An inspection was done on my home and the inspector noted that there was a leak under my master…read morebathroom sink however I had a technician come over to repair the sink and found there was nothing wrong with it. I have security cameras inside my home so I reviewed the footage of the inspector from the master bedroom and found that the inspector never physically got under the sink to view a leak. He simply stuck his camera under the sink and snapped a couple photos and walked away. The inspector also stated that the air conditioner was not putting out adequate cold air however my home is freezing cold and even my real estate agent said that the inspector is wrong. I placed a phone call to the inspector and asked if he could come out and show me what was wrong and he refused to do it without me paying for an additional inspection. When I asked the inspector where the leak was under the sink cabinet he didn't know and told me that he took a photo which I clearly saw him do but does not point out where any leak is. Everything was checked under the sink and everything was completely dry and free of leaks. In the inspectors notes he also stated that the shower nozzle was leaking however after checking on this, very little water was dripping out from the bathtub spout while the shower water was running which I found was perfectly normal as most bathtub spouts do not stop 100% of the water from dripping. It wasn't even worth noting however I did the research and found that most bathtub spouts do not stop 100% of the water from dripping while the shower is running. The inspector even went as far as circling bird poop outside on the patio rug.....lol Not very good

If you are on the fence about hiring an inspector for a new build, this is your sign to stop…read morethinking about it and do it! My wife and I are buying our first home which is a new build by a reputable company. We debated whether we needed to pay for an inspector, and my god would I pay it over and over again now. Shawn, who is the owner and primary home inspector is incredible. He arrived early, was very polite in introductions, gave my wife and I a quick 5 minute presentation on what he is looking for and what comes with the inspection, and to top it off, he gave us a homemade candle as a house warming gift. Another factor that really made this worth the price was the fact that House masters has an app that allows you to view your report, upload documents and photos for anything you need, provides you with a schedule to perform maintenance items on your house, store your paint codes, user manuals, etc... No more junk drawer or garage full of manuals! Nevertheless, the inspection itself was beyond worth it! After all said and done, Shawn provided a 244 page inspection report!?!? WTF! 244 pages? How did he do this inspection in the evening, and have this entire report done and available before I woke up! The man is a master of his craft. Shawn found a broken truss in the attic, a cracked window, an AC unit that was performing in some vents as it should have been, cracks in the exterior stucco, door frames and windows not sealed properly which would result in less energy efficiency, kitchen cabinet chips and functionality issues, tested all appliances, checked every pipe, etc.... this man did it all! If you are buying a house, and almost at that finish line, don't be cheap now! Just hire him! I promise it's worth the peace of mind! Thank you Shawn for the service you provided my wife and I! You are an inspection wizard!
