Our experience with Links at Forest Creek has been excellent. The property manager, Kandi, has been a real pleasure to work with professionally, and enjoyable to visit with personally. The leasing consultant, Sheradyn, always has a genuine smile and kindness to share every time I see her, whether on property or in office. The unit itself has presented minimal issues for the age of the property and my biggest gripe is the in unit stackable washer and dryer. It's old, tiny, and inefficient but I guess as long as it gets clothes clean that's what matters. We do have to run the dryer for multiple cycles to get them completely dried so higher energy costs due to this, nothing insane though. We chose a 2nd story unit, there's the option for first floor with a full size washer and dryer just FYI. The maintenance staff has always been friendly as well, although we haven't had any maintenance requests ourselves, I do see them frequently out and about doing work orders and general improvements. The property is pretty quiet in all honesty and I haven't ever felt unsafe walking around the complex. They have NO BREED RESTRICTIONS, and for us as bully owners, that's a huge plus! Obviously there's people who are too lazy to clean up after their dogs, despite the property offering many bags and receptacles all over the property, but for the most part people here seem to take pride in their homes and areas. I am personally not a fan of valet trash service and we never used ours, luckily there are dumpsters conveniently located in 3 places on property but you still get charged even if not using it. No biggie to us, but it'd be cool if people didn't stack up multiple bags of trash when valet isn't picking up (ie:weekends/holidays). The pool is sufficient, the community grills worked out, the fitness area is small compared to newer complexes but provides basics. I'd say all in all, if you're looking for a chill, no frills, no bs spot to call home for a brief or extended amount of time, with friendly and helpful staff, then come check them out yourself and see if it's a good fit for you! I forgot to add... The prime location for ease of access. Just a mile off 130, close to Hutto, Pflugerville, and in Round Rock so you can get around easily and there are plenty of restaurants, shopping, and entertainment all within 5 miles or so. read more

MAINTENANCE HAS GROWN! Embarrassing story... my daughter and I hair had clogged the tub after being here for 6 months now haha. As soon as I put in a request for maintenance, they are here within 24-48 hours. They are the sweet men and I never feel unsafe when they come. I have had to them about 2-3 times within a week and they fix it when they are here. The rentcafe app we use to put in the work orders is friendly and easy. I usually add photos and be very detailed so when they come, they know what tools they need and how to fix it. If I don't buy a home by next year, i'll definitely be renewing my lease. thank this team and all their hard work it will never go unnoticed while i'm around! read more

I was a resident for over nine years. I paid my rent on time. Fell through their floor and that's the only reason it was replaced. Did not try to fix it before the incident. I moved out April 27, 2023. Several phone calls and emails were made to get my security deposit to no avail. The place was left clean never had holes in the wall or any other damage. I even offered to go down to Round Rock to pick up the check but was told it was not available. They claimed it was mailed to me. I changed my address May 1st. I received all mail so it wasn't sent. They were reported to the Better Business Bureau. LD read more

They most definitely check your credit, and rental history like anyone else. Took my deposit after I explained my situation, I even added a guarantee signor to the application. I felt it was a go. Only to be flat out denied. Great income, an evictions is why i offered a signor. 1400 debt. Again, I explained the situation. New to the area, starting over. Horrible place to live. Roaches and rats on property. Units have no been updated since it was built. Maintenance takes weeks sometimes months to fix things that wrong. They pick and choose who they will evict based off how you look. So many fair housing laws are being broken at this location. If you work there just know they will use you for what the need and toss you to the side. They also raise the rent like crazy when they want because that is their bonus in their pocket. And everyone rent isn't raised the same . Some get 20-50 while others are 10-15% just based off how much the management care about you. Be ware!! read more

Have been here since Dec 1, 2020. One of the motivations for coming, in the first instance, was a safe, decent, community and environment. Till date, no regrets. While we have had issues with lighting, switch, airconditioning unit a few times (which was not unexpected), the facility response was excellent to fixing them. Kandy, the facility manager, truly has an excellent team - so friendly, so professional and very accommodating. Always asking and wanting to know how to make your stay more comfortable. Thank you. Paper thin walls. You can hear everything from the neighbors on all sides of you. From the doorbell to what they want for dinner. My lights went out by a popping sound in my bathroom. They said it was the bulbs. The new bulbs they put in didn't work for more than two days. They claimed they couldn't fix it due to Covid. They were just waiting for us to move since I had placed my 60 day notice. Popping sound when the ac went off in the bathtub. Weird but the ac was above the tub so who knows. ANT GALORE!!!!!!! When we moved in the place was not thoroughly cleaned. The carpet had a stain at the top of the stairs and they tried to put plug ins in the unit to remove the smell. I own a cleaning service so I cleaned it myself. We left the unit cleaner than when we moved in for sure. Moving out they were not available to do a walk through due to Covid-19 of course and then a holiday that Monday. They were however open that Saturday but still couldn't do a walk through. I wanted to make sure I got the same treatment when I moved in as when I moved out. Nope. They slapped me with a $181.85 charge to clean, degrease, deodorize, scrub and stretch the carpet. Ridiculous. We don't even wear shoes in our homes. We have no pets. We had rugs that pretty much covered the ugly carpet up in each room anyway. So how does this picture taken on the day I moved out match the ridiculous charges. Oh and walls are paper thin. Our neighbors moved to another unit because they could hear the neighbors below them talking about them. We could hear every single word from the neighbors below us. From the doorbell, to the babies screaming. I would not recommend moving to a place where they seem very nice to your face but then wait till you're gone to lie about having to do all that to carpet when you know for a fact and have pictures to show that it was not dirty Shame on them. read more

This was my first apartment experience and it was a great experience. Whenever I needed something the office was prompt to address my concerns. They have a clean gym and a nice pool. The office staff is friendly and professional. I would recommend this apartment complex to anyone with pets. The only reason I had to leave is because we needed more space. If you're looking for somewhere clean, quiet, and cozy - I advise you to pick somewhere else. I'd consider this more a shelter than a home. Additionally, my roommate posted a bad review previously and they contacted us saying it was 'unfair' and asked to change it. I think these living conditions and unscrupulous business tactics are more 'unfair.' I'm posting this to give a fair and accurate representation of my experience since moving in December of 2019. When I first moved in, I had to place lots of repair orders. There were glade wall plugins to mask the odor that is ever-present inside. Many of those requests took multiple requests and many days of waiting; some issues were never fixed. All of the appliances and fixtures are very outdated & the cheapest they could find. It's almost as though they want them to break so they can charge you to replace them. The "dishwasher" makes my dishes feel dirtier than when I put them in & drains poorly (reported this multiple times, maintenance essentially told me to deal with it). The apartments are built very poorly. Paper-thin walls. Gaps in door seals and windows. Not well insulated. The cabinets are made of particleboard with the vinyl covers delaminating on nearly every one of them, also filthy. The closets and pantry are very small. Living downstairs you can hear every step your upstairs neighbor takes, every door they open, any time they raise their voice, even chairs moving can be heard. If they have children, good luck working from home or enjoying peace and quiet. I've also had two packages stolen from my porch. The gates are rarely secured & one has been seemingly broken for 4-5 months. Driveways are somewhat narrow & you will very likely get door dinged. Loud unsupervised children roam the complex during the day - skating between cars, on other residents' driveways and porch, yelling near and looking into windows, etc. Not such a "quiet" or "private" place to live by any means. read more

Miranda, Chrissa, and Mario went above and beyond to make sure my move-in experience was pleasant and my apartment unit was ready. I appreciate the communication the management and maintenance team has shown to me via text, email, and direct verbal conversations. Miranda was very flexible and allowed me to pay my deposit the day of move-in which I appreciated during the holiday season. Chrissa was so nice and courteous which I noticed she was like with other residents that interacted with her in the office, and she had to call me about a noise complaint the weekend we moved in, but she was very respectful but firm which I appreciated also because it shows care of the community. Mario and his maintenance assistant were the kindest maintenance team I ever experienced in my history of renting. Not even 24 hours after turning in my Move-In Inventory Check form was Mario at my unit making the necessary repairs to my washer, replacing the outlet on the balcony, and replacing the flogger in the toilet, all of which could have waited after Christmas, so I was so happy and surprised that the management and maintenance made the repairs a priority considering it the week of Christmas. By the way, the make-ready was so impressive with the new paint, carpet, and flooring, that I had to really look close for something to report on the form. Another kudos for the maintenance was something I observed the day after Christmas. The waste truck came to empty the dumpsters which were full to the brim, but all of the overflow trash was neat in garbage bags surrounding the outside of the dumpsters. After the waste truck dumped the dumpster, Mario and his assistant were there to immediately load the empty dumpster with the overflow of trash, and they did it manually. I thought that was impressive because they did it right away and it shows that the community being clean and orderly is a top priority for the management, maintenance and the residents as well. I had a lot of reasons to be worried about moving at the end of the year and being in transition with my family, and moving right before Christmas, but everyone I encountered at The Links at Forest Creek has made my move-in a pleasant and memorable experience. This is a really amazing place to live. I have been here for a little over 10 months. The community is kid and pet friendly. People walk around here and kids play and it is really safe. I am that helicopter type of mom and I feel comfortable with my son playing out front. At night its quiet and peaceful. The apartments themselves are well built and insulated. The bedrooms are big and the floor plan is open. The complex is well kept. Maintenance is always keeping things up. They have little events every so often for the residents. The office staff really makes a real effort to make this feel like home. We have had zero issues with bugs and they do valet trash so you have your trash out daily. We wish we could stay but are only moving so we can have a 3 bedroom and a yard. I would definitely recommend and have recommended these apartments to friends. We will miss living here. read more

We were waiting for our house to be built and went to an apartment locator to help us find temporary housing. To our surprise they found these great apartments right around the street from our new home! They offered a short term lease AND furniture rental with all bills paid! We didn't have to worry about anything. The apartment manager called us at least 4 times while we were living there to check on us and make sure everything was fine. The pool area is nice and the whole place seems clean. There are a bit of unsupervised children that can get noisy especially if you live next to one. But it is the parents that are letting their kid's run around, not the apartment's fault. As a matter of fact the apartment sent out two letters while we were living there to remind people to supervise their children, clean up after their dogs and use their parking spaces correctly. Overall the management seems to care about the concerns of the people that live there. It is a cute community with a small town feel. If we weren't moving into our new home, we would consider them for long term housing too. read more

Great place to live. My husband and I moved here with our two girls and two dogs. We love it. Management is great and any problems are dealt with quickly and efficiently. We love the location as we are close to most everything and it is safe. We are lucky enough to have good neighbors so all has been good. We love having a carport and love that these apartments are pro-animal. The place is well cared for and the mowers come every Monday. With all that said, it is apartments so you do have to deal with some things from time to time, but we have had no real major problems here. PS... I read all the stuff from years ago about a manager named Gina. This person is no longer here and Miranda, the new manager, is awesome. Say goodbye to your deposit. This company wrongfully charged me for "heavy cleaning", "heavy carpet cleaning" and "full paint job". The pictures do not match that description. Apartment Complex: Links at Forest Creek Apt #: 3401 Property Manager: Geena Perez Amount Disputed: $285 $75 for Heavy Carpet Cleaning $90 for Heavy Cleaning $120 for Full Paint Job Upon moving out of my apartment on November 30th, 2012. I sent an email to them regarding the when I should be expecting the return of my security deposit on December 5th to which I received no response. I continued to wait anyways and sure enough the check arrived in the mail. But to my surprise I was charged $312.68 in damages and received a check for $87.32. Dec. 13th, Thursday: I inquired to them regarding why I received such a high penalty on my security deposit and asking for pictures of the before cleaning and after cleaning. I received a response stating that it would be Monday before I would get a response on the matter. Dec. 17th, Monday: No response from the company. Dec. 19th, Wednesday: I inquired again to where the pictures are of the damages of the complex and what is going on with my dispute. They responded that they "believe" they charged me right. Still no before and after pictures were sent to me. I ask them again to send me pictures and also the receipts for cleaning the apartment. I received another response stating that they will follow up with me before the weekend ended on Saturday with the pictures. Dec. 21st, Friday: No response from the company. Dec. 22nd, Saturday: No response from the company. I inquired again regarding the pictures and the receipts of charges against me. Dec. 26th, Wednesday: Conveniently after Christmas, I finally get a response with 3 invoices for the "heavy cleaning", "heavy carpet cleaning" and "full paint job". Still no pictures. Dec. 28th, Friday: I receive a phone call, which also hangs up immediately. I had to call back to find out who it is. It was the property manager asking me how are things going? I told her I am still waiting on the pictures. I finally receive pictures after 2 weeks from my original request. The pictures do not show anything beyond wear and tear and no "heavy cleaning" was needed. I was charged for heavy cleaning and heavy carpet cleaning and full paint job. The pictures do not justify being charged for the amounts that I did. The company stated that they were being fair regarding the charges and that they were charged "what they were charged for cleaning". Besides that I am wrongfully charged, they also "upcharged" me for the cleaning bill. So the statement that they charged me what they were billed is untrue since the bill is higher. This is a primary example of discrepancy since they charged me $75 for Heavy Carpet Cleaning (when they were billed $65) and $90 for Heavy Cleaning (when they are charged $87). These are examples. Furthermore, they provide one picture where there were some minor juice stains that were overlooked before I left. I was charged $120 for a full paint job on the entire apartment. It's not justified for charging me for the repainting of the entire apartment for some juice stains! Even the invoice that was sent to me from the Carpet Cleaning company says, "Basic Clean, Deodorize, Scrub", "Carpet is worn but will be able to be saved" and "Minor discoloration in traffics". I am paying for Basic cleaning, deodorizing and scrubbing? That is a part of normal wear and tear according to Texas Property Code, Title 8, Chapter 92, Sub Chapter A. How is this Heavy Carpet Cleaning? I was told that by the property manager, Geena Perez, that she is "firm" on her decision and that they would not return the disputed portion of my deposit back. read more

I've lived here for almost 4 years with my son. It's a good place to live. It's less than 5 minutes to the HEB, about a 10 minute drive to the schools, Stone Hill Town Center, and I-35. The apartments are in the Pflugerville ISD. Buses come to the management office to pick up the kids of all grades. It's also a safe place for kids to play after school. Usually every Friday, management has cupcakes, or some type of treat for the kids after school. Management also does holiday events and get togethers year round for tenants. Pets are allowed, and asked to pick up their dog's poop. As with any apartment, usually the hardest part is learning to deal with your neighbors, and to be courteous. Oh, also everyone has their own carport, which can park two cars. And additional parking on the street. read more

I have lived at The Links for about 2 years now and it's hands-down the best apartment complex I've ever lived at. The little 4-plex houses are so cute and well laid out, the staff is amazing and the community is super affordable and family friendly. The Fleas at Forest Creek is just as Amanda S. describes. We have bonus feature of nasty dirty carpets infested with fleas. We were attracted by the short term lease. Have we saved anything when we now pay for flea treatments on our indoor cat that has never had fleas. The final slap in the face is the audacity of how much they charged monthly for a pet fee and at the end of the lease for carpet cleaning they never cleaned in the first place. We were the one type of renter waiting for a house to be built. The place is overrun with the latch key kids and the low end transient apartment dweller types that sleep 5 to a room and park all over the place. Lot of policies with no enforcement. Thank goodness our builder finished our home on schedule. Another month of this and we would have lost it. read more

How do I begin? The place seems to be a great value upon first glance. When you move in and start unpacking is when you notice the little things. My first day moving in my sink leaked all over my floor when I tried to wash my pots and pans that had been in storage for a bit. They use the cheapest fixtures and blinds possible. By the end of my stay, every blind in the house had snapped at the top making them impossible to use. *The foundation is off, doors swing open by themselves and the WINDOWS DO NOT LOCK!!! The latches do not latch, they put little pieces in the tracks to lock them. Bugs are a major issue. Spiders I get because there is a massive field behind the complex. ANTS are major along with other little critters. The seals on the doors were so bad that you could see the light of day through the bottom of the doors. After having a mediocre exterminator come half ass spray the house, we just bought our own stuff and sprayed periodically which worked. My family stayed in this apartment for a year and 2 months. We had 4 different sets of neighbors move in the single apartment upstairs in just that amount of time. If you like nosey neighbors comprised of older folk that only work 2 days a week and like to wait at your door to see what you are doing, by all means this is the place. They will call the office to let them know you left muddy footprints leading to your door. Children run wild here and tear up your patio (which if you are on the bottom floor is not fenced in). I have had many things stolen off my patio. There is a massive dirt mound that sits on the back of the property where the children like to play, throw dirt, and dig up electrical wires. I have a child of my own, so it is not that I don't like children, these children are just wild and their parents, and the complex do not care. Last but definitely not the least, THE MANAGEMENT!!!!!!!! I could go on for days about how they mistreated my family. The deposit was way to high and do not expect to get it back. I signed a one year lease, and which I resigned a lease at the end of that year. You would think that if I was such an issue to the community or if I was violating my lease, they would not have allowed me to resign a year lease with them. ONE MONTH after I resigned, I was given a notice to vacate in 20 days that my lease had been terminated due to too many violations. Sounds like a scam to me, which it was. I could have just moved out, but instead by resigning my lease it allowed management to charge me for an additional 2 months and not refund my deposit. Also Geena (the manager) will tell other tenants about your business. She will slander you and violate your privacy. People are constantly being evicted and leases terminated. I have known 5 families personally that have been terminated there. Meth heads lived in the building next to me and cops were constantly there. We even called the cops on the them twice, once for hitting our neighbors car, and second for the guy beating the crap out of the woman. For some reason we had police at our door constantly asking if my husband and I were fighting, which we weren't, it was either them or the people upstairs from us (who got evicted). This is one of the only Apts. in the Austin area that met our need for; furnished, pet friendly (more that one pet), and short term lease (60 days). With such limited options available we were delighted to find the price reasonable. The amenities and the apartments are in good shape and well maintained. The staff treat you like family and really do care about helping you no matter what the problem. The fact that they have a monthly community breakfast and cup cake fridays is just icing on the cake. read more

The maintenance guys are wonderful and so are the ladies that work in the office. We did not sign a 12 month lease at first because with apartments you never know what you are going to get. I would look elsewhere. I was lucky to find this place because they were the only place I could find that would do a short term lease. The only problem is it cost me a ridiculous amount of money for this short term lease. The rent was much higher for a short term lease, which is understandable. However, I also had to pay $300 pet fee, $300 pet deposit, $125 regular deposit, and an additional $20/month for my small dogs. Still not a huge deal, as I expected to get most of that back. Well, after leaving the place much cleaner that it was when I moved in, they still charged me another $120 to clean the carpets and that came out of the pet deposit, not the pet fee. So I paid a $300 pet fee for 2 months for what??? I feel like they really take advantage of people that need a short term lease. And the other posts about bugs is true. They must have no pest control services. Also, smelling the neighbor smoking marijuana all the time was another added benefit. read more

We rented this place because we are building a house.The other reviews are right on about the kids.My biggest problem though is the teenagers living above me.They stay up all night and sleep all morning.I have complained to management and to the police until I am blue in the face The walls and ceilings are paper thin.
