We had everything toasty in no time at all. The parking was not a problem at all, and most mornings we walked to a nearby coffee shop. It was lovely to sit on the patio and feel the sun on our faces (we live in the PNW). The location is close to a lot - Griffith Park, museums, Hollyweird. You wont have to struggle for too long in traffic. I'd say location is probably ideal. I like having a sitting area, some kitchen space, and a patio. That makes this the choice for you if you also want more than a room with a bed. It is an old building, imperfect but charming, a touch drafty but able to warm up. As long as you realize up front that this isn't going to be a hotel experience I dont think you'll have any regrets. Home state for breakfast tacos, Intelligentsia for coffee. Enjoy!

One word to describe my stay here: interesting…read more I found this guest house through yelp. I also checked out ratings through some other travel website. It seemed promising. The price is cheap and reasonable. I made a reservation months in advance. I even emailed the guest hosts a couple of weeks before and wanted to know if I could leave my luggage there for a couple of hours when I check out. I got a response and everything seemed fine. My arrival time was scheduled at 4pm. I arrived at around 4:30pm. I found the house and saw an older lady working on the front lawn. I tried to get her attention and asked to be let in through the main gate. She didn't respond at all. I tried to get her attention for over 5 minutes standing there but she never even looked at me. I started calling the onsite host Jonathan's phone but nobody answered the phone. Finally a guy came outside the house and said he is Jonathan's brother and let me through the front gate. I pressed the door bell ring but nobody answered. I called via phone again but nobody answered either. I waited and 10 minutes have passed, I rang the doorbell again and someone came to the door. It was Jonathan and he asked, "how may I help you?" I said I am checking in. He asked "Are you checking in today? I don't know anyone is coming today so there may still be another guest at the guesthouse." I was like here is my email confirmation. He looked at it and asked me to wait. He went back in and came back out in 5 minutes and said ok I see your reservation but I think there is still another guest there right now so the room may not be available. I was really confused. I was basically told that the guest room is not available even though I already made a reservation. He told me to keep waiting outside. Then I decided to start checking out nearby hostels and hotels to see if there are other vacancy. I called over 20 hotels but all were full. Another 15 minutes have passed, I got a call from Jonathan. He said the guest room is actually available and if I am checking in. I said, ok I am checking in but I am also calling up other hotels to see if they have vacancy just for backup options. He said ok I will go clean up the room and it will be 45 minutes wait time. I asked if there is a lobby for me to sit down. He said no. I waited for another 20 minutes. I called Jonathan to check up on the progress. He said, "you never said you are checking in." I was so frustrated and couldn't understand because I did clearly tell him that I was checking in. I had to repeat several times," yes, I am checking in." He was like but you never told me. I was like "I am making it very clear now that I am checking in." Already frustrated and with heavy bags on me waiting for over an hour, I was obviously impatient at that time and my tone was not at the most polite stage. He told me, "(You are not being nice to me and) you will have to wait for another 45 minutes and I am going to take my time to clean up." I waited over 2 hours and was unsure if I would even have a place to sleep that night. Finally he called me and said the room is ready. I checked in and he said my debit card doesn't work. Then I had to call my debit card company but it was after business hours so there was only automated service available. I had to call my credit card line since it is a 24-hour line. The first associate put me back on automated machine. I called back and the second associate connected me to the credit card line that did not process my question. I had to call back the third time and the associate said my card was never activated. I said that is impossible since I have been using this card for years. He transferred me to someone else who finally said, yes we see the issue and it is because Jonathan entered my card digit wrong. Another 1.5 hours have passed by then. Although everything is clean, the guest house itself looks old. I don't know if the bed has a boxspring because it was super soft. The carpet was kind of dirty but I think it is just old. They don't provide shampoo or lotion. They have a kitchen and a full bathroom. The windows have no locks. The curtains do not completely cover the windows. The wifi was okay but kind of weak. The neighborhood is only okay. If you are renting a car during your stay in LA, I recommend this place. I am not sure if I want to return to stay in this neighborhood again if I have to take buses. It is accessible by bus and that is very convenient. Upon departure, I tried to reach him and notify him to leave my luggages behind. I called and called but could not reach Jonathan! Finally he came back to the house around noon and I was able talk to him about it. He was just so difficult to reach via phone. I don't want to give this place a 1 star because the host is actually a very nice guy. It is a family business. The miscommunication just made the whole situation frustrating. I want to say my experience was just an isolated incident but I am not sure.

In Dec, I couldn't find my confirmation email and wrote asking for them to resend. Nobody replied to multiple emails, so I called and was told my res had been cancelled and since then someone else booked the place. He apologized and said it was a mistake on their part. I asked that he restore my res since I booked early AND nobody even told me it had been cancelled. (I could have flown to LA and had no place to stay.) He said I was right and said he'd handle it that Friday evening. No word from him, so I texted him on Sunday asking if my res was now set and all I got back was a single word: No. This place is VERY POORLY RUN. I do not recommend it AT ALL.
