He does a very complete inspection. He emailed me the report the same day. It is very useful since I know what projects to work on first. He is an expert. He answered my questions with ease and I will continue to use him for future homes I buy. The $595 fee was very fair. He spent over 4 hours at my house yesterday and i feel so relieved that I know the condition of my house. His work is exceptional.

When we arrived at the house, the seller didn't have the power or heat on, so Jay recommended we reschedule so he could do a thorough inspection. Once all the power and heat was turned on, Jay went above and beyond going through all the parts of the house. He pointed out everything they needed to repaired and gave rough estimates and referrals throughout the house. The thing that really stood out though was that Jay was straightforward and honest in his assessment. I work on a lot of houses, so all the figures he gave for estimates were pretty much in line with what I would expect. Not too high, like he was selling me on a repair I didn't need. But also not underselling the cost of what needed to get done. To me, there's nothing more valuable then getting accurate information. Don't try and overinflate or udnerflate what costs will be. Just say it like it is and let me decide how to proceed. I will absolutely be using 4 Seasons for future Home Inspection work and I highly recommend them to anyone who needs a home assessed.

Although the sellers already had a pre-inspection, we were able to get an inspection contingency. We hired Bryan for an inspection and a sewer scope. We found Bryan's inspection to be much more thorough. His inspection included important items, particularly about the exterior/siding, that we have not seen in other inspections while looking at other homes. His report also helped us get an idea about what routine maintenance items will need to be done in the future to keep the house functioning well. Hiring Bryan helped us make a truly informed decision about our house. While his fees are very reasonable, Bryan's experience and advice is invaluable. We will be recommending Bryan to our friends.

Bryan arrived on time, and spent 3 hours and did full top to bottom inspection of every details of the house. Along the process, he spent time patiently explained the technical details of the house, included HVAC, water heater, electrical systems, attic, crawl space, etc. to me as a new home owner. The Inspection Report arrived 24 hours later, with extreme details, photos, and recommendations for repairs, maintenance, and general knowledge. I am very satisfied with Bryan's work, and I highly recommend him as a Home Inspector without any hesitation.

He brought the right tools, came ready to work, and knew his trade. I was able to save some money by following along and taking detailed notes rather than paying for his written work which was not required in our situation. Not only did he inspect, he shared his wisdom with us, about different approaches for maintaining a flat roof and shared with us a long list of professional people to get us started. He prioritized what needed to be done first and offered some comments were above and beyond. I had spoken to another inspector before contacting him who as gruff and unable to communicate in a style appropriate for our needs. I am so glad we were able to contact Ryan, who is a Seattle native and knows alot about weather-related things and how materials react to our climate etc. I highly recommend him. He is smart, clever, and has a spring in his step that was refreshing. He followed-up and was straight with us. If all professionals had his approach the world would be a better place.

    The inspector is factually ignorant about multi wire branch circuits serviced by 12/3 wires. In the…read moreinspection report, the inspector stated that the kitchen was serviced by a 240V breaker and is "improper". The lack of understanding of basic wiring is disappointing and the inspector should attend a continuing education course. The double pole breaker can service two separate circuits which share a neutral. Otherwise it wouldn't have passed final electrical permit inspections. The inspector could also not locate the main water shutoff valve despite it being in a very obvious place in the bathroom.
