Their introduction letter named the company but no individual property manager contact -- a potential violation of ORS 90.305. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." For context: our previous management company, Pure Property Management & owner property management people, were responsive, professional, and respectful ~ unlike Sterling.

    Referrals are Gold: I was looking for a solid referral,…read moreregarding selling my home in Mexico. I called the Realtor's Association in Salem Oregon. A friendly voice greeted me. I inquired if any Realtor's were licensed in Oregon to take on my quest and had experience with both US and Mexico. The friendly voice recommended TU CASA Real Estate in Salem, Jose Gonzalez Principal Broker. I had a conversation with Mr. Gonzalez, with a followup appointment at his office in Salem. You could not help but notice a huge picture pined too the front of his desk. Asking what is the story of it, Mr. Gonzalez went on to say it was taken in Zacatecas Mexico, A group of Realtor's from around the US meet in Zacatecas help, guide and form a governing body over Realtor's. Much like we have in US. Success with the convention, The association was formed, with advice and leadership from the group from US. A.M.P.I. Is a Non-Governmental organization(NGO) My visit with Mr. Gonzalez was exceptional, he and his partner has/had much experience with selling homes in Mexico A gold mine for me! I left documentation with him and with a followup in the future. I left with the understanding the sales of the homes in Mexico was little to none at the moment. The office in Salem was generating overwhelming business, Mexico sales took a back seat. I meet with Mr. Gonzalez in Salem, it was a lunch meeting, he explained what course he was going to take. Excited from this outline. My disappointment started with lack of communication, I sent a thank you card to his office after my first visit and e-mails of gratitude along with $100.00 thank you for his time. I offered payment of any amount to get the ball started. Not needed at this time. The lack of communication continued, I reached out through text, e-mails and messages at his office. What is the problem I thought! My over communication, really! Not sure. My review is positive and also meant to buyer/seller beware do your home work, even if you think the referral was strong. Mr. Gonzalez cost me 7-8 weeks of time from moving forward. Pick up the phone Mr. Gonzalez and act like a professional and say something. If your not interested then let it be known. Your wasted my time.

I contacted the office to make sure it was received and the receptionist was very rude and told me everything was on the website (understood) I just anticipated a response of some kind. I did receive one shortly after. When I came to the office to bring my docs and application fee I realized they only take cashiers checks not personal checks but I gave everything else and said I would run and get a cashiers check. I did, when I came back the receptionist pulled out a calculator and said we dont accept applicants who make less than 3x the rent. Aside from the fact that this doesnt account for my bills and whether I can afford it or not-obviously as an adult with 20 years of impeccable rental history Im qualified to determine what I can afford but I also found it unprofessional to do that in front of me, the client, and everyone else in the office waiting to be helped. This couldve been listed in the application, or when I submitted my application before my trips to the office or even on my 2nd trip. I also now see on the website a co-signer can assist, this option wasnt offered to me and I have one! In addition to rental references accounting for the last 13 years of my rental history. They also expect you to list and potentially pay a pet fee for goldfish.

    After speaking with a number of property management companies, I decided to go with Karen at Summit…read moreRental Management. She seemed dialed in on Salem's property scene and was initially responsive enough to entrust her with my business. She had high ratings on Yelp and other platforms, so it seemed like a sure thing. I learned quite a bit in my year of working with her: * She's got a lot of ties with the Salem Housing Authority and various organizations in the local area. She has a good amount of experience with various forms and the process it takes to expedite them. * At 10% commission, her fee seemed quite standard for the area. * This is a family run business, consisting of Karen and her daughters. I believe she does most of the face-to-face work and makes herself available to tenants and prospective clients. * She takes Fridays off and most of the weekends. * She is not the most responsive with email. Most of our replies have been between 4 days to a week. * When in doubt, call. She is the most responsive in the mornings and is the least responsive in the afternoons and evenings. * She does not have an online system / portal for folks to check up on their properties. Instead, a monthly report via Quickbooks is scanned and sent as a PDF. The scans are likely done manually, given the non-stop alignment issues. * We had communication issues and accounting issues. They were resolved, but not without a lot follow up. At the end of the day, I think Karen is a super nice person but seems to be at a pace where it may be tough for folks who need an immediate answer. It would be recommended to be on the ground in Salem and to relay any thoughts in person.
