I was initially terrified of moving because I had a really bad experience with the first apartment that I moved to when I came to Texas. The customer service is excellent. Ashley and Nicole are responsive, sweet, kind, and welcoming. I have been some of the best examples I have ever seen as far as a property management staff is concerned. We toured several different apartment complexes and this constantly topped the list. The facilities are very clean and are constantly being cleaned by other staff members. The gym is really beautiful and has all the equipment one would need to bulk up or just focus on cardio if they want. The business center is so convenient because of the coffee and the printer. The hammock garden is one of my favorite places to lounge in when I have the time. We got a two bedroom apartment here and other than a few dings on the wall, it is incredibly spacious and beautiful. We have been so happy living here and it's been the first time in my life where I feel like I can kick off my shoes and enjoy myself. Maintenance has been so responsive as well. Anytime I've submitted a ticket, they have been there the same day. To be honest I'm rather disappointed I don't see more good reviews for this apartment complex. It seems that people are more ready to leave negative feedback than positive and I know so many other tenants have nice things to say about this apartment because I've spoken to them myself. If I'm not ready to buy a house by the time this lease ends, we will probably continue to stay here. That's how much we like it.

The leasing consultant, Sheradyn, always has a genuine smile and kindness to share every time I see her, whether on property or in office. The unit itself has presented minimal issues for the age of the property and my biggest gripe is the in unit stackable washer and dryer. It's old, tiny, and inefficient but I guess as long as it gets clothes clean that's what matters. We do have to run the dryer for multiple cycles to get them completely dried so higher energy costs due to this, nothing insane though. We chose a 2nd story unit, there's the option for first floor with a full size washer and dryer just FYI. The maintenance staff has always been friendly as well, although we haven't had any maintenance requests ourselves, I do see them frequently out and about doing work orders and general improvements. The property is pretty quiet in all honesty and I haven't ever felt unsafe walking around the complex. They have NO BREED RESTRICTIONS, and for us as bully owners, that's a huge plus! Obviously there's people who are too lazy to clean up after their dogs, despite the property offering many bags and receptacles all over the property, but for the most part people here seem to take pride in their homes and areas. I am personally not a fan of valet trash service and we never used ours, luckily there are dumpsters conveniently located in 3 places on property but you still get charged even if not using it. No biggie to us, but it'd be cool if people didn't stack up multiple bags of trash when valet isn't picking up (ie:weekends/holidays). The pool is sufficient, the community grills worked out, the fitness area is small compared to newer complexes but provides basics. I'd say all in all, if you're looking for a chill, no frills, no bs spot to call home for a brief or extended amount of time, with friendly and helpful staff, then come check them out yourself and see if it's a good fit for you! I forgot to add... The prime location for ease of access. Just a mile off 130, close to Hutto, Pflugerville, and in Round Rock so you can get around easily and there are plenty of restaurants, shopping, and entertainment all within 5 miles or so.

I sent formal complaints for 5 months and they basically said "you have to deal with it like the rest of us, this is Texas." I've lived in many places in Texas and never had that issue anywhere. Also, upper management, particuarly April Junge will treat you as if you are her employee like you have duties to her and she is your boss. April was extremely two faced. Very pleasant before I moved in up until the moment after I signed the lease, then immediately she pulled a bait and switch, bringing out this long list of "community rules" many of which are completely unreasonable, and essentially I was demanded to sign that then and there otherwise have all the time I already spent there completely wasted. Also, they will walk around the community and if you have in some way deviated even in the slightest as to the exact rules they have listed, they will send you nasty e-mails with photos of whatever ridiculous rule you broke and threaten to fine you. (They made a fuss because I used the "wrong" trash can to leave my trash out.) I explained how their hours were incompatible with my schedule, so I'd just prefer to opt out of my trash valet service. They knew I couldn't use it, but essentially said "we don't care, we're still charging you. Overall, they are just extremely inhospitable and unreasonable and they are the most demanding landlords I've ever had. Essentially they will not budge even one iota on anything and they expect the world from you. Particulary that April Junge is a vindictive and nasty woman. The girls at the desk up front, when I came in to talk to them about something, they would refer to April as "the bad guy". The rest of them were okay on average, but that woman seriously needs to be fired, she doesn't belong anywhere that involves serving people. On one occasion, I recall specifically, because I never gave permission for them to enter because I didn't trust them, but I had no choice because I had to leave the unit to rent a hotel because the pest problem was so bad. Then April, who, there was no reason for her to go personally, it was an issue maintenance, but this woman went and photographed parts of the unit where I hadn't cleaned up and then she sent me those photos in e-mail as a way to try to guilt me or shame me or embarrass me, essentially implying that it's my fault that there was a dozen large insects walking into my unit each day. Was among the most unprofessional things I've ever had a landlord do. On multiple occasions she went out of her own way to make my life more difficult solely in order to spite me because I made it clear I didn't appreciate the way she treated me. Eventually I had to hire an attorney and leave early because they refused to fix the pest problem. There are even way more details that I left out! I have a 10 page document listing all the unprofessional and disgraceful behavior of that woman April. If you want to live here, I hope you're the type who really has no problem with a landlord consistently imposing their will on you then making your life exceedingly difficult if you resist.

The front gate was broken for nearly a year. Deep, dangerous holes in the dog park went unfilled for over 6 months, despite repeated complaints from multiple tenants. The dumpster and dog waste bins routinely overflow, leaving the grounds littered with trash and feces. Phones often go unanswered. In person, staff promise to act--but rarely follow through unless you chase them. Management even sent emails offering entry into a gift card drawing in exchange for 5-star reviews. At move-out, many tenants report being charged for normal wear and tear, including repainting, deep cleaning, and tub refinishing. In my case, I was warned I could be charged for all of those--plus a flooring upgrade--due to a minor, invisible pet stain found beneath the carpet. These threats are framed as "standard" or "per lease," but it's clear that Kairoi stretches lease language to pass turnover costs onto departing tenants, while acting like they're doing you a favor by not charging more. If you question it, you're made to feel unreasonable--like you're the problem--when in reality, they're the ones overstepping tenant protections and abusing the process. My apartment locator was even shocked at the amount of info they were requiring. And to top it all off I'm paying $1500 a month for this (because I was in a pinch when I moved in. I had a job that started very quickly after being hired)! They demanded to see all of my utility bills-- as proof that I turned the lights on, and renters insurance proof of purchase after I moved in. In all my years I have never seen anything like that. The property manager/realtor/owners rule with an IRON FIST 24/7, and compassion after a family member dies is not rendered so don't ask. There is a 3 day rental payment due policy and if it is late as in 3rd of the month (yes!) at 11:59AM (I am not kidding!): FINE!! I have racked up HUNDREDS of dollars within a matter of days by simply being late a few hours. THEY WILL START THE EVICTION PROCESS THAT DAY AND TELL YOU YOU HAVE 3 DAYS TO VACATE THE PROPERTY by taping a white envelope to the front door window! "My in-law died, may a have a little more time?" "Yes. (pause) Time's up!" They come into the property once a month to "change the filters" aka spy on you (the owner admitted this much to me) even if you haven't used the A/C or heating unit. You are given unreasonable deadlines for a laundry list of possible violations including a fee for having to come out and fix things on the property. If you don't change your smoke detector battery: FINE!! If they have to fix anything in there you are subject to a fee for repair whether you broke it or not. "Did you read the lease? It's in there..." They REALLY LOVE the lease. Like, in an unhealthy way. You have to do what the manager says when they say and don't talk back or FINE! They follow up within the predetermined unreasonable time, just like a warden and if it doesn't meet their white glove standards: FINE!! I have never been so happy to move out of a home in my life! I can't wait to pack up my stuff in less than a year's time and get the hell outta there and out from under their nazi-like rule. Stay away from a property managed by Waterhouse Realty. You will never feel at home... I think there may be a fine for that.
