So, we just left Sky Ranch RV Park. Their website makes the place sound so awesome. But, then there is reality. This park is under new ownership for the last 2 years. There are roughly 50 functional sites. Many permanent folks. All very nice. However, with permanents you get lists of "stuff" piled up around the sites; broke down trucks, etc. The laundry/shower house is nice. Clean. There are 5 washers; all seemed to work. There are 5 dryers; 2 work. Good news the laundry is free. Take care of them. The security gate does not work so you do not need a code. It's okay, we never felt uneasy. There is no swimming hole. It's dried up and I don't think you really want to swim in it if it did. The fishing lake is beautiful and so clear you could see the fish. The property surrounding the campground is just so pretty. We were here 7 nights. All we kept saying to each other is, "this place has so much potential." Just pick up the trash, mow and kill the weeds. There are pieces of pipe and old sewer hoses just lying around. Finally, the RV sites are a little strange. There are two concrete strips to park on. For class RVs your jacks are not going to align, with the concrete. Anyway, when we first arrived we were a bit disappointed, but by the time we left we were like, "It's okay. It's a beautiful property and a campground with so much potential," I'm giving this camp 3 stars because it needs a little TLC. read more

Peaceful place to stay in the Texas Hill Country with concrete pads, free laundry and wifi, and new facilities. We did a double take at the sign directing us to pull our travel trailer onto a runway, and looked both ways for aircraft. (We later learned the runway has been decommissioned.) The runway, which now serves as the main driveway, is a great option for evening walks. Location is pretty good - about a 15-minute drive to restaurants / stores in either Bertram or Liberty Hill, and about an hour to the wineries on 290. Area is secured by a gate - you'll get a contactless keycard when you check in. Private unisex bathrooms with showers for people and even an outdoor shower for your pet. There's a private ranch road (no motor vehicles allowed) for hikes. It leads to a refreshing swimming hole that is partially fed by a stream. Sit in one of the plastic lounge chairs and listen to the brook babble under your feet - or swim to the far edge for the "infinity pool" effect. The water is clear but the bottom is soft, so river shoes are helpful if you don't like the feeling of mud squishing between your toes. Walk further down to reach the lakeside patio, complete with water fountain and picnic tables. I encountered deer on almost every hike, but surprisingly not another soul. Frank is a great host. The park and showers are clean and well maintained. There are plenty of picnic tables under spreading oak trees for shade. It was nice to feel safe and secure in a gated community. If you are looking for peace and quiet, this is for you! We didn't have an RV, but just needed a place to plug in our Tesla model X for the night, and we folded down the back seats for a spacious bed. They don't usually allow one night guests, but Frank was gracious enough to let us slide in, as long as we were quiet and didn't disturb the long term guests. read more

As full time travelers I feel it best to share our experiences at the places we stay. Here we have a very big very open new RV park. Once an airport now a small RV park with lots of acres to enjoy ... or so you think We pulled in May 2021 and stayed 3 weeks. The big selling point is that this is a huge place with lots of free amenities to do and use at your will. As we soon found out there is a very tight micromanaging owner. Upon our arrival I received several calls to let me know about specific rules ... before we had even pulled in and signed our contract of rules. A few of these pertained specifically to children. As travelers we explore and encourage our children to explore but we told our children we're not allowed to ride their bikes outside in front of the RV or near the RVs but we were to walk them over to a designated area with an adult at all times for any child under 18 years old. This means no autonomy for any age as they explored even if I could see them from my RV. On the other amenities.... the trail was pretty and the water was cute but to try and use the boats was again very micromanaged and not clearly stated upon arrival. After a short hike to the pond to use the paddle boat we found that we had not signed a waiver... that we were not given or asked to sign but told we signed everything when we arrived. It was poor communication. Laundry was free but the dryers did not dry, I mean the clothes came out soaking dripping wet still and the washers did not fully rinse soap out. The showers did not drain well but the water was hot. This place is very dog friendly and accommodating with a dog bath and water everywhere for drinking. The pad sites were two stripes of concrete for the wheels of your RV and surrounded by gravel, which must be maintained and raked before you leave or be charged. Because it was an airfield it is very windy from being a flat plane so careful with your awnings. The rules are enforced very randomly and not always the same depending on the person as we saw plenty of children on bikes when the property manager was walking around and the children with her were not reprimanded but others were. Same for dogs on leashes and "no clutter" rules around your RV. This is defiantly not a kid friendly place but good for anyone who is quiet and happy to stay to themselves indoors. read more

I initially would have given the park itself a solid 5 Stars. It's pretty amazing for the short term and not during the super crazy Texas Summer. I even initially gave the management a solid 5 Stars because our on site manager was fantastic and the owners were quick to respond to resident concerns. Then there was the moment you realize how crazy things were out there and how bad the still are. After nearly five months out at the ranch, we made several long lasting friendships with some amazing people. A number of us chat and post back and forth to each other via social media and what I do know is that several have already left, some are scheduled to leave and others are making plans to leave. When you consider how special a place like this can be because of it's uniqueness, it's heartbreaking to see it fall a part like this and I genuinely hope that things improve for current and future residents. Recommendation: If you need a solid place to land short term, a week to a month or two, and you're able to deal with an absurd amount of crazy and manipulation, then this place is for you as long as you are using a privacy card. They don't follow proper security measures that are required federally for handling their residents sensitive information. If being manipulated and pitted against each other, or seeing that a move in was threatened by the owner after paying their deposit and attempting to move in on the day you've planned to move in on is not your thing, well, this place is definitely not for you. Since I have to leave a rating, I leave two stars for effort because it's a beautiful, well maintained park. If the review itself was based on how we were treated as residents, and how other residents were treated, I'd leave none if possible. I do not recommend this RV Park for long term, 3 month + stays. There are too many amazing places in this region to explore and experience without having to deal with the insanity currently happening. read more

Wow! This RV Park in Liberty Hill has all the things we need and some nice extra touches. Spacious, picturesque, clean, modern, and secure facility. WiFi was strong and dependable. Laundry room is new, "24-7", big, and super clean. P Park has lots of areas to relax, walk, bike, hike, and enjoying the serenity. Feels like a "Ranch Experience". Huge open area in the back for the dogs to run. They love it! Management is friendly and super attentive to the operation. I'd give them an extra star for their hospitality and kindness if yelp allowed. We will definitely return and spread the word to friends. Update in June 26, 2020 Lots of good stuff happening @ the XS12 RV Park. Me and the misses dropped in for a visit earlier this month and excited to be back in TX at the XS12. Some new additions since we were here last year. A nice new community room, (with several big screen TV's), a cool new dog park area (with sleek misters for the little fellers), and a rocking upgrade to the Internet. Sweet! Management here really goes above and beyond to make our visits comfortable and spoil us "Road Warriors". I guess the word is out because the spots are filling up and I hear people are making reservations for fall & winter. This is my favorite place on our lower 48 route. Called to inquire on their monthly rates. They charge per person (even for our 2 year old!) and they have breed restrictions (no pitbulls). They make no exceptions even though our dogs stay on leash and never leave our camper but twice a day to potty. Don't recommend as they promote pitbull discrimination, even though they are the most loving and trusting dogs. Will find another spot that allows and loves ALL dogs! read more

My husband and I needed an escape and planned a trip to visit friends in Texas. We found this campground on an air strip. Interesting enough for me so I booked an 8 day stay. We kept in touch with Frank and Jennifer during our travels. The day of our arrival we were talking to Frank and he invited us to join the rest of the campers for FREE pizza. WOW!!! quite a surprise after a day of traveling. We never got to meet Frank (due to COVID_19 restrictions). He was very helpful over the phone when we had questions. Great laundry services, even for pet laundry (separate machines for them) and wonderful showers. Great WiFi! On our last morning there, I received an e-mail inviting us for FREE breakfast burritos, Yummy Yummy!!!! It is nice when I don't have to cook on departure day. We will definitely go back. read more

I could not get out of there soon enough. I personally would not recommend this place. What I saw of the park was nice. But the way i was treated was horrific in my opinion. This region of Texas is filled with comparable, if not better properties for a similar price and are what i call, more customer friendly . We stayed here from the end of March until the end of July. We love it here. The laundry room is clean and free and the restrooms/shower were clean. The RV spaces are roomy and have plenty of room for two cars to park. The high-speed internet is included and is actually high speed! We worked from the RV and streamed tv and never had an issue. There is an awesome nature preserve behind the park with a swimming hole and a fishing spot (catch and release). We loved to go for walks and let the dog go off leash. It is out a bit but we loved that. The star gazing here is great! We would stop and get groceries on our way in (about 20 min away from two HEBs) and there are several good places to eat in Liberty Hill. We had an issue with our RV that delayed our check out and Bill was a great help! We wouldn't have left if we weren't moving closer to be near our kid in college. We will definitely be back! As a consumer I have a right to do a review on an establishment-good or bad. This owner has had many reviews removed as to not damage his business, so I wanted to make this as fair as possible and give people a real sense of what living there is like. We looked around for months to find an RV park we could call home. When we found XS12 we knew it was the one. We met with the owner and he showed us around the property, and we fell in love with it. It is located on an old airstrip that is no longer in use and to get to the RV lots, you drive your vehicle down the runway. The views are gorgeous, and the back part of the park has a lake to fish in. Its 250 acres of gated, beautiful property. In addition, the park offers free laundry which is very uncommon. However, we soon found that this park had quite a few negative sides to it as well. More on those later. We signed the lease since we loved the property and figured maybe it wouldn't be so bad. The park itself is absolutely gorgeous and we loved sitting outside looking at the scenery. Deer, rabbits, coyotes, and other wildlife could be seen and heard throughout the park. It is well maintained and lit, gated, has free laundry, a dog park and other amenities. If I had to base my review off the property, it would get a solid 10 stars out of 5 stars!!! However, the offsite management/owner is the problem here. Below are some of the issues we had while at the park. 1. Guests were not allowed to go anywhere on the park except your RV without being on the lease. After spending over 3 months on "lock down" for corona, we invited my boyfriend's daughter up to spend the weekend with us. We couldn't show her the property, we couldn't take her fishing in the back, we couldn't show her any part of the RV park except our lot. We were also informed that we should have registered her and paid a $50 fee for her to stay the weekend. I'm sorry, but she is 22 years old, family and we had not seen her in months. To ask this of us was infuriating. I have an email as proof of this rule. 2. This is Texas. We grill. We were living on a cement pad with crushed granite as our "yard" and out of nowhere we were sent an email that we can no longer grill. I was sitting in my RV working remotely and noticed the owner's wife in the middle of my pad taking pictures of our grill. The email read: "Effective Immediately All BBQ grills MUST Be Propane. No Charcoal. No Fire Rings. No Fires . No Smoking Except Inside Your RV OR VEHICLES" This is word for word from his email. The owner has disputed this on several reviews of his park, but I have the email to prove that he sent this to all guests. Mind you there are no trees, no plants and nothing remotely close to our grill except crushed granite rocks and cement. This was the straw that broke the camels back. What could our grilling possibly hurt? We are responsible people and have NEVER walked away from our grill at any time while it is lit. The owner will tell you its because they had a fire in 2019 (lightening strike) but no one grilled in the back of the park. We all grilled right on our cement/crushed rock pad. 3. Not that this directly affected us, but smoking is only allowed in your RV. He will dispute this by saying it's a fire hazard, but where our RV's are located, there is only cement and crushed rock. No landscape or grass to catch on fire at all. 4. Facebook group. The park itself has a general Facebook page maintained by an employee of the owners. As long-term guests, we decided to start our own Facebook page NOT affiliated with the park itself. Basically, we used the group to ask questions, ask about lost UPS/FedEx, or Amazon packages, talk about bad weather coming our way, troubleshoot problems we were having in our RV, etc. We never bashed the owners or even spoke of them on this group. This page was deleted by owners employee because they didn't want us communicating between each other. 5. Owner is always soliciting RV'ers to do work around there for him. He will call/text until all hours of the night in a way that I would call harassment. My boyfriend finally had to find the owners wife and tell her to have the owner stop calling because we were moving from Houston and didn't have time to do work for him. In closing, we left the park because of the owners and their ever changing and new rules. To live in an RV park in Texas on concrete and not be able to grill, is beyond comprehension. We didn't leave because of the park itself or the on-site management. The facilities are clean and well maintained. The scenery is gorgeous. The novelty of living on an airstrip is great. But the constant emails every week or so with a new rule was exhausting. For a weekend trip or short time, I would recommend staying just for the scenery and location. For long term (a month or more), I would say find somewhere to stay where you don't feel like you are being micromanaged and harassed via email, text and phone calls read more

My initial review of this park was great, but this is a true exit review from my personal experiences at this property. Overall the ranch is beautiful and the laundry room is great, all utilities are reliable, now onto the next more negative portion of this review. My experiences with the owner mainly the gentleman have been condescending, and belittling. I've been cussed out by this gentleman for no decent or good reason, all over little things, and the rules are ridiculously strict, any other rv park in the hill country has no rules as strict as this place does, what mainly drove me out was "no charcoal grills allowed, only propane grills". And this rule was just made up after about 5 months of our stay, wasn't drafted in writing, no signing by tenants, all in one email blast. Technically you shouldn't have to abide by the rule since you signed the original site and service agreement, which didint have the present rules on there, and also didint disclose sudden rule changes ( which the agreement has been changed so many times since my stay I've lost count), but besides the rule change, after getting chewed and cussed out by the owner, I had not received a formal apology for the months that came after, not until I gave my two weeks notice of us moving along in the rv world. And the apology at the time of move out only made me think of one thing, why now, and why at my move out? Simple, the review, obviously thats all he wanted was positive feedback as my move out occurred, and the Apology came last minute, and because of it, I could see that. After speaking to residents that moved out prior, I learned that all residents who did not complete the month got a pro rated refund of the days not used. I did not know of this, i was told if I left a good review I would get a refund for my remainder of the month, and so I did, and I got my money refunded which I will give credit for, but it was never disclosed to me that I would receive a pro rated amount on move out on the day I gave the notice. If your a short timer, I would recommend, for long timers, don't get involved with the owners, stay away from them, currently there is no on site manager so you really don't have a choice to voice complaints to, i wish this beautiful park wasn't so micromanaged and the rude owners weren't so involved, but after all, not everybody gets what they want, and thats why we have options, am I right? read more

We spent only one week here but will definitely come back. Not only is this park beautiful and peaceful, the friendliness of the owners was unsurpassed. We liked that it is a safe gated facility. It was a bit of a drive to our relatives in Leander but well worth it. The park is very new with wide spaces near the airport runway. Our dogs loved to run free on the property adjacent to the park. I lived here for 9 months and it was the WORST place I've ever called home. The only good side was the free laundry. The Wi-Fi was ALWAYS out. The owner, Bill, is very unresponsive to any messages or requests. He lies too. After the Wi-Fi was out for a solid month I asked for half a months refund on rent. He verbally agreed and I moved my RV. Per Bill, the refund would only take a few days. Ive followed up with him numerous times, my boyfriend has followed up with him numerous times and each time he says it is on the way. It's been 6 weeks and no refund. There are CHICKENS and a garden near the wash house. The garden is fine, but this isn't a homestead. The vibe from a number of residents is a bit weird and overtly Christian. I am so much happier now that Ive left this place. Oh and I went to leave a review directly on the website and would ya look at that? I can't. All the reviews on their website are probably false because I wasn't the only miserable resident. read more

Updated review: I've been here off and on for a year now every time I come back to the area for business, I know where I'm coming! This place is so amazing. The owners are kind people who will work with you on certain things. They provide us with little camper appreciation days by getting us pizza, ice cream, tacos delivered to us for NO cost! It does make you feel appreciated. The site is so beautiful! I see deer almost every morning. The stars are huge and it's great to go down to the end of the runway and just look up. They have tons of great amenities including the recently upgraded WiFi which is faster than what I pay 85$ for at my personal house. I can play and stream on all my devices with no lag. My kids absolutely love it here, they have a tennis court and some nice hiking trails but my children's favorite part was the stocked fishing pond. My son caught his first ever fish there and it was very impressive sized bass. The look on his face worth worth a million dollars to me. They are also so pet friendly with an included dog wash station for when my dog gets into the pond. I've been all over from state parks to KOA's to mom and pop owned campsites all over the southwestern area of America and I can tell you this. XS12 RV ranch has been my favorite place I've ever stayed. I recommend it to all of my colleagues when we come into town. It's so secluded you wouldn't even know your 10-15 minutes from the outskirts of Austin. Original Review from after my first month below. If I could give it 6 stars I would! I've traveled all over the Southwest for work and stayed at plenty of campgrounds and this is hands down the best rv park I've stayed at. First off, having the seclusion of being behind a gate and fenced in with the added security of cameras takes a huge doubt off my shoulders when I'm not at my camper. The location is beautiful and just the fact they have provided me a trash can is really a one up on most places. The laundry is free which is amazing after I've been to so many campgrounds and been forced to pay out 7.00 every time I need to do laundry. The on site bathroom and showers were spotless and made me double check that I wasn't tracking any mud. I plan on staying at this park every time I'm in this area for work. read more

I visited the XS12 for a second time just recently. It's still scenic, peaceful, safe and a great value. And they've added some cool new amenities. The dog park area is great, with plenty of room for several dogs to run and play. It's outfitted with a shady spot for owners to sit and plenty of drinking water for the dogs and misters along the fence line. The new community room is a large air-conditioned space, with three TVs and fast internet. It's a nice change of pace if you want to get out of the RV and meet your neighbors, have a snack or work on your laptop. The ranch has plenty of space if you like long, quiet, winding walks. The management is attentive and always friendly and courteous. They keep the laundry room and bathrooms sparkling. More restaurants and businesses are moving nearby too, which is a big plus. I thoroughly enjoyed my last visit and I'll be back. I highly recommend the XS12! read more

I have previously reviewed the park, but wanted to again let people know about it. My stay was short, but very comfortable and quiet. We arrived late in the afternoon, in time for a beautiful sunset and a relaxing evening in our very large space. The accommodations continue to be first class and the laundromat is free. A wide drive makes parking easy. Management has been working to add new features including a clubhouse. The proximity to Austin and Georgetown makes this a great place to park without the cities encroaching. It is well worth making a special point of staying here. read more

We thoroughly enjoy staying at XS12 RV Ranch! We have been here for several months - we love each and every day here. It's is a beautiful, quiet and out-of-the-way community in the country yet not too far from shopping, restaurants and other necessities. We enjoy the large property which includes 3 lakes (1 with a paddle boat and catch-and-release fishing), large beautiful trees, picnic tables around the property by lakes and at each RV site, well maintained property with gate access, tennis court, fire pit, great WIFi and fabulous laundry facility which includes restrooms with showers. It is very dog friendly, golf carts are welcome and a safe place to stay with gate access and property imonitored with onsite assistance, if needed. The owners are wonderful people who make you feel at home immediately. They strive to make the Ranch a comfortable place to stay, always open to suggestions, strive to maintain residents security and privacy and thoughtfully do many "little things" that mean so much to make everyone comfortable. We stayed at XS12 for two months and could not have asked for a better place to stay. It is very peaceful, clean, quiet and always has a nice breeze blowing. The professional and excellent treatment that we received from the owner and his wife was awesome and made my wife and I feel right at home. The amenities are fantastic with free Wifi, free washer and dryer use and nice large clean showers with unlimited hot water. Clear water swimming area with additional water area that has kayaks ready for your use. Wildlife is in abundance and you can have fun with catch and release fishing. It is only 10 minutes from downtown Liberty Hill but it feels like you are much further away from the hustle and bustle of city life. We made friends with some folks that were there for many months and are still there loving XS12. If you want a much better feel than the KOA type stay, this is the place for you.
