The lawn service does an amazing job! They work hard every day in the outside conditions. Many plants have been replaced and the grass is well maintained. I sincerely appreciate all of the hard work they put in maintaining the property. If there is a concern with anything then owners should bring it to the property management company. I wonder if the people complaining are renters. If your so, unhappy here than move. My property value has increased and my condo was remodeled. The parking situation is not perfect but it's the best that you'll find for the Costa Mesa / Santa Ana area - there's always a spot somewhere even if it's a walk. The only major downside is that you must be careful securing your car, try to park inside the gate because outside the gate in the guest parking there have been break-ins, drilled keyholes, stolen tires, ect. The staff will absolutely do their very best for you and will be on your side. The laundry room can be rough at peek hours of the day, but at odd hours I can easily take up 4 washers/dryers at time. Sense of community is superb and the neighbors are the best. We were sad to leave and will miss it greatly.

Over the years I lived in a 1 bedroom 1 bath, then upgraded to a 2 bedroom 2 bath. Justin, Andrew, Chantel, and all of the maintenance staff are wonderful people. I was so worried about leaving because I knew it would be hard to come by property management/owners that did even half as good of a job as Pine Creek does. They were kind and did their jobs well. Maintenance requests were always addressed ASAP. Community communications and expectations were always clear. Pine Creek gives you one reserved/assigned carport parking spot & the other is first come first served. There are many laundry rooms, two pools, one hot tub, and a gym. The washers & dryers aren't great, and we frequently had to run them multiple times for a successful wash or a complete dry- but that is what happened in my two previous shared laundry rooms so maybe that's just the cost of not having in unit laundry. The property was maintained well & frequently upgraded. In my time, the pools and hot tubs were resurfaced, new pool furniture was added, parking lots were resurfaced- all to say, they kept up with what was needed! PineCreek is located perfectly next to freeways and main streets like Newport Blvd and Fairview and Harbor. You can walk to the OC Fairgrounds (you can get a resident parking permit when the fair is in town) and Northgate Mercado. College Park Elementary School is across the street, and with the city's newly added bike lanes and crosswalks, it's safer to get across the street. Squirrels are a complete nuisance eating plants and trying to get into your windows (they have no fear!!!). So beware of which precious plant babies you leave outside and vigilant about them trying to get in. If anyone is looking for somewhere to live, I recommend Pine Creek wholeheartedly. If I ever have the privilege of moving back to Orange County and I am still in the renting not owning stage of life, I'll be trying my hardest (and waiting) to get a unit at PineCreek. The management team is amazing and professional; they actually care about this community and keep it maintained. The community is peaceful, the neighbors are incredibly friendly, and any maintenance request I've ever put in has been handled quickly. It's a great, safe place to live, and it's sad to see someone try to trash a wonderful community just because they have a personal grievance. The reality is that the vast majority of residents here are respectful, and the only real disturbances, screaming, or noise issues come from a single household that refuses to follow community rules. Management works hard to protect the quiet enjoyment of the building for everyone else. Don't let one disgruntled person's drama scare you away from a great place.

Let me give you a real review, from start to finish, about Beach and Ocean from a tenant that paid…read morerent on time every single month. My first time touring, I wasn't given a code to enter the building and there's no way to call anyone directly since there's no on-site leasing office. I had to reschedule after driving all the way from LA!! I still gave them another chance and came back for a second tour. Again, no one was on-site to answer questions and communication is basically limited to text message. The apartments themselves were decent and reasonably priced, so I decided to lease a studio. (Hindsight, bad idea) During my lease, I dealt with an ant infestation, a broken toilet, and the AC going out in the middle of summer for 2-3 days (they had to replace the entire unit). Guest parking was a constant headache. They required printed guest passes but didn't provide a printer LOL so I had to go to FedEx or coordinate with their off-site office near Pacific City just to print one. My friend's car was towed twice because of this costing us about $1,000 total and management offered zero help. They got sooo many complaints that they later switched to an app that charged $10 per guest parking!! That adds up fast. When renewal time came, I considered staying because moving SUCKS. When they showed me my renewal costs they decided to double the package lockers and bike locker fees... not a small increase, but they DOUBLED it. They also wanted to increase my renters insurance by DOUBLE which didn't make sense to me?? especially since I was still covered under my existing policy. I asked questions and received no response for 3-4 weeks. At that point, I decided not to renew. Now its move out time, I hired a cleaner through the app they recommended, Amenify. The cleaner (HER NAME IS CHOC, BEWARE!!) took my cash $50+ tip and left without cleaning anything. As a result, I was charged nearly $300 in cleaning fees by B&O. Also I moved out on December 20th (the last day of my lease) and was somehow charged for December 21st. I asked why like 5x and of courseee no response. I only received $124 of my deposit back with no clear explanation of the additional charges. I know they charged like $120 or something for hole patching from stuff I hung up but aside from that.. no clue. After months of texting and emailing with no answers, I gave up. Would I recommend this place? Absolutely not. There are plenty of apartments in Huntington Beach and I beg of you.. don't waste your time here.

Mark, Barbara, and Krysta are always on top of things and genuinely care about the residents. The amenities are great too -- free coffee in the mornings, a solid gym, two pools, free tennis lessons, and even yoga classes. One thing I appreciated was that the property is always being improved while still taking care of residents' needs. It shows that management is paying attention. If you're on the fence about living here, I would definitely recommend giving Pine Creek Village strong consideration.

They just started a towing spree out of nowhere and claims that their security team is "on it" when it comes to parking, which has truthfully never been the case. No signs anywhere indicating there is required passes to park. They LOVE to harp on the fact that, "Well, it's in your lease ‍" and offer no other helpful alternatives or even try to compromise; everything is the renters fault. The list of things you can't have on your own patio/balcony is absurd!!! No decorative lighting, brooms, play pens, golf clubs, even SHOES!!! I won't even begin to explain how disrespectful and culturally insensitive the shoe thing is, but know that it's on your lease! The people in the office are not meant for this line of work, as they can't have a proper conversation with their tenants without being condescending. I dread going in there unless I see Crysta. I honestly cannot wait to get out of this place. If you have no friends, no life, and no backbone, this is the place for you!!
