However, after only about 15 minutes of inspecting the entire house, he concluded there was nothing to worry about. About a month later, a contractor had to remove all of the floors due to significant sagging and install new joists because of damaged joists in the basement. In addition, there was water entering the basement due to improper grading -- something that was also never mentioned in the inspection. As a new homeowner, I relied on this inspection to identify major issues. This is my personal experience, others may have had a better one.

Scheduling was not a smooth process, however, and more than a week after they were contacted, we still had not been given an appointment. We contacted Nick at Colonna Consulting and easily scheduled a date for the assessment. We were also finally given a date by the first company, which was one day earlier than Nick's schedule. Their contract stated that reports were usually ready in 2-3 days, but that this was not guaranteed. Nick told us we could have a report the same day and that he would work on the architectural drawing over the weekend (appointment was on a Friday afternoon) if we needed one. We are very happy that we decided to go with Colonna Consulting. Nick arrived on time for our appointment. He was very professional and spent more time than we expected explaining what he found and the appropriate remedy. He was extremely patient and answered all of our questions. We did need an architectural drawing, which was completed over the weekend and sent by email on Monday. He sent the original directly to our contractor for submission with the permit application. When we finally one, we reached out to him again. It was important to do the inspection quickly because the contact was not going to be subject to inspection, and we didn't lose the bid. He agreed to do the inspection the day after we contacted him. As we did the walk through with him, he provided a number of very helpful suggestions, but felt that the house (from the 1860s) was in very good shape. In addition, unlike many other inspectors, he is an engineer and was able to provide guidance on structural matters (which fortunately was fine). He produced a 168 page report the following day (with lots of pictures), which also included a summary. We found him very knowledgeable and helpful, and highly recommend him.

He moved everything , checked carefully, and found structural cracking that could have easily been missed. He even looked behind the refrigerator -- who does that? What really blew me away was how detail-oriented he was. He wasn't rushing, and he wasn't doing the bare minimum. He was genuinely trying to protect us from making a very expensive mistake.
