    Awful! If you are a board member or HOA use any other company! These folks don't manage any issues…read morewell at all. Their staff is unprofessional and incredibly rude. they made an issue worse. I had written the board about getting a handicapped spot for my tenant and they were awful in how they handled it. And they turned around and fined my unit for another vehicle parking in the parking lot. The car wasn't my tenant's vehicle and they try to keep telling them that and I have to send a third letter to our board on the parking and they still have not addressed the handicapped parking spot issue I originally requested. I also had issue with a leak. It took me three hours to get through to their emergency services. Bill Cullen was rude and abrupt about it. Then once our on site maintenance guy was there he handed most of the true problem and helped get things done.

The head of the HOA told my wife she couldn't walk her dog on the tennis courts while other members were allowed. Then, when they refinished the tennis courts (after which we could no longer let our dogs loose in there), my wife was literally stalked by a man who is a common contractor of b+d's, I will post the name when I get it. He was taken off the site for one day but then returned the following day, not really doing work, just stalking my wife. He said he had a friend from out of the country who needed citizenship and wanted to know if she had any friends.... Now today, when I parked my car in front of workers who were seal coating the visitors lot, nobody said anything to me. But ten minutes later I get a call from b + d to move it because they needed it imperatively apparently, because they can't control their own subcontractors. I had decided to go to work and get some stuff done. Upon returning, I was told by a two-bit contractor sub ontracted by a one-bit company that since they sealed in front of two separate building garage doors, I'd have to walk around the back. Some of the people here are handicapped and they can't at least leave a path to one garage door? I had gotten an automated call earlier in the morning to clear the visitor area, but not my area. Also, I changed my phone number over two months ago, and notified b + d two or three times since then, but they have not updated my number on the gate to get in nor the front door. Bill Cullen apparently doesn't give a flying rooster, or he'd have enough of a sack to respond to the people he's screwing around with the lives of.

We looked at the house, and made an offer. We were told same day that the offer was accepted, so we set up the sewer and home inspection. These are rather expensive. We approve the house in its condition and its off to the lawyers. Our agent reaches out to Omar and for almost a week he doesn't respond. Then finally we hear that everything is still moving as planned, its just a delay at the lawyers. We get strung along like this for a MONTH, being told every week that its just a hiccup at the lawyers, before we contact said lawyers to discover that Omar doesn't have the right to even SELL the house. We reached out cordially to express our distress and requested a return of our inspection money. Which he refuses, so buyer and seller be aware of what kind of a man he is.

From the moment we met him, he put us at ease with his friendly demeanor, great sense of humor, and deep knowledge of the local market -- the kind of insight that only comes from decades of living and working in the area and raising a family here himself. What sets him apart is his calm, no-pressure approach. He's not in sales mode -- he's in "what do you actually need?" mode. His transparency and patience made the process feel manageable, even when things got complicated. When touring homes, he immediately pointed out issues and considerations -- many of which our professional inspector later confirmed -- thanks to his personal experience renovating properties and his incredibly sharp eye. After touring a number of properties with Stefan, we put in an offer when we saw a home that was a great fit for our family and, thanks to his strategic advice, we won against two higher competing offers. That advice alone was worth its weight in gold. From there, he guided us through every step of the process with clarity, responsiveness, and good humor. We always felt like we were in good hands. We are big fans of Stefan, will definitely go to him in future if we are buying or selling -- and now, grateful homeowners.

    Bait and Switch; Safety Issues; Non-responsive…read more In early November, our group stayed at one of their properties and found that the description and photographs were not accurate. We also reported safety issues directly to the listing agent and have still not received a response from the company. I would caution anyone who is considering renting from HVLR. I initially found the property and booked it through Air BnB. Hudson Valley Luxury Resorts then cancelled the listing and requested that I book directly through their website, offering a discount. I had no other option since they had cancelled on their end and there were no other properties available for our desired time and location. Since cancelling our stay, they have since re-listed the property on Air BnB, for which there are no reviews available. The listing described a 'unparalleled escape for those seeking luxury, privacy, and natural beauty' and 'historic property has been meticulously updated to offer the perfect blend of old-world charm and modern amenities.' Neither of these statements are accurate. Just before check-in, the host called us to let us know that the house was historic and had some quirks. This was the first indication that the property was not what was advertised. Over the four nights we stayed, we found the following issues: 1. Inaccessible first floor half bath due to missing doorknobs. 2. Three of the upstairs bathrooms did not have fully functional showers or hot water. In the first bathroom, the tub drain was clogged and the shower curtain was not big enough to enclose the tub. Additionally the faucet leaked from the handles when it was turned on. In the second bathroom, the shower head did not function at all. In the third bathroom, one sink did not have any hot-water. 3. None of the upstairs bedrooms had functioning wall switches and most of the wall sconces were missing lightbulbs. Two light fixtures had faulty wiring evidenced by the intermittent flickering of the lights. 4. One upstairs bedroom had a broken doorknob, which meant you had to leave the door cracked or else be locked in/out. 5. Multiple windows had visible gaps open to the outside and few radiators actually worked. We were told to keep the thermostat at 67 degrees the entire time, which made for a very uncomfortable stay. 6. Flaking paint and torn rugs created a hazard for the toddlers and kids in our group. This brings us to the safety concerns: There wasn't a single working smoke alarm or carbon monoxide detector in the house. We checked the existing devices and none of them responded to the test button or indicated they had power. The host told us we could use the fireplace as long as we kept it small (3 logs or fewer). With the flue open, a 2 log fire smoked out the entire first floor. It was only then we noticed the absence of any fire safety monitors. With two young children in the group, we immediately reported the issue to the host who said they "will check on that". I also reported these issues immediately to Ryan, the listing agent. I also tried the generic "info@hudsonvalleyluxuryresorts.com" email. After 72 hours we haven't received an acknowledgement. The icing on the cake was that my toddler found a used condom near the side door as we were checking out. Aside from the safety issues, I still would have been willing to rent if the listing was accurate and the price reflected a drafty, historic home with 3 of 7 usable showers, and hit-or-miss electricity.
