This company left the house they were "managing" completely disgusting. The house was not clean, in fact it was so dirty, you couldn't even move in. Requested it to be cleaned... day 17 with no one coming to clean it. Multiple damages left unrepaired. The repairs done under the time it was being managed have not been disclosed to the owner, just an invoice on which type of contractor did the work. No deposit has been provided for the damages. Our 2.5 year rental switched to SJC a few months ago. What I noticed in this short time is fees and inconvenience. SJC placed a tenant in my house who subsequently moved her boyfriend and six family members into the house with her. The house was a fully remodeled 900 sf 2BR Craftsman bungalow in Auburn and there were 7 people living in it. I found out about the additional occupants when they moved out. The house was destroyed. The fir floors were beyond repair. The walls were dirty and damaged. The washer, dryer and microwave were broken. The plumbing under the house had burst. In an attempt to cover up the dirt and damage, the tenants tried to use a paint sprayer to spray the walls, but did not mask the floor, trim or carpet. Sometime during the year, the boyfriend was arrested for domestic violence and a gun was retrieved from the house. It cost me over $10,000 to repair the damage. SJC just shrugged their shoulders and said they had no way of knowing the tenant would do something like that. I've been a landlord for 29 years. I never had any problems when getting tenants on my own. SJC is a big property manager. Your houses are just part of a portfolio to them. If one or two of the houses in their portfolio go bad every year, that's fine. They still have 400+ other houses making them money. They do not care about you and your property. They care about their portfolio. They can lose you and still keep going. I subsequently moved all three of my houses with SJC to a small, four-person property management firm and am very happy. Worst service I have ever experienced with a property company, I am not a resident here now I am no longer interested in shady business. I spoke to a Jude and another lady. This company has listings on 3 different sites for 2195 a month I then get the email the day of my showing it dropped to 1850. When i got to the unit The key box was supposedly not working, so I called the leasing office, I was then hung up on, then called back and was then was told it was 2195, then she immediately changed her answer. when I explained the situation she said they would have someone call me back I waited 2 hours with no response. So I called back again Then they said they wont know for 24hours and an agent will call its now Friday, Now they are denying the price change then they saying the key box is working, and I forgot to mention I have called 3 times today to just be hung up on. I spent 3 hours of my time to look at unit that wasn't accessible. This place sucks I would tell anyone that would interested do your research They NEVER GET BACK TO YOU. Frustrating time just getting any answers about available properties. Circular run-around via their online system to ask questions and never receive a response other than an automated reply about scheduling a viewing when the viewing has already occurred. Phone is manned by an intern who insists on answering all questions and will not direct or forward you to one of the actual property managers to get answers from them. I would suggest looking at other property management companies that actually want your business. Giving them 2 stars because the process to schedule a viewing was efficient. Three times now I've been burned just trying to view a freaking rental house! They have a sketchy way of never answering their phone and only using online scheduling. You make an appointment, get a confirmation -all via their website. You show up and wait to get a code to open the door and nada! You try to call and nada, NOT ONE DANG PERSON WILL ANSWER A PHONE!! They do not keep up on their own website that has the available homes for rent. I used SJC for 4 years and they were fantastic. I ended the relationship because I sold the property because I moved out of state and needed the proceeds for my next house. My relationship was with Dan Hunt. He was always very quick to reply to emails, answer phone calls, and he was easy to talk to and discuss issues with the property. I never had anything huge come up in the 4 years but I did have lots of little things like post removals, light post removals and filling in, spigot issues, shower replacement, water heater replacement, toilet leaking fixes, a car into the wall and had a new tenant come in. He was always quick to get repairs done and was very good with information and recommendations on rent prices and increases. Their pdf you get for billing is a little confusing at first, but basically it would break down the cost of the property and their percentage of cost and they would do this for utilities that were paid for by them and then billed to the tenant for reimbursing. Again, when I was confused I called Dan and it made sense. He took the time to help me understand and it made sense for the next 4 years of statements. I was paid on the same day every month, and never found an issue with the costs in the 4 years. I would recommend their services to anyone, and two of my friends have used them and have been happy with their services. ** Of note, I did not realize that they do real estate services. I had already signed with a realtor when I found out they did, but in the event you are looking to buy property through them or if you are going to sell a property you own with them, I would have liked to use them based on Dan's knowledge of real estate. I have no doubt he would be a good realtor to use, ESPECIALLY if you are purchasing a rental property. When asking about rent costs they seem to neglect informing people of the additional fees, there for the rent you see is not the rent you pay. $85 movie in, 35-75 pet fee, 35 home kit fee, paperwork processing fees. When asked how to complete an application for a person that does not work but is over 18 and is required the response we got was "I don't know" when asked if there is someone ells to talk to that knows the program we got told, "I do all the application but don't know what applicants see on their end so I would not know how to help". read more

Then please just stay away.They dont deserve to be in this business at all. They will present themselves as good and ethical business but thats definitely not the case. We are a military family who's stationed overseas and they definitely took advantage of the situation. Since they put a tenant in my house i've never got a single dime from them. There would be multiple maintenance bill in my account every month . Whats not acceptable here is that those bill will range from $600-$1900 which will definitely be a surprise for us because in our contract is say everything $500 and up They would have to contact us and get our approval which they NEVER DID. Theres even one issue where there was a "leak" in the bathroom. And then they called in a maintenance. And then a few days later they called a different maintenance because there was still a problem. The 2nd maintenance billed me $269.68 dollars because he just tightened up a loose bolts. Mind you i was just billed $1905.60 for this so i couldn't justified the $269 on top of it. When I ask sjc why they didnt contact the 1st maintenance because it has warranty they told me its because its after hours. So then I called the 2nd maintenance to confirm if its after hours and they definitely told me its not because they charge more for after hours, I then called SJC and ask about this but they couldnt give me an answer, when I told jason about this his answer was " so what do you want to happen now, and I told him i want my money back for that and I want to get out of the contract and he said sure he'll let me go, but he never gave me an answer for why they have to call in a different maintenance where they can just call the 1st maintenance because their job has warranty. For the home ready inspection, we were billed $1219.91 again they never get our approval for this. We got charge because they replace all the smoke detectors, c/o detectors and for the fence . The smoke and C/o detectors were all new. Its only a year old. I know this because our 1st property manager made us replace it before we move so that we dont have to worry about it in Atleast next 5yrs and so when I saw the bill and ask them about it they just flat out told me its not working, i kept asking for the picture of the fence they did and never got any! I didnt see any changes in the fence as well when i went back last july to sort things out with them so up until now i dont know if they really fix it or not. So its been 3months with them and with the new tenant that we never got a single dime from them. And we're not looking to get another check from them for the 4th month because there was already a pending bill in my account this time . We've decided to fly back in Washington from south korea to talk to them personally and check on the house. They told us before that we can do a one time walk through at the house but when we request for it Jason told us they dont allow it.! We tried setting up a meeting with jason weeks before we flew back to WA but he told us he wont be able to see us because he will go somewhere with his son, I asked if I could set up a meeting with anyone in their office and nope. Suddenly everyone is unavailable! When we got back in washington.. i got this email from them. "This is Daniel with Maintenance at SJC Management Group, Wanted to let you know that we got a report that the dryer was not functioning correctly, our vendor report states that it needs a main control which is no longer available. we proceed to replace the dryer (link below) total cost with delivered $625.00. I then asked them why arent we getting informed about this prior to them ordering a new one. When its clearly above $500. I Informed them its clearly a breach of contract and then Patrick emailed me back saying by LAW they have to repair or replace it. And when I told him that if its not heat or hot water and then by Law we do have a choice to not replace it. I was so irritated that they wouldn't even informed us about it prior and they will just replaced it with a new one! They didn't give us an option to just buy a refurbish or anything. When i called Patrick about this because he stopped responding to my email. His first question was "have you guys always been living here?" The only reason that this will matter is if we're living far away then they would keep ripping us off! And then he goes on telling me "well its only $600 its up to my discretion to replace it . I told him definitely not! Informed him about the $500 written in our contract and he kept insisting thats its only $600! The property we rented for two years was fine, and SJC seemed engaged while we were customers. Not a single unresolved problem worth remembering. But moving out changed everything. They imagined they could keep and share with the owner over half of our deposit after their calculations. Frivolous charges everywhere. Their 5 member panel of reviewers somehow coincidentally made the same math errors on their disposition. They refused to discuss in person. Left with no choice to sue, at the arbitration a year later Allen told the moderator "Evidence or the lease contract doesn't matter, he alone determines what they will return because pictures lie and he has been in the real estate business forever." They presented to the judge 36 pages of photos upon move out, but none on move in. I guess their intent with us was to make it seem like the condition upon move out was chargeable regardless of the actual condition upon move in. The Judge told them that was unprofessional and misleading. We are happy with the judgement decided against SJC that day, but this was 18 months of BS with them to get there. I've got what I need to present the case that they are a predatory business to the next JBLM quarterly meeting, and will ask that this company be placed off limits to Military Personnel. Maybe the local chamber of commerce and BBB can also talk some sense into them. Either way I don't want this to happen to anyone else, and I sincerely hope that you absolutely plan for the worst if you ever elect to rent from them. This is your warning. Not impressed with this rental agency. We found a home we absolutely loved, we viewed it the day it came onto the market and contacted management the day prior about starting the application process. They informed us we were the first people to be putting in for it and that it was a great deal for what the house offers. We completed all the requested paperwork as quickly as possible and even had all the money ready for deposits and first month rent. Days pass and we finally get an email stating that someone beat us to this property and have already put down their deposite. I was essentially told over the phone that I was ineligible to rent this house even though I make more than enough to rent it. When I asked for an explanation as to why we were lead to believe we were the only applicants I was told that "we don't tell people that and no reason could be given as to why this panned out this way. The 1.5 stars here on Yelp represents it well, we were swindled out of our money and will never recommend this company to rent through. read more

WORST MGMT COMPANY EVER!! DO NOT RENT FROM THEM!! Everyone else is right, they are total scam artists. We just moved from a location in Edgewood, after four years. It was THE most disgusting place I've ever lived in. NOTHING was cleaned upon move-in. It smelled of mold. I'm STILL trying to get rid of that smell. The carpet wasnt cleaned, not even vacuumed! The carpet.... omg... the carpet... had not been replaced in over TWELVE years!! Had bleach spots all over it from the previous renters, & wouldn't come clean no matter how many hours I spent slaving away with my carpet cleaner. Every appliance was from the 70s. Even the toilet seat, which was covered in human feces, no joke. We replaced it for a whopping $10. The heater vents were just as old, we replaced those too for $100. The bathroom sink & drain had flies inside it! When I called to ask, they told me to "toss some bleach down there to kill them". The windows were terrible! Plastic pieces of shit that never even opened or closed. The hardwood floor had no lacquer on it, so it never came clean. Nothing in that house was up to code, nothing! Jason is a total ass, & the payroll lady, Beverly is a b****. After complaining for 3 years about the carpet condition, I FINALLY annoyed them enough to get the actual owners out to look at the house, the carpet mostly, hoping to get it replaced, it was that bad (I'm posting pics with this review). Initially, Jason said no, but I demanded to get in touch with the owner. She came out, brought some samples, so I was hopeful! We had just had a baby & the thought of her crawling around on that carpet grossed me out! So, owner comes, looks around, gives the go ahead. Months go by, & I mean months. Allen says, "oh yea I just forwarded a proposal I'll keep you posted." The following week we get a 20 day notice to vacate the premises, saying the owners have decided to renovate & sell the duplex. Our neighbors got the same notice. Needless to say I wasnt too upset to have to leave cuz I HATED that house, but we were in no way financially capable at the time to move that quickly. Then!! They sent us an email stating ALL the things we needed to do upon moving out, professionally cleaning the carpets with proof of receipt being one of them, what a JOKE! You cannot make this stuff up! I sent them a nasty email back saying I was NOT paying for carpets being cleaned because they were NOT cleaned upon me moving in. Saying I left the house in the condition in which it was rented to me. I have yet to get a response, but I'm assuming we wont be getting our $1700 deposit back!! We paid $1135 a month to live in a moldy hallway. We weren't able to use our living room cuz the carpet was THAT bad. Dont get me started on how many times they said my rent was late & would charge me hundreds of fees. Once they told me my money order took NINE days to get from Edgewood to Sumner. Yea bull.. We've known 3 different people who have moved from our block, & every single one had been ripped off by them. I'm not talking by hundreds either, I'm talking THOUSANDS of dollars. I honestly cannot even believe they're still in business. I wish we could all take their asses down. Seattle is expensive enough without rental companies ripping you off. Gosh people, stay away from this company. I've been a renter for coming up on 7 years, and have elected to leave. They are terrible in providing any repair, they let property owners schedule with their own 'people' and it takes forever to get anything done (if they pay attention to it at all). I had a branch go through the roof last year during a windstorm, communicated it immediately - but it still took 2 weeks to get anyone out to fix it. That was only after it leaked into my kitchen, damaging sheetrock and causing a great mess for me to clean up. There's been black mold in my garage ceiling for a long while, they refused to find root cause, rather just painted over it. The gutters are going to rot off soon, and nothing happens with that either. Watch out for the monthly Resident Benefit Package, none of the 9 points on this package applied to me in the least - but I'm still forced to pay it. It's complete B.S. and there is no 'opt-out'. Their communications, customer service and EVERYTHING is less than sub-par. These people are SLUM LORDS. Best to find other options if you can folks. read more

BEWARE OF DOING BUSINESS WITH THIS COMPANY! SJC is not trustworthy. I rented from them for close to two years. I signed papers with the understanding that they would complete clean-up and repairs of the apartment prior to my moving in. They did not, so I spent 100s of hours making the repairs myself. (The property's owner did reimburse the costs of materials.) I had to shampoo the carpets 5 times to remove the smell of animal urine, repaint the entire apartment, replace broken fixtures, and remove truckloads of debris from the property to make it fit to live in. After getting moved in I realized it was infested with fleas and had to treat for that as well. When I moved out I left the apartment in pristine condition but SJC withheld $175 in cleaning fees from my deposit. I felt certain no additional cleaning had been required so I contacted the cleaning company listed on my move-out invoice. The owner confirmed that he had not performed any services at my address. When I contacted SJC's manager giving him the opportunity to rectify this "mistake" he refused. I highly suspect that this type of fraudulent practice is typical for SJC. They bank on the fact that a couple of hundred dollars is not worth a trip to small claims court. They did a poor job of managing the apartment on every level. They didn't protect the property owner's investment. (They opted not to call an exterminator despite being made aware of a family of possums living under the building.) They gambled with the reputations of the other companies they did business with (the cleaning company whose name they used to defraud me) and they certainly did an unsatisfactory job taking care of me (a tenant who wasn't late with rent once while leasing through them.) Other tenants (who unlike me were not willing or capable of doing their own repairs) told me they had serious issues getting their issues addressed. read more

When we rented the place, the carpet was filthy and we told them, and they said they would re-shampoo the carpet before we moved in. When we did moved in, the carpet was still filthy!! We got a citation mostly every month or every other month since we've stayed there and had to pay fines because we didn't mow our lawn on a regular basis which I think it's kind of ridiculous when you work so many hours and you just don't have the time to mow your lawn twice a month to upkeep it and I don't think our lawn was that bad!! We tried to argue it and all SJC told us is it wasn't their problem!! So done with them!! Wow. It should have been a sign when we met the "agent" at the property. Instead of greeting us or acknowledging that we were waiting outside of the home, she went straight inside the property. She told us to look around and let her know if we were interested while she stayed in the kitchen texting oh her phone. She was horrible at her job to say the least. The place however was great and we signed all the paperwork. The really WEIRD thing is that SJC requires a year-long commitment from the renter, but states in the same contract that it is a month-to-month agreement. So basically, we're on the hook for one year but they can cancel at any time. This makes absolutely no sense at all. We're now basically planning to be kicked out at any time. Lastly, just like others have mentioned, SJC cares absolutely nothing about repairs to the property. They are completely okay with NOT fixing anything during the lease and simply refer back to a blanket statement, "don't worry about it if it was like that when you moved in." HORRIBLE. My advice to anyone is to NOT do anything at all with SJC. The owner, Jason, who you would think would want to make it the best experience possible for any client, could care less about client relations. It's all contracts...zero focus on customer service. We sold our home and were building a new one when we found ourselves first time renters ( we have actually been homeowners and landlords since 1987.) They lie, harass, threaten and overall make your life hell. In the end, we went to small claims court, had to move into a small trailer while we finished our new home and lost thousands. I left the property so much better than I found it and they still made up bogus charges. All I can say is the experience made us better landlords ( we would NEVER treat renters the way we were treated) and I know the universe takes care of scum like this with its own vengeance. This is probably the worst management company I've ever rented from. Customer service is unspeakable, even from the head broker Jason Clifford. Communication is terrible, they don't respond to emails or maintenance request in a timely manner. They're pretty quiet except when they dish out rental increases. After renting from them for more than three years, I can say without hesitation that while they may not be the worst, there definitely in the same category. I'm actually pretty surprised to read the other reviews, because I was very happy with SCJ. In fact, I was so happy, that when I am looking for a place to rent I check their website first! I rented a place in downtown Puyallup for over a year. -I got most of my deposit back (90%) -They were quick to fix any issue I had(they didn't always fix it super great, but they at least sent someone out same day). And that is including cleaning the washer/dryer, broken flusher, lockbox stuck on door. -They weren't all up in my business -They were flexible with things like painting and pets -They were really hassle free. I didn't have ONE issue with them...came and left in peace, which had never happened for us before. I liked them. I have rented from other 'management groups' and let me tell you, comparatively, SCJ was the best. Yes, the place isn't super clean when you move in (I DID find some random candy wrappers in cupboards), but I would rather do some cleaning when I move in then get most of my deposit taken when I move out for "cleaning" fee's. Which a LOT of rental companies do. So, truly, the only problems presented in the other reviews was 1. Places weren't clean 2. Contracts seem shady 3. They don't repair anything 1 is True, they aren't very clean. BUT I believe that is because they don't suck all your depo money for cleaning fee's when you move out. So it's a PRO for me. 2 they do seem shady, but their not. SJC wants you to stay in their place. If you are a good/decent tenant(aka you pay on time) they wont bother you. And they do not raise the rent randomly or kick you out. They want you in there. 3 is False. They DO fix things. Right away. read more
