    Rental Experience Review - Bradley Properties, Sierra Vista, Arizona…read more This review reflects our personal experience renting a home through Bradley Properties in Sierra Vista, Arizona. We rented through Bradley Properties for a one-year lease, and unfortunately, our experience was disappointing. At move-in on March 1, we did not have hot water for approximately three weeks. This was during cold weather, and going without hot water for that length of time was very difficult. The overall condition of the home at move-in appeared poor. The grass and weeds were overgrown. The carpets were heavily stained despite having reportedly been professionally cleaned. The vinyl plank flooring was damaged and uneven. Several kitchen drawers did not have proper slides installed and instead scraped directly against the wood frame, creating sawdust that would fall into food. The kitchen cabinets themselves were visibly pulling away from the wall, which raised concerns for us about how securely they had been installed. Maintenance during the lease was slow in our experience and often required us to coordinate directly with contractors ourselves, even after providing written consent for entry. At one point, the carbon monoxide detector was left beeping for four consecutive days before the issue was addressed, which was concerning from a safety standpoint. When the microwave failed, it took nearly a full month for a replacement to be installed, during which time we were without a microwave. The replacement unit appeared to be a very low-cost model. During normal use, the bottom trim piece came loose. We submitted a maintenance request two weeks before move-out when this occurred. Despite this, we were charged $30 at move-out for the repair. Based on our experience, the issue appeared to stem from the quality of the replacement unit rather than any misuse. The pool service was another ongoing issue during our tenancy. The pool was frequently not in swimmable condition, and we found a dead bird in the pool approximately once a week. At move-out, the lease required tenants to pay for professional house cleaning, professional carpet cleaning, and a paid bug inspection, in addition to automatic re-keying charges and keeping utilities on after surrendering possession. We complied with all of these requirements and provided receipts. While many of these policies may be written into the lease, our overall experience felt heavily administrative and less service-oriented than we expected. Based on our experience, we would encourage prospective tenants to carefully review the lease terms and ask detailed questions before signing.

Based on our research and conversations with the staff, we chose SMS Property Management. Before signing the lease, I specifically asked about the landscaping. The gravel areas already had weeds growing through them, and it was obvious the problem would only get worse. Because I am a 100% disabled combat veteran, I explained that I am physically unable to spend hours outside pulling weeds. I wanted to know exactly what I would be responsible for before committing to the lease. I was told that the gravel landscaping was not the tenant's responsibility. There was only a small patch of grass in the yard, and I even purchased a lawn mower so I could properly maintain that area and fulfill my obligations as a tenant. When we moved out, I was surprised to learn that part of our security deposit was being withheld for "landscaping." In other words, I was charged for vegetation growing through the landscaping fabric in the gravel areas--the very issue I had specifically asked about before renting and was told would not be my responsibility. That experience completely destroyed my confidence in this company. If you are considering SMS Property Management, I encourage you to ask detailed questions, get every promise in writing, and carefully document the condition of the property before you move in. My experience was that verbal assurances were not enough. During our tenancy, most repair work was handled by Chuck. I also had concerns about how repair decisions and maintenance were handled, although I cannot speak to the company's internal business relationships. This review reflects my personal experience. Based on that experience, I cannot recommend SMS Property Management and would strongly encourage prospective tenants to carefully consider other options before signing a lease.

Over the yrs obviously I had a few maintenance issues which were mostly cheaply fix but fixed. I had a leak in my primary bathroom shower in September 2022 sent in my maintenance request. This is when my problem began. I called the maintenance phone number numerous times-no call back ever. Weeks later my husband calls and talks to the one of two ppl that works there still no help-Literally I have no clue what ppl do or don't do in this office- but last time I checked a leak is a major issue. Months go by and I had one roofer come by to have it checked. There is no communication from anyone for months, my roof is still leaking even when it's not raining. I come home from having my appendix removed in April 2023 with a knock on my door saying they are replacing my roof. Awesome communication and timing from all parties. The roof was replaced but there is possible mold and water damage, which makes sense after 7 months of a leak. A representative from the owner came to my house and said he was willing to help make improvements on my rental. This did not happen. Had a mold inspection and he couldn't give me the common courtesy to say if there was mold or not. There are other house issues but this is my main concern. You shouldn't take money from a tenant when u can't fix leaks, possible mold and water damage. I hope this post will help change this how this company deals with maintenance issues. This could have been different story if there was proper communication. Sorry SMS properties your not getting the 5 star review as u requested. Such a joke.

I rented a furnished property managed by First West Properties. After moving out, $385 was deducted from my $2,550 security deposit: $290 for interior cleaning/washing bedding, $40 for a wall damage charge, and $55 for a bed bug inspection. I agreed to the $55 inspection per my lease but disputed the $330 in cleaning and damage charges. I provided written notice disputing the charges and requested supporting photos and documentation. I also asked about a separate $150 pet cleaning fee I had paid at move-in, which was described as being for "additional wear and tear and cleaning after tenant vacates." They provided a cleaning invoice, which did not identify any additional pet-specific cleaning needs. I continued to dispute the $290 charge because the invoice reflected a comprehensive move-out cleaning of the furnished home, while my move-out photos and videos document that many of those areas had already been cleaned before we vacated. I also requested the photo supporting the $40 wall damage charge. Despite multiple written follow-ups and a final deadline to respond, I have not received a response to my dispute or the remaining documentation requested. I received the undisputed portion of my deposit, but the $330 in disputed deductions remains unresolved.

When I moved to Sierra Vista, I was thrilled that those same expectations are with Preference Properties. I understand that there are those who have been less than excited with their time; however, my experiences have been quite the opposite. We were able to quickly rent and move in, given our needs they made sure we were able to see the house at a bizarre time and file paperwork in a rapid turnaround. They provided us with a list of expectations for maintenance and as a homeowner I think that's critical to minimizing repairs due to neglect later on. Nancy has a great personality and is very professional in every interaction, she is prior military and it shows. She works hard to protect her renters, buyers, and homeowners and I think her company has many more satisfied (but not as electronic) clients than are reflected here on Yelp. Decide for yourself but I openly trust my rental experiences to Preference Properties.

I looked up preference properties and was surprised to see it was still in business. We used them to manage our property while overseas. They have very strict requirements on handing over the property to rent: professional cleaners, chimney swept...etc) which is ironic considering the way we got it back. They fought us on the rental price and we ended up with 2 back to back renters who trashed our beautiful home. The first renters killed 4 of our beautiful sycamore trees that my husband planted. The second literally trashed our house - infested with mice, carpets soaked with pet urine that they were not supposed to have. We essentially had to gut the house. And preference property told us we just had bad luck with renters. I'm literally not sure what we paid them for.
