Joy and company have done several closings. All went perfectly. The one that stands out is the sale that almost wasn't until Joy pulled it out of the fire. I was selling my home and my buyers financing fell through. I called Joy to tell her the deal was dead. After I explained why she said "That lender doesn't understand the FHA rules. My experience was horrible. Nobody was ready when we arrived. It became a mad house while we were there. I waited FIVE hours and the lady was a complete b**** to us when we were the last people to leave! They didn't let us know the settlement was postponed until 15mins after it was scheduled. And we were obv. already there. They offered drinks 2x in five hours. The house is cute - but that's the only nice thing I have to say. Also, it's frustrating to pay the ridiculous fees and watch your settlement agent dripping in ice - that you're funding! read more

I recently hired Joy to help me purchase the house I am renting from my landlord. My landlord and I had a basic agreement and did not want to use realtors, but we weren't sure how to proceed until we spoke with Joy. She is working as the scribe, which means she is working for both the buyer (me) and the seller. I had some initial reservations about using one attorney for both sides, and several family members tried to persuade me that I needed my own attorney, but it has worked out wonderfully. Joy is thoughtful, super responsive to emails and calls, and knows her stuff. She has patiently walked us through what turned out to be a more complicated process than the seller and I had originally realized and always seemed genuinely happy to help. And her rate is super affordable for all of the personalized help and attention she gives! I cannot overemphasize how wonderful Joy is. Before retaining her, I spoke to her for at least 30 minutes as she talked me through the process and got an understanding of our situation. She provided a lot of free information up front that would have saved me money even if I hadn't hired her. Also, Joy seems to genuine care about us and our situation. This was our first time buying a house so take this review for what its worth. Our settlement attorney didn't care at all to explain any of the documents we signed and when it came down to it she told us they were all cookie-cutter documents that we really didn't have much say in them. After going through all the paper work we finally got the keys and the settlement folks realized that there had been an issue with the wire transfer. Now the wire transfer wasn't their fault, but come on, before doing a settlement in the afternoon you should check that the bank has wired the money! In the end we settled on our house but the experience was less than ideal. read more

Everyone of them has told me that they were very happy with the service. In October 2010, I witnessed this outstanding service firsthand. When loan papers were being reviewed at the settlement table, it became apparent to my buyer that the monthly private mortgage insurance amount was $100 more per month than the amount promised by lender prior to settlement. Joy(settlement attorney) then began making numerous calls to the lender and more than an hour later the problem was solved with buyers ending up getting the rate that had been originally promised to them. We used Settlement Ink last August when we sold our home in the DC area. Since then we've bought three other homes and plan on selling one near term. At this point we've been to settlement twice since using Settlement Ink, once in Ohio and once in Florida, and I've learned all settlement firms are not alike. Not at all. With Settlement Ink, everything went smoothly; no drama, no errors, and I thought, "What a simple process - anyone could do this!" I was absolutely wrong. In Ohio, when we finally got our new deed a few weeks later, instead of having our new address, it had the seller's new address. When I informed the seller and told him he could stay there for a while, he wasn't amused. This was a massive mistake and caused both parties consternation. In Florida, the settlement company made at least three errors, the last of which we were informed about while driving home, when the attorney called us and asked us to come back because the check she had given us was for an incorrect amount. The bottom line: with Settlement Ink it's a piece of cake, everything goes smoothly. We didn't know how good they really are until we experienced two other settlements where things went sour.
