honestly one of the worst inspectors I know. You only inspect your home once.... don't trust him to do that for you. He is not thorough, he is not forthcoming, he only does the bare minimum. so much so that it makes you wonder who he is working for... you or your realtor who just wants the house sold, no matter the condition. read more

Great service! We were in a pinch for time, and Schott's was able to complete the inspection that same day, there was great communication throughout the whole process and his inspection was thorough and prevented us from falling into a "money pit project " which was listed as a "New Home" Aesthetically the House looked amazing but Schott's took the time and made us aware of numerous small and MAJOR issues that we would have never been aware of . DO NOT HIRE THIS COMPANY! You've been warned! We used them twice this year and have realized that both inspections were complete BS. Pointing out the obvious, i.e. windows that won't open or a wiring shroud under the garbage disposal, cracked tile, missing light bulb, broken gate latch. A monkey could do that. They recommended carbon monoxide detectors when there is obviously no gas to the homes. Are you kidding me?! What was intentionally omitted were the age and condition of both air handlers inside the homes as well as a poor inspection of the roof, decking in the attic, and condition of roof from attic view. These are MAJOR concerns with very costly consequen! DO NOT hire this company if you desire the honest truth. If your realtor recommends them, consider the realtor's motivation...the sale and commission! As an update, we are slowly finding out more details that the inspector, Howard Stitch, missed. We can't stress strongly enough to bypass this company when needing an inspection of any kind! read more

I was really disappointed with this service due to the lack of our inspectors interpersonal skills. Upon greeting us he said maybe a few words before he was on his business of inspecting the home. My wife and I awkwardly sat on the couch expecting to go with him during his inspection instead to be sitting down for an hour waiting for his results. Based off of the website I expected to go with him during his inspection for a good explanation of everything. I also expected to have a well thorough explanation of everything he found, however, it was just a quick run down that lasted maybe 5 minutes. While he gave his results I had to stop him on at least 5 different occasions to explain some of his terminology in depth for the average person to understand. I understand he has a job to do but I think a big portion of his job should be to relay the information to the customer in an efficient manner which he did not. We did not close on this particular house and we do not plan on using Scott's Inspection for our future home due to this experience. * Upon reviewing the previous inspection released by sellers agent, I noticed Scotts Inspection was half as thorough on paper versus the previous inspector* Will not use this service again. read more

I don't know what I paid these people for, certainly not a quality inspection. My inspector missed the fact that the master shower leaks into the garage and now I am out at least $1k of a home insurance deductible if they even cover it at all. The plumber said the way the tile work was done should have been an indicator for the inspector to flag and he didn't mention it all at. Really disappointed here. read more

I am a San Antonio Realtor. I just wanted to give a public shout out to Scott with Scotts Inspections. The other day an inspection took place on once of my listings with an inspectior I had never heard of before. The seller was home for the inspection and as the inspector tested the Jacuzzi Tub it worked perfectly. The seller was there to witness. Then this inspector tripped the GFCI to test and the Jacuzzi no longer worked. The inspector could not find where to reset this and neither could the seller so he ended up leaving the home with a Jacuzzi tub not functioning and no solution to the issue. As you can imagine my poor seller with back issues that uses this tub regularly was extremely frustrated as I was. I called my favorite inspector (Scott Emerson) to just see what he thought would be appropriate in this situaton and the very same day he met me at the house and within 5 mins found the GFCI, reset and got the Tub working again. This was one of the worst home inspections I've ever been a part of. I'm a homebuilder and I'm involved in numerous inspections per month on other people's homes. Unfortunately, I was not able to be present for the inspection of my own home. There were several easily identifiable items that were missed. For example......there is ONE smoke detector on the entire first floor that is 3100sq. ft. Secondly.....the downstairs water heater is dead, completely dead. Did he not even bother to turn the water on? Apparently not. I also have a drop garage that has 6 steps, the fact that it did not have a handrail is a MAJOR safety hazard. The inspector also noted that my heating system was gas.....it's not. The one area my inspector knocked it out of the park was all the time he spent trying to sell his moms insurance agency to us. By the time he left, I knew more about his mom "the insurance agent" than I did about my new home. These things are "Home inspection 101", the basic of the basics. I could go on and on but you all get the point. I am asked 2-3 times a week to recommend a home inspector, I usually don't recommend anyone but, I will make it a point to recommend that my new home buyers do not use Scotts Inspections based on my personal experience.. I WILL NOT USE NOR RECOMMEND THIS COMPANY TO ANYONE. read more

Worst inspection ever. Inspector did not bring ladder; did not actually go on the roof (although we assumed he had). Squirrels had made holes in the roof which were not reported. Jacuzzi faucet had to be replaced. Gutters had to be replaced. Two lights which were out were not tested because he couldn't reach them. He thought maybe bulbs were out but turned out we had to call an electrician. I could go on and on. We have bought and sold a dozen homes and have never had an inspection this poor. read more

I would go elsewhere. We used Scott's in January for our home inspection, the young man was nice and professional, but we came to find out that he missed the fact that there wasn't attic access to nearly half our house, and that 1/2 the house didn't have insulation. If you are going to spend $400-$500, you should look at a different group that is capable of catching big issues like this. When I called the company to discuss my dissatisfaction, they essentially ignored me. I found out the owner sold to a larger company based out of State in February, and this larger company could care less about your experience. read more

We were initially a little wary when we were assigned Robert Huth because of a poor review he received on this site but nothing could have been further from the truth. He was personable and professional throughout the entire process and performed a thorough inspection of our home. I was initially scheduled with inspector Gary Armstrong, however, Robert Huth wound up being my inspector. I found the entire interaction awkward and unprofessional. His hyper demeanor and speech made me uncomfortable, and he kept advising me - in front of the seller's agent - that the owner "did not have to" perform any repairs and that if I was too demanding they would "just find another buyer." I found this incredibly inappropriate and unethical considering the stakeholders who were present, and especially considering that an inspection service is procured by the buyer and meant to serve the interests of the buyer. I communicated my concerns to the Scott's Inspections management, who was sympathetic and offered a small credit, yet more than a month later I have still never received the credit. I have also discovered several additional deficiencies in the home which I am now working to repair. This company has a good reputation, which is why I hired them in the first place, but my experience was very unsatisfactory. I wish I'd gone with someone else. read more
