I am giving this inspector two star only because he showed up on time. During the inspection, I specifically pointed out concerns about sagging floors. However, after only about 15 minutes of inspecting the entire house, he concluded there was nothing to worry about. About a month later, a contractor had to remove all of the floors due to significant sagging and install new joists because of damaged joists in the basement. In addition, there was water entering the basement due to improper grading -- something that was also never mentioned in the inspection. As a new homeowner, I relied on this inspection to identify major issues. This is my personal experience, others may have had a better one. read more

I found Tony's service online and through Yelp. I needed an engineer to inspect a basement and a garage of a property that I was purchasing. I'm glad I went with him instead of the other guys. His assistant/receptionist was the first point of contact and he was responsive. Tony seemed to have a full schedule, but luckily we were able to work out a weekday afternoon on short notice and in the same week. I sent the office my inspection report from the home inspector (who recommended I find an engineer). I didn't actually talk to Tony until I met him in person a few days later. He was on time and friendly. He carried a camera and took photos as we walked through the areas of concern. Hearing his advice gave me some peace of mind and allowed me to formulate a plan of attack. The inspection only took half an hour, but it was worth the cost. He has an option where you can opt out of a written report with photos. Luckily, the issues were not severe and his verbal consultation during the inspection was more than enough. read more

I am in the process of selling our home and the buyer's contractor sited significant issues with our foundation and quoted an exorbitant amount to fix. I submitted a request late Friday evening and received a call early Saturday morning from Tony. I was very pleased by his expeditious response. Prompt return of phone call. Person that answered phone was efficient ans polite. The engineer tht came to examine the structural issue was thorough, competent and detail oriented. He recommended several options as it relates to a structural beam issue. One mitigation involved a steel beam. When pressed he recommended a lical sterl beam fabricator /installer who was excellent. AFM Inspections & Engineering has been wonderful to work with. I've had the engineer Anthony our to my home twice. The first time was to assess some sloping in the home as well as cracks in our basement wall that were there when we purchased the home. The engineer came out and then provided a detailed report. The second time we had the engineer look at a beam that was put in incorrectly by a contractor in place of a load-bearing wall. Anthony gave us and our new contractor detailed instructions on how to fix the issue. And when my contractor had additionally questions over the next several days, Anthony promptly responded with answers. He even agreed to review pictures of the work once it is complete for our peace of mind. The other staff at AFM have also been professional and competent every time I have called as well. I can't say enough about the service provided by AFM. Just a great company to hire for your inspection and engineering needs. I used them to structurally inspect a very old house and Tony offered a ton of advice and had plenty of his own funny stories to share. He inspected the way previous restoration work was done and was able to point out the things he believed they did right vs. wrong. AFM would point out areas of concern but also recommend various options in terms of how to fix them. Some were urgent, most were not. But you just don't get that type of advice from your average home inspection company. This is not your black and white inspection company. AFM puts color behind all their recommendations and takes pride on educating their customers. The staff in the office is exceptional as well.
