I contemplated on posting this because I had mixed emotions living here. I truly wish that I could rate this place 5 stars but I just cannot. When we first toured this place I felt very discriminated by Gina.. but when I came back Marina was the one to help us & she was amazing to us! our apartment was beautiful & it truly felt like home. We were unfortunately robed 3 times living here even though it's gated & "secured". Homeless people find their way into the complex & steal what's on your balcony, break into your cars & break into the mailboxes which is what happened to us. When we went to Gina about this all she suggested was that we shouldn't leave anything valuable on our balcony, that we should get a PO box or that we should have our mail be sent somewhere else. When we got robbed the first time I had called to let the office know and Gina was the one to answer the call and the FIRST thing that she told me was that they don't allow any Ring cameras on our door. We only lived here for 6 months. We broke our lease & left. read more

I lived here for four years and am moving out due to life changes. If things had not changed in my personal life I would have stayed much longer. The people who live here are quiet, friendly and respectful. The staff is excellent as well, especially Gina who is very friendly and incredibly helpful. The repair man is pretty awesome too, and seems to know what's causing your problem before he even enters! When I've had issues they are resolved and resolved quickly. Staff treats you like a human being and I believe they legitimately care about the residents. This why so many stay here and stay for a long time. They also do events all the time, like free food and wine. Really a great experience. If you are looking for a place to live check it out. This complex is hidden and quiet. The units are large enough to accommodate and are comfortable. Mine had a full size washer and dryer, which was great. The air conditioner worked well in my unit, and so I was comfortable. My bathroom was huge, so it could accommodate two people getting ready at the same time. The area outside is very well kept and the circle parking lot is a great, safe place to walk at night. Also, the location is perfect. Freeway access near either entrance, Target 2 minutes away, gas stations 30 seconds away, and fast food everywhere (Robertito's Go!). I can go on, but it's best to end by saying I loved the apartment, my neighbors were cool, and I'll miss having apartment staff like the ones here. If you're looking, give this place a try! read more

We have lived here for 2 years and it has been a wonderful experience. Gina and the entire staff are wonderful and genuinely care about the residents. The maintenance staff and groundskeepers are VERY on top of everything. There is clearly great communication between the front office and maintenance staff because they are lightning fast with repairs. If we ever need to schedule a repair for a certain date or time, they are always on time. The parking lot and walkways are also very well kept and maintained. You can tell everyone working here truly cares about the property. We love that it feels very "tucked-away" from the main roads while still being only a short drive from all the nearby stores and restaurants. Living here feels very safe and secure as well. The stairways, porches and tenant parking lot are always well lit. On the rare occasion that one of our parking lot overhead lights or lamps have gone out, I have seen it get immediately fixed and replaced within a day - if not that same exact day. As a side note, we also love our neighbors. The vast majority of the residents here are very considerate and friendly, and do a great job of looking out for each other. Many of the families around us have also lived here for many years, and have nothing but great things to say. To the Sierra Meadows staff: THANK YOU for all you do! read more

I moved in here after living in Cascades, and this was such a nice change! My apartment unit is so charming and clean, and I have never once had too much noise or not enough privacy. I've had a few maintenance issues that the maintenance man was so respectful, knowledgeable, and quick to help. Literally within 30 minutes at times for non-emergent tickets. The front desk has such friendly management and they are so professional and kind. They are open 7 days a week and are extremely responsive over any questions or concerns you may have. The prices here are so reasonable for the area as well. While the surrounding neighborhood is a bit of a concern, the complex is farther back and fully gated so I never feel unsafe. The neighbors all talk to each other and have each other's backs, and I have never known or been friends with my neighbors anywhere else. Just such a great living environment. I highly recommend this place to anyone, the best apartment I've lived in after living in 8 other complexes. read more

Gina was extremely rude to me and my fiancé while we were trying to move from the bay area to Fresno for college. We looked up the corporation Royal T Management and noticed that the place Boulder Creek was under the same corporation and Boulder Creek had absolutely NO PROBLEM letting us lease a 2 bedroom/2 bathroom apartment while Gina was giving us a hard time and also made us feel invalidated about us wanting to move in the Sierra Meadows. I never understood why Gina gave us a hard time while Boulder Creek was able to work with us. I would say we dodged a bullet because the area around Sierra Meadows was extremely worrisome. It was around a sketchy area and homelessness around Sierra Meadows. I hope Gina is able to resolve whatever she has going on in her personal life since she wanted to be extremely rude, short and uncooperative with us. read more

I decided to move back to Fresno to be closer to family. I must say, I am so glad I chose to live here at Sierra Meadows. I cannot say enough about the how clean and how cozy the apartments. They are spacious, and it really was the perfect size for me. The fellow residents are so nice. Seeing the different dogs that go for walks with their owners is such a treat. Sierra Meadows is definitely a pet friendly complex. The grounds are so neatly manicured, mowed and clean. The numerous trees at Sierra Meadows gives it that mountain vibe. The Sierra Meadows staff, Gina, Celine (sorry if I misspelled), Mariah, Charles and Luis are exceptionally nice, friendly and if you need anything, they are there to answer the phone and assist you. Any issues that you have would be addressed with in 24 hours. My neighbors are the best. Sierra Meadows is close to so many stores, restaurants, movie theaters, gas stations, etc. Sierra Meadows also has amenities such as a pool (nice one too), basketball court, and rec room. As stated above, I cannot say enough about this place. As one person commented a few months back, "If you're lucky enough to live here, you will enjoy your time". It is fact. If you're thinking of living here you already know it's going to be super convenient to popular areas of Fresno (River Park, Woodward Park, Highway 41 (10 minutes to downtown w/o traffic), Fashion Fair Mall, Fig Garden Village). I lived here for a total of 4 years. 1 year in a 2 bed, 2 bath and then 3 years in a 1 bed 1 bath. First, the team at Sierra Meadows made our time living there enjoyable and stress free. Gina and Charles care very much about the work they do and it's very appreciated. Prior to COVID the amenities (community room, pool, workout room, tennis court) were really nice to use, since COVID started some of these amenities were modified to allow for social distancing. The park like setting makes it really enjoyable to walk outside even during the hottest of days in the summer. Any issues we had in the apartment were always quickly addressed. If you're lucky enough to live here you will enjoy your time. read more

Warning - If you happen to live at Sierra Meadows, make sure you mess up paint, floor, kitchen, bathroom and walls as much as you can. It is because even if you keep everything clean, they will charge you for it in the end from your deposit. I got charged for paint touch up even though I only lived there for 5 months just to sleep as I spent most of my time at work. I literally would use this one bedroom apartment just to sleep, shower and cook one a week in 5 months period. Also I got charged for their bathroom bulb that wasn't working since the day I started (I didn't bother much bc there were 4-5 working bulbs which provided enough light. Their maintenance guy said don't worry they won't charge you for little things here when I first moved in the apartment, however that was a trick so that you don't complain about equipment that aren't functioning efficiently. They charged me $80 for paint touch up and the bulb that was not working in the bathroom. I left apartment super clean and was charged separately after the carpet cleaning. The ladies in the office act super friendly but when you do your post walk, be sure they don't add their maintenance work on your bill. When I did my post walk with Samantha, she said they was adding their annual required maintenance in my move out checklist which really should have been a separate checklist. So basically they added their maintenance charges and I barely got partial deposit returned. Extremely dissatisfied with the amount of deposit I got back after keeping the apartment in the same condition as it was given to me. read more

I have lived here for a few years. There are good things and bad things about this place. Good: large living space. My bedroom could fit a calking with a twin on either side. Washer Dryer included Pet friendly The office staff doesn't bother you that much Bad: Everything in the apartment is old and breaks a lot Because the staff doesn't bother you, they also don't bother your crappy neighbors when you ask them to pick up their dog poop. They took away the car wash area(without telling residents). That was a major selling point to us. Washer leaks, dryer takes two times to dry Dishwasher leaks onto the counter. Even though they "fixed" it multiple times Stray cats everywhere. But if you tell them they just send out the pound, who kills them. If you take it upon yourself the fix the strays with a program like cat house on the king, they get you introuble...I currently have three stray kittens on my patio. If I tell the office, they will die. If I call cat house, I will get in trouble I was happy when the price was low, but it is not low enough for the things we have to deal with now. I love living here! It's in a great location, I love that it's gated, and I really like all the trees and greenery. My apartment is a great size and price. Even though it's a bit older, the management will fix any problems you might have quickly. It's pet friendly, which is awesome, and the staff does a ton of community events to get everybody to know each other and feel more like family. The only thing I could complain about is parking. There are very few open spots and the covered ones are hard to fit in. I'd consider that a pretty minor problem though. :) read more

I've been at Sierra Meadows, Fresno for over 7 years and love the quiet and scenic setting. My apt. is roomy and airy with a washer & dryer, and built in seats in the step-in shower. The gym is a nice plus, like the Jacuzzi, pool, tennis courts and I like the community parties. My neighbors are kind and thoughtful. The staff are responsive to requests for service and the on call security makes patrol checks. S M is hidden away like a priceless gem and the grounds are well maintained. Overpriced and if you're ok with 1990s appliances this is the perfect place for you. Homeless practically live here, they know the gate code and constantly cut holes in the fence to get in and are dumpster diving all hours of the night. The useless security that comes to ping their location do nothing except give you tickets for trying to find parking in a well lit, safe area so, idk maybe, it doesn't get broken into for parking half a mile away where there's no light and practically asking for criminals to break into your property? But beware you'll end up getting a note from management that you're disturbing their peace with your eye sore car and better move it or it'll be towed. Royal T management owns practically every rental complex in the Central Valley but act like they have no money to update anything besides new pavement and a pool. Never mind the AC and heaters are always broken on the complex, PG&E goes out every year, the pipes break down every few years, no water filters or ice machines but we're expected to pay for that all ourselves or get a citation for having a water filter on the sink. Now renters are forced to pay for water on top of the ever growing rent each year. This place is a prison and they force you to live their way while taking all your money for the bare minimum. You can just tell Royal T doesn't care. People move out in droves here, if you get an apartment it's because the last person literally lived there for a few months and bounced. Royal T management is the worst and they literally own every major rental complex around here so good luck getting away from them. read more

We lived here for two years and this is probably the best run apartment complex we had ever experienced. If something broke, they were there the same day fixing it. If you had any questions or concerns, they would get it resolved within 24 hours. We had issues with neighbors being noisy once in awhile and they would talk to that neighbor the next day or have security drop by within a few mins of asking. Beyond the management, the location is great too. You are 2 minutes to river park, 2 minutes to target, and 8 minutes to Fresno State. You get a lot of square footage for your money here as well. This is my first real apartment on my own and I absolutely love it! The office staff is so nice and friendly. Shoutout to Gina, Alexis, Celine AND Charles for always being so wonderful and sweet. The apartment size is pretty spacious and I love how everyone in the complex is really nice also. If I ever need anything the office always answers or gives me a call back very fast. ANY issue I have they're always on top of it. Only reason I didn't give 5 stars is because the kitchen size is a little small, since there is no pantry I run out of room very quickly. Not much storage for both grocery items AND dishes which gets frustrating. Also the carpet is annoying since most people have switched to hard wood. But overall very very good experience here and honestly the carpet and kitchen size are annoying but completely live able. LOVE LOVE IT HERE! read more

I've been living at Sierra Meadows for almost 9 years. What does that tell you? That once you move in you feel comfortable and don't want to leave. They are very pleasant apartments; quiet with great grounds in a park like setting. The Manager, Gina, runs a tight ship. She makes sure things are taken care of ASAP. She definitely knows what she is doing and does a great job. She is very professional and I rest assured she will take care of any issues promptly. Charles handles maintenance and always gets things done in a timely manner. No waiting around. He is upbeat and it seems he actually enjoys what he does. Luis can be found taking care of the grounds making sure they are tidy with no litter laying around. The office staff are always friendly and very helpful. I can tell they take their jobs seriously. When I drive in the entrance after a rough day, I feel calm knowing things are taken care of on the "home front". read more

My boyfriend and I lived here for a total of 3 years, him for 3, me for 2. Here is what I liked and didn't like about living here. Pros: 1. Washer/dryer in unit. This was important to us and is surprisingly hard to find in the Fresno/Clovis area. 2. Location. These apartments are centrally located. Close to Riverpark and Target is literally just through the neighborhood behind apartments. 3. Maintenance was prompt. We never had any major issues, but the few minor things we ran into, they were quick to the fix. 4. No deposit. When my boyfriend moved in, he was able to go through a program they offer and avoid paying a deposit. Cons: 1. The pool. Our apartment was right across from the pool and I HATED it. My boyfriend and I both have to be up early for work and all through summer we could hear screaming and yelling from the pool, even after the posted curfew time. Do not get a unit by the pool. 2. Homeless people. When I first moved in, this was never a problem. However, over the 2 years I lived there, it got progressively worse. There are gates, but the main entrance is open all day and at night it closes too slowly and they easily get in. Since I would leave so early in the morning I would see them in the trashcans and just wondering around the complex. It didn't feel safe. 3. Office staff. First of all, they go through a lot of office people. It seemed like every few months there was a new person. Depending on the day they were nice, but overall seemed to have an attitude. 4. Parking. Unless your unit is at the front of the complex, there is not a lot of parking for guests. Also, if you have more than 2 vehicles, like a work vehicle, don't plan on parking it there. 3 weeks before we were to move out, let us know that we had one too many vehicles even though we had the work vehicle for almost 6 months. We were forced to pay to store our extra vehicle or risk them towing it. 5. Overpriced. We personally felt that for the size of our 1 bedroom, it was not exactly cheap. The apartments are not renovated and that little area of Fresno isn't exactly the nicest. read more

Sierra Meadows continues to raise rent without improving their apartments. The management is up in your business. They snoop around and enter your area without your consent. There are homeless people that sleep on the premises. They go through the garbage each night. Cars are also getting broken into. It doesn't matter if it is gated the crooks are inside or they know how to jump the fence. Not worth the money they charge. read more

I drove back and spent 3 nights at the apartment cleaning it up - i wiped each blind twice to ensure that there was no dust on them; scrubbed the shower/bath twice, using abrasive and chemical cleaners to ensure there were no mold or water marks, and wiped down the walls with a cleaner all the way from the ceiling to the carpet, among other things. I feel that they knew that I now lived out of state and wasn't about to drive back to protest the charges, but they deducted $231.42 for the following from my deposit - 1) they prorated the painting of all of the walls, 6 doors and trim (trim? why would i pay for the trim?) - 50% (32 months) + $30 that was un-itemized. The paint looked exactly how it was given to us with the exception of a little hole from a penny nail that i used to hang a painting that i forgot to patch up. I believe that charging for repainting the unit is illegal as it is all part of normal wear and tear that tenants are prohibited from passing onto their tenants (that's why renters have a depreciation deduction that they can use to offset their income) as long as the tenants leave it in reasonable condition and did not paint their own colors. 2) they also charged me a cleaning service fee of $45 for cleaning all of the blinds, the washer/dryer, and the tub shower....I had left all of these in a very clean condition...that's why I drove all the way back and stayed three nights, sleeping on my carpet to ensure that my unit was spotless. I doubt the cleaning service did anything - probably a charge they charge all tenants...if I knew this, I would have just let them clean it instead of doing it myself. Filing a complaint with the State Board or going to small claims court would take too much time and effort...I have moved on....I just wanted you all to be aware of this and be prepared to have charges deducted from your deposit...you may even want to question them in detail at checkout. I dare for them to show any tenants that actually got all of their rental deposit back. -Occasionally "non-residents" stroll through the complex read more

Let me just start by saying I wish 0 stars was an option. For the price of the complex you'd think it'd be a decent place but here's what I've noticed- They have increased the rent, not because they've renovated ANYTHING except the parking lot, but because HALF of the complex is LOW INCOME. Which is not stated on any website nor stated when applying. So while half the complex is paying less than $600 for the exact apartment you have, you are paying twice as much. Everything brakes down so easily, the cabinets are made of cheap material, and if you live on the first floor I hope you love cuddling with bugs because that's what it's like here. Every interaction I've had with Gina has been rude, but the rest of the staff is nice. If they were to lower the rent or at least make it proportional to the quality of the place & if Gina were to leave, then this would be a nice place. (P.s, the complex is flooded with homeless people, so before you throw your garbage away check the trash cans to avoid hitting one please) read more

We have lived here almost 6 months and it has been ridiculous. Our upstairs neighbors make so much noise we can hear them morning, afternoon, evening, and night. We complained to the office but nothing happened. I can hear them right now as I am writing this. They wake up my child usually about once a night. The office staff is rude, and doesn't care enough to help. They instead, nagged at us to clean a few items on our patio. The parking is one covered spot per unit, and there is parking at the far side of the complex. Everything inside the units is poor quality, and easily breaks. We found our toilet repaired with zip ties. The outside generally looks ok, but once your in you realize how bad it is. The windows are so bad we have to tape plastic over it inside to stop our baby from getting sick. Its not actually a low income property, but the tenants act like it is. I just sign my 3rd lease! It's quit, I feel safe and the people that live here are friendly. This gated community is well patrolled at night. The staff here is always so nice and understanding, especially Gina, maintenance is really quick to came and fix things, plus every month you can pick up a new air filter. They are always doing something like Halloween door decorating contest, 20 days in December where they give out a prize every day, and root beef float party's. I really like being able to pay rent online or use the drop off box. read more

Few problems include parking not enough for guests, homeless coming and going through out the complex day and night, and the Manager is not nice or personable at all. They say they have "security" but honestly they do nothing. I enjoyed living in this community though. It was quite, I felt safe, and maintenance man was awesome. They did a great job responding to maintenance requests I never waited more than 1-2 days. This location to live should be in desperate need of somewhere to live temporary. I'm really sad to say that trailer parks with lost souls swimming in your pool or in your garbage is not a good idea but my friend will be moving asap cuz they wanna raise her rent every year and she had a friends car just get broken into 2 twice so they moved. The best time to visit this place or any location you plan to move into is at night. Well the overall place is small and they have stray cats everywhere which help with the rodent & water Bug & Roaches if u got them. Her cousin apt has all of these plus 1 problem but what's worst then that is when u come out to use your bike & someone stole it off your patio with bad lighting & unseen security or by the time they get there you can forget about it, so anyone can steal what they want. My friend was so upset and the office staff acted like it was nothing and told her to keep her stuff off the patio so u don't have to worry about your things getting stolen. Wow I was so upset while I comforted my friend and filed a police report. This is the tip of the iceberg I will update u more cuz theres so much that I left out until she moves. I have lived here for 1 year (on a lease) with my female roommate. In this year we have had constant problems with everything from "on site security" not being here and not responding to calls to management not addressing major security issues. I've had managers lose my rent and then tell me I'm lying until I finally took them the proof (on my own), I've had cars broken into in front of my apartment only to be told by management that they are having security issues. I've had to call 911 because security didnt show up and when I called management to report it they assured me they would get back to me by the end of the day and of course they never did. This place is supposedly a gated secure complex and realistically I feel absolutely no security living here and it is not worth the money, my neighbors are also moving and feel the same way. Lease is up, time to move. Do yourself a favor and look somewhere else unless you like to hear the words "we'll get back to you" and never hear from anyone again. read more
