I own multiple properties in the Henderson area and the management companies have changed over the past 16 years so that I have experience with several of them. Camco is the worst of all of them. To get a live person, you had to jump through a bunch of hoops. Terrible service. They have been sending constant emails about tree trimming despite the tree already being trimmed. A board member came to my house took pictures and sent them an email to stop sending notices as the tree has already been trimmed. The letters continued. CAMCO has singled me out in my community. I have gone through the proper channels to dispute my violation and I have also set up my cameras to catch the "walk arounds" that they do. Zella Shigg and Mary Savage has been constantly surveilling my home for a long time now. I have caught them multiple times. Bought a Rhino Flex 20 ft RV Sewer hose kit, made by Camco ,No idea that is defective not until we let go our black ( sewer) tank , horrible, disgusting situation. CAMCO rarely returns calls and often doesn't answer emails.   Your CAMCO manager does not want to see you - use that to your advantage: first, call CAMCO and ask who your manager is based on your address; second, ask what days your manager works; third, show up unannounced at the office and ask to speak to your manager; fourth, send your manager an email memorializing your complaint. Let your manager know you will return to the office as often as needed. 10/01/20 update: our community is in the process of soliciting competive bids for HOA administration to maximize value and improve customer service. CAMCO sets a pretty low bar for customer service, but most of the HOA management companies get terrible reviews. Does anyone actually like their HOA management company? 6/15/21 our community dumped CAMCO earlier this year. The new management company, Pinnacle Community Association, answered the phone (during lunch hour even) and emailed me the new ARC form within minutes. So far, so good. We had put an US Flag decal on our garage door right after 09/11. This flag had remained on our garage door for over 20 years with no mention of it from the HOA. Just recently we recieved a violation notice from CAMCO Nevada that our garage door was broken or in need of painting. I explained what this was, but they did not care. This flag served as a reminder of what had happened and the fading showed how people forget over time. Then we recieved a violation notice about one of our trees either growing into our neighbors yard, or over community property. The pictue they sent clearly showed our neighbors flowering scrub completely coverring the common land, so I thought that once again they had gotten it wrong. I told them, ubruptly, that in their great wisdom they chose the wrong house. They responded with an arrow pointing to a tree whose lowest beanch was about 15 feet off of the ground and overhung the ROAD by about 4 feet. I then went through the neighborhood and looked at the more than 30 other neighbors whose landscape was overhanging the "Common Area" and it still does today. I will not narc on these neighbors to the HOA and cause them to have the same headaches I do. I am unable to make it to the HOA meetings due to the time that they are held (I have to work) and decided to just give up (Not in my DNA) I took the flag that meant so much to me down and replaced it with a new one, which is not historically significant and does not hold the same importance. I trimmed the tree to appease the HOA. Guess what...we received a notice that we were being fined. I emailed CAMCO Nevada and told them the situation was corrected. I was then told that I needed to take a picture and bring it to the next HOA meeting. I called to speak with the community manager G. Henandez, who of course did not answer the phone. Left a message and still have not gotten a return phone call. If we are paying dues, which means we are paying them, they should be answering to us, not the other way around. read more

As a resident, I should have known the rules and regulations of the company. I asked her, well you work at the company and you do not know, why do you think I know? BE ADVISED! If they spray for weeds in common areas, they will not let you know that your pets could be affected. They are spraying poisonous chemicals that could KILL YOUR PETS! Love who built our house and the location. Loathe that we are tied to Camco. We submitted a landscaping proposal over 6 weeks ago. There are so many issues I don't even know where to begin. 1. When you state, "expect a 3-4 week turnaround time for approval." Honor it. 2. When you forget to attach a document in an email that is supposed to state what items are incomplete. Own it that you made a mistake and actually attach the document instead of being snarky in your response that you did--especially when there's an email thread that shows you didn't. Embarrassing on your part. 3. If there are incomplete items, send them all at the same time. Don't send one list and then wait two weeks later to send another list of incomplete items. CAMCO is the worst management company that I have ever dealt with. I recommend for all associations NOT to use the services of CAMCO. Three months for the Architectural Review Committee and the Board to approve my architectural request? The ARC and the Board going back and forth on the required setback for a basketball court, despite my community's CC&R's not mentioning a thing about basketball courts or hoops and the master association's only requirement being that the hoop and post must be 7.5 feet from all property walls. A member of the ARC having the audacity to alter and delete parts of my email text to the Board? The President and CEO of CAMCO having the audacity to lie by sending me a BS response about why my email was different than what was uploaded to Village Management Software (VMS)? Both individuals should be relieved of their duties immediately! CAMCO employs incompetent, untrustworthy people and the individual at the top leading this company is a con artist! I wound up having to get the Ombudsman's Office involved for my architectural request to be approved by the ARC and the Board. It wasn't until the Ombudsman's Office called my Community Manager did the ARC and the Board take things seriously. In closing, they never apologized for or owned up to their wrongdoings and only seek to have control over just about everything. Had they done their job from the get co, the Ombudsman's Office wouldn't have had to get involved! Emailed for a month. One response with none of the info requested. Asked to have a copy of the rules since I do not know how an HOA works. Never lived in one, nothing. Called more than once and finally spoke to a lady who transferred me to a voice mail. Then I resent the original email. Response was missing the answer to 1 question. But was told they will no longer be our HOA COMPANY. Ok. Then the next day they email me a violation letter. For a neighbor who lied about a No Parking sign. What?!? Many problems with CAMCO warrants less than one star. It took four months to get our pool approval letter. Now when we are done I am trying to get my 2000 back but they aren't sending it back despite not having any reasons why. Found out three other homeowners haven't got their money back either for months. The agreement says 2-4 weeks but they don't honor that and nobody cares. If you are thinking of using them save yourself a lot of problems and get another HOA company! read more
