I am a lawyer that has done private money lending as a side business for over 10 years. I have done many deals individually, as well as some that were arranged by Pacific Private Money ("PPM"), one that was arranged by Socotra, and I have also been in the Socotra Fund for ~4 years. I can't say enough good things about Socotra. I am happy to talk with anyone personally if you are considering investing. --I have been comparing PPM to Socotra for years now and the difference is remarkable. IMHO, PPM is a sloppy loan mill more interested in churning deals than being diligent. Time after time with PPM, they are simply not on top of their loans that are in default and if you don't reach out, you will never hear from them. --On the other hand, Socotra has incredible diligence, attention to detail, responsiveness and most critically, market competence. As of this posting, I have stopped doing deals with PPM because I have seen too much evidence of incompetence to swallow. --The Socotra Fund barely had a hiccup through Covid. Socotra's LTV is about 49% (PPMs is 65%). And with less risk, Socotra has had better returns. --I have had substantial personal experience with the executives at Socotra. Their intelligence and market savvy is only surpassed by their integrity. --If you are reading negative reviews on here (I read some just to see what they said) and the uniform characteristic is that they are disgruntled borrowers or potential borrowers....and one thing I can promise there is that they are likely inexperienced or just upset that Socotra wouldn't buy what they were selling. I'd be happy to talk with anyone considering investing with them. They are my favorite all-time investment and I truly sleep soundly at night as a result. read more

Hard Money Real Estate deals are tough. As a 20+ veteran finance consulting clients to obtain the hundreds of millions in funding they have historically needed, I can speak on such matter. Socotra came through for my associate and clients. I see these negative remarks on this Yelp site. What these negative remarks may be is simply an unrealistic expectation on how tough deals can be to close. Socotra is not in the traditional A credit kind of funding. They assist in overcoming concerns which your traditional funders simply cannot see a way to get around. Hence it is normal to see some "Black Eyes" on their public reviews. It generally stems from customers who were upset that he deal could not be closed. A task which when you seek to specialize on these more difficult investments, you will inevitably have some upset customers. This is simply because Not All Difficult Deals can be funded. Initially I thought this was a great lending company to partner up with. Come to find out THEY ARE SCAMMERS!!! Stay AWAY!!!! Chris Bauman and his supporting Socotra team are compete VULTURES!! I placed a small business loan with them ($38k) which after fees, and deductions Socotra deem necessary my actual payout I received was only $21k. Yes, dumb on my part for accepting such a low payout on a high interest loan but since Chris verbally told me I was paying interest and principle I accepted and placed my monthly payments on auto pay and just moved on to running my business. After 3 years of making payments on time I was hit with a letter stating that my loan had been called in and that the entire time the loan was actually interest only. This was horrible news to me since I was told something entirely different. Once I got Chris on the phone he apologized initially and said "he'll fix things" for me. Soon after Chris had his assistant send over a loan approval sheet which asked me to itemize all my assets on it and send it back. As soon as I completed this task communication ceased. All I would get is emails asking about one of my properties that happen to have equity that come to find out Socotra was aiming to get. Long story short Socotra attempted to force me to default the $38k loan so they can get to my property which was worth upwards of $900k. ***this is where the PREDATORY LENDING became apparent*** I left dozens of messages and even spoke with one of the brokers / owners of the company "John" and all they did was tell me lie after lie. They never returned calls or did as they promised all because they wanted my loan to default so they played the game of internal bureaucracy. They'd blame their secretaries for not giving them messages one minute then the secretary would blame Chris or his boss for not being in the office for the week and blah blah blah. At the end of the day we came all the way to the last week of defaulting and that's when by the grace of God I was able to come up with the money to pay the loan out of pocket, I was approved for traditional low interest loan and I found a great attorney who help me maneuver out of the horrible situation. I take full responsibility for taking on that stupid loan from an ex used car salesmen at Socotra who claim to be loan specialists. Never again will I make the same mistake of entering into such a bad deal without consulting my attorneys and going through my contracts with a fine tooth comb. Had I listen to Chris or his boss John I would've lost my property to them and been in debt. Shame on Socotra, You've been warned! STAY AWAY. read more

I did not have a good experience Socotra. They took my deposit money and retraced all the terms and loan amount. which made the deal worser then my original lender. They dont give you a straight answer and drag their feet to set you in the position to accept their high interest rate and lower loan amount. read more

Initially thought all was well. Then Chris Bauman's team refused to make the boilerplate contract version available for me to read over the weekend before signing. So I read the entire contract on signing day. There was a totally unacceptable clause giving them full title (not just the loan amount) to the property I was using as collateral for the financing to remodel my new house before moving in. The property value was far in excess of the money I was borrowing. The mortgage on the property I was using as collateral was fully paid, my credit score was 811 and I had no consumer debt. Chris actually said to me, "no one actually reads the contract." I refused the Socotra contract, called a friend, had a signature loan an hour later. READ THE CONTRACT!!!! read more

Watch out for these sharks. They may not have your best interest in mind. Socotra acted like everything was fine until they all of a sudden wanted me to bring an additional $5K to the closing table AND pay for a bogus $22K mechanic's lien. They ended up NOT funding my high-equity, free-n-clear property towards the end of a long process. John Huhges does very well playing good cop bad cop. Always agreeing with me on everything and deferring all the bad stuff to "them" or "the underwriter" blah blah blah. They said a bogus lien had to be paid and I've had THREE escrow professionals and one attorney say it's worthless and does not to be paid anything. THEN THEY CALLED OTHER INVESTORS SAYING I WAS OVER MY HEAD AND THAT I MAY WANT TO SELL. Absolutely unacceptable, unethical and unprofessional. Sharks. All sharks. read more

If you're ever in the market for a hard money lender run from this place. Chris and Kerati do not communicate. Their there to close the loan (late at that) not for the customer service. If they screw up and not communicate something to you it's nothing to them. They know you need them and they take advantage of that fact. Unfortunately it doesn't stop after the loan closes. Trying to find a mortgage company with fair rates and prices is hard enough, let alone finding one with people that are honest and hard working, errrrr!!!!. I feel that I hit the jack pot with Nicole Pomatto. She is amazing! She thoroughly explained all her companies products and procedures and did it in a way where I felt like I had some control in the process. Finally!!! She even took the time and consideration to call me on a Saturday (The Only Day I Have To Talk Uninterrupted). In all my years I have talked to many people that call themselves "mortgage professionals" but they all pale in comparison to Nicole. I'm not sure if she's the owner (she sounds younger) but if she's not now she will be someday. I just hope by then she's not to busy to take my call. read more

Tried to do business with Socotra Capital to obtain money for rehab of a house. They were not up front on their fees, always calling with an additional fee. In addition they discriminate against anyone over 65 by demanding they get a certificate from a doctor or lawyer stating they are not mentally cognizant.
