Extremely Thorough!! Tim came out for a For Sale By Owner house inspection we are buying. He was extremely thorough, did a wonderful post-inspection walk through with us (even though all the issues were going to be on the report). It really helped seal the deal between us and the buyers. The report with photos and videos were available the next day! Matt did the sewer inspection - and he had to return to do the second half from backflow valve to the street the next week because the cap was not accessible. He came out 2 days from me notifying him it was ready - and had the report that afternoon! The inspection report reads: "Showers & Tubs: Combination Shower and Bathtub is Serviceable. The combination shower and bathtub was tested and is currently in working order. Recommend ongoing observations in these areas for any changes and perform regular maintenance; particularly in corners and along grout/caulking lines, to prevent normal wear as well as the growth of mold/mildew. Neglecting these areas can lead to water damage over time." There is no further "thorough explanation" in the written report, especially as regards the faucet; the inspector seems to focus more on the grout/caulking lines and the potential for mold/mildew with no indication whatsoever that there was a problem with the faucet (which when we took possession of the house would not shut off completely and which we then had to pay to have repaired). Further, neither my husband nor I had a phone conversation with the inspector or anyone from the company. That is an absolutely false statement! The inspection was called for by our realtor and we had no direct interaction with anyone from this company except at the time of the inspection ... which would have been an appropriate time for the inspector to let us know if there was a problem with the tub faucet, by the way, which he did not. I would love to know what "user error" they are referring to when suggesting we somehow stripped the plastic cartridge. User error? Are they serious?! Are they saying we turned the faucet on incorrectly? Is there an incorrect way to turn on a faucet? Total nonsense! And what previous interaction have they had with this home? Are they saying they have inspected this home at another time recently enough to have knowledge of the current condition? When? For what reason? A home inspection company only does an inspection when called upon to do so by a home buyer. Since we are the first purchasers of this home for at least the past several years, I believe this is also a false statement. In my opinion, after my interactions with this company, I don't believe they are reputable, honest, or that they provide a good service. And I think I understand why they are pushing the non-disparagement agreements. I would definitely not recommend them. read more

We arrived approximately 15 minutes early for our scheduled appointment; however, the entire experience felt rushed. Paul repeatedly mentioned that he had another appointment to attend, which gave us the clear impression that our time and concerns were secondary. A walk-through is an important opportunity to ask questions and ensure everything is addressed properly, and we did not feel that opportunity was fully provided. Additionally, my wife felt disrespected on several occasions when she asked questions. The tone and manner in which responses were given came across as dismissive and unprofessional. That was particularly concerning, as we expected a courteous and attentive interaction. Overall, the experience did not meet our expectations of professionalism. If you don't mind being rushed through your walk thru, then this is the company for you. Even when we expressed our concerns, we received this response from there business manager Aaron- Thank you for taking the time to share your concerns. We've addressed this internally with Paul so that we can ensure expectations around tone, pacing, and client interaction are consistently met. Our standard post-inspection walkthrough is scheduled for approximately 30 minutes, which is what we build into our calendar for each client. We understand that some homes and conversations require more time, and it sounds like this one did. At the same time, we also have a responsibility to the next client scheduled, who deserves the same level of focus and excellence. We appreciate your understanding of that balance. That said, you and your wife should always feel respected and fully heard during the process. We take that seriously. We hope that, aside from the pacing of the walkthrough, the quality of the inspection itself and the thoroughness of the findings still reflect the level of professionalism and detail we aim to provide. Silver hammer preformed an inspection on a home I purchased in. Chino Valley. They missed a roof leak and when I contacted the owner Matt, he basically said I signed a contract that said they do not remove home owners possessions to inspect a home. He further went on about the signed contract but I just hung up and blocked him. The inspection was $450.00. They found lots of minor itty bitty problems. Big deal. The roof leak cost 2 grand. Don't make a $100,000 mistake. Do your homework before hiring a home inspector. And don't pay them for a sewer scope. They'll just hire an outside plumber. That's a very big mistake - for many legal liability reasons. You should hire a plumber who SPECIALIZES in performing sewer scopes on your own. That way if there's a problem you can sue the plumber for a faulty inspection. Just do your homework before you hire an inspector. NEVER hire an inspector recommended by your realtor either. Watch some Youtube videos from home inspectors. Learn what you need to look for & what to look out for when hiring an inspector.
