An inspection was done on my home and the inspector noted that there was a leak under my master bathroom sink however I had a technician come over to repair the sink and found there was nothing wrong with it. I have security cameras inside my home so I reviewed the footage of the inspector from the master bedroom and found that the inspector never physically got under the sink to view a leak. He simply stuck his camera under the sink and snapped a couple photos and walked away. The inspector also stated that the air conditioner was not putting out adequate cold air however my home is freezing cold and even my real estate agent said that the inspector is wrong. I placed a phone call to the inspector and asked if he could come out and show me what was wrong and he refused to do it without me paying for an additional inspection. When I asked the inspector where the leak was under the sink cabinet he didn't know and told me that he took a photo which I clearly saw him do but does not point out where any leak is. Everything was checked under the sink and everything was completely dry and free of leaks. In the inspectors notes he also stated that the shower nozzle was leaking however after checking on this, very little water was dripping out from the bathtub spout while the shower water was running which I found was perfectly normal as most bathtub spouts do not stop 100% of the water from dripping. It wasn't even worth noting however I did the research and found that most bathtub spouts do not stop 100% of the water from dripping while the shower is running. The inspector even went as far as circling bird poop outside on the patio rug.....lol Not very good read more

I really wished I read reviews before paying for service from this company. My realtor suggested this company bcs he said they've worked with Bridge Home before and they offer a VA discount. We had wanted to be there from the beginning of the inspection but we were told to give the inspector time and to go towards the end. We were also told it would take about 2 hours so head to the house around d the one hour 45 mins mark. After an hour of the start time we get a text asking us to head to the house asap bcs the inspector was done. So we dropped everything and rushed over. Dustin was our inspector. According to him the house was in good condition. We questioned a few things that we were concerned about and he assured us that it was in good, working condition. He walked us through a few things, we pointed out some stuff to him and he again assured us it was fine. He kept asking us if we needed him to show us how to work things in the house. I was quite annoyed since my boyfriend and I have both lived in many houses and apartments before, for quite some time. So we aren't young adults moving out of mommy and daddy's house for the first time. We know how shit works and how to fix things too. Anyways, he seemed friendly and knowledgeable. He also kept telling us to just wait for his report. So we took his word on the "easy fixes" - however after we closed on the house my boyfriend found things that Dustin should have caught... lint building up in the attic bcs the dryer hose wasn't properly venting outside the house (which is a fire hazard), the kitchen is a hot mess and I can't even get into that - but we basically have to redo the whole sink area because it's falling apart and buy a new stove. The back sliding door is hazardous and almost fell on my nephew when he was trying to get to the backyard. I would have raised hell if my nephew or niece would have gotten hurt. I mean had we known of these issues we would have definitely talked down the price of the home more to reflect all these necessary repairs or we would have chosen another home. That's the job of an inspector, right? We are trusting that they are competent and trustworthy because they are helping us with a huge decision of whether or not we should purchase a home. My realtor notified the company of the issues we ran into and they apologized and wanted to make things right; they offered to come back out to the house to redo their inspection... ahhh we already closed on the house, it's too late - we needed a complete and detailed inspection BEFORE we closed. I mean the only way they can make it right is if they are paying for the repairs because they basically recommended a lemon house to us. read more

I was quite hesitant at first to go with Bridge Home Inspections after reading the reviews here. Many of the lower-rated reviews stated that their inspections were rushed. As a first-time homebuyer, that was the last thing I wanted. Since my due diligence period was shortened from 10 to 7 days, I needed to be able to have my inspection completed within the next day or two. Other companies were not able to fit me in on time. After thoroughly going through the reviews and the owner's response to each one (which I found very helpful), I put in a very last-minute request the night before (my appointment was the next morning) for either the owner Larry or his son, Tyler, to inspect the home. Tyler was unavailable, but Larry did accompany the inspector, Jerimiah. I appreciated this as I know Larry needed to rearrange his schedule in order to do so. After the inspection was complete, Jerimiah answered my initial concerns over the phone with a 20-minute phone call. Overall, the call went fine, although it did start off a little odd to me. Since the home does not have certain appliances (fridge, washer, dryer), we were curious how things would be checked to make sure the lines that would be connected to the appliances were functioning ok. I'm not sure if our question was worded incorrectly but right off the bat, Jerimiah seemed a bit defensive of their process, explaining that what they did was just a basic home inspection and that was what we had agreed upon. I completely understand this and did not expect them or ask them to do anything outside of their scope. I didn't understand the need to overexplain that but I assumed it was just a misunderstanding. Overall, he answered all of my questions and gave me insight into the home that was very helpful. Jerimiah recommended that I request a licensed plumber to further evaluate the plumbing system. Per his recommendation, my agent suggested that I get this appointment scheduled right away, ideally for either the same day or the next day. After speaking with the plumbing company, there was clarification that I needed from Jerimiah. When I called him, he remarked that I was "frantically making an appointment with the plumbing company and that I needed to just wait for the inspection report to come out." I was pretty upset about this response and ended the call feeling down and confused. I honestly felt like I didn't know who else to go to for help. He briefly let me know what I needed to tell the plumbing company and that "they'd know what [I'm] talking about." After my inspection report came out, I had a plethora of questions. I requested to set up a time to speak with Larry. Larry called me back right away and we set up a time for the next day, per my request. He was extremely patient and thorough with me in answering every single question I had. I appreciated this immensely. I felt like all of my questions were warmly welcomed. He made me feel comfortable and elaborated on all of his responses. He made recommendations that were very helpful. He even sent me the website for the permits for the home. When his daughter saw that his email had not gone through, she made sure to re-send it to me the next morning. I appreciated this greatly. Larry also sent me an amended report with two videos included. These were helpful when I created my repair request list. Speaking of which, the repair request list that they have on their website is SOO helpful! It's connected to your report, so all you have to do is click which repairs you'd like to add to the list and wa-laa! Within 30 minutes, I was able to get it completed with photos, videos, and descriptions. I was easily able to label them as 'repair', 'replace', or 'monetary value'. I think a lot of the misunderstanding when it comes to inspections is that an inspection is a snapshot in time. It tells you the current state of the home and recommends further evaluation if needed. There is a lot that is outside the scope of what they are able to do due to liability since the home still belongs to the seller. This is my understanding, anyhow! All in all, I really appreciated Larry's help. His patience calmed my nerves as a first-time homebuyer, and for that, I'm happy to give this company 5-stars. (: read more

This company is dishonest and in my case their inspector broke my garage door opener and then lied about it. The funny thing is he said it broke when he hit the button. However, he took a picture of the arm attached. Very juvenile lie and pathetic. The inspector then engaged the Manuel lock. I was unable to manually raise the door. No one would think a person who purposely broke a garage door would then engage the door lock. This was intentional destruction of my property and it caused the buyer to walk away (or he was working with the buyer to break it to ask for a reduced price). Either way. This company should be out of business and I am filing a professional complaint and then lawsuits. read more

I am discovering things that they missed such as washing machine not working (not draining water), inside down electric outlets, electric outlets NOT working. I paid $275 for this inspection and feel like they took shortcuts. I am very dissatisfied with the service. After speaking with the office they offered NO solutions. I feel like they just wanted my money and they really do not care about resolving my issues nor anything to make this right. Buying a house is the most stressful, joyful, exhausting, and amazing thing. The home inspection is so very important, so it's a really good idea to do your research and get a good inspector. I have been through a house buying process 3 times in my Adulthood, and I can testify that a good home inspection will give you relief and take away any cold feet you may have had. So depending on your specific needs and wants, do your own research, and hire your own inspector. Don't just assume that your realtor will schedule someone that has your best interest. I wanted a home inspector that was affluent in older homes, as Here in Vegas, most peoples houses are very new. However I like things with character and good strong bones. I'd like to get my houses built in the 70s. However, older homes come with old home problems. If the home inspector is not good at spotting these, or if they don't even really know where to look then you will have problems later on down the road that they missed. So I did my research, and found that bridge home inspectors are certified in every home inspection certification you can get, including one for older/historic homes. Did you know that a lot of home inspectors are not even certified? TYLER came out to my house and was very thorough and everything he did. Walking me through every moment, and even teaching me a few tricks of the trade as he was proficient in older homes of this style. He was on time, friendly, and the inspection report was thorough. They even had a way to make a checklist for my realtor of the things that I wanted the seller to fix, that was all done on line via my phone. So easy!! A home inspection was completed on the townhouse that I purchased on 1/25/23 by Edwin Torres. After I moved in a few things that weren't noted in the inspection came up that ended up costing me several thousands of dollars in repair and replacement The first was the heat pump/air conditioner unit that was found to be in operation but it was suggested that an HVAC company be hired for a service call about possible thermostat concerns The second was the inspection of the washer and dryer with no problems noted The AC/heat pump eventually were found (after closing) to be shot and new unit was needed at a cost of over $12,000. The washer bounced all over the place during operation and needed new shock absorbers replaced at a cost of over $300 and dryer needed new heat sensor as a load took over 1 and a half hour to dry a load If I had received accurate information in regards to these appliances I would have backed out of the purchase of this place read more

In over 30 years, after going thru the process of purchasing 7 properties in different states (part of my military career) I have never had the issue we had with Bridge Home Inspections. When you buy a home, you count of many professionals to do their part, all getting paid somehow, and all expected to do their best in making the experiencing of buying a home pleasant. Noone is perfect, but the expectation when someone take your money to do a job/ task is, that they do it with the upmost professionalism and in good faith. That is what you call, reputation. Bridge Home Inspections have none. I recently co-own the purchase of a home in Las Vegas NV, it is my son's first home purchase. I encouraged him to move forward and start building his equity and investing in a property, he decided to go forward with it and settled in a property. As part of the closing process, an "inspector" is hired with the hope/expectation for them to take a closer look at the property. I always suspected this is a "check in the box" since in my prior 30 years, 7 properties later no major issues were identified - BUT you always hope that the day you need the "inspector" to take a look at the property you are about to purchase, that they do their job, nothing more, but their job that they are hired and accepted a fee to do. Well, learned the hard way that these closing "inspectors" are a hack, or at least the one that represented Bridge Home Inspections. We received a report that stated all was good with the property, some minor issues as is always expected, but major areas like foundation, electrical, plumbing, HVAC etc. are all in good working order. Based on this assessment, that we paid to get, we purchased the home in question. To our surprise, disbelieve, the main bedroom shower did not drain, water puddled in the tub immediately. I was thinking something small could have caused this issue, called a plumber to get a regular plumbing drain issue taking care of. To our surprise, after 5 hours of trying every trick in the books to unclog a shower tub, the plumber stated something is wrong with this picture. The plumber asked to open the wall which we authorized since nothing was working. THE TUB WAS INCORRECTLY PLUMBED - the drainpipe was installed in an upgrade causing the water to return to the tub. We immediately looked to our inspection documents, the one that "Bridge Home Inspections" conducted on our behalf, and it was listed as working properly, no issues with plumbing in any areas. Now, we now know that it was impossible for the tub in the master shower to operate normally since the physics of the drain installation will not allow it. We know that the property has been under an investor's hands and the improper shower tub installation could have been done even before they owned it - BUT we expected Bridge Home Inspections to be able to IDENTIFY at a minimum this type of BASIC deficiency. All it took for us to realized there was an issue was TO run the shower for a minute and the water will puddle immediately. Again, we know no one is perfect, but not able to identify a simple task in your craft is embarrassing, it shows a lack of care for what you call your job. I refuse to believe these inspectors are that incompetent, but more lining to people without morals, unethical, irresponsible, and an embarrassment to their profession. We are currently in the process to repair the plumbing which requires a major repair and an expense that we were not prepared to face. Just because we choose the wrong inspections company. There is nothing that can be done for us, we will take care of it, BUT please look elsewhere, do not make the same mistake we made, chose wisely, I am sure there are other companies in the Las Vegas area that can do the basics in their craft - Bridge Home Inspections is not it. read more

Very Disappointed: The inspector completely missed the master bath shower in the inspection. The tiles were slate and disintegrating and they were coming off the wall at the threshold. The bottom line is that the shower needed to be completely rebuilt because the water was leaking down into the substructure. If this was noted, we could have negotiated with the seller for a credit. Cost to rebuild the shower: $3500. When we approached Bridge Home Inspections the blew me off and said this could have happened after the inspection was completed. I spoke with the owner directly when I brought this issue up. It was a rental so 6 mo. had passed after we approached them when the renters noted the issue with the leaking down into the garage below and the deteriorating slate tiles when they showered. If possible, I would not use them again. The inspection was complete and they were thorough but they missed an easily identifiable issue. I understand that sometimes things can be missed but this was a big one and it cost a lot not including the disruption to the renters during the repair. read more

After my home inspection, I called the company with some inspection concerns. The owner Larry listened to me and then started defending himself and his company. I interrupted him a couple of times to give my opinion on what he was saying. Larry then turned his focus to insulting me using a rude tone several times rather than displaying patient good customer service. Don't use them if do you want to be able to approach somebody when you find concerns and are nervous about your older home purchase. They do not know how to handle homebuyers who might be lacking in knowledge on the laws of inspection and mechanical features of a home. For example my refrigerator waterline was not hooked up and my washing machine cold water didn't work. Apparently the law is that they do not have to check these plumbing items when there is no appliance present. They didn't make it clear that I need to check myself again if I want to know if these items work. They didn't care enough to educate me on what they can't do and what might go wrong with items like a washing machine and refrigerator waterline that you likely will be using. You're apparently supposed to know all of this. If I knew, I would not be hiring a home inspector because I could do it myself. Also, there were four fire alarm places on the ceiling. The inspector only noted two in his report for me to check to see if they worked. My handyman figured out with just a quick glance that there were four but one of the fire alarms was missing with wires hanging out of the ceiling in the second bedroom. The inspector missed this one as a fire alarm missing and missed the fourth one which was in the ceiling altogether. None of them worked but testing them apparently is not the inspectors job either! It would've been nice for the inspector to let me know that one was missing but he apparently didn't know it himself. Because my appliances were not yet installed I had to have a different Bridge inspector return. Neither inspector seemed patient with my questions and both seem to just want to get out of there rather than walk me around and be helpful. This was my experience with Bridge Inspection. Perhaps all inspection companies just care only about the fee as seemed to be the case here. I certainly would try somebody else rather than Bridge next time. I also would not go with a person simply because my broker recommends them. I would independently call and hope for somebody who is patient, helpful and thorough. Did not have that experience with Bridge. The inspectors assigned to me at Bridge seemed to just check boxes off and get out as quickly as they could and the owner was not nice to me. read more

Update: the owner of the business said that my review is untrue. I can tell you right now that the leaking is under the bathtub of master bedroom. In the report, the inspector only mentioned about the moisture in the second bathroom and he didn't mention anything for the master bathroom. Original review: Now it's time to rate the service, since we have moved into the house. Timeline: I contacted the business owner Larry back in April 8 for a home inspection service as one of the most important steps in closing a house. On April 10th, Alex Farrelly came in the morning and did the inspection. During the whole inspection, I, as the buyer, expressed the interests to tag along during his inspection so that he can communicate the result with me in time. He refused it and said it's going to make him uncomfortable. I respected him and wait there for 2 hours. At the end, he briefly walked me over some of the questions that he had and showed me some water leaks that he thought it was but he doubted any other plumbers can figure it out. (Thanks Alex for your "expertise"). After 2 days, the report was handed to me without any major concern and most of his inspections were on cosmetics, simply through the pictures, such as roof tile cracks, missing tiles, scratches on the countertop etc. Last week I moved into the house and took a shower on the second floor. The water flowed into the bath tub overflow pipe and it totally damaged my underneath ceiling, together with the structural damages in the walls. Now I have to pay for 4000$ to repair it out of pocket. I have attached the broken overflow gasket in below. It turns out that Alex didn't even pay attention to the overflow drain pipe and both of my two bathtub overflow gasket were broken. Due to this accident, I had to do a thorough pipe and water inspection at home so that I can be sure there are no further problems. After this whole thing, I can't say more about the importance of home inspection. Please be careful when you want to sign up this company. This is the most important investment you have before purchasing your home. You don't want to go through the same process like I had. read more

I am satisfied with my home inspection done after purchasing a home. This company was referred to us by my realtor. It's a 3 bedroom 2 1/2 bath 2 story home with 2 living rooms and a small extra room downstairs. I was worried he would rush through the inspection but it took over 2 hours to complete. He was very thorough and you could tell by the things he ended up finding in the inspection. He also did a roof inspection with a drone. The only thing he missed was the end of one blind in the downstairs entry way was cracked off but that's not that big of a deal really seeing that everything else was so detailed. He was very courteous and made sure to wear a mask. He did ask me if I wanted to do the entire inspection with him but I decided to just have him call me after to go over what he found. My yelp account is not under my married name Tucillo for whatever reason. My husband did call you and he spoke to the lady that answers the phone. Her exact words were when he told her about the dishwasher not working "well the dishwasher had dishes in it" So to me that sounds like the inspector seen the dishwasher was full of dishes and made the choice to just believe the seller when they said oh ya the dishwasher works. The seller loaded the dishwasher with dishes to make it look like it worked. When the plumber was here he said the interlocking part to lock the spinner into place was missing so that's one reason why it leaked, also the door was broken, there's also a huge gap in the door, the kick plate is missing, so NO your inspection report wasn't honest!!! Maybe your inspector knew the sellers so he just lied and said everything worked, when nothing worked. You are going to refund me my 325 dollars or I'm calling the Better Business Bureau making a complaint against you and you will get a ding on your company! That is the last thing a company wants is to have a ding, to many of those and you will drop from an A to an F really quick. I have the pictures of the inspection report saying everything worked, my husband also has your front desk girl on audio saying "well the dishwasher was full of dishes" And you have other bad reviews that say your inspector didn't do a good job of inspecting or lied!! I'll update once I move in and have lived in the house for at a week or two to see if any issues arise. I've had Alex come by from this company to inspect two different homes which I was in escrow. The first house had so many issues that I decided not to get it. Alex took his time and was very thorough IMO. He answered a bunch of questions that I asked since I have no knowledge of homes and am a first time home buyer. He was very patient with me and even lent me his measuring tape so I could take measurements of the house. He turned on all the water in the bathrooms for about 15-20 minutes then checked for water damaged or moisture with a camera. He caught some damage on the first house, which in grateful for. I can't say enough good things about Alex. Super friendly and gave me tons of tips! Highly recommend him. I'm not sure about other inspectors that work for this company but I'm recommending him to my friends. read more

Our assigned inspector's name was Charlie and he is the best., Bridge Home Inspectors was who we hired to perform an inspection of our newly purchased property in Las Vegas. From the time we met Charlie until we reviewed his report, we knew we were in good hands. Our property was inspected in a highly professional manner. We were there for the inspection and you know when something is being done right and we could tell just by watching Charlie work that he knew what he was doing and it was being done right. Then when we saw the written report I had to make sure what we had agreed to pay was not just a deposit. And it was not. It was the full price of the report. The report was beautiful, articulate and pointed out everything that was a concern by our personally assigned trained professional. There was no question who Charlie was working for and that was us. And that is a good feeling. Again just a great written report. I'm estimating this report is going to save us in the long run 20 times that which we paid for the report either in further negotiations or fixing some issues now. I thought a good motto for this company could be "no stone left unturned" meaning they looked at everything and either gave us the okay or told us straight up what needed to be done. If you are looking for a great home inspector you need not look any further. These guys are the best. The inspection was somewhat detailed, not the best, not the worst. Decent value. They do sell your contact information to insurance agents and ADT that then pester you non stop. I have been in many transactions and never had this happen. I would not recommend anyone that sells your information, or gives it away without your consent. Also, they did not take pictures of everything in the home. If they did not sell my information, I would give them 4 stars. read more
