We had to not renew a first year contract after many failed communications and delayed payments to vendors causing financial penalties. They rarely respond to emails, texts or phone messages by the HOA Board. Work orders are ignored for weeks after pestering them often. There is no way can I recommend them as a property management company. Oh, misc charges not mentioned in the contract amounted to $2,000-$3000 monthly. Not sure if it's the management company or if it's the individual that manages our particular HOA. However, phone calls and emails go unanswered, paper trail requests never get addressed, and when called upon to be neutral in a Board vs Homeowner, that person is unavailable. The fact is that the management company is beholden to the Board (the Board can hire and fire the management company), so there is an unspoken pact... a tightrope walk, if you will. And in our case, the management person continually sides with or becomes unavailable when there is such a conflict! Let's keep this real and keep in mind that this is my observation. BEWARE! Sentry has many problems. Comunication is the biggest problem. They rarely respond to inquiries or complaints. Even board members don't get responses to problems. They use a sub contractor for auto payment of HOA fees and they charge extra for this service plus late fees are incredibly high even if submitted on time because they take awhile to process a check which becomes the owners problem. Beware of misc charges! They charge .20 cents per page for agenda packets and $135/hr for meeting after 5pm. They are a terrible company to deal with because they do not manage the property and most of the work is done by the HOA board and residents. The assigned property manager basically handles the budget and only deals with other isses when pressured several times by the board. I recommend avoiding doing business with them. They are expensive, lack communication and are not efficient. read more

Sentry Mgt has mismanaged our funds, taken funds without proper approval, not abided by the bylaws of the community, not paid our utility bills on time, zero communication, deceptive practices for their own financial gain, ignored attorneys demand letter and the list can continue. We have had Sentry Management for almost 5 years in that time we have had at least 7 property managers, we now have a manager that has messed up one thing after another, we sent their manager Amber and their VP Ashley a letter with everything that we the board felt was not being handled by the PM, they told us they solved all our concerns, and if we wanted out it would cost us the balance of our contract???? we told them that we were still not happy with there results and now they want a meeting with the board all this is stall tactics so they can get all their money. Quality, value, and services are sub par. They have workers on our board and try to ram things through.

A one star is a much better rating than Sentry deserves. Our condominium complex made a terrible mistake by hiring Sentry. After 20 years of the property being managed by others, we chose to move to a professional management company thinking there would be less errors and more improvement in the running of the on-site office and the administrative responsibilities -- we were wrong. Emails, work requests and voicemails getting little to no response. I can't speak for how the Company operates in other cities, but the one out of Clearwater, Florida fails to train and/or hire qualified personnel. read more

Infestation of bats in my condo ''managed" by Sentry, first garages and now homes. Over a week of finding alive and dead bats IN MY HOUSE. I have called this mysterious "Kevin" manager whom has failed to call back for a week now. No concern for the MAJOR HEALTH HAZARD, the fact that there is potential disease in my home. My family and my pets have been up rooted and evacuated from our home. Forced to leave without a solution from sentry management. Neighbors in same pod of condos with connecting attics also have bats in their homes. They are reporting asthma flares and allergic reactions. They are coming through the fire places and digging around electrical coming from the attic into my kitchen - literally making holes and clawing their way out. One was found ON MY KITCHEN COUNTER TOP. Absolutely unbelievable the lack of concern for the safety of the people and animals being affected by their LACK OF MANAGEMENT. People in prison have better living conditions and I pay $500 a month for a useless association. ***UPDATE: Since posting this review and having a MELTDOWN on their voicemail management has called me back, along with the response you can see here. I refuse to change my 1 star review due to the SIX DAY DELAY in response to trapped dead BATS in my house. Trutech has been very helpful, they set up a tunnel thing so bats can get out and not bat in - irrelevant to the fact that it took them 6 days and the bats are probably dead, bloated, and rotting in various locations (Walls and in my house). As for Sentry, maybe your manager at this location needs some reinforcement on management, communication, etc to improve his work ethic if you want better reviews. read more

Sentry Management - A LIVE BAT FROM INSIDE MY CONDO MANAGED BY SENTRY, multiple units garages and HOMES have bats entering through various access on exterior - Property Management Near Me - Clearwater, Florida

The HOA a rental property of mine is located in moved to Sentry a few years ago. Overall, they are not horrible, but their communication methods, responsiveness, and sharing of data leave a lot to be desired. The good side is they're attentive to concerns at the HOA meetings, punctual, keep good records, seem to be reasonable in cost. Regarding the communication issues, given I don't actively live in the property in question, I'm dependent on either the tenant, neighbors (used to live there) or the HOA/Sentry to inform me of issues. I get it, HOA's are the 'bad guy' and send nasty letters, so all I can do is correct violations when they occur if my tenant didn't keep up with some part of the maintenance which my rental contract requires them to. In any case, I don't mind that; what I do mind is wasting my time. Time is valuable and I don't want to spend the free time I have chasing Sentry around trying to get information about a violation, or finding out if a violation has been resolved. For example, a recent occurrence was a violation letter related to a tree. The letter gave a phone number and an email. I figure if an email is given, there's an expectation that one can use it to communicate with them, so I emailed asking for clarification of what tree was in violation. I waited a week for a response, nothing. Called; was told oh, for that type of question I'll need to talk to the property manager. Okay, well I emailed with no response, should I leave a voicemail? Sure, I'll connect you. Left voicemail, nothing for several more days. Send another email, wait. Call two days later, can you please tell so and so I sent an email and am expecting a response given I'm coming up on the 15 day deadline for taking action before the always present threat of fines begin? Finally I get a reply the next day, one day short of the deadline for taking action. Want to know what the reply was? Sorry, this notice was incorrect and should not have been sent to you. Oh that's just fantastic. I'm the one that gets threatened with fines and a lien on my house if I don't act quickly, yet Sentry doesn't feel it necessary to provide descriptive information on what a given violation covers, there's no data anyone at the office can access to get me the answer to that, and the one person who has that knowledge takes 13+ days to respond to tell me to ignore it. My property has numerous trees on it, so a violation about a tree is simply useless, and I shouldn't have to jump through hoops to find out they didn't even mail the correct person. If they'd send meaningful notices, and respond to communication attempts, the experience would be much better. 6/18/17 - apparently communications are still not up to the 'standard' Paul Q's response references. I just received a 'final notice' violation letter threatening legal action over the issue Sentry Mgmt staff previously told me to disregard. So am I fine to keep ignoring, or am I about to get a lien on my home, who knows since I apparently cannot trust that even Sentry's own responses are accurate. read more

I live in the woods at Anderson park. Sentry Management runs it. This has to be the worst management company ever. First off don't even try to call the manger Ashely she is never in the office and emails take days to get return . The office people have no clue what's going on either and can never give you a answer to any problems you might have. We have had great results with this management company. They took over responsibilities of our community January 1 of this year. You would have thought that they had been managing this property forever because of their knowledge of the community. Several words come to mind when I think of our experiences with Sentry since January 1, they are professional, responsive, knowledgeable, proactive, accountable, in every way. The accountability portion of this review is the most important component that has helped our community the most. Whether it be a vendor, a utility company even different departments within the company itself. Our manager is Ashley has set the bar to a unbelievable high standard which she meets and exceeds every day. As President of The Woods Of Anderson Park HOA I cannot be any more happier to be associated with this company, just awesome!!!!!! To follow up on a previous review of our management company (Sentry) I would like to respond. Sentry, or at a bare minimum Ashley our property manager, is phenomenal. She brings years of property management experience to the table and is always ready with "in other associations we have..." or vendor recommendations. Our community has been through a full community roof replacement, security company change and damage from a hurricane. Even after a hurricane, Ashley was working remote next day (on a weekend) to ensure our residents were safe and have debris removed as quickly as possible. Highly recommend. read more

My experience with this company to facilitate a move into a condo complex did not meet expectations. Phone calls that were never answered or returned in a reasonable time period and I experienced a tremendous amount of misinformation or a lack of information on how to obtain a gate card to access the property upon moving in. Sentry Management along with Afroditi Rodriguez receive the highest accolades I can Personally and Professionally give. I have used Sentry Management extensively in my 40 year Roofing career for both Condominium Management and HOA Management throughout this Great State of Florida during Hurricane Catastrophes, and also in Colorado during Hailstorm seasons, Georgia and a long time ago in NY. However that said with no offense intended, Afroditi with Sentry Clearwater far surpasses the attention to detail, personal care, treating each task and individual as if it was there own families loving care. I encourage all to partner with Sentry Management and Afroditi Rodriguez and as for this Servant of peoples precious homes, I will only use Afroditi and the Clearwater office from hereon out. Sentry needs to update their methods of logging - in work orders and tracking those work orders. I feel for their managers because they end up doing double the work and homeowners are in limbo. If I could see the work order on my laptop, smartphone then I would know the status. read more

Horrible horrible horrible!!! I'm not sure the training provided for LCAM's Sentry uses but whatever it is needs to change. Every resident I've spoken to want our LCAM out due to her lack in attention to detail, miscommunication, unprofessionalism, trying to start feuds between residents...ugh the list goes on and on. A tree fell on my house from the land that Sentry Management is the owner of. I paid $2650 to have their tree cut off my house and then subsequently needed the screen repaired as well. Sentry Management first tried denying they even owned the land which is laughable because I sent them pictures of the Property Appraiser's site showing they own it. They know they own it...Second, they just decided that "na - we won't be putting in a claim because our tree fell on your house". They just decided they didn't want to take responsibility for their property. If my tree fell on the neighbors house, you bet damn well i would be putting in a claim for them because it was MY tree's fault. That is the right thing to do but Sentry Management doesn't care. It's easier to be corrupt and do the wrong thing than the right thing. DO NOT LIVE IN A NEIGHBORHOOD WITH SENTRY MANAGMENT. Look at all the negative reviews they have!! I have no idea why they are not shut down and put out of business. They are horrible as you can see from the hundreds and hundreds of bad reviews. I hope we get a new management company soon, one with integrity, one with morals, one that communicates effectively, one that actually cares about their work. read more

Slow at resolving several critical issues when Resident-Owner @ Rosewood Gardens 33612 involving roof & laundry faciilites repair. Some delays appear to be lack of fundiing issues but others were just unnecessary delays in repairs associated with monthly HOA repairs & regular maintenance issues. read more

This company "manages" the property for our HOA, but I really think they just collect HOA fees without doing any work. If you can get a hold of Sentry staff they are rude and always pass the blame for paperwork not being filed properly or notifications not being made to the appropriate people around the office because something is always "someone else's job" or it didn't get done because "we're moving offices." They've been "moving offices" for a year now. Look elsewhere for a property management company. read more
