" interior they use matte paint on purpose to be able to charge you for repainting. the walls are super thin you can hear your neighbors conversations, the door of my second bathroom hinge kept falling off they never replaced it because they said if they had to they would charge me even though it was like that prior to me moving in Trash pick up Only Mondays and Wednesday and only one small compactor in the whole complex, that's in the back. No one wants that trash in their home (tenants put it out all days of the week.) AC/heating I rented the 3bd2b for 1200+ a month, I expected my hm to be cooled during the summer and heated during the winter. Apparently the vent in the master bed room had no ac or heat flowing. I told the front office and i was told there was nothing they could do about it cause my apt is too big. Put a fan by the door they said. I had to buy an electronic heater for the winter. Maintance said it's full of freon and could do nothing else for me. Front office said just leave your bedroom door open to get circulation. That's their solutiona are unable acceptable. They have no intention of fixing things just patchwork to get by. kitchen Always had issues with my outlets going out and my light bulb going out. Cheap parts don't last. Faucet shot right off on my mother's face during Thanksgiving dinner, gave her mini black eye. Couldn't use my sink for 3 days cause it was the holiday weekend. . Walk-through Apparently they don't offer walk-throughs they do it as a courtesy by appointment only 2 wks prior. They don't tell you this, and are very blase about giving you a walk-through. 30 days later my final statement came to my new address, and was A LOT different from the amount discussed during initial walkthrough. "Remember that I had to demand and inconvenience them to come and walk my apt before I turned in my keys." They tacked on charges and told me I had to pay or they would send it in collections with in the next business day. After calling the apt council of Austin, I learned that I should have gotten something in writing before I walked of the property. So I was stuck with outrageous charges and having to pay out as many others before me. So buyers beware of my cautionary tail, I only say this "walk away now while you still can" read more

Lived here for three years and it started out pretty good but unfortunately over the years went downhill. They have a big bug problem and assure u that they dont no matter how clean you are them huge suckers find a way in. Also had issues with the knobs to my washer being corroded and molded. Right before i moved out late this past summer the crime increased big time to the point i felt unsafe and even though i had a carport felt my car was unsafe. There are way too many better safer and affordable apartment complexes to rent from than to settle for staying at a complex like this with so many issues. read more

I have a few things to say about San Paloma so strap in. I moved here in September of 2016 and the experience has been nothing less than amazing. From the amenities to the wonderful staff, I couldn't imagine being elsewhere. I currently work at Dell on Parmer and one of the most amazing things is I rarely need a car. My commute to the office is a cool 6 minute walk! =) Adjacent to this gated community is a small shopping complex that is complete with a Walgreen's, a Mexican restaurant, a pizza parlor, bar and even a pet hospital. Alright, getting down to the details. San Paloma is great in the sense of what it offers. I have a nice apartment that is spacious. The balcony faces a small park that members of the community will take their kids out to play in or pet owners will be out with their dogs. It's clean and there are even pet bag stations to ensure that pet owners don't leave a mess for other renters. If I ever run into problems, I speak to the wonderful gals in the office and they will have someone come out to the apartment to fix the problem promptly. Simply put, they are very responsive. As for the amenities, San Paloma is loaded with them. There are 2 pools and one has a beautiful fountain in the center of it. The other pool is a lap pool for exercise which I can't wait to use when it gets warmer. =P In this same area, they also have a sand volleyball court, a gazebo and gas grills around the area to get your BBQ on. On the inside of the community center you will find a gym with enough equipment. I've never had to wait for a machine. There's a nice social room or clubhouse which was always nice to walk into during the winter as the team always ensured the fireplace was going. WiFi is also available throughout the complex and even reaches the pool area. Funny enough one of the other things that put a smile on my face is that this room also contains a free gift wrapping station for its renters. Random but very nice! Just next to the community center is a coffee bar. It contains several types of coffee and is freely available to all of San Paloma's renters. It's definitely been a wonderful place to go after some nights. =P Around the corner from that is a community laundromat that always has washers and dryers available when I'm down there. Next to the gym is a spa and even a place for women to get their nails done. The center also contains tanning beds and a conference room and there's even a free video library! For those with vehicles they also have covered parking and garages for rent. Finally, large packages that are received via FedEx or UPS can be left in the head office so there is no worry of them being taken and rent can be paid online through the website which makes it extremely easy to take car of. Name another apartment complex in Austin that isn't a hotel that has all of these amenities. :) Moving on. Here I'd like to put a little attention on the staff. I haven't met a group of people that have been more responsive than the team at San Paloma. They are professional, kind and trustworthy. If they say they will do something, they always follow through. They are always a pleasure to speak with and all around great people! In my 5 months at San Paloma, I have never had a bad experience with them. In fact, when picking up packages from the head office, the gals always leave a smile on my face. In closing, I have had a very pleasant experience living in San Paloma and couldn't see myself anywhere else. With everything it has to offer; the distance to work, the wonderful staff, the park and amenities, it seems like a no brainer. Why would you go anywhere else? read more
