Not professionally cleaned when you move in. Take pics the day you move in and the day you move out. Put cameras up.i watched from my phone as Andrew likes to send some lady over to creep around and tried to open the door 2 weeks prior to moving out. Tried to enter but stopped as she heard my dog.Called police and have the police report. Never showed up for the walk through.Keep receipts of all texts... you will need them when you go to court for your security deposit. He likes to try and counter sue and pays for a jury trial... wasted time is all that amounted to. Oven not fixed in a timely manner.2 weeks no oven and 2 days without a working toilet. Did not fix what was listed on the Granville inspection even 6 months after. He will change the code/locks on you before the lease is up. Keep the lease with you. Called the police and he was told it was illegal and he was made to give the new code so I can get in. If you like painted floors and nonstop texts because you decided to not renew your lease... then this is the place for you. read more

He fought with me to give me.My deposit back didn't even have it for twenty four hours... Had to threaten with lawyers, and then he called me everything under the sun. They very well could be wonderful people to rent from but I'm guessing probably not. I called about rentals and the rental management is done by someone else so I was given her number on a Thursday. I called Thursday, no response. Friday no response. So Saturday I decided to text both the owner back and this individual who is a manager of the rentals Stephanie. Well I noticed that they posted more properties for rent, immediately three days prior to today. Which is when I finally got a response from Stephanie that nothing is available. So they are either lying about no availability or they have places but you drive by in several areas and the property is slammed with materials that they need construction or something. It makes no sense to me why so many are empty and why they don't respond. I'm thinking they are slum lords though and I don't want to rent from anyway. read more

Slum lord rentals more like. Do not rent from this company unless you want terrible housing and exceptionally rude service for 12 months. AC broke during the summer and instead of replacing it we were met with the runaround until we got legal involved. House was not up to code and promised fixtures (Washer, Dryer, Garage Door, etc.) were either broken or missing. Mushrooms were growing in the walls. Mold was growing on the ceiling in one of the rooms. Landlord was consistently rude and sent incomprehensible texts. Only partially fixed the issues with the house (Broken windows, mushrooms in the walls, mold, broken fixtures, etc.) when we called code. At one point during the year the ADA ramp the house had was removed inexplicably, I don't think that was legal. To add insult to injury, instead of fixing any of the aforementioned issues with the property, Smith Rentals just lowed the rent on the unit. I was really anxious to rent through this company due to the reviews but I have has nothing but good experiences. I have put in a few maintenance requests including my furnace. They completely replaced my furnace within the week of me putting in my request. I have never waited more than 10-15 minutes to get a reply back from Andrew when I have any questions which is incredible compared to the last place I rented from that took months to fix my air conditioner. I'm not sure with what's going on with these other reviews but I know my experience has been incredibly positive and everyone I have interacted with have been very kind and helpful. Andrew is the best type of landlord where he is not interested in being friends. He just does his job and as long as you pay rent and follow your lease he also keeps his word. read more

All reviews seem to be anywhere from 3 to 9 YEARS old, and not one is pleasant. I will be renting with Smith Rentals this year, an have yet to run into any of these issues. granted I have not moved in yet, but will be this week. If you decide to go with them, have the housing authority and health department on speed dial. If any problems arise it would be faster to call them and go ahead and tell them they're refusing to fix whatever you need fixed before emailing Andrew. I can guarantee that the house won't be livable and they will do everything in their power to not do anything about it. We had constant problems with plumbing, mold, the house was falling in (it literally shifted in the middle of the night and pieces of 2x4 punched through the drywall), the guys who cut the grass would throw their trash everywhere especially on the porch, they try to sue you for "slander" if you leave a bad review on Google, and that's just a few of the problems. They'll try and take you to court several times as well, but they're either no shows or the case is dismissed. read more

Was trying to view a property they had listed on Facebook. Messaged Andrew and he responded with "yes, text me" messaged him and asked if he was available for a call to talk about it. He responded "about what" we explained what we'd like to talk about and didn't hear from him for over a day. Messaged him again asking if he was no longer renting the property. He sent us other available units. They asked what time we'd be available to go look Monday thru Friday 9:30 to 2:30. Said my job hours are 6am to no earlier than 4pm and that time wouldn't work with me. They said "get with us on your next day off" told them I'm Monday thru Friday and can't make the unreasonable time frame they have so we would just go elsewhere. Got a message back (we were in a group text with the owner and his secretary) that said "Rachel, never thought of this. Remind me at staff meeting tomorrow to address new timeframe to show units we will need to notify our 400 tenants. We can call it the ""my name" rule". Very unprofessional coming from the owner. If they talk to people that don't rent from them, id hate to see how they talk to someone that does and actually has a problem. If there was an option to give 0 stars, that is what i would use for Smith Rentals. It is ran almost the exact opposite of how a business should be ran. Phone calls were being ignored and never returned. Lady that showed the property looked like she had just got out of bed. Extremely informal. I had multiple properties that I was interested in, be rented out right under my nose, while I was asking questions about them and not receiving answers. Attempting to get the papers for a property to start renting was extremely more difficult than it needed to be. Worst rental experience of my life. Google complaints with Smith Rentals LLC. You will have a pile of issues with them if you move into there rentals. They are nice to you for the first few years,but just as soon as you have an issue requiring them to have to dish out a load of money to fix that is when your problems start. They will ignore any request for maintenance issues or you will be told it isn't a priority job. I had to deal with busted pipes, black mold, no heat, and so much more. read more

Decent seeming landlord, until there's bigger fish to fry than some simple little fixes. We had noticed 3 leaks upon our first week or so in our rental, he sent someone to fix 2/3 leaks. (The 3rd one was small at first, so he said its probably just rain water & a clogged drain in the basement) The next month it was progressively getting worse, we reached out again. Multiple times. Still no attempt to fix it. Fast forward to about two weeks ago, that once small leak turned into a 45k gallon leak. The water company reached out to tell us, it wasn't a leak on their end. (They checked when they read the meter) & our bill was $788. Our average bill has never been any more than $140. Rightfully I told him I'm subtracting that from this months rent since it was his doing by failing to fix the once small leak, 5 months ago. He is now trying to scare us into paying, by threatening us with an eviction rather than just owning up to his faults in the situation. He's very unprofessional, unorganized, & condescending. Ok let me start off with I have heard so many bad things about smith rentals. Let me inform you all about something. I moved on to this property going on three years. In the time I have been here I will tell you that you don't have much contact with the landlord. His is not in your business he keeps to himself. But this year alone this man have had to come to my family's aide a few times. Feb of this year my heater went something out of his control now mind you the heater was replaced a few months before we moved in. It happened to be in the middle of a snow storm. He instructed his maintenance man to bring us some space heaters to keep my children warm which worked out great most landlords don't do things like that. Within two days I had a brand new heater. Fast forward a half a year damn we're in the middle of a pandemic my oven decides to stop working the very next morning I had a brand new stove. I figured he would've just sent somebody in to fix my current stove no new one delivered. Fast forward two months still in the middle of a pandemic my hot water heater decides to quit working and sprung a leak I texted him over the weekend and bright and early Monday morning I have a maintenance man here with a brand new hot water tank. I have been late on my rent a few times not because I didn't have the money but because I couldn't get over to pay it. Weather due to work my car not working or being on quarantine he didn't harass me and he didn't tell me I'm kicking you out he was very understanding I didn't press for a late fee you don't get very many landlords like that. Was really excited when I saw the website-- well designed with plenty of houses for rent. But after talking with an agent over email for 3 weeks and clearing out a weekend to view properties at her request, she informed me the day before we were to go look at places that she had nothing available. I also became a little concerned when I saw a house listed on her website that we'd been in contact with the current renter who hadn't gone through Smith at all. If I could leave zero stars I would. The Smiths bought the place I was renting. They tried to get me to pay a new security deposit if I wanted to stay while they fixed the place, or else move. My roommate was disabled and asked for an eviction notice to show DHHR so she could arrange new housing. A week later they had their friends from the city code enforcement break into our house, condemn the place for an "illegal lease," and we had to move by the end of the day. They had their own property condemned to throw a disabled person out on the street to save them the $75.00 it costs to legally evict someone. We had rented from them for two years, paid up front three months in advance, we were late by two days and they called the magistrate to have us evicted! Tried to have us out there days before our lease was up and when I spoke to Andrew on the phone he was VERY disrespectful calling me a f'n liar that I said we'd be out on the 29th when our lease was up on the 31. Said he was going to have the cops come and get us out. We had the place spotless when we left and didn't get our deposit back!! If you ask me they're a bunch of con artists and don't rent from them! After we had rented from them I've heard stories about them and how bad they were. I didn't realize it until after we decided to leave! I give them a negative 100!!! I rented from them when I moved to Morgantown and although the owner was very nice, their son (who handles all the business) was very rude, dismissive, uncooperative, and uncaring to the problems we reported. As an example, although the rent was reasonable, when winter rolled around, the electricity skyrocketed to $250 per month from $50 when I had only used the baseboard heat for half of the month. Now, I didn't make much more than minimum wage and have never paid half that much for electricity in my life, so this was very expensive to me. The electric company directed me to the landlord, so I called for someone to see if it was an error, and the son told me I was wrong, that $250 was low, I should "be grateful it's only that much", and I should just use less heat. I decided to tough it out, bought an extra blanket, and only resorted to using the heat one or two days out of the entire next month, but the bill went down only ten dollars. When I contacted the neighbors living downstairs (who I was friends with), they said their heat was on all day every day and they only paid $50-70 per month. When I contacted the landlord's son again just to request someone to come take a look and make sure our meters weren't accidentally switched (I honestly was very polite), he refused to come out because it was "pointless and stupid", called me a "conspiracy nut-job". Seriously. That's an actual quote, and his emails weren't that much more polite. I tried to ignore the insults, remained professional, and again requested that he just have someone take a look considering I kept track of the kw/h for the month and there was a big discrepancy. I told him I don't mind being wrong, but it would just make me feel more assured to have someone show me. He told me I was "getting on his nerves" and stop calling about "master plans to steal your money". I had no choice but to suck it up and pay the money. A month or so later, after finally convincing the power company to send someone out to inspect the meters, they found that there WAS a mistake between the two floors and I was credited $620 from the discrepancy. So, at least it had a happy ending, but I still wouldn't recommend anyone deal with Smith Rentals, as you won't be dealing with the owners as much as their very unprofessional and confrontational son. read more

I would give them a zero if I could. I've lived there for a year and a half, and finally had to start staying with a friend In January of 2016. My lease ends in May. The ONLY reason why I was there another half of a year is because SIX MONTHS before your lease is up, they ask you to sign a new one... conveniently that six months occurs before the winter months hit. My electric bill will be over $300 sometimes and my unit is less than 350 sq feet. I have never met Andrew Smith, and despite how many times I have emailed him regarding the issue, he tries to convince me my bill is cheap. I have gotten into the habit of measuring the temperature in my unit, and with my heat on as high as it can go and with the addition of TWO electric heaters in my 12 x 6 ft living room, I can often not get the temperature to even reach 60 degrees Fahrenheit. Now, I have not lived there for six weeks, and my bill is still $218 and as crazy as it sounds, I believe that someone (possibly even the landlord) is using my electric, as the basement containing the washer and dryer, which looks like something you'd see in a murder movie, is supposedly heated by them. My bill has been so outrageous that I have turned off breakers to my home for weeks at a time and gone without electric in sections of the unit and without hot water in order to attempt to lower it. Using the budget bill plan offered through Mon Power, my bill averages out to be $130 a month. This place is drafty as f*** and these people are shady as f***. In addition to electric, I also pay gas and garbage, internet, all on top of the $450 rent for the piece of s**t apartment. Also, once, the light switch in the bathroom started throwing sparks for a few days (which I immediately reported) and then the switch eventually stopped working, it was a week before the maintenance men came, and their body odor was so bad that it lingered for DAYS. They weren't even able to fix the problem and I showered in the dark for another 3 days before an actual electrician came to fix it. When I first moved in, the place smelled so badly of animal urine, that I actually ripped the small bit of carpet up in the living room myself and replaced the carpet. (It was only $180, and to be rid of the god awful odor was a relief.) The floor was FULL of rotten holes that had been taped over with duct tape. I also noticed after a few weeks that some of the window panes were actually plastic!! In addition to that, I had noticed more than 30 or 40 pieces of tape that covered the walls, which bothered me so much that I tore one off only to find that they had taped over holes and then painted over the tape! Some of the holes that were taped over were actually quite large. There was a small hole in the bathroom floor that I had to stuff with newspaper, and at one point, a giant CROW flew into my house, s**ting on everything, and that was when I learned that there was a hole at the top of the closet that connected directly with the outside world. I could lay in my bed at night and here entire conversations of people who were standing outside the unit. And there was a door which, when you opened, went to a completely unfinished window that they had installed, so there was a bunch of exposed insulation. Huge gusts of wind would come through the "door" so I had to cover the entire thing with heavy plastic in an effort to retain what little heat I could. This place was truly the slummiest place I have ever lived. I even spoke with the upstairs neighbor, which her place, unlike mine had a unit above and below which, in theory, would help retain heat, she said her electric bill would be as high as FIVE HUNDRED DOLLARS a month in the winter. I'd give this company a 0 star rating. The worst landlord I've ever had. I lived in one of his houses for two years. Spent a whole winter and a half with no heat claiming the issue was resolved every time he sent maintenance over when it wasn't. Andrew Smith is not Personable at all, in fact in my two years there I had never even met or seen the man. He would ignore phone calls and emails and you could only speak to his secretary. He treats his tenants like second class citizens and with no respect whatsoever. I've never been treated more poorly or with such disrespect as I have when I lived there. When we moved out we were expecting our security deposit or at least most of it. We cleaned the whole house and all appliances spic and span, absolutely no trace of dirt. My mother actually did a lot of the cleaning. My mom used to clean houses when she was an illegal immigrant in Miami so I think she has an idea of how well to clean a house. Andrew claims that the appliances and house was a mess and they had to reclean and reprint everything which I know is not the case. He's a liar, and an asshole. He also took us to court over a bounced check when the issue was resolved immediately after it had bounced. Then when it came for the actual court date, my roommates and I showed up and guess who didn't even show, you guessed it, Andrew Smith.he is the worst person to deal with, to talk to, that is if you actually get ahold of him. And when you do he talks to you in a degrading manor which is really disrespectful. I would never rent from him again if he was the last landlord in Morgantown. Would give a 0 star if I could. These people are horrible human beings. They are a mom and son duo who lead you on to believe you are guaranteed a house, then sign it out from under you and never bother telling you what they have done. This happened twice to my roommates and I when dealing with these people. The mother shows the homes, which are fairly nice, but falsely advertised pricing. They post homes on Craigslist with listing prices of $1100, but when you go to look at the houses in person, they raise the rent by $300-400 a month.... If you agree to sign with them, they tell you they need to verify your current landlord, but don't call you back for a week. When you go to check in with them to see if they've done what they've said they will, they tell you they rented the property to other people. The mom shows the properties and tells you one thing, then the son makes the decision and they never tell you that they've rented it to other people. They can go FUCK themselves.
