Extremely slow to respond to reported issues. Continual lack of communication between homeowners and property management agent. Cannot get direct answers, promises are not kept, requests are ignored. Routine & seasonal maintenance & repair is not performed. Updates to meet building codes has not been performed to meet deadlines. Multiple safety issues have been pending for months. Contractors have refused services because they haven't been paid. There are ongoing problems with plumbing, leaks, fire sprinklers, landscaping, vermin. Most recently, a dead rat reported on the lawn on Monday August 1, 2023 was not removed as of Saturday although at least three residents reported it to management and were told it would be taken care of. It is now crawling with maggots and attracting vermin. There are kids in this building. There is a lot of foot traffic - the library is across the street & there is a park & playground 2 blocks away. This is unacceptable. These issues affect our property values. UPDATE - 8/7/23 One week later, the rat (what's left of it) is still there. read more

Smoke alarms in our building have not been updated to meet code. This was discovered after the fire dept responded to a call in the building. Fire inspector found a number of other violations & gave Sierra a 30-day compliance order. It is going on 21 days and nothing has been done. There has been no update from them. Am living in their apartment at Luther Drive for 1.5 years and had a good experience so far. The management is very responsive and courteous. Very affordable and spacious apartments. Mine is well-furnished and clean. When a tap leaks or sink clogs, they make sure to send someone promptly to get it fixed. The lawns are very pretty with ample parking spots. Residents can pay and rent out the closed garage spots as well. We have a common laundry room which is well-kept. I just wish they could have more washer/dryer units. And, during the winter, the driveway could have been shoveled as it's difficult to walk/drive by. But otherwise, I'd happily recommend this management and their apartments. read more

This is our second year here and we find during each year there have been very nice improvements. The windows in our apartment have been replaced, awning over the outside door replaced, trash enclosure area redone, and the clubhouse/office area remodeled. I also appreciate seeing email reminders about keeping the property clean especially for those with pets and reminders about the protocol regarding emergency services. The pool area opened this past summer and that was a very pleasant surprise!! All summer the pool had been regularly kept clean and the concrete deck area has been kept clean. My only desire is for the concrete deck area be resurfaced. Location is important; we are near shopping and transportation. In addition, we have not had any issues with management. To summarize, we intend to continue living here. read more

I moved in late November 2021 and the majority of my complaints have stemmed from property maintenance issues. In December of 2021 my front door/door frame was left broken for two weeks with the usual Iowa winter conditions because the maintenance guy was only part-time/on vacation - there is no emergency contact number beyond him and at the time there was no office manager. In the summer of 2022 the pool never opened. In the winter of 2022, we had incredibly late snow removal service all season long. Throughout 2022/2023 I wasn't receiving any of the maintenance notifications or security warning emails from the management company because of an IT issue. And most recently, as we planned to renew our lease, the renewal email was only sent to me and was structured without the additional leaseholder. Ultimately these are one-off incidents that don't detract from the day-to-day of living here. The price is right for a townhouse with the given amenities, and the location is very convenient. My neighbors have been kind, and we love being able to host our friends. It's a very dog and kid-friendly area, and we've loved our time here so far. read more

They acted as if we were renting from them and they owned the property. They were extremely rude. We are now in a legal battle with them. This management company is as useful as tits on a bull. When I was in the process of closing on my unit it took 10 days to get the standard questionnaire filled out and sent to the mortgage broker pushing my closing back 2 times. My lender sent a request and called for a total of 16 times before getting it back. I called to get a copy of my buildings insurance policy for my lender. It has been 2 days and several statements of I will send it now - i just need to know how long is now. When I am told you will get a call back in 15 minutes I am being lied to. I do not get a call back and when I call again at the end of the second business day I get yelled at, interrupted, yelled over, whiny excuses, and still no insurance policy. I bring up that they claim they walk the property several times a week and yet they can not see that the place is not being cleaned. We had a condo meeting where we were told this would be addressed at once - it has been more than a month and I am still vacuuming the common hallway on the 6th floor. Now the woman from the management company is going to call the board to complain about me. She is upset that I have had to remind her of the "Golden Rule" - the one with the gold makes the rule. As I am writing this review the insurance policy has arrived 30 hours after the request was made - now I know how long right now is in their world and so do you. The rude woman at the management company is Karoline - who I hung up on because I couldn't stand to hear her complain and yell at me any more. She needs to know that threatening me with "I'm going to call the board president on you" means nothing to me read more

The location of the apartments are super convenient as it is very close to the highways and the price point for the city of Naperville is actually really reasonable compared to other places. My only complaint is that maintenance does take a while to respond and act on what the resident is requesting. They did just open up a cute gym and the pool this summer so it's really nice if you want a quick workout:) read more

I've lived in a Sierra Realty property since April this year. Was a last minute decision because a different apartment lease fell through. Please don't rent from Sierra Realty. If you can avoid Sierra Realty then good. With the lease signed we had discussed with Sierra getting the bathroom ceiling fixed. It was covered in black mold, which was also setting up shop on the walls. Paint chips fell down because Sierra Realty had just been painting over the mold again and again. Okay. So, this kind of kills the mold. I wasn't really sold but what can I do? So, once again in May they sent a repairman to 'fix it' - another paint job. The repairman did not wear a mask for COVID when he entered the apartment. I offered him a mask and eventually he put it on while he was painting. I don't think Sierra Realty provided any masks for the repairman like they said they did. Now, it's December and paint is already chipping away again, the mold is coming back. And now there is water dripping and leaking from the ceiling in three different places. The repairman is here. No mask. Again. I think this is really something Sierra Realty should address, providing masks for their repair people. I really doubt that this is going to get fixed, fixed properly. I have already made a request to a tenants rights organization. We will see what happens. Wish I was not going through this right now during the deadly pandemic :( Update at 5 pm: Repairman said that it is "no big deal" after speaking with the tenant upstairs. Says that "it is clean water" so he will "fix it." He is claiming it is just an overflow of water from the tenant upstairs. Seems unlikely because the water leaks in three different places. So, if the tenant above overfills the sink and some spills over (when would this even happen)- this means I now have yellow water dripping from the ceiling? Seems totally, completely, normal, clean, safe, no big deal *sarcasm*. Did not provide a deadline or mention of when it would be fixed or how. He left. read more

We lived in the Windsor Apts in Rockford for many years prior to Sierra becoming the mgmt company. (My husband since 2007. Me in 2013.) Once Sierra took over, things were fine at first, but by 2018 the service went right down the toilet. The heat was out for five weeks in Nov. - Dec. 2018. We reported numerous leaks in our apartment starting in mid-2019 that went largely unaddressed. On three occasions, Sierra sent someone to "look" at the issue. We finally in 2021 got a patch job done on the ceiling in one room, but ignoring other issues only made things worse. Again, we would report via the portal and Sierra would ignore - or worse yet, close the case as "complete" only to have me need to report it again. (I've attached numerous work requests.) By the time we left in spring 2022, things were so bad that we frequently had dirty, soapy water from our upstairs neighbor's shower running into our bathroom via a hole in the wall. (NO LIE. See the photos.) The building's external staircases were constantly in need of repair and would get the laziest/cheapest patch job imaginable, until someone actually fell through the stairs! Don't rent here... this is the WORST Company I've ever experienced! I chose this place over other townhomes because it had a pool. BUT the pool hasn't Been useable for 2 years And the corporate office doesn't seem to care if their tenants are unhappy. I have lived here for a little over a year. I have seen many improvements. Many units have gotten new windows and entry doors are being replaced. The complex is very quiet. I would like to see more amenities. Many residents have dogs. It would be nice to have a dog park and maybe a park for the kids. There is a volleyball area, but that isn't maintained. The tennis courts were taken out and nothing has replaced it. Also wish the office would have some type of activities for the complex every so often. Other than that, I do enjoy living here. read more

Two years ago I left a tip about building on ravenswood and rascher having a dog that barks everyday. That's not an issue anymore but I think the person moved out vs the company fixed the issue because these are condos that are owned and Sierra is hired to do things like shovel. Under the Chicago snow removal law, landlords or property managers must clear snow that falls between 7 a.m. until 7 p.m. by no later than 10 p.m. on that same day. If snow falls between 7 p.m. and 7 a.m. it must be cleared by 10 a.m. the next day. Snow must be cleared from sidewalks in Chicago 7 days a week. It snowed yesterday the pic shows it's pure ice which is what happens when people neglect to shovel. read more

I lived in an apartment in Rockford managed by Sierra for just under two years. Although the building had character and potential, the property was poorly managed. This is certainly not an personal indictment of those who worked at the offices. They were always nice and respectful but the function of poorly managing property soured my time there. Although I eventually relocated from the area, before I had job offer, I had advised that I would NOT renew the lease at the property and, although three new colleagues were hired and relocating to the area, I advised them not to rent from any property managed by Sierra. This is why: 1. Routine Maintenance of common areas was non existent. Stairways, hallways, garage, and other common areas were inconsistently to never cleaned. This often caused hallways to have awful smells and the building to look, generally, run-down. The courtyard, which could be beautiful, it only cut (and poorly) one a season and never maintained. For those who entertain and like to have people over to their homes, this is problematic. It is also problematic for the basic fact that people live there. 2. Multiple Maintenance Requests Required: I often had to make multiple maintenance requests for something to be done. At times, this would take days to weeks to months. The company does not seem to have a systematic way to handling maintenance. Regrettably, tenants in the building simply stopped reporting needs because they were tired of them not being addressed. 3. Apartment Delivery: I was assured the apartment would be cleaned before I moved in; this was not the case. When I moved in (came from out of state) the apartment was simply filthy, so much so that my family cleaned so we could get my items moved in AND a colleague who also lives in the building convened five colleagues who graciously came by and helped clean. Even after this, the amount of dust was crazy. Since I had adverse reactions to the dust, I contracted someone to help with the cleaning. When I asked Sierra for the consideration for the $65 I spent, they said no. When I asked for the apartment to be cleaned, I was told someone could come a week to a week and a half later. This simply was not acceptable. 4. Poor Maintenance Routines: There are little to no systematic maintenance routines. Every problem had to be reported (as mentioned residents simply got tired for reporting problems). Each year, there was a problem with the boiler system and heat to the building was interrupted or came on VERY late in the season. I received a visit from the Department of Health because these problems had been reported to them one year. Washers and dryers that were did not function poorly did so for months. Simple processes like labeling buzzers and doorbells did not exist (so every time my neighbors received guests, my doorbell was mistakenly rung!). I, in good faith, would not recommend a property managed by Sierra to any of my friends or colleagues. Barely maintaining a property should not be the standard. And, there is little to no supportive response from the main office in Skokie. I contacted them on several occasions and was simply given the run around. They do not take resident concerns seriously. If they purport to do so, they are fooling themselves and their actions as property managers do not reflect a commitment to "consistently effective management methods" (their words on the website, not mine). read more

I am a resident at the Maplewood Townhomes in West Des Moines. I have been very happy with my experience so far. My unit was clean and ready to go when I moved in. The lawn care servicer comes once every week and does a really great job keeping the property clean. The maintenance man has followed up promptly with any issues that we have had. However, I have been slightly dissatisfied with the office/workout room/pool area. The workout room has not been restocked with cleaning supplies to wipe down the equipment or cleaned since I have moved in 10 months ago. Also, when I first moved in it was very difficult to get ahold of the onsite office manager to turn in our move-in checklist form. The office hours posted do not match when an office person is onsite. Lastly, there is no emergency contact number for emergent issues with our unit outside of the regular office hours. read more

I live in a condo (owner) that Sierra Realty Manages and for over six or seven weeks. have had a rodent living in my kitchen wall. At first it was thought to be a mouse, so exterminators were called and poision was put inside my wall. But it has proved not to be a mouse but a squirrel that has been scratching the walls for weeks. It has even poked it's head out of part of the exhaust from my exhaust fan over the stove. I reinforced this area so that it doesn't decide to pay me a visit personally. There always seem to be an excuse. First it was the board's approval, which it was accepted, than it was there is a lot going on here. I have a cat that sits in front of the stove all the time. I have contacted several exterminators that deal with squirrel removal and all of them told me that condos are considered commercial buildings, and we do not deal with tenants or home owners. They only deal with the mgmt company because they have to find out whre the squirrel is coming in from, set a humane trap, catch it, see if there are any little babies, or other squirrels, and then it gets released. And the entrance way is sealed. I don't know how hard it is too call a place, when I have given them numbers. I happen to love squirrels, but they don't belong living in my wall. read more

We've lived in this unit at Autumn Run for a bit over a year, and since then there has been many many management changes. Honestly it was a messy transition because there was a lot of disconnect between the new and old management. Communication is iffy with maintenance requests; I almost never get updated on my requests unless I call, and some of my requests have taken upwards of a month to even be addressed. I had a leak in my air conditioner that was soaking my carpet, and although I put in 3 different requests for it, it took over a month for someone to check it out. I really think more maintenance needs to be hired for this complex, as there are a lot of buildings and from what we've been told only 2 or 3 maintenance guys? There has been a lot of improvement since we moved in July 2022, but think that is a big thing that can be improved on. I think this complex is moving in the right direction to get there though, and the management is really nice and pleasant. read more

My husband and I have lived in a townhome rental for the past 3 years, that are managed by Sierra. During this time we have only had minimal issues and they have always been resolved very timely when a maintenance request has been submitted. My only issue I've had was that when we first started paying rent online their auto draft would take out the rent twice and I would have to wait for a refund. After about 3 months of this happening I just removed the auto draft and pay manually each month. Overall I think they have been great, and definitely a lot more responsive than other rental management companies I've dealt with in the past. read more

Have not received an invoice for our rent since the company changed invoicing providers, but I still get to pay for the invoice I am not receiving. Haven't written a review until now because of the legal proceedings- FIRST OF ALL- I was out of work for a month during my first few months of pregnancy. When I called "corporate" to try to pay my late rent in two payments, I was told "we don't accept payment arrangements," and was served with an eviction notice one week later. SECOND- After the eviction notice, creepy maintenance guy let himself in and shut off the water to my kitchen sink. With no response from "management" I had to do my dishes in the bathtub. THIRD- I had to get a NO-STALKING ORDER against the creepy maintenance guy (Anthony) who let himself into my unit repeatedly at his leisure. I complained twice, to no avail. He never had an actual reason to be in my apartment, and i lived by myself so I felt VERY unsafe. I finally moved out after the second time he left shit in my toilet for me to come home to after work. I actually saw him trying to get in my unit one day when he thought I wasn't home. This company is absolutely despicable. Please, if you can help it, rent from ANYWHERE ELSE!!! read more

I served as the president of a condo I own in a community of 28 units. Our association has gone through 3 management companies and I feel Sierra is the best. Joannie and Brooke did a great job in addressing all of our needs and helping us negotiate contracts for our community (elevator maintenance, parking lot maintenance, plumbing issues, etc). In addition, I am a full time real estate agent who has interacted with many real estate management companies. As I meet more of these companies I further realize that no one compares to Sierra. They told me 5 yrs back that they will change the carpet which was in a bad condition. 2 yrs later they told me they will clean the carpet. When I moved out they deducted $150 from my deposit as if I was responsible for the bad condition of the carpet. Infact the janitor was willing to vouch for me but they didn't care. read more

Read the small print stating you will not recieve your full deposit back. You sign the lease, they take 300 automatically. I was there a year, they never repaired anything. Tried to take advantage of anyone vulnerable, three times in a year they attempted to collect double rent. I was served eviction notices by the same person I paid my rent to after it was already paid. Always get a receipt, NEVER trust them, IF you do business with them. Do not leave your children unattended with ANY employee of this company, or anyone renting from Sierra reality on grand avenue, there are MANY Pedophiles. Some you would not suspect. We live in the Autumn Run complex in Naperville, which is just as poorly managed as the corporate office, as they are rarely actually in the office and never return phone calls. SLUMLORDS! They don't care about their buildings nor their tenants except for the monetary value! No cleaning crew to clean, hallways,lobby's and elevators are just NASTY! Only 1 maintenance man to care for 4 buildings, things that we pay for that are clearly in our leases are not available, no pool (for at least 3 years) , only 2 garbage bins for over 100 apartments, no newly painted apartments before move in, no god clean or replaced carpets before move in, shutters falling off the buildings , building not secure as advertised and more! Don't get me wrong the maintenance manager does the best he can but he has not got any help! Homeless people squatting on the property in the hallway's, locks do not work properly so people put tape on the doors so they don't lock because of key problems, no intercom for visitors and more! These buildings were always "the place to live" but are quickly turning in to something not so nice. Meeting between tenants have caused several to revisit and reevaluate their choices of living here due to the declining appearance and difficulty in getting their needs met and are considering not renewing leases. Rent goes up but the amenities are not what they are suppose to be. The pastor/balconies need painting, the shutters, the pool, cabinets falling apart, no security etc... Would NOT recommend Sierra at all! They just don't seem to care!!! read more

Worst company ever. They don't fix anything in a timely manner or at all. Definitely don't hold up their end of the lease. They don't return phone calls, either. I've been pleasant and I've been firm and literally nothing works. Their security doors are a joke and that's why I moved here. To feel secure. My door has been broken consistently since Sierra took over and if they do "fix" it they don't do it correctly and it's broken again which tells me two things. That 1. I have called and sent emails re: my security deposit being returned to me and no one is contacting me back. I am trying to understand the issue/problem. I vacated the property on 2/29/16 and it is now OVER a month and I have yet to recieve the monies owed to me. What is the problem? They must realize that the terms of my oroginal lease state I would receive my funds back within 30 days (because it was prior to their takeover) and the young lady in the office stated it would be within 2 weeks. I spoke with a young lady early last week who stated that checks are mailed only on Fridays, and there was a 'stack' that needed to be processed. That is not my fault nor very professional. When the rent was due I paid it in full as well as on time, but this is ridiculous to operate so unprofessionally. read more

When I moved in back in September of 2019 at their Grandview Square location in Ames, Iowa, I was told that I'd be entering into a cleaned apartment. However, the walls, floors, ceilings had not been cleaned. (No fresh paint or anything was done) There's still grease and grime still on them. I, personally have tried cleaning the walls and nothing has helped. Maintenance here, is slow. The stairwells and hallways smell bad. Had maintenance in here to fix my a/c amd the leak problem in my furnace area, when the job was done(suctioning with a shop vac) the nasty stuff was dumped down my sink and I'm now having issues with my dishwasher backing up and my sink having this rancid smell coming from it. Definitely could use some updates in the units...examples being new A/C units and windows to be more energy efficient. Electric is expensive during the summer, especially on the top floor. On good notes...great community, it's quiet and has a nice court yard for children to play (could use an actual playground). So overall experience... I've been here a little over a year and I don't really have anything 100% bad to say. Just could definitely use some work, because this is a very nice complex to raise children. And it is very close to shopping centers, gas stations, and dining. As far as the pandemic is concerned, they have taken pretty good measures to post updates and procedures. read more
