When we contacted them, we were told conflicting things about house for rent. After explaining to us that the property had already been applied to (which they initially said we would be the first to apply) they suggested we wait to pay the fee. However, the next day they called to tell us they needed payment for the application, because there was another house for rent if the first application on the other house was approved. So we then paid the application fee only to have them tell us that both houses had been already rented. I understand applications are first come first serve but we were led to believe that if we did not get one house there was another available. We were also told that if we were willing to sign the lease without seeing the property beforehand, we would have priority over the other applications. This was clearly not the case. The only reason we paid the application fee was because of the implication that our application would allow us to rent one of two properties. They did not call to update us, and it was only after I called them that they indicated that both houses had been rented quickly. They either intentionally mislead us or they lack competence and professionalism. They say the application is good for 6 months, but she said the rentals they have are sporadic. Since we needed to find a place quickly and they had no other properties for rent, the application fee was a waste. It should be noted that based on their misrepresentations, we delayed applying to other places for 5 days. Now I have to find a new place to rent within the next week. I would definitely suggest getting any sort of promises or indications in writing.

Then they tell you that you can't view the property until/unless you pass tenant screening. Then if they decide to decline your application, you're out $50/$100 site unseen. I wonder if the property owner is aware of their practices. This rental in question, has not rented in months. To the extent that since my application was declined, they've even lowered the rent by $150. What that tells me is that the landlord is motivated to rent the property, however, this management company is the obstacle. OWNERS BE WARE. RENTERS STEER CLEAR.

Its a great company with a friendly staff. I got a nice lil studio backhouse and its just enough for me and what i do. I had a couple small issues regarding pest and small insects (which is expected living in the desert) and RPM was on top of their game. Called out pest control and handled it overnight. I also called regarding a roofing issue because the roof hadn't been treated in a while and could cause water damage if not taken care of and they handled it promptly. I see people complaining about application fees and other fees... Well that expected because so many people out here are full of sh** and are just looky loos. They are a business who employ people and have to make thier bottom line. If your serious, pay the damn fee, apply and shut up. Its simple. Quit complaining about nonsense. I got around the mobile app fee for rent by attaching a dedicated bank account strickly for rent. If you read the contract, you'd know that but its clear many people dont. I lived in a duplex managed by Chapman down by white water park. I had 3 kids on my lease plus…read moremyself. The duplex had one huge room with 2 closets and one small room with one closet. I put my children, all below 8 years of age in the large room with myself in the small room. At the first walk through, after being there for just a couple months, i was told i was in violation having 3 beds in the large room. I'll tell you, that room had enough room for 3 beds , a tv on a stand, plus room for activities, yet i was in violation and had to move my youngest into my smaller room, which had no walking room after that, but that was fine with them. I had a batbroom that wouldn't lock, so i put a locking door knob on the door while i was living ther because it was the only bathroom in the house. I got knocked for that! Rediculous! When i moved out, the place was prestine! I had 2 different cleaning people come through to make sure it was spotless and looked better than when I moved in. The only thing i should have paid for was an extra mirror i hung up in the bathroom and a screen that broke and i took off the window. Now i know it doesnt cost me $650 for either of those to be fixed, replaced, etc.. I felt very under a microscope the whole time I lived there, when they visited every 3 months or so, whether i was present or not. I couldn't get comfortable. With 3 kids as a single mom, its almost impossible to keep a spotless home. I took very good care of the place, but got docked on each inspection for something or other. I've worked with a lot of property management companies and these are by far the hardest to "live" with. Not worth the money in deposits to rent with them.
