I'll try to keep this brief. PROS: The proximity to campus is great! I walked/biked/bused to campus with ease. Bus stops here are fairly convenient and the bus comes by around every 15 minutes. Washer and Dryer in unit is AMAZING. Gym/pool is top of the line stuff when/if you use it. CONS: PRICE! Expensive!! Parking Permit that you have to pay for. WiFi can get pretty spotty at times. Speaking to others who lived here it is rare that you get your entire deposit back. In summation. Good place to stay if you have the money but I would always suggest moving to a cheaper location. ALSO! I suggest bringing a mini fridge for your room!! It really helps if you're sharing the main fridge with others. read more

This is a repost from Google reviews. I want all students on a waitlist and otherwise to be very careful while signing with this company. I do not want anyone else to go through this. While the apartment and the amenities are nice, I do not recommend signing with this apartment complex, especially as a student. The contract is extremely predatory. Across various companies, it is a norm that you are allowed to terminate a lease with a penalty. However, no matter what emergency, or life situation, financial issues, circumstances happen, they WILL NOT let you cancel the lease. They make you go through this ridiculous lease reassignment program where tenants have to look for other tenants to take over the lease. This is extremely strange and makes no sense as to why a tenant is finding another tenant for a business. A leasing company should be looking for their own tenants. In my personal circumstance, I knew what I was signing up for. However, I ended up not going to the university and live in a completely different area. Obviously, there is no way for me to find a reliable replacement for the complete lease amount and duration. I begged and pleaded with the leasing company to release me, as there is no way I can pay for 2 apartments as a student with over 100k in loans (one apartment where I am actually going to university near). The leasing company does not care. Additionally, I was assigned to student housing. You would think that they would readily cancel the lease to offer a spot to people who are actually students and need the place more. But they insist that I have to find my own tenant. In that sense, this is not even safe. Mind you, this would be an apartment with literally no one in it. I DON'T GO TO THE SCHOOL HERE. I am completely baffled at the apartment leasing procedures. Like, i was upfront, that I will default on my payments since there is no way I can pay for 2 places, but they refused to take that into consideration. I understand that this is all mentioned in the contract. But as humans with empathy and common sense, I don't understand how they expect me handle this situation. My housemates and I moved in to a filthy apartment. The counters were unwashed, the floor had a large, sticky stain on it, and the walls and ceilings were littered with cobwebs and dirt. Everything was in absolutely shameful condition, and I don't know how management can look tenants in the eye and tell them Sol is a good place to live. Within a WEEK, our sink disposal broke, and my housemates and I put in multiple maintenance requests for an emergency repair, considering we couldn't wash our dishes and our sink was flooded. We all took turns asking the leasing office in person for an update on our repair, emphasizing how urgent it was, and only got half-hearted responses. We were forced to figure out how to perform maintenance on our own sink ourselves, and maintenance only came a MONTH later. On top of this, our door lock entirely stopped working! We were locked both in and out of our apartment for days on end, and while we put in a request for the leasing office to fix it, we were only given fake sympathy and only got a repair after days of repeatedly pestering maintenance. I wouldn't recommend this place to anyone. Apartment facilities are outdated and badly maintained, maintenance is slow and ineffective, management treats residents like they're stupid for asking for basic things and on top of everything else, the rent is so absurdly expensive that I wonder how anyone could ever stand living here. Update- move-in was so awful; the apartment was filthy, bugs everywhere for months after, still persisting today. My roommate had to get lawyers involved and threaten legal action just to get a response from management about the unsanitary living conditions including broken flooring in her bathroom. Guess the only thing that makes management get off their asses is fear of a lawsuit. They've been pressuring us to sign a renewal since the end of October, threatening that our room will be up for sale if we don't immediately sign - 3 months after the start of our lease. read more

This apartment complex is so expensive!!! At first they seem all nice and that it's a good apartment complex but it has so many downfalls! First of all they ARE SCAMMERS!!!! They literally charge for everything!! If you want your own parking spot it's $100 extra on top of 1500 rent. Ramble and Solstice apartments are janky as hell. I got soft-scammed into a lease. They try to make it sound like this is student housing, but it's not, so instead of my scholarship paying for it, they're taking thousands of dollars from me per month. They KNOW what they're doing because they technically didn't lie to me, and everyone I talk to has some variation on the comment, "Yeah, I thought this was student housing." This is borderline illegal. They don't care, by the way, whether you actually can pay or not, so I had to take out a loan just to be able to afford living here. I'm not even sure if I can pay for it after this quarter ends, but even if I had no money, they won't break the contract with me. The place is okay, but management never fixes anything. The keys don't work. The faucet still leaks, after months of maintenance requests. The place was dirty when I moved in despite hearing they have "cleaning fees". Our windows stick. Some won't close. Just today I've heard that people don't have power to their outlets in their rooms, and they haven't fixed that for several days. The services and amenities that are "provided" can be malfunctional. The container that holds our house's fire extinguisher, has a broken protective plastic covering. Jagged shards of plastic stick out of the enclosure, and if I ever have a fire I'm going to have reach into there. (I can tell by the cobwebs it's been like that for months). The American Dream was always meant to lift up the commoner, empower them with a can-do attitude so that they could reach a point of financial stability - "Can you make it?" But nowadays, all I see is the wealthy implementing ways to methodically extract any money they can from the beaten-down middle-class. This is sadly another number in the statistic. BELIEVE THE POOR RATINGS. TL;DR: stay away. Tolerate only if you must. Sol has many shills--people posting fake, favorable reviews--but they're not real tenants. I know that because my partner lives here, and no one could possibly ignore the putrid trash, inhumane non-customer service, and the greed, incompetence and sheer stupidity that characterize this rathole. (Literally; read on.) Here's the story: about 15 or so years ago, UC along with some private money build this beautiful, rather idealistic-sounding "green" development. With 2,289-beds and 663-units, it's the largest of its kind in the world. Since then it's been sold, then resold, and sold again--most recently at around 1/3 of a billion--and each time private investors spent more $ with presumably greater leverage. So, naturally, they want more $ out of it. The last sale happened just before COVID, which was a disaster, because the new owners bought, probably on credit, a property with much higher vacancy rates than they'd contemplated. Now it's owned by absent, wealthy foreigners including "Tiger" out of South Korea, mis-"managed" by a Georgia company called "Landmark" and they are literally running it into the ground. Landmark's sole mission is to take every dollar it can from its guileless student tenants, to enrich themselves while providing as little as possible in return, even if it means lying and stealing. This is Sol: absent investors screwing tenant-students and UC. It's a mismanaged, utterly neglected public/private "partnership" at its very worst. (See for yourself: google "Sol at West Village" and "Tiger" and dig in. Also, check out Landmark's CEO, who around the same time he bought this place also bought the most expensive home ever sold in Aspen CO, with two pools. How does a guy who "serves" poor students get that kind of money?) UC Davis stands idly by. Please believe me, I've reached out and can personally attest: no one at UC cares a bit about how much Sol makes you suffer. Your comfort and safety are no one's concern but your own. Location, location, location: we're close to campus, but far from groceries or services of any kind. Plan to shop at the convenience store here ($$$) or Trader Joe's (walking distance, unless you want groceries for the week, in which case you could take the bus except it doesn't stop at TJ's.) Conditions here? Trash and increasingly dilapidated infrastructure everywhere. The pool, fitness center and other "amenities" --this is what justifies the obscenely high rents--close without notice for years at a time. UC Davis Health & Safety itself actually closed the western "Solstice" pool over HEALTH & SAFETY issues, and it's still closed. (Think: if UC got involved, it must have been really bad.) Maintenance has, in our 3+ years here, cleaned our hallways once: with a leaf blower, ostensibly because Sol has never heard of a vacuum. The exterior of the building has never been cleaned: not the windows, nor walls, nor paint: nothing. The Internet frequently goes offline: most tenants finally just break down and buy their own. Parking? There's none unless you pay for it, and it's very expensive and strictly enforced. If you park in the wrong spot, you won't be ticketed, you'll be towed. Overnight guests? You must ask Sol's permission, and tell your folks to park elsewhere and take the bus, or pay $17/day and move their car every day (or get fined). What used to be gorgeous, well-maintained landscaping is dying away: look around and see for yourself all of the barren planters with what used to be irrigated plantings. (Take a non-guided tour for yourself, please). Trash areas are despicable, often going for days at a time with putrid garbage attracting insects and vermin: after which, these pests start looking around for more food. Hence many tenants have reported problems with rodents and cockroaches. Make a maintenance request at your pleasure: they'll mark it "completed" without doing a thing. Random inspections without notice are common. Don't want strangers in your apartment? No problem, you suck, file a lawsuit: That's Sol's attitude. (BTW, you can't sue: when you sign a lease, you enter into a purportedly binding agreement that you have to "arbitrate," which is Sol's attorneys just saying, "we win, you're screwed.") There are many reports of deposits being withheld for no reason. Your remedy? That's right, you can sue. Oh, wait, you can't, because your lease says you can't. Did you really move here for this kind of BS? Right now, for ourselves as tenants, it makes more sense to stay a bit longer, finish the degree and then get the hell out forever. If you're not already stuck, do yourself a favor: take the time to find a house or apartment where you actually know the landlord: someone who's not a large, foreign investor interested only in your money and responsible only to itself. The rental market is tough I know, but Sol is no solution. This place will only make your life worse. Good luck! read more

As soon as you sign a contract, they couldn't care less about you and expect you to pay outragous pricing with no maintenance for months and a dirty apartment on move in. In addition, they lure you into paying FULL months for the half month you move in and the half month you move out, regardless of when they move in due to a predatory contract that splits a yearly payment over 12 months, thus that is why they do not have prorated months. This student house is the worst housing ever! I paid over $1200 per month for a room in a three-bedroom unit, but the wifi never worked. When I contact the management office, no one takes my complaint of wifi seriously. The wifi issue has been happening every two to three days per week since the day I move in in September. This has been very hard for students like me. Though the management said that they improved the wifi situation, but there is no improvement on the user end. - Amenities are always closed and never available. The pools have been closed for "beautification" since December 2022. It is now June 2023. - Students are PRESSURED to renew their leases TWO MONTHS into the current year lease, or face price hikes and claims that their room may not be available to them for the next lease term (10 months in the future), unless they renew NOW. - Management is completely uncaring and impossible to work with. I once had the washing machine in my unit break, and it went unreplaced for FOUR MONTHS, despite constant requests that it be replaced. They were always "waiting on parts," until they finally just put a new washer in that they had sitting around. This is not the only appliance that broke, I had the microwave break down and sprinkle plastic particles into food, and the garbage disposal broke, too. Despite charging you astronomical prices, they used the cheapest possible appliances that they then delay forever to actually fix. - Parking on the property's many empty streets results in $55 tickets, and parking permits for $60/month for the "reserved" areas are a mere handful of spots that will usually be full and result in you parking on the street anyway, where you will be ticketed. - Internet has been NONFUNCTIONAL for over two years, and management will not resolve the issue. - Rent prices are raised every year, regardless of when you renew. - Employees at the desk/low-level are students who are heavily taken advantage of. SAVE YOUR MONEY Put in a service request for a clogged tub a week ago and it never got fixed. So my tub has been filling up with DIRTY water as I shower, which means I was showering in FLITH and my tub was getting black from the dirt that was just swimming around cause the tub wasn't going down. Dont live here. So many things went wrong. There is a huge bug problem. Even with asking for bug spray around the aparment the bugs kept coming back inside. I mean a lot of bugs. It was awful. Also solstice was not made for 2 double full beds to fit in a small space. The rooms were way too small. Oh and first day of move in there was only one bed that was supposedly a two bedroom place. They had to switch out the furniture for this cheaper looking black furniture same day. It was awful,chaotic, and stressful. I felt lied too since it didnt resemble the model rooms at all for double beds so dont be fooled. It offers in laundry machines but they arnt the best. Often times my clothes didnt even feel clean. They use cheap materials even for the kitchen sink it would break often. The wifi is so slow. The door handle of our door would jam and be hard to open. Update on Sol at West Village PARENT'S WORST NIGHTMARE When my daughter moved in the apartment was dirty, looked nothing like the models and after the contract was signed, the staff lacked communication skills and very rude, they probably should get fired for not being able to answer questions. Due to the change in ownership things have changed and of course those changes were not communicated with current tenants. I made a phone call and spoke to Whitney at residence services and I could not believe how rude she was. She didn't explain anything and even when I asked her to clarify her email, she said nothing. I think they forget that these aren't just apartment buildings, but people live here too. For example, when I requested to change apartments they felt the need to bring up personal information that had nothing to do with the lease and attack my mom and I before considering the request. Recently I was threatened to be fined over a rule that didn't exist for years and now suddenly exists with no documentation instead of just informing me. I was also told that I have no control over who moves into my apartment even if it goes directly against my preferences. The front desk says this is not true. The front desk usually has different information than the management. It is extremely hard to communicate with West Village because of this, it is very hard to get a clear answer when a problem arrises. Avoid sol at all costs. While me and my roommates have had multiple issues living here (ex: our apartment not being cleaned after the last residents left, maintenance being extremely slow compared to other apartments, etc.) my biggest issue is how bad the wifi is. I have never been able to connect to sol wifi and have to use my phone hotspot all the time which gets really bad as I run out of data. As students, good wifi is one of the most basic necessities and it's really frustrating trying to get an assignment done but none of my tabs are loading. Sol sends out a feedback form and claims they have been trying to fix the wifi but honestly, it has just gotten worse since last quarter. Considering how expensive sol is, we just aren't getting our money's worth. I definitely will not be living here again and would give it 0 stars if I could. read more

I'm looking for apartments right now and I thought that I would look back at reviews from a place I lived in and have fond memories of. The best aspect of West Village is the maintenance - send in a request and they fix it very quickly, no questions asked. I also had pet rats with a suitemate (against the lease) and I basically knew I wouldn't get my security deposit back because I did not take very good care of the apartment. I remember being late to class a few times because I missed the bus or had to run to class cause I left my bike on campus, and honestly me missing being so ridiculously close to campus like I was at Primero Grove or at the Multifaith Living Community is the only reason I am not giving this place a 5 star. I had a great experience, and I would recommend this apartment. I moved out because I personally preferred living in a community over an apartment. read more

This place is ridiculous. Victoria Duran (senior leasing and marketing manager) lied to me saying a 1 bedroom was available for January 3rd 2022 and all I needed to do was apply. It started out with her sending me an email response that the 1 bedroom was available. I responded asking what I need to do and she didn't respond for a couple days so I emailed again. No response again. I called and got nice employees and asked for Victoria. They would always say, yeah let me get her for you... oh sorry she's busy right now I'll have her call you. Victoria never called. I called 3 times on different days and this exact scenario happened. She finally emailed me 7 days later with instructions and I finally was able to get the lease and got approved for the apartment. I signed the lease papers and did all the forms and I was approved to live there had the move in date and everything. After a few days I got a call from Sol saying they had to cancel my lease because the apartment is already taken. They didn't even offer me my 50 dollar application money back. They were going to scam me out of $50 bucks until I called back and had to ask for it back from a lady that was nice and understanding. read more

Been living here for a year starter off a little rough with some maintenance issues but haven't had issues after that.

One star really doesn't begin to express how poorly I want to rate Sol. The numerical rating I would assign Sol would be so low that it would instantly cancel out every other rating it has ever been given. From the beginning, the office treated me with profound disrespect. After signing a lease with the property, it asked me to sign an amendment doubling my rent. When I brought this issue to the attention of its front desk staff I explained that I didn't want to sign the amendment. They responded that the amended price is what it had "always been" and "so what's your problem?" The managers, when I was finally able to contact them, refused to even read my complaints closely enough to respond to any of their substance. They refused to respond at all until presented with a court order, and then only to inform me of a change in management. Worst of all, West Village arbitrarily changed my move in date rendering me homeless for the first two weeks of law school. It defaulted when I filed a lawsuit against it and ignored a court order to appear and disclose its assets to me, resulting in sanctions ordered by the court. Additionally, it named as its agent for service a corporation which was never consulted and which has never had any business dealings with West Village, making service of process needlessly complicated. The only possible explanations for this behavior are: a staggering level of professional incompetence or outright malice. Somehow, I fail to find much comfort in the slim remaining possibility that the true explanation is the former. read more

Really, do not live at West Village. I've had several bad experiences with West Village and regret living there, but at the time I didn't know where else to go as a young freshman that was panicked about living situations. I recall that management was pretty disorganized and the maintenance was really slow to get to your requests. They had a horrible bug problem, the entire year I constantly had huge spiders, cockroaches, and beetles and a gnat problem in my room. A housemate had a wasp problem in her room. Another had black widows. It was a nightmare. The rooms are pretty thin so you hear your housemates all the time if they aren't silent. The kitchen space is kind of small and bar seating can be really annoying for the person whose door is there. Also, the printer rarely was working and the office is far if you're living at the end of Solstice. For the price you're paying, you really are better off somewhere else. Somewhere closer to a grocery store and a more comfortable apartment. Sure, another place may be a little older, but it really is a better decision and doesn't feel that old. read more
