I was amazed how quickly he was able to get both transactions completed. The condo was listed at the end of January and in a couple of days we had a firm buyer. This was in a building that had similiar properties that were on the market for weeks or months. Ours was in contract in a few days and closed 3 weeks later. It was the fastest sale of a property that I've personally experienced in my life. Once we had a buyer, Shane focused on helping us negotiate buying another investment property. We found a house in Henderson. The house had just been listed and by the time we were able to get an appointment to tour the house (Feb 10) there were 4 or 5 other interested parties. We liked the house and Shane advised us what to bid. Then we waited, but Shane was working behind the scenes negotiating with the seller's agent. With his skills, he was able to get the seller's agent to accept our bid over the others. It didn't stop there. Once we got the appraisal and inspection reports, Shane was able to get the seller to agree to the lower appraisal amount, saving us thousands off the asking price. We closed escrow about a month after our initial tour of the house. Shane coordinated and negotiated everything for us. Even worked with the lender that I had chosen. He certainly made both transactions go smoothly. We wouldn't think of working with a different agent when we're ready to buy/sell property.

    I can only describe our experience with Xpand Realty as a fever dream steeped in mismanagement,…read morechallenged communication, and just inexcusably poor handling of the whole situation. After a relatively normal walkthrough and slow signing process, we were informed ON THE DAY OF OUR MOVE that the property had an HOA that did not allow renters, and Xpand basically said "Sorry, what would you like to do?" They wouldn't offer a refund in any usable amount of time, and since the signing process took up our entire moving window, we had 24 hours to vacate our old dwelling and move into a place with total uncertainty looming over what our future might look like. We spent the next month and a half fighting Xpand to 1. Fix the problem they created by not verifying they could rent this property before listing it, and 2. Give us our money back so we can at least have resources with which to apply to a more competently-managed residence. I will give one team member a lot of slack because they were navigating a personal emergency, but the amount of phone tag and online research I had to do to get a timely reply on a weekday was just absurd - only one party is getting paid to do this administrative work, so why am I the one always waiting for your reply? I finally called the top manager Randy and miraculously began to get replies with timelines after that. It gets better though! The dwelling we were in had an untreated water leak and mold issue + water pooling in the garage ceiling. Any basic inspection would have caught this, so I have severe doubts that Xpand/the owner of this property were upholding their legal bare minimum responsibilities by even having the place inspected at all. Once we pointed out the water issue, Xpand and the owner were both trying to rush us out so the remediation company could begin the extensive work required to salvage their soggy property, but Xpand STILL was only willing to offer us a refund AFTER we vacated and AFTER a processing period of several business days. Meaning Xpand expected us to just pull another several thousand dollars out of our to sign on to a new place and move for the second time in a month. Y'all saw our incomes, you know we can't afford that, and the onus is STILL on Xpand to fix the storm your half-interested business management style created. But wait, there's more! The HOA of the community started knocking on our door several times a week and lurking by windows, demanding to know whether we were allowed to be there and threatening to tow our vehicles, but conveniently claiming total powerlessness to do anything about the leaky roof that is the HOA's obligation to repair. Xpand offered to move us into a similar property at no charge, but were unable to come up with anything in their corporate portfolio that wasn't a significant downgrade for the price and didn't fit our communicated criteria, so they essentially gave up and told us to let them know when we leave. We stood firm that we would begin that just as soon as Xpand returned our deposit and first month's rent (they sure as weren't getting any additional rent for the wet box they stuck us in). So the situation became a standoff until finally, Xpand relented and returned *most* of our money upfront. They held onto a few hundred dollars for "after the inspection" (so your company does know what inspections are after all?), and we finally had what we needed to sign on to a new place. Xpand had offered multiple times on phone calls, unprompted, to pay for our moving fees, but again, when we asked them to honour this in writing, they wouldn't do it. Xpand made many verbal offers and then neglected to honour them when we asked for them in writing. So we moved a second time with our own money and sweat and time while Xpand continued to badger us with requests for updates. We got out, and we did get the rest of our money back, but Xpand's avoidable dipshittery set us back an estimated $10,000 in our time, labor, and materials. May this company become insolvent. It's the only thing they've earned.

Start your day by welcoming to your home 'David', a very cordial and well spoken gentleman, impressed by what he has seen, and ready to make you an offer, as the representative for his Company, the "Don't Believe A Thing I Just Said" corporation. Yes, you've decided to make the uncomfortable decision of having a CASH OFFER made on your well kept home. It's time to move and you want the easiest way to do this, accepting a cash offer so your time isn't wasted (HA!) and you can move on to the next great thing. Hold up there buddy!! First, you have to accept that 'verbal' offer made on your house. Yes, it's less than you wanted for your place, but the benefits are, you don't have to have an inspection, no one is going to be traipsing through your home,on THEIR time, and there is no need to fix sprinkler that keeps leaking ( except we DID fix it for a cool $350.00 - just so the next owners wouldn't need to bother). Next, you wait for the 'brokerage' office to submit the offer. This apparently takes 2 days. When the offer is submitted, it is $20,000 LESS than the offer given to you by 'David' and that the home will also need an inspection, they will not pay the HOA fees agreed on, and you have 2 weeks to move out . You explain to your agent, "no, that is not the offer discussed, and immediately text 'David' "what is happening??" Apologetically, he tells you he will get on it 'right away' and you are subsequently told " The brokerage submitted the wrong offer!" mhm. Ok. Then, you wait for the original offer to be submitted (this is now Wednesday, 5 days after we accepted the original offer) and, wait for it, NOTHING. We are getting close to end of day and we texted 'David' again, "what is going on???" We finally get a text after 5pm, saying he will call us in the evening. And we wait. And wait...and you guessed it. wait. The next day, we are assured again the office is VERY busy,but we are in line to be the next submitted offer. Let's fast forward to FRIDAY. You guessed it. 7 days after our original meeting with David. By this time, we pretty much gathered that this company is a scam, David, is a scam, and the entire process was nothing more than game playing and nonsense. We decided to go ahead and submit a counter offer to the offer that they sent our agent ( the 20k less offer) and in turn, RAISED our counter offer to 20k over. I mean, why not. They are not taking it seriously, why should we? BTW this offer was submitted on Saturday, 8 days after the original offer.The company had until the end of business day on Tuesday to answer the counter offer. 4:59 pm. And you won't believe it!!! No answer. Not even a 'no'. Shocking. Meanwhile, we finally admitted this entire endeavor was a huge mistake. We got sucked in by the kindly boy, believed his rhetoric and blew 12 days of our life away on this folly. This is where it gets REALLY funny. By the 12th day, I texted 'David' in the a.m. and said " Expect a Yelp review soon" He called me 12 minutes later. " I can't believe they dropped the ball! I was suddenly called out of the country on an emergency. I had no idea that the offer was not finalized, please! Let me make this right!!" C'Mon 'David'! I said "fine, I'll wait until 3 pm today. I expect to be kept informed of anything that may impede this offer from going through" ( it's 2:35 as I am drafting this message). 2:47pm: " Hi, I have the broker on the other line, sorry, my phone was out of service area for a bit today, the offer will be in the inbox in 10 to 15 minutes" ( inbox?) 3:52pm - texted David " and...nothing" 3:58pm - phoned " the person you are trying to reach does not have a voice mailbox set up. Please try your call again later". 3:59pm (text) 'At the funeral Service,(in another country) will call when it's done' ( oh that got me- bet it will be over at 4:59pm) 5:49pm - Radio Silence. And there you have it. If you are not being lowballed, you are being lied to. Just do us all a favor pal, just tell us you can't do it and let us move on to who can. 6:00 pm - yelp review submitted. PROVE ME WRONG. Epilogue (on Day 13) Receipts~ We finally got to the Bottom Line! Long story made even longer: Because this company prides itself on praying on the unfortunate, who's circumstances may be dire, they will first give you a lowball offer, knowing full well they will never fulfill that offer and LOWBALL you even more! Sadly, there are those out there where they have no choice but to accept this company's scummy techniques, and for that I feel their pain. Fortunately, the only thing we lost is our time, whereas we could have just lowered our asking price 2 weeks ago and avoided being tossed into the recession phase of our economy. Shame on you!

After 5 years, normal wear and tear on paint is expected, but the house was very clean. They also charged us for the stove, even though it was spotless as well. It was an older white stove, and the fading was simply due to age and normal use. It felt like they looked for any excuse possible to avoid returning our deposit. We also paid an extra deposit for the keys and garage opener. I even showed them the receipt as proof of payment, but they claimed the payment was for something else and refused to return the money. Very disappointing experience. Do not use this company.

From the moment I reached out to him, Tony (and, later, his associate Rachael DiPietro) made the homeselling process incredibly smooth, keeping me in the loop at each step of the way, instantly responding to every question I had, and making sure to look out for our family's best interests. After a couple phone calls, I met him in person when I flew in to Vegas to move some things out of the home, and he checked every box, just a genuinely smart, knowledgable person. He went above and beyond at every step, hiring the contractors to clean the home, handle landscaping, and photograph it for sale. He literally got on his hands and knees with a bottle of Goo Gone to remove a bunch of carpet tape marks left in the kitchen! Who does that?? As for the sale, we ended up with multiple bids right away and it closed above asking. Except for one notary signing, everything was handled remotely and digitally, which was exactly what we needed at this difficult time. I don't know how it could have gone any smoother. One thing they pound into your head is NEVER rent from a management company if you have a family. I have practiced this for 27 years. City Villa has tried several times to take over my lease. It states on my lease, which they prepared for the landlord, that all changes must be in writing and agreed to by BOTH PARTIES. I never agreed to this criminal enterprise to manage my lease. I saw a JAG officer (military attorney) on base at Nellis AFB. Not only can I sue my landlord, but I can sue City Villa (Sherman Liu) and the agent in Nevada. I have six lawsuits against the landlord, Daniel Vivar ($58,677.00) lol; he's so uneducated; he listens to these fools. I have two lawsuits against Sherman Liu-owner ($19,688.00), and four against the agent, Carlos Ramirez ($29,455.70), in Clark County Small-Claims court. If you were subject to a lease takeover by this company, please get in touch with me. I have an attorney who will file a class action lawsuit against them. I have three ex-tenants right now. You must agree to a management company to take over your lease from the landlord in Nevada; that's the law. If you did not arrange for this company to take over your lease from your landlord, PLEASE CALL ME; YOU ARE ENTITLED MONEY. $107,820.00 is in small claims court, and I'll put liens on their homes.
