    Bought a condo here and am so far super impressed with building management, organization,…read moreamenities, cleanliness, noise. It's a gem in the north part of the downtown loop. Totally recommend looking here if you want a small 1-2 bedroom condo within walking distance to the downtown action (0.7 mile walk to RiverMarket, T-Mobile Center and P&L). There's even a rooftop indoor pool, sauna, movie room, game room, conference room, and a huge gym with everything you need. Our unit came with two covered parking spaces and a view of the river and new women's soccer stadium. There is no smoking allowed in the building (a plus for me) and they happily allowed my big golden doodle to be a resident. So far, so impressed!

Instead will shamelessly try to stick individual residents with the bills. And that is when not creating new fines and fees and then designing situations where it is not possible to not incur them. For instance pets and deliveries can only be carried on the freight elevator. That elevator is frequently out of service for people moving, when it is working at all. So when not available they will charge you $50 per use of the other elevators, or you can just never talk your pet out or leave your packages down to be stolen. They do the bare minimum of up keep on the elevators and generally only when they can blame a resident and try to stick them with the bills. So if the elevator door closes on you while stepping out, and then jams because it has not been maintained well they will send you (or a guest of yours) a bill for thousands of dollars to have it fixed again. Something that has happened notably more than once. The same goes for the gym, hot tub, smoking deck, etc. Run, do not walk away.

    Would strongly advise against living here; especially buying…read more The staff were helpful and responsive, but in our experience the management and the HOA board were anything but. We found renovations to be prohibitively expensive due to onerous construction restrictions for contractors. Other policies were bizarre and arbitrary. No cats allowed, even if you own? The building is primarily made up of retirees. That's not a bad thing itself, but our experience was that the attitude of the building was borderline miserly when it came to voting for improvements that would modernize the building and add value. We found the HOA rules to be completely counterproductive when it came to selling our apartment. Our realtor was charged just to hold open houses. Similarly we found the building manager to be unresponsive to our phone calls and requests. Every issue took 2-3 phone calls to get a response much less to resolve anything. Just awful. Steer clear.

It looks fancy and the staff i interacted with were very nice and professional, but their policies are ridiculous. I just moved in a couple months ago and they charged me $200 just to move in so they could set up padding in the elevator even tho my unit was already furnished. Also, they are planning in replacing all the windows in the building and expected me to instantly drop $25,300 for it. Someone emailed the people who planned this saying it is very expensive and asking politely to just do repairs on the windows and refund the rest of the money, and they replied with a very rude email (picture attachment) saying "the idea of using the funds for something else is ridiculous" and "if you are shocked at the cost of this then you weren't paying attention for the last two years". Well sorry I just moved and and am not rich like you. Sorry i am just so angry and wish I could do more than just leave a review.

I love the location as it's near numerous highways, bus lines, and the streetcar will be only a few blocks away soon. Want to walk? I walked to work for years and it's a short walk to the River Market, Power & Light, West Side, and the Cross Roads (for First Friday). Amenities abound: The Penthouse-level pool is barely used and has a great view of the city and is a wonderful place to host a party; it also has a sauna and a spa. There's a large patio with two grills, which also has a great view of the area and great to have your friends over. There is gated parking available above and below ground. Garbage chutes are on every floor for your convenience and recycling is available as well. Got packages being delivered while you're at work? No problem as the front desk will sign and hold it for you. FREE Google Fiber Internet is available in every unit and wi-fi in the lobby. The lobby level contains a party / study / TV room and a gym (with an exercise room with mats). Got to photocopy items or borrow a computer? They have a free business office! Units are furnished differently and come in many shapes and sizes. All of them were renovated or constructed recently and are updated. Many contain granite counter-tops, high end stove-tops and ovens, dishwashers, washers, dryers, and hardwood floors. All units have great views of the city and will WOW your friends. Worried about security? Not only is parking gated, but the front door is buzz-able and you can even watch who is in the lobby on television channel #5 to make sure you are letting in whom you want to. Some units also have large storage units in the basement. Most units have plenty of closet space as well. Units are available to rent or to purchase. The neighborhood has improved dramatically in the last ten years and continued to improve. FYI, it may be hard to find a vacancy in this building right away as there is a wait list for downtown (95% occupied). The population of the building varies: Many young professionals and couples, retirees, UMKC students, medical students, and divorcees mostly. People are very friendly and neighborly, but tend to be quiet. The units are well soundproofed so you rarely hear neighbors. This building is pet-friendly, but they must be approved by the board. Criminal & financial background checks are done, so the building has a really good community.

Due to more condos being leased and parking spots being attached to that, there are no spots for visitors to park. The limited parking is only along the side road which accommodates about 12-15 cars. So if you have a roommate or a guest there aren't many spots to park. The parking garage is in shambles and very poorly lit. Not a lot of security around the area either. There are people loitering around the street entrance (which is a dead end street) that are at the rehab facility on the corner. The people will walk in front of your cars and stop their vehicles in the middle of the street. Nice pool and a decent job keeping it clean. The amenities are not finished although they advertise they have the most in the city. My biggest complaint is the parking. If you have a two car situation you won't have much room to park and cars are towed if they are parked in reserved spots.

Yes, Park Reserve has had issues (such as limited parking initially and, more recently, one of the elevators has not been working) but it is under a new management company (Hunter Residential) and things are moving in the right direction. Also, the HOA board has been working very hard to improve things. Other than some issues in the building, the condos are beautiful and many have amazing views. The monthly HOA dues are some of the most affordable in the city. Many of the neighbors are wonderful people and there is a real sense of community. Once the issues are fixed, I am confident that this will be a great investment and I would recommend it to anyone.

    Ive been really patience and nice despite how I've been treated…read more Ive been living in their properties for around 4 months now. The first property I moved in didnt work because of the owner rules; one day i woke up to a man tiptoeing out of my kitchen. Me and my daughter was asleep on the couch. I immediately jumped and reached for my gun. In order to walk to the kitchen, he had to walk past me and my sleeping baby which didnt sit right with me. When I called Ellie's regarding this issue, some seemed apologetic & understood how badly that could have gotten while others stated it was out of their control because he was hired by the owner, which didn't sit right with me so management allowed me to transfer units. My current unit, Ive been in for around 3 months. Still managed my Ellie's. Since day 1 of move in there has been clear signs of mice & ant infestation. Ive made them aware of this day 1, sending them pictures/ videos. There are so many entryways due to amount of holes. The main one is the kitchen cabinet which also contains a ton of mold that has yet been addressed(also made them aware day 1) the cabinet has a HUGE chunk missing and it connects to the outside which is how they're getting in. Mind you, they moved me in knowing this. While inspecting the massive hole underneath the cabinet, I noticed blue bait which is more confirmation that they were aware of the infestation prior to me moving in. I found my 8 pound dog in the bathroom, eating that same blue bait. I looked under the bathroom cabinet and seen they laid some out there too. Again, confirmation that they KNEW. my final 2 strikes was seeing a mice run from my baby closet(on the SECOND FLOOR) that same day her face and eyes were so swole due to her being allergic. Then, at 7am while bathing my daughter, I seen a baby mice running from underneath my bed. Confirming the problem has now grew due to them not taking this issue seriously or making tenants aware of infestation BEFORE move in. I still have yet received a response from the property manager. The office answer every now & then but they are helpless because they have to go through management to get things done. The first week of me living here, they sent a pest guy that said he couldn't treat for the mice because it isnt his job to patch holes; he stated they will only keep coming back until they're patched by maintenance and only left 3 ant traps on the counter for me to sit out on my own. After weeks and weeks of calling about the mice again, they are wanting to send the same pest guy out who did nothing the first time. I spent the last few weeks preparing because now I am able to withhold rent: I have documented all communication on my end, all of the mice poof, ants, mold, doctor appointments, therapy documents, communication with previous tenants, etc. It's a violation to move someone into infestation especially while being aware! my 2 year old is allergic and still no empathy has been shown. No discount. No proper treatments. Rent is 1900 I decided to go up in rent to avoid things like this. it's only me & my daughter on the lease. Not me, my daughter, and a family of mice & ants . Something needs to be done! Every neighbor I have talked to, has them too which could be why Ive been ignored and treated like a nuisance. I'm not understanding why not take this serious considering there is so many airbnbs over here, my next step will be letting the guest know the area they're paying to be in is infested.

Here are some great things that have made me unquestionably give Piper Lofts a 5/5 rating! 1. They have a very secure parking garage. Moving from OKC to KC - I'm used to living in a house with a garage. I feel very secure where I currently live and that was a major factor when looking for a new place to live! in comparison, other apartments I toured or even just looked at online, lacked very close, secure parking. OKC is a smaller city than Kansas City, so I'm not really sure what to expect, but this was high on my list of priorities. 2. They are pet friendly. This isn't just a simple statement - a lot of places are pet friendly...but when I say pet friendly, I mean...the floors above you AND below you are all entirely made of concrete. No one will hear a fat cat or a rowdy dog running around! 3. THE LOCATION? Amazing! 4. The property manager I have been working with is amazing. I had a generally horrible experience working with other property managers at other locations - I move to Kansas City in July, and on a whim, I reached out to Tiffany, the property manager at Piper Lofts, on a SUNDAY. She was extremely helpful and communicative. I understand that we all need time to decompress on the weekends outside of our jobs, but the fact that this woman was able and willing to speak with me on a Sunday goes so far with me. 5. The application process: super easy, well written, and very clear. I like this. Nothing felt sketchy about the process. 6. Aside from the ease of signing the lease (typically I wouldn't do this before viewing the property in person, but after reading good reviews and knowing about the parking situation, I was sold) - Piper Lofts was willing to let me drive up to Kansas City on a Saturday to just come view the apartment and the property. I forget the other property managers name, but she was equally as great as Tiffany - she was new to the job from what I picked up, but was just as informative as someone who had been working there for 4 years! It was really nice to be accommodated for in this way and for someone to really speak to you like a person. 7. Guys...this apartment complex/community is GORGEOUS. The apartments are unbelievable. You get an amazing view, the exposed brick vibe with huge windows, amazing amenities, a VERY secure building, and a nice parking garage IN A GREAT LOCATION. Overall - compared to my experience with touring/dealing with other apartment complexes/communities in Kansas City - this has been the smoothest process I've encountered. Definitely look into this place if you can! Thank you Tiffany! Tips: "Tips" might translate to "cons" to some, but this is just here to help you guys make your decision: 1. They do limit access on the rooftop pool from what I've seen - don't be mad at management about that if you see a bunch of non-residents there: be annoyed with current residents. Limiting access is nice because it is a smaller roof top pool, but it is a very nice one. 2. If you're moving to an apartment higher than the 2nd floor, plan accordingly. The elevators aren't very big - so it would probably be best to bring a sectional/easy to move furniture with you (I will be following this post up with some pictures/recommendations of "easy to move furniture" to help) Again, it's been too early to tell what my experience as a resident will be like fully..but I already know I made an excellent choice

Unlike other apts in the area, this building has good bones and things work properly and feel safe and secure. Management is awesome. They are responsive to maintenance requests and resident needs, and always put on promotional events or free breakfasts or food trucks for their residents.
