Cost me my refinance His walk through took 15 minutes and report took a week. The amount came in absurdly low and I was then unable to refinance my house. Clearly he doesn't know our niche area and has cost me thousands in lost money plus the fee I had to pay out of my pocket. Our escrow was due to close soon and now instead of closing next week, we need to go back on the market again. By far, this is one of the worse appraisers I had to deal with during my career as a realtor. Horrible Company. Refinance appraisal selected by escrow company. I wish I would have looked them up prior to them coming out. Was in and out in about 10-15 minutes. We have a new home, built year prior. We completely landscaped the home and added colored concrete and retaining walls and wood fencing. Our lender was shocked at how low the appraisal came in. Equally as shocked when he used over 10 comps that were 10-15 years older than ours and over 70k less in value! If you read this prior to your appraisal please cancel and request another company, They should not be in business read more

This "appraiser" came into our house, didn't even look through our entire house, instead just stood in a room, took a picture and moved to the next room, was done in 5-10 minutes. Our realtor came out to meet him with comparables which he apparently didn't even use and appraised 40k below our accepted offer. Absolute disgusting, this guy should not be working in this industry if he can't even do his job, at this point I want his license revoked, DISGRACE! read more

Hopefully, you don't pull this guy as the appraiser for an FHA loan. Only used comps that were 6 months old although there were tons of comps that justified the price we offered the seller. Also, none of the comps were remodeled. The house we were trying to buy was. All of the negative reviews here are justified. Do not use this appraiser. read more

Someone from this company came to my home today and claimed to be an appraiser. This person did not give me his name, or the company that he was with even after being asked for it twice. He made me very uncomfortable as he proceeded to walk around my house requesting entrance (I did not provide this as I had 3 small children at home.) I became even more uncomfortable when he claimed that he needed to know how much I had paid for improvements on my home because he needed to know what I paid to do a discounted cash flow analysis (DCF) on those assets. I have a Masters Degree in Accounting and have Passed the CPA Exam so I am well aware of the DCF Model. Acquisition cost of an asset has nothing to do with DCF valuation. DCF valuation is a method of estimating the current value of an asset given projected cash flows generated by that asset over a period of time at a discount rate. Anyone in finance knows this and anyone who doesn't understand a concept like this should be very cautious in judging a customers knowledge of finance and trying to use "big words" to confuse people. It is worth noting that after I asked this man to leave my property he told me that he was with Schweitzer Appraisals, as much as I would like to give his name here, I still do not know his name. He is an older Caucasian male who stands approximately 5'7 with a larger than average build. He drives a grey Nissan but I will not provide his license plate in public forum. read more

Can not agree with the other reviews more strongly. Mark is a nice guy but in the wrong industry. He showed up on time, was friendly and did his appraisal quickly and professionally. When the appraisal came back I was shocked at how low it was. He chose comps not in the neighborhood even though the house across the street had just sold a month prior and is identical to my house. How often do the stars align for an appraiser to have a perfect comp (lot size and shape identical, sq footage and bedrooms identical) and the appraiser doesn't select it. I filed an appeal and begrudgingly got an additional 18k added to the value based on that comp. Unfortunately I feel like anyone reading this has already been appraised by Mark and it will be too late but the least I can do is state my story and hope it catches at least one person early. 1 star on Google reviews and 1.5 stars on Yelp and everyone has the same story. We can't all be lying. He does have a glowing review on alignable (never heard of that website) from Patricia Schweitzer of Patty's pet portraits. Hmmm I wonder if that's the same Patty Schweitzer (whose listed as an executive administrator at Schweitzer appraisals on LinkedIn) that called to schedule the appraisal. YOU WILL REGRET HAVING HIM APPRAISE. Dont just accept him because the escrow company selected him as a "local" appraiser. You have the right to reject an appraiser and select your own. Several times this appraiser has come in to our area which is in the San Bernardino mountains to do appraisals. Not once has the appraised value come in at contract price, even when we give local comps. This company is out of San Bernardino and not a local appraiser of Lake Arrowhead. We have 7 local appraisers in Lake Arrowhead who know our local market well. He may very well be great in his local area but as far as Lake Arrowhead is concerned I have reservations. read more

I wanted to refinance my home and this appraisal company came out. An older nice gentleman arrived and took pictures and measurements. When his appraisal report was generated I was shocked how low it came back. He used a comp for a home that was older, 30% smaller lot and almost 1 mile away. In my opinion he should of done his job better and picked a home with better comparables. Due to his low appraisel my refinance was not processed and now I'm stuck with a $500 charge. If you see his company is appraising your home, I suggest you request someone else. read more
