Updated review of the food hall. M&T has taken over managing it and it's great now. Salad bar is back, hot bar is back (both charged by weight). Soup is back. Burgers and sandwiches are still available as well, I haven't tried those since M&T took over. read more

Working for Marine Midland Bank /HSBC for many years made my visit a bit nostalgic. It's absolutely amazing what has been done with this building. It was turned from what at the time a contemporary 70's office building to now a multi use space. The old bank branch is now a beautiful bar. Not any bar but the bar from Bada Bing in the Sopranos! In the open space is a pool table, ping pong table, a Nintendo game station, and comfortable seating. This is surrounded by art work, one piece made from the old bank vault, a giant gondola, live birds, and a miniature train track in the lobby. Quite a change from the old break rooms and cafeteria! These areas are open to the public, not just employees or residents of the building. Oh yes, the building now has apartments. There's also a nice gym, beer garden, restaurant, bike rentals, and outdoor gardens. The list goes on and they're still building and expanding. The only thing I saw remenent of the old days was the auditorium which is still the old velvety blue and orange. I think they should leave it that way. The new color makes it really stand out and since it's already the tallest building in downtown Buffalo it looks even nicer. Pretty impressive remodel and use of space. I know they give tours but my visit was just us wandering around ourselves so I'm sure I didn't see all the work. Maybe I'll come back for an official tour. 2021-135 read more

There's so much going on at Seneca One - it's exciting! I came to tour a few floors as part of Doors Open Buffalo. The public space (enter through west entrance, go up escalators) is really neat. There's a bar, food court, and neat displays (a bank vault and a gondola). If you go up another level, there are conference rooms. I also got to see the M&T Tech Hub on the first floor, and the M&T Tech Academy on the 23rd floor. The views from 23 were fantastic! The building uses smart elevators, and houses a variety of businesses as well as apartments. I'd recommend checking it out for a tour if you're able to. read more

First day of jazz on the plaz. June 11 2021. Just started not too much going on but it's early. A food and drink stand serving wine and beer along with meatball sliders and porchetta sandwiches from Osteria 166. They weren't ready yet but I'm familiar with their meatballs and ok sandwich. A single food truck Mad Sauces wings burgers and dogs. The music was nice smooth jazz drums bass keyboards trumpet and sax combo. Beautiful weather smooth jazz food and drink. Buffalo at it's best. Music was great I got hungry and knew that the Union Pub was a short jaunt so there I went. I plan to return next week and stay a little longer. read more

I couldn't give more star to this place. Different options, very tasty foods, elegant place with beautiful view of city! This place is recently open and might need more seats. A COVID-friendly order and payment was very unique. I pick Mediterranean food and portion of it was huge. Many ingredients you can pick when you order with a tablet. There is also heart pizza and chicken wings stands next to it. I will definitely try again here. Only confusing thing was how to reach there: You should take the elevator to second floor (above parking). There are two basement below parking level and a floor on top of it. read more

I'm giving 5 stars because this is a great community overall. I've also included some critiques for things to be aware of, so read on if you're seriously considering living here. The apartments are well-managed, the layouts are nice, and there are some nice amenities like a free dispenser for filtered water that comes flat or fizzy, plain or flavored; a beautiful resident's lounge; and on-site 24-7 security; two gyms available to residents; and free yoga in the winter months. Management is very friendly and responsive. One of the managers even got a police escort to bring space heaters to residents who lost heat during the blizzard. I've not experienced that level of dedication from a resident manager before. The tenants really pulled together too! There is a real sense of community here. Maintenance issues are seen to promptly (typically the same day in my experience) and you can make maintenance requests online. There are lots of great restaurants and breweries within walking distance and frequent festivals, sporting events, craft shows, etc. in the building or within a few blocks. There are even live musicians in the courtyard of the building sometimes. Now, here are the things to be aware of...The food court has difficulty keeping enough staff to stay open for dinner and it isn't open on the weekends, so it's not helpful for people who work 9-5 (unless you work in the building). Similarly, the coffee shop is closed on weekends and doesn't open until 7:00 am weekdays, so it's most convenient for people who work in the building. To be fair, there probably aren't enough residents in the building to keep them going on the weekends and there are several alternatives within walking distance. I recommend Public Espresso. It's about a 10 minute walk away and their coffee is top notch. There are at least 17 electric outlets in the studio+, including: 5 outlets in the hallway, 4 in the bedroom area, 3 in the kitchen area, and at least 4 in the living room area... but only one in the bathroom. You have to run a cord behind the sink to put anything requiring electricity on the left side of the vanity, and only two things can be plugged in at one time. Also, the kitchen does not have a garbage disposal. I was very surprised by that, because it's such a standard appliance and these are new units. Finally, because it is a mixed-use building, construction projects can begin as early as 5:30am.... even on the weekend. Overall, it's a great place to live, and I definitely recommend it. I've tried to give a balanced review with the pros and cons as I see them. BTW...the same management/development company developed and manages The Police Apartments. If Seneca one doesn't have an opening, check with The Police Apartments. You would be hard pressed to find a more responsive management company or a smoother running operation. read more

We were a group of 12 on this tour of Seneca One. Joe was our tour guide for this 1 hour tour. After a 3-4 story high escalator ride up to the lobby, we headed to the elevators to ride to the 38th floor. There is a lot of work still to be done to the offices on this floor, but it is coming along. Needless to say, anyone who has an office on the outer wall of any floor in Seneca One has a spectacular view of the City or the waterfront. On a clear day, as it was on our tour day, we could see as far as the UB North campus. Because some of the floors are already occupied by M & T Bank( mostly) and some other businesses, our tour was limited to the 38th, 29th and 26th floors. On the 29th floor is a company called Serendipity Labs. This company offers offices to rent. An example might be someone visiting from out of town who needs an office with secure/stronger wi-fi, better than his/her hotel offers. These offices are available to rent for flexible periods of time. There is also a small eating area with a snack bar. On to the 26th floor we looked out onto the Buffalo ballpark. During Covid restrictions in 2020, some lucky baseball aficionados were able to watch the Toronto Bluejays play from high above the stadium. Back to the lobby where we saw the large cafeteria, which is open to the public. There is also a very attractive bar and out in the open area of the lobby, several comfortable seating groupings. Of note, when one wants an elevator, one pushes the button first for the floor where one is going and then there is a "posting" telling you which elevator you will enter. There are no buttons inside the elevator! Enter, doors close and you go right to your pre-picked floor, smoothly, quietly and quickly. Thanks Joe. read more

Love what they have done at Seneca One! It has many gardens that sometimes has artisan shows during inclement weather they are moved inside upstairs and open to everyone, not only residents. The interior is amazing with a bar area on the 2nd floor just off the extremely high escalator.even the parking garage is now newly painted and bright! Seneca One, Buffalo's tallest building has been empty for some years after HSCB left. A couple of years ago Douglas Jemal bought the building and is slowly transforming it. The most significant changes on te outside are the new colors (instead of the boring concrete grey) and the big M&T Bank signs at the top. Now Seneca One is offering tours to see much of the inside too. After a short introduction downstairs our guide Joe took us up the long escalators to the lobby and with the elevators up to the 38th floor. The view is really magnificent. Lake Erie and the Buffalo harbor (that actually has the shape of a buffalo) on one side, a great view over the ballpark, the new train station and General Mills on the next. To the north is Main Street just below you and you can see ECMC and both UB campuses. After that we took the elevator down to the 29th floor where we found Serendipity Labs. They offer co working and flexible office space. A lot of very flexible rooms and workspaces in different sizes for companies to rent. We ended the tour in the lobby with stories about the several special things to see there: part of vault to mark their anchor tenant M&T bank, a gondola from Venice and the bar that you might recognize from the Sopranos. It was a very interesting tour, that gave some insight on what is happening. We did not visit the floors with residential 155 apartments or the tech hub from M&T bank. At the first floor is one room we could see to the glass walls that is part of the bank's tech hub with rows of computer screens. We went there for the first time today, they have been open for three days now, it was such a great lunch spot for everyone in downtown Buffalo. A very short walk to Pearl & Main street. you could enter to the building from the two main street entrances, when you get into the building just walk to the elevator lobby and go to the first floor (it is the lobby area), food hall is on the corner. They have digital order stations where you can place your order, and then grab your drinks and pay at the pay station. Contactless order and payment. if you have any issues or question, they are there to help you and walk you through ordering process, fairly simple. Very nice and cozy addition to our city. can't wait to be back there. They have Mediterranean, Pizza, breakfast and grill stations. I tried the Mediterranean chicken Shawarma bowl and it was beyond my expectation, delicious and authentic I'd call it. My order was ready within a second after I placed the order which was great considering it was their third day of being open. I added Israeli couscous, rice, grilled cauliflower, grilled zucchini, tzatziki sauce etc into the bowel. they all come at no extra charge. read more

I can't say that any local tour has brought as much excitement about Buffalo and its future to me as taking the tour "A Glimpse into Seneca One" did today. The tour was run by Sean Heidinger, Director of Business Development for Douglas Development in Buffalo. The tour starts at the entrance and takes you to the roof and works its way down. Insights as to current plans, future plans and progress on the Seneca One Building are provided as well as other local projects. We quickly learned that Douglas Jemal, owner of Douglas Development has exciting plans for the future of the Buffalo area that are centered on the downtown area as well as future plans in the suburbs. We were provided with amazing views of the city and as far as Toronto. The tour showed areas that are completed, areas that are in progress of renovation and areas that are awaiting renovation. Many might not realize the residential aspect of Seneca One. There are several apartments that are for rent. While currently not at full capacity it is expected that they will soon be all occupied. For this reason another nearby property was purchased and is currently being developed as apartments. I was truly amazed at the plans for this property and the types of business tenants that are moving in. One gets the impression that Buffalo is on the verge of becoming a major technology hub. Sean is very excited about the plans for Seneca One and conveys that with his presentation. I found it to be very interesting and informative. The plans for the downtown area extend well beyond the Seneca One Tower and beyond the infrastructure of the buildings and should present a major benefit to the community and the citizens of Western NY. In the past we've seen so many plans come and go in Buffalo. Promises were made from other developers that never came to fruition. Mr. Jemal is the real deal and his ideas are more than just plans. They are happening right now and coming to fruition. This tour gives you a quick glimpse at those plans, their progress and Buffalo's future. The current tour schedule is fully booked but Sean indicated that he would like to open future dates and change the start time to later in the day so that those attending can take advantage of the lobby bar at the end of the tour. One of the surprises that those taking the tour learn is that the bar was actually the one used in the Soprano's series at Bada Bing. I booked the tour through the below link. This place is SWEEET. At least from an outsiders view. I've heard that there are tours of this building but I figured why not try to see it myself first. My family and I decided to see the new renovations that had been done inside and let me tell you, it did not disappoint. First of all, the entrance is just gorgeous, it's stone on the outside with a very beautiful outdoor seating area surrounded by bushes and flowers. When you get inside you have to go up an escalator that has shiny white marble walls. At the top of the escalator behind the receptionist desk there is the best surprise of all. A basketball hoop. If I worked here, I would definitely blow off some steam and shoot a few baskets after I begin to feel the monotony of my job. The building has an absolutely stunning view of the baseball stadium and the rest of the surrounding city. There is even an old small "mock" ship. We did not eat at the food court but it did look very good, there were a variety of options and it was nice to see that all of the vendors had some healthier options. While we couldn't go upstairs to see the full view we did have a wonderful time seeing the updates. I would definitely pay to take a tour here. Absolutely a phenomenal place to live! Highly recommend! My wife and I moved from NYC to Buffalo and the Seneca One is the by far the best building to live in anywhere in Downtown Buffalo. The staff are great! Jessica and Sam really made moving in easy and their maintenance staff is always there to help if you have any issues. We have a very spacious 2 bed & 2 bath. All stainless steel appliances, in unit laundry, restaurant and Bar inside the building, onsite gym, and 24 hour security. Laminate floors, lots of lighting, and plenty of space depending on what type of unit you are looking for. Plus it's walking distance to a lot of restaurants in downtown and the waterfront. Perfect for anyone, but especially if you are young and new to Buffalo. The building is very friendly and the Seneca One Team is always doing events so its easy to make new friends. If anything is available, GET IT! They sell out quick and you wont want to miss out. read more
