My daughter and I wanted to purchase a property in River Forrest, Ilinois. The first time we applied, the deal fell through because we didnt put the earnest money down on time but, It was said that we didnt get financing which was a lie, so, we went after the property a second time on a friday. We were told that if we did not put the earnest money on the property by monday, that we would lose the deal again because the owner was having a fit anyway. The person we talked to was very, very rude. I would never recommend him to anyone. I was told by a co-worker that Gagliardo Realty was who we needed to speak with once we made the decision to move from the city out to the Oak Park / Forest Park area and they were absolutely right! After initially meeting with Mr. Gagliardo himself, we were matched with Jack Lattner and my husband and I immediately knew that we were in good hands as he had grown up in the area and was familiar with all of the current listings as well as a few that were set to be put on the market soon. We jumped right in and would tour a few homes per weekend with Jack making sure to check the basement, electrical, and heating / cooling systems in each one. His honest advice was extremely helpful as first time home buyers as there were certain items (asbestos siding, electrical panels not up to code, etc.) that we would not have been aware of and the implications of cost and labor to fix. Jack was patient with us as we continued our search (with our 1 year old son in tow) and provided guidance when we were placing offers on properties. He also connected us with our amazing mortgage broker and attorney who made the entire purchase process extremely easy. We have now lived in our new home for 2 months and couldn't be happier with the decision we ultimately made and the complete transparency throughout the entire process. Our hesitation to buy our first home was due to the stress we assumed we would be dealing with to get into the right house for our family, but we are thankful that it was quite the opposite. Very poor company. We decided to use Julie Downey and Gagliardo Realty to help the seller out, representing both buyer and seller and to streamline the closing process. Julie worked totally for the seller, maybe sent 4 emails to us regarding any information but did little to represent us and our concerns. The resources she provided for both legal attorney and financing company, her friends, were horrible as well. Luckily we found our own. Julie didn't even stay for the closing to make sure everything went through without any issues. Very poor customer service. Would not recommend at all. read more

We recently dealt with Gagliardo Realty as they represented the seller of a house we were interested in purchasing. We put an offer in and they countered. We asked for the weekend to think it over, and they agreed. First thing Monday morning, we exactly matched their offer. We assumed the home was ours. To our dismay, this was not the case. We learned that someone else had put an offer in and the seller had decided to go with that offer. It also happened that Gagliardo represented the other buyer. After we learned what had happened, I asked twice to speak to the agent from Gagliardo to understand their role in this transaction. Did they advise their client to stand by their word and accept our offer? Did they feel that this is just the way things are done in real estate? I never received a response. Some may consider this to be an ethical approach to doing business. Some may say that it's the sellers call. People are entitled to those opinions. I, however, would rather live in a world where people stand by their word. Where people try to do the right thing. I don't feel that the folks at Gagliardo Realty feel the same way I do. At least the story has a happy ending. The other buyer backed out and we purchased the home. I only hope this post helps others avoid the same situation we were put in, by avoiding Gagliardo Realty. read more

Susan Maienza of Gagliardo Realty Associates - Poor Service. What I expect from a Broker is good communication skills, knowledge/expertise, and overall professionalism. What I received was limited service on all counts. As for communications skills, Susan had to consistently be reminded (by myself and our lawyer) of outstanding issues/questions. We would send her texts/emails asking for information and receive either no response or an incomplete response. Once she claimed that the email requesting information had gone to her spam - however she had received at least 10 emails previously without incident. She also sent texts that made little sense requiring additional texting to fully understand. Another example is when the buyer's mortgage company sent someone out to appraise the house but Susan hadn't communicated the request to me. The final days before closing were the most frustrating as outstanding issues were not being addressed by Susan and once again we had to lean on our attorney to help. In fact, when we went to sign the papers for the closing (we didn't attend closing) we had to bring the house-keys to our attorney so she could hand them over to the buyers. Susan never reached out to coordinate this small but important step. It was a frustrating experience to say the least. We also expected that she provide expertise given we had never sold a house before. She did a good job of suggesting we market the house at a higher rate (something I'm told Gagliardo is known for) than either of the other two realtors we contacted. But once we signed the listing agreement she deferred all questions to our attorney. As for listing the house, in retrospect, I would have expected her to walk me through the process to ensure I had properly defined what was "as is" in the contract. In the end we had to pay over $1,000 for extras and quite a bit of stress for something that should never have been included. We could have been hit harder as there were additional appliances in the basement she never asked if they worked but fortunately didn't come up in the inspection report. Lastly, I expect professionalism. To me that means doing what you say you'll do and earning your commission by doing the work. The house was shown twice (she was not at the showing when our buyers came) and sold within 10 days. She relied on our attorney to do the lifting and as I mentioned earlier did little to communicate with us. One example of this is when Susan and I had agreed that she would attend the buyer's walkthrough but instead she was seen playing tennis during that time. Later when I asked her why she didn't attend she responded with saying the buyers wouldn't want her there (despite having agreed she would go). Susan's/Gagliardo's half of the commission amounted to nearly $20,000. For most of us that takes weeks of work. I doubt she spent more than 20 hours on our behalf. Our experience with Susan Maienza can be summed in one final example... Susan never communicated after the closing that all went well and we had truly sold our home. It's now 36 hours later and we only know we sold because our attorney and old neighbors told us. When we called to let Andy Gagliardo know how disappointed we were in her service, his response was he'd have a chat with her. I don't know if he will or if that will change anything but I believe sellers deserve to hear examples from someone who was not satisfied in order to make better educated decisions on whether to list with Susan Maienza. read more

If you want a knowledgeable, patient, and honest realtor, Kurt Fielder is your man. Kurt worked with us as we shopped the home market for approximately a year. In that time, we toured well over 100 homes... though with the market as it was, it was difficult to find the right home at the right price. Despite ruling out several suburbs after looking for months at a time, Kurt remained positive and was the one encouraging us to wait for the right home. We eventually found our right home at the right price in Riverside and post-sale remain very happy with the process. If we ever buy another home in the area, I wouldn't use another realtor. at first we were happy to list with them, after two months, not so much. like all the rest of the real estate agents,(that cannot perform) our agent constantly keeps bugging us to lower the price. we had already brought the price down when we had listed it with another agent during the summer. turns out that another agent from the same office wants to sell to his client, but wants his colleague to tell us,( the seller) to lower our price even more. this colleague agent brought the potential buyer backs along with an inspector. they were here for less than a half hour. funny, because we just paid a real inspector that took himself and another inspector four hours to conduct the inspection at a cost of 400.00,on an out of state home. we are being played not only by Kevin,our agent, but we are being played by his cohort at his office,Kurt,another agent at the same office. in legalize',that is known as collusion. i told my wife that we need to cut this agent loose because he is in collusion with another agent by trying to force us to bring the price down way lower than what we would anticipate. he sent us a comparable, but is only slightly comparable in as much as the the structure itself but lacks the options that are built in, ie; a tramco flood control system, among some other features.that part of elmwood pk. is flood prone, the whole south end of elmwood pk.is flood prone.they won't tell anyone that little tidbit.i am finding that the same folks that were the epitome of a failed housing market crash back in "08-09" are back at it again.now they want to collude to lower the housing price on all homes "just to make the sale",than to give a homeowner an equal break. we have lived in our home 24 years we have more money in our home than this guy wants us to sell for.we gutted this house 24 years ago and grew all the trees on this lot since they were saplings and brought it up to par unlike when we bought it. this guy wants us to give it away, he is a liar and a bs artist. we were conducting our own open house because this guy can't be bothered, but what he is really doing is "making us stew" so that we cave into the lower price his office colleague wants so his colleague can secure my home with a lower price. i would not recommend gagliardo to anyone. i know the games, have many relatives in the r.e biz, and when they want something, they will collude to get what they wants and not what the client they represent wants. read more
