I was initially satisfied with the open wall inspection on a new home build. Later, I found that there were a few areas that left me dissatisfied. 1. After the initial inspection, a City of San Marcos inspector inspected the home and found that there was a problem with the trusses. A structural engineer had to inspect afterwards to certify that the repairs were corrected. This was not discovered during the Lange open wall inspection. 2. I felt that the support upright, which appeared to be a load bearing post, was inadequate on one corner of the home. It was simply some 2x4's. This was at the time brought to the attention of the inspector, who related there didn't seem to be any concern. I had no other like-models being built to compare the upright posts to. When I later found the same model in the framing stage, I noted that the post that seemed inadequate in my build, was substantially beefed up in this new build. I contacted Lange and asked them to advise me where I could go to get an opinion. A repair at that stage would have been easy to have corrected. Instead of advising me of the simple question that I asked, I just got the simple CYA response: - My eye didn't pick that up that day (bowing boards) - Whether that is proper load bearing, we don't have the papers and I'm not an engineer I just go by what is seen on the day of installation We didn't email the inspection company in order to complain about the inspection, we emailed and directly asked: "where you would you go to get this question resolved quickly? If this were your home, what would you do?" I was hoping to get a structural engineer referral. Time was of the essence and I didn't appreciate the inspector trying to cover himself, rather than giving my husband the answer he sought. To our surprise, the builder agreed with us and corrected the apparent defect. When we told the inspector the builder agreed with us, he corrected his report. At first, he wouldn't. We are getting a different inspection company for the next phase inspection. read more

We used Lange for our foundation pre-pour inspection and plan on using them for the remaining new construct inspections. Communication was excellent. An issue developed with the builder who cancelled the inspection twice, but Lange was very patient. They rescheduled with no surprise extra fee and conducted a good inspection, identifying numerous areas needing correction. I had a question over the builder's responsibility, and emailed Lange. The Inspector emailed me back the same day with a complete explanation. I thought the communication, both in pre-inspection talks, and post-inspection follow up, was excellent. I plan on using Lange for the remaining phases of my new home inspection. read more

When I first contracted my home in Seguin, TX I didn't even think about hiring an independent home inspector. Not only did the builder brag about their inspection team but I also knew the city had rather rigid standards as evidenced by the many failed inspections I discovered on the City of Seguin website. However, hearing many horror stories about not just my builder but other mass producers in the area, we contacted close to a dozen independent contractors for our final inspection just before closing. Of the 4 that actually took the time and effort to respond back to me, Lange was by far the most impressive. Dealing with them before, during and after the inspection was always professional, knowledgeable and friendly. The actual inspection took a few hours. Ty Wall was awesome to work with. He was armed with a load of tools, instruments and cameras while he buzzed around my wife, our realtors and I checking everything in the place. On our own we had found about 10 items to blue tape but Ty discovered twenty more items that required installation or repair. All along the way he joked with us while explaining exactly what he was inspecting. At the end of almost 3 hours he sat down with us and ran through all the items that needed to be addressed plus a few that he felt we might ask the builder to upgrade. He left us with a lengthy journal of all the things he checked out along with scores of photos. With his information in hand we were able to demand repairs before settlement.
