I've lived in many places over the past 43 years in several states. I prefer to rent vs own. I enjoy not putting down roots and making a change where I choose to live/work. That being said my experience with Silver Property Group was solid. I only had one issue, and that wasn't the management company's issue. It was property owner based, ie: no upkeep to the property- no major repairs authorized. Sad, they seem determined to run down the building to make a larger income. Silver, however, was quick to respond to requests and I had no issues with their management style. Thank you to everyone who worked with me! I lived in one of their properties on Western Ave in Lincoln Square for one year. The apartment was updated and modern. However, the Silver Property Management group is awful to say the least. Our property manager, Evan, was extremely rude and called us stupid on occasions when we checked up on the timeline of repairs. The response to repairs could range from 2 days to 3 weeks. Also, when you called the office no one picks up and no one every returns your calls. You will probably spend more time trying to get repairs done than them completing the repairs in your apartment. I would not recommend renting with them. read more

I just want to preface this review with the fact that we have lived in a unit managed by silver property group for 3 years and we have loved it. The people who work there have been very kind and helpful. However, most recently, it looks like the newer employees are not up to par with the high standards that I thought silver property group members were held to. I give 2 stars because of the 3 years that they have been great. Its sad to see that one person can ruin a whole company's reputation. From their Facebook page it looks like Aaron is their newest leasing agent. Unfortunately we had the displeasure of corresponding with him. We are currently in the process of moving out so our place is a mess with barely any place to step and we do not feel comfortable with all of our belongings so out in the open. Today is Friday so I let Aaron know that we would prefer if he would start showing the place on Monday instead of Saturday which is only 2 days away. It would be in his best interest and ours however, he was rude and refused to accommodate. Every other leasing agent that contacted us as well as the person in charge of taking pictures of our place agreed and were very gracious. However, Aaron just spit out that he had to show the place and he was not required to be accommodating. It is sad that one leasing agent like Aaron can do so much damage. My property manager had never emailed me back, his name is Myron. The temperature in my unit has reached below 68 on multiple occasions. That breaks Chicago heat ordinances. Out of all of the apartments i have lived in the past 10 years this is the worst. lived at one of their properties from 6/2014 to 4/2016 Customer Service: Property Manager John takes forever to respond to an email, text, or phone call (2-4 day return time = unacceptable) NEVER have been able to reach an actual human on the office phone number listed EVER (regardless of the extension you try) CHANGE YOUR PHONE AUTOMATION SYSTEM Building: They allowed us to move in to a newly rehabbed unit when it was not ready to be moved into (multiple issues/things that needed to be finished first) Accounting: IMPOSSIBLE to reach any person on the phone. Looking to clear up non-existent balance in order to purchase a home (my bank has been trying to reach anyone they can as well.) Every other property I have lived in throughout 3 others states across the country have responded promptly and fixed any issue immediately. I was very disappointed with the overall experience in working with Silver Property Group in Chicago....and i have never listed a Yelp review...so there ya go. read more

Living with Silver was a pretty solid year. I lived in a 1-bed/1-bath in North Park from April 2018-May 2019 and it was my first experience living somewhere that wasn't student housing or with family, so I learned a lot in that time. MOVING IN: The process to get the apartment was very quick. I sent an inquiry after seeing a Trulia posting, and Tim emailed me to let me know he was showing the place that night if I was available to come by. I went out, saw the place, and he sent me a link to share with my co-signer and we both finished it that night. I was approved within a couple of days, and as I hadn't seen many other places I asked for some time to get some other showings in. At first, that was fine, but very quickly I was told that they had other applications coming in that they could approve and I had to make a decision quicker or lose the apartment. Being that this was the first place willing to hold a space for me until I was moving, I signed the lease. PROS: -Neighborhood was nice, quiet, and safe -Mostly great neighbors -Garage spot (for additional $/mo) -Heat included; no "utility fee" on top of rent paid to Silver -Partially rehabbed unit, with a new stove/oven -Lots of space in apartment -Maintenance requests handled quickly and appropriately (I don't believe I ever actually met my building manager, Miron, but my maintenance man was very nice and helpful!) -Alicia and Caleb (office/leasing staff) are super kind and helpful. CONS: -Cooking Gas and Electric not included. I cooked a LOT but my Gas payment never went up or down by more than $2 a month though. Electric swings based on season. -Lived there during "polar vortex" and my apartment was never warmer than 63 degrees INSIDE during that storm. No control over the radiating heat. -Overpriced laundry, not enough machines in the basement to handle all tenants laundry. -Bathtub was almost caked in dirt when I moved in. Tim promised it would be cleaned before I moved in - it wasn't. I sent a request for it to be cleaned, and they said someone came in to clean it, but there was no change. After about an hour of elbow grease, I got most of it up, but the tub was never really sparkling clean no matter how hard I tried to clean it the whole year I lived there. This was the only time a concern of mine was less-than addressed. -Areas of the apartment that weren't rehabbed included the kitchen counters/sink. Counters were so off level that when cooking, liquids would run down them. Had an issue with a backup in the sink about a month before I moved out. Only resolution offered was "maybe try to use drain-o preventatively?" MOVING OUT: Decided to leave due to a rent increase, but also with reflection I had definitely been living beyond my means for the whole year. My lease was supposed to go through June 30. Silver showed me their other units that were more in my price range, but these places were studios that were about the size of a standard suburban home's walk-in closet, and far too small for me. I appreciated the open-ness to transferring my lease to a new building though, which had they had a space I loved, I would have stayed with them without so much as a second thought. I found a great place with a different company that couldn't hold for me any later than May 15 so I worked it out with Alicia, Caleb, and Miron to re-let my place early to someone new. I appreciate that they went out of their way to help my transition go as easily as possible. Would I recommend to someone else to live with Silver? Absolutely, if the space is right. All of the people involved in my experience with Silver have been competent and helpful, and want to take care of any issues that may arise. read more

He spent a lot of time searching for us, and was able to locate several apartments that we really liked - we even had 1 slip through our fingers! but that was of no fault of SPG. He was energetic and genuinely seemed to enjoy his job. He will work very hard for you, so I would suggest requesting this man to find you an apartment! read more

This company owns & manages several buildings in my neighborhood. They buy old, low-rent buildings & evict all the tenants so they can remodel and rent them out at double the cost. I know many people who have been evicted by them, some of whom are on disability & have not been able to find alternative housing. Most of the tenants Silver evicts are Latino immigrants, including families with small children. During construction they make a huge mess and usually neglect to properly care for their buildings (as evidenced by public records of code violations at majority of their properties), causing problems not only for the tenants but their neighbors too. Overall, Silver Property Group exploits their tenants and hurts Chicago's communities. They make terrible neighbors and even worse landlords. read more

I just moved into one of the properties. I did all my paperwork online and the staff was great getting everything to me. However, I already put 2 maintenance requests in and one was addressed 1 week later only because I mentioned it again. The other was partially taken care of and have not heard back. I live on the 1st floor and I can hear EVERYTHING from the 2nd floor occupant(s). Needless to say I am NOT getting much sleep because by 0400 the day upstairs starts and it seems like a lot of it revolves around the bedroom/bathroom area which is right above me . Apt itself is ok, the area itself is ok not much noise. If you want a quiet apt to live in this is not the one. read more

The sad thing is that you could be looking for an apartment while they are wasting you time. I am a fan of this property group. I have been living on W Arthur for a few months and they have taken care of all the issues I have had. We recently had a problem with residents smoking in our brand new rehabbed non smoking units. PS I am allergic to cigarette smoke. The senior property manager immediately took action. If it happens again, I hope they will do the same thing and evict the smokers. There is no reason to move into non smoking units if you are a chain smoker. I hope that Silver property group sees this because I am keeping an eye on the issue, appreciate there follow-up but also want them to be aware of the issue. I moved into non smoking units because I am allergic to smoking so this will cause me undue risk if I have to continue dealing with people smoking in the unit above me. read more

I submitted an online request to fix the heat and somebody from an unknown company called and asked where I lived (You'd think he would already have the address). Anyways, he fixed it in about 2 hours and the furnace is working now. Still not too pleased with the lack of maintenance in the building. The washing machine overflows whenever you use it, and last time I looked, the furnace that was located in the basement was operating without any filter. read more

Nice enough guy, but couldn't quite be honest and forthcoming about the application process (specifically credit approval). If you've run into unfortunate life circumstance, and have a less than stellar credit history... get very clear about the questions you ask of these people. It was a huge waste of my time. read more

What a job they did at renovating, the building is not completed but as soon as we put pen to paper they had our unit finished and completed as promised. I have been constantly emailing questions since the move and making phone calls to our contact and have never been let down with a response or call back. My experience with Silver Property Group has been wonderful so far. Our first contact with this company was with their leasing agent, Tim Smith. I am quite surprised by other reviews of Tim, because he has been exceptional every step of the way in finding a place we can call home. Tim is extremely professional and prompt when it comes emailing clients. Even when he was uncertain of an answer to my question he made sure to find someone to confirm his response before sending me on my way. A lot of people would not put that much effort or be so honest when answering questions. Tim is clearly a knowledgeable agent, as he has been doing this for years. He knew so much about the property he showed us and helped us see the place from a different perspective. Tim alone is reason enough to lease through this property group or recommend it to others. Then there is the leasing process itself. Everything is done conveniently online. Andrew Griffin, the Leasing Coordinator, sent us detailed emails explaining the lease, the process, and all the fun legal disclaimers that a renter would come in contact with at any rental. Andrew is extremely thorough and prompt when responding to questions. When we asked to see the place, to better prepare for when we move in, he quickly contacted the tenants to set up a time that was convenient for us. A time that was outside his own business hours. We know our experiences with Andrew will only be positive as we continue. As for Silver Property Groups properties, from what we have seen they look awesome. The units appear to all be updated and modernized. It looks like they have used quality products for most, if not all, of their renovations. The unit we saw had a wonderful kitchen with dark cabinets, natural stone countertop, undermine since, stainless steal appliances, plenty of storage, and a dish washer. Yet they have retained some features, such as a faux fireplace with built-ins and the original facade of the building, to offer a charming touch of character to these wonderful properties. I love when property owners embrace the history of a building when deciding to renovate. I cannot speak for all of their buildings beyond a few in Albany Park, though the photos provided on their website seem to showcase them well. As our relationship with this group continues we hope it remains on the same track. After reading other reviews it seems they are making some real changes to provide a better service. Hopefully future updates will only be positive. read more

I've been in a newly rehabbed building in Ravenswood Manor for almost a month. Construction is just finishing up in the building and I haven't had any issues with noise or anything. Pre-move in process was really good. Jason showed me several units in the building and was very responsive. Caleb at the office was great as well. I did let my property manager Stephen know that the post-construction/pre-move in cleaning job wasn't quite as thorough as I would have liked. I didn't really expect anyone to redo it, just would have rather not worried about cleaning drywall dust and worker fingerprints and smudges myself while unpacking. The toilet paper holder was not installed either, just the holes where it was going to go. Stephen sent someone after a few days of requesting, however it was installed very crooked and the person jammed the empty box in my kitchen trash can. It all seemed a bit off. All in all so far I am enjoying the place and feel that Silver Group has a good thing going. Apartment Pros: 1. Great job remodeling an old building 2. Brand new appliances 3. Nice quiet neighborhood Apartment Cons: 1. HVAC is super loud 2. Shower has very poor water pressure. Not sure if anything can be done but it reminds me of church camp. Moved into my 2 bedroom just a week ago now, Miron has been super helpful in all the questions we had before moving in! got us on the waiting list for the parking spots, we had some issues with our internet but Miron came to the rescue so we wouldn't have to go more days without it. small work needed to be done around the apartment but nothing to bad! super accommodating. freshly painted when we got to the apartment, floors were okay. loved the bathroom and the kitchen! only thing that really needs work is the gate to get into the building but other wise loving the apartment super convenient to be right near a produce store and the brown line! read more

I managed to get into a beautiful 1 bedroom unit through a summer sublet listing, which was set up by the previous apartment owner and myself. I believe Silver Property was unhappy with the fact that they did not personally approve me, however. While the space itself was lovely, I was treated with condescension throughout the entire experience, beginning with the first day I visited their office and was asked if "I was just gonna stand there" by a male broker as I was waiting for someone to return from a back office with my keys. I could have written this off as an isolated instance of misogyny (as a woman who looks very young this happens to me frequently), but then I started getting emails toward the end of the summer that I was not cooperating with the brokers who had apparently been calling me (they hadn't) and that I needed to let people in to see the apartment so they could rent it for the next year. I had been told upon signing the sublet that I would be offered the opportunity to sign for a full lease. When I brought this to their attention they informed me that the property manager had emailed me a lease renewal (she hadn't) and that I hadn't signed it. After some more back and forth, I was finally able to renew a full year's lease, but in situations of miscommunication like this, it's a bit of a low blow to be told that you are the only party at fault. When it came time for lease renewal this year, I decided against it (though I actually was notified this time through). I didn't mind letting brokers into the apartment - this is completely understandable - but sometimes I wouldn't be notified someone was coming through until a few hours prior while I was still at work and unable to tidy up beforehand. This was also understandable, however. I was very clear with the brokers who contacted me when my move-out date was - especially as we neared it and more and more brokers wanted to come through - but then I was still contacted the day of my move, asked whether I was out yet and whether the broker could come through with a client in a few hours. I understand that there was possibly more miscommunication here, that they might not have remembered this was my move-out date because honestly who has time to remember these things? But, I didn't appreciate being treated as if the apartment was already not mine when I was still paying the rent. As the cherry on top of this whole affair, despite the stampede of brokers, the unit wasn't rented before the apartment's list date and so I had to pay for an empty apartment for another month. This was an agreement I had unfortunately made - if someone rented before the list date, I could get out of my last month of rent - but, it's still frustrating that I had so many brokers and clients coming through and made arrangements to move long before the list date (to give them plenty of freedom to bring clients through without me there) and in the end I had to pay the last month's rent anyway. Long story short: loved the apartment. It was a great space, for a not so great price (by Chicago standards, that is). Management will probably be friendly and cordial with you if look like someone they want living in their units. If not, any communication with them will be a bit of a headache. read more

Six and a half months ago I made the worst mistake of my entire life when I decided to enter into a lease agreement with Silver Property Group... ... Several stories contained in the full review had to be cut to meet the word count limit, fast forward to February... The final problem occurred two months later. I woke up on a Sunday morning and noticed a small 'L' shaped wet spot forming above my computer desk and heard what sounded like rain falling on the ceiling of my unit. I got up, moved my computer and sent an email to my property manager letting them know about the leak. I never received a reply to that email. (photo in full review) I later sent text messages, no reply. (photo in full review) I had called the emergency number and left a message, eventually the maintenance guy came by and we went upstairs together where we found that the apartment directly above me was also covered in water, he then came down and looked at my place informing me that I should cover my stuff with plastic, there is nothing that can be done until tomorrow when the office is open. So I did that, but the affected area was spreading. The water started in my bedroom, came to encompass the entire bedroom with water audibly running over the ceiling and inside the walls soaking the carpet as the water seeped in through the baseboards. The ceiling would start dripping in the few spots where the water found a way to soak all the way through and the smell was immediately terrible. (many photos in full review) The next day I spoke to the maintenance guy who told me the issue was due to a flaw in the outside wall of the building allowing water melting off of a frozen downspout to run into the walls and ceiling of the apartments, I was also told that this issue would not be able to be resolved until the weather was cooperative and that they would not be able to repair the outside wall within that week. Unable to take an indefinite amount of time off of work, and having a friend who lived in a building that just had a unit open up, I said I would be able to simply move out of the apartment which was at that point unlivable. I assumed that because the bedroom had been covered in disgusting water for more than 36 hours and it was going to stay that way for many more, Silver would need to do major renovations.My leaving the apartment seemed like a convenience to them. Eventually they agreed the lease was terminated. I signed, I packed my things, slept on the couch surrounded by boxes and Saturday I rented a truck and moved out of the apartment. I had already paid my $1250 for the month of February, which I had only enjoyed for 10 days before the leak destroyed the bedroom. I decided to inquire with Silver Property Group whether it would be possible for me to get a refund for some of February's rent. Silver Property group informed me that in spite of the fact that I had only lived in the apartment for 10 days before the same hole that had likely been causing mine and everyone else's heat problems for months/years, had allowed water to rain from the ceiling and rise up through the carpet rendering my apartment uninhabitable, that I would be unable to receive any amount of the money back, because I was privileged to have been let out of my lease without having to pay the $2500 early termination fine. 18 days of prorated rent is $803.57. Boxes and other miscellaneous packing supplies ran me about $100. A fifteen foot U-Haul truck was about $70, and the stress of moving in the middle of February in less than a weeks notice was unimaginable. But, with all that being said, not having to deal with these shameless, rapacious slum lords anymore is absolutely priceless. read more

if i could give 0 stars i would. i have lived here since october and this is the worse management company i have ever rented from. i sent a maintance request over a week ago regarding a mouse finding and a broken back door that has not been functioning properly since i moved in. i have yet to hear back from anyone besides a daily email promising that someone will call me. no one has been out to inspect the unit nor aid in getting rid of the mouse. at this point, i am seriously looking into moving and just breaking my lease. read more
