Like Greg from Arizona stated in his previous review of Real Property Management Traditions (RPMT) in another review posting site -this company is unprofessional and thuggish in its behavior; funny thought, because it's my understanding that "Allan" the owner of RPMT...is a retired cop?! is he aware of this criminal like behavior on the part of his own employees?!. My experience with RPMT is as a tenant at one of the properties this company manages. I was served a letter stating I had to vacate property within 3 days or remove a review I had posted here and on google reviews of one of their employees parked in violation of C.V.C. 22658 (a) and other issues with employee's privately operated vehicles. Furthermore, on the same letter, it stated I had to ceased to harass and/or threatened RPM employee(s) but what the letter left out to RPMT's convenience of couse, was the fact that one of the maintenance guys (the shortest latino in their team out of three that work here, where I live at, had come and literally hit the door multiple times - in the same way cops or criminals do -when they want to knock the door down!; therefore, my 70 plus-year-old father knowing we don't have issues with law enforcement thought it was a criminal trying to break in and decided not to open the door at first, and called me in my cellphone so I could rushed back home to handle the situation (...and yes, I have experience handcuffing criminals and hold a certificate of recognition from a Law Enforcement Agency for my services to the community) So in the end my father decides to open the door and to his amusement the short employee tells him: "If you would have NOT open the door I was getting ready to knock it down" which obviously, made my father fearful of this individual so now we are talking elderly intimidation and harassment. Upon my arrival, I hear the story from my Dad so rushed downstairs and in the management office found this individual's supervisor "Guillermo" and told him to put a leash or muzzle on his employee or I was gonna be the one teaching him how to speak to my father -to my surprise Guillermo the supervisor told me that this clown (the short guy) had a history of not knowing how to properly speak to people and had a crappy attitude. To make the story short I was in the middle of a project and could not spend time going to court so I deleted all previous reviews but know if they send me a letter to vacate due to this review I'm ready and able to spend the next few years dealing with RPM in court. Furthermore, I like to state the fact that last December '25, a few hours upon entering the management office to inquiry about service orders shown log under my apartment number in the tenant's portal, I was told I needed to submit a renter's insurance renewal even thought the current policy was still good until January '26 -I was emailed multiple times the same afternoon going into the evening by this management company's "General Manager" located in Palmdale, CA her name is Lynn Weatherwax. Worth noting by the way, is the fact that some of those emails were sent after business hours and from a mobile device as stated by the digital time stamp and letterhead on the email(s); demanding and stating: I needed to send a renewal for my apartment's renter insurance even thought the existing policy was good until January 2026 not December as mentioned earlier indicating a clear case of retaliation for my inquiry about the service orders logged under my apartment number) So I decide to follow her game knowing how retaliative and thuggish her behavior is so I proceeded to-comply with her request and sent the renewal in ahead of schedule. Here's were things got clear in terms of her retaliatory nature...in April 2026 I went to check on another service order and got attitude from the new assistant manager some elderly african american lady after I told her in a nice manner "may be I wasn't making my self clear" meaning I only care what's wrong my apartment and not other people's apartment's so I needed to have my apartment service...she proceeds to say: "Well, since I have you here...I need the update to your renter's insurance policy!!! -meaning the very same one that have been provided to Lynn Weatherwax the General Manager back in December '25. Funny how this company works, they use retaliation and thuggish behavior to keep you quiet and muzzled, so no body can hear about their issues. Scammers. They don't allow you to view the property without filing an application...which is a $50 fee. Then they tell you that you can't view the property until/unless you pass tenant screening. Then if they decide to decline your application, you're out $50/$100 site unseen. I wonder if the property owner is aware of their practices. This rental in question, has not rented in months. To the extent that since my application was declined, they've even lowered the rent by $150. I see alot of mixed reviews but to keep it a buck its really about your perspective and if your a pessimist or optimist. I chose the ladder. Some people just like to complain without doing their due diligence and being patient regarding the circumstance. My experience with RPM has been nothing but optimal. Its a great company with a friendly staff. I got a nice lil studio backhouse and its just enough for me and what i do. I usually dont write reviews but in this instance i'm extremely satisfied with their service which honestly may lead to me continuing to stay in my new place for a while. I had a couple small issues regarding pest and small insects (which is expected living in the desert) and RPM was on top of their game. Called out pest control and handled it overnight. I also called regarding a roofing issue because the roof hadn't been treated in a while and could cause water damage if not taken care of and they handled it promptly. I see people complaining about application fees and other fees... Well that expected because so many people out here are full of sh** and are just looky loos. They are a business who employ people and have to make thier bottom line. If your serious, pay the damn fee, apply and shut up. Its simple. Quit complaining about nonsense. I got around the mobile app fee for rent by attaching a dedicated bank account strickly for rent. If you read the contract, you'd know that but its clear many people dont. Overall they are a solid management company. Dont fall for the okie doke with people just whining and complaining. read more

They have always been responsive when I call or email and take very good care of the property and the tenants that rent the property. Everything has gone smooth through every transaction and the keep me informed on the status of the property. No problems or concerns and I would highly recommend. read more

OWNERS BEWARE!! This company appears to be exactly what you need when you start, and then totally switches things around on you once you're locked in a contract. Originally I dealt with Allen, who was more than polite. Then my property was assigned to Lynn who might possibly be the worst property manager in history. I hired HER painters to paint the interior of my home in colors that I chose with an eggshell finish. Her painters decided that eggshell wouldn't look nice so they took it upon themselves to paint everything in flat (true story), which means that I will now have to repaint once the current tenants vacate the premises. That was only the first incident in a loooooong line of failures on the behalf of RPM and unfortunately not the only one that cost me money. There was also an incident where the tenants had not switched utilities and I was billed for amounts that I should not have been. This happened because after I asked Lynn whether the utilities had been switched (twice), her answer to me was "I think so". Then when I got the bill she told me that they didn't have access to verify if utilities were switched and its on the owner. So why wouldn't you just say that so I could've verified it myself in the first place??? Totally INCOMPETENT. STAY AWAYYY!!!!!!!!!! read more

My wife and I hired Allen Wessel, Broker Officer for Real Property Management - Palmdale, Ca. to manage our rental property as we lived in San Diego. Unfortunately once we hired RPM in Sept 2014, they were unable to create a meaningful contact with our tenant and failed to collect any rents. Upon their advisement we went forward with filing for eviction and have been dealing with this mess for months. We were charged a flat rate of $750 for the eviction process and told that this would cover all costs from start to finish. Allen Wessel advised us to use him and his law team because he deals with these types of situations all the time. It dragged on for 7 long months and in that time we are unable to be in contact with Allen Wessel and these lawyers. This created a broken communication connection. No information was given to us in a timely manner and often the information was incorrect or misleading. We were not sensing loyalty what so ever. We were charged additional fees for the eviction that we were not prepared for. We had been told it was one cost and then charged for additional motions filed in the eviction case. We were expressly clear with the company in the beginning that $750 was a lot of money for us and they let us know that while it may be a lot of money for us it would be worth it in the end. RPM knew that we would not be able to pay any additional fees and yet started charging us. When we would call to talk about these charges with Allen Wessel he would not take our calls or return our messages. We were told to speak with the person who was now in charge of our case and was not there when we had discussed the fee in the beginning. Allen had washed his hands of us at this time. The very first motion that was put in for our eviction had paperwork that was incorrect. This not only prolonged our case but was also the reason for additional charges. RPM never fessed up to making these mistakes, instead made excuses as to what happened and denied any fault on their end. Again, Allen was never around to discuss this with and left it in the hands of his property manager who was not an expert with evictions and a new hire for evictions that seemed to be hired just for this case but was not properly informed as to all the goings on up till the point of her hire. RPM and their lawyer finally got to a point where they would no longer work towards completion of this case because the defendant (our tenant) was intelligent enough to file for bankruptcy in Arkansas. We had to work with the bankruptcy trustee in Arkansas ourselves to move this case forward. We also had to get the detectives in Lancaster, Ca involved to help move this case along because our management company had essentially abandoned us. There was slim to no communication with our management company (besides us letting them know what we had been doing to push the case along) until our tenant served them with the civil lawsuit papers. At the time that they were served with lawsuit papers we had not yet been served ourselves. One of RPMs employees let us know that they had been served and let us know that we were named on the lawsuit too and should prepare ourselves to be able to defend ourselves against our tenant. About 25 days after they had been served we were contacted through email by Allen who let us know that we would be responsible for representing them in the lawsuit and that they had to answer before 30 days of receiving the court papers and if we couldn't get our insurance to cover their lawsuit they would turn it over to their insurance that it would cost us no less than $10,000 just to defend them in court. At this time Allen also told us that we were in breach of our contract on multiple counts but not told how we were in breach. Allen was sending us threatening emails about how much money we would have to pay but still would not meet with us nor speak with us on the phone to work things out. We were finally granted the writ to our home. Our tenant is currently in Federal custody - with our help of course! The Civil case, nonetheless, is still pending. We have petitioned to get our court fees waived because we cannot afford to answer the court at this time and RPM has already gotten their insurance involved and stated their litigation. We have an bill of $3,600 at this time from Allen and when we did happen to see him in the courthouse he refused to even acknowledge us. Allen Wessel has caused us almost a year of emotional distress. We let him know from day one what type of tenant we had and that this case would be a tough one to take on. He let us know that he deals with this all the time and that is may be a bit of a rocky road but that they had the team to take care of it, no problem. This was said in order to get our business and we believe he had not intention in following through once the road did indeed get rocky. read more

No communication at all. I have to call and email 5+ times before I get a response. We looked at a property that we really liked and wanted to lease, but it was being rehabbed. We are supposed to be moving in in a week and the property manager won't get back to me about seeing the interior. At this point I am ready to walk away from a beautiful home because of the lack of communication. Worst property managers ever. read more

I second that the people working here are rude. I should have learned right away when I was shown a property that was already rented. Earl took my application fee and wasted my time. Even though it was his fault, he said the fee was non-refundable. I went with another property management company and was about to sign a lease with them, but the manager named Mandy at RPM was able to get me a rental that I liked and a better price. She seemed nice at that time, but 2 months after I moved in my water was shutoff. I made sure that the owner was responsible for the water and when I called Mandy, she confirmed and said there was an accounting problem. The water was turned back on. Another 2 months later and I get a call from the water company that the bill is late again. This time I called RPM and talked to Ashley, I explained the whole story and she starting getting all defensive saying that I'm refusing to pay my bill. I ended up leaving a voicemail on the manger assigned to my property Mandy. She didn't return my call for more than a week, I called back and I could tell she was trying to avoid my call. She finally came on the line and said I've been responsible for the water this whole time. Her excuse for not returning my call was that I was refusing to pay my bill and they had to send out a written notice. After talking to the water company, the bill was magically put in my name right around the time a sprinkler broke and flooded water into the street. I ended up having to pay the bill plus a late fee because of their shady tactics and complete failure at providing basic customer service to call me back. The owner of the house fired them and now I wonder how getting my security deposit back will go down. read more

Just like with those trying to have their property managed by this company, they seem to go out of their way trying to get you locked into a lease with one of their properties. I was very happy with all the help they gave to get me into the house. Unfortunately, once moved it, they changed their tone. 1)Communication: I had to email several times before getting a response whenever I had problems over the year I rented. Some emails to this day have not been replied to. Whenever I would call if the person did not get on the phone instantly and I was required to leave a message either with a person, or on voice mail, I would not have my call returned. I would have to keep trying back until I was able to get the person on the phone then and their. 2)Attitude: The property manager Mandi, when she bothered to reply, was short, rude, and snarky. The Office Manager, Krystal seemed to at least be professional, but completely ignorant of the goings on of her property managers. Her responses were give under the assumption that everyone else was doing what they should have been doing, but would not hear any complaints as to the fact that they were not. 3)Customer Service: There is no recourse in this company. If you have a problem with someone at this company, complaining to someone in a higher position will get you no where as the management backs their employees in everything, which while nice for their employees is unacceptable as a customer. If your employees are in the wrong, it should be delt with. 4)Ending lease: When ending your lease with them, they do everything they can to keep as much of your money as possible. They lie, they ignore documented evidence, the avoid you, and refuse to show you any documentation as to their claims. This is one of the worst property management places I have ever had. The business should be shut down for fraud, something I would go into more detail in, but I have an upcoming court date with them and do not wish to give them any insight into my documented evidence which has been confirmed and certified a county official. read more

If you have to deal with this company you're in trouble. I think they are scamming people by posting homes or posting them a lot longer than they should to make the $35 fee. I paid that fee on the 18th of November to view a house on Joshua Hills and they never called, emailed or texted me. I only heard from them after over two weeks because I filed a claim with my credit card company and even then this l loopy, out of it, obviously lazy woman (Lynn) thought I was some one else. They deserve a negative 10 stars! The single worst experience I've ever had with a property rental property company in all my 40+ years! Renters and owners beware and stay away! The owner Allen Wessel is only out for money and is a crooked businessman. The company does not take care of their properties and when you have a problem, they are not helpful at all and very unfriendly. They use nefarious accounting practices to make sure you pay them extra fees on top of fees if you're late. Terrible customer service. Real Property Management (RPM) in Antelope Valley manages a home I own in Northern LA County and there are renters living in the home. I live in Texas. I was contacted by my HOA stating I needed to have my garage door painted. I had a recommendation from a friend of mine. I called the guy and he quoted me $150 including paint. I needed to arrange coordination with the tenant and the painter because the garage door needed to be open for a few hours. I contacted RPM on July 20th. Numerous phone calls and a month later, Diane at RPM just "couldn't get the tenant to cooperate". She told me I could let them make it happen with their own maintenance contractor. They would post notice on the door to enter and get it done. That was August 20 and this all had to be completed by August 31st - I didn't feel I had a choice. I asked her the price because I had a quote from the guy I was going to use.... She said she didn't have a price for me. I'm still shaking my head while typing this review. She assured me it would be done by the 31st and I would receive a "before" and "after" shot of the garage door as confirmation it was completed. Fast forward to September 2, I had no photos yet so not knowing if the work had been done, I called and I spoke to her again. It was painted on the 28th. The painter didn't have a camera (ahem).... She would have to "go by there" to take a photo. I guess that means I can't get a "before" shot. She STILL didn't know how much it was going to cost me. September 4, I received a photo from RPM. Since it's just an "after" - I cannot tell what it looked like before. Therefore, I can't tell if it was even painted. It looks the same as it did when I moved out a few years ago. Fast forward to September 16, I received my check for my monthly rent. Typically, they pull out their fee and then any extra costs (such as this repair). Where I had had a quote for $150 - and couldn't get it done using the guy I wanted to hire because they couldn't get permission to gain entry..... Now I paid $219 using the painter contracted by RPM. It was upsetting to me that I couldn't hire who I wanted and for them to just help with the arrangements....Yet, when they used their own person to do the work, they got it done right away. It caused me a delay but more important, it costed me more money. Be wary of hiring them to manage your property. I took time to write this out - how many people don't take time to provide feedback? It's hard to tell what they have done to others. NOTE: I came in to post this review and noticed there had been 7 others before me all with bad reviews (one star).... I should note here that I never hired RPM. I had been working with another company where they sold their book of business to RPM. read more

The company that I leased my house with sold their listings to RPM. Everything went downhill from there. I pay rent in advance monthly and I received three notices to pay or quit erroneously. RPM responded with a weak apology. I recently received a survey from RPM requesting that I rate the six repairs that were made to the unit where I live. I responded to the survey by letting RPM know that they have never received any requests nor have they made any repairs to the unit since I have resided in the unit. A week later my rent was increased based off the repairs they logged that never took place. Future tenants beware! read more

YOU HAVE BEEN WARNED, please stay away from this company! They are nice at first, but after they have you hooked, say good bye to any good service. My property manager has never met my tenants, nor seen my property in person yet she is my managing my property?! Their office hour is from mon to fri 10-5, but good luck trying to get anything done. They are always on another line , out to lunch, off early or on vacation. They even sub contract the property inspection to another company, and charge u a hefty fee for it! Keep in mind this is after they charge you a 10% fee to manage. The only thing I like about the company is their receptionist barbara, she is nice receptionist unfortunately she does not know anything and sometimes I wonder why she's even at the front desk and she doesn't know anything might as wellhire a machine. The only thing this company is good at is collecting your hard earned money. I don't usually like to complain, but this company is just way too much and people need to know the truth.Please do your research before going with this company. read more

Yes I absolutely agree Lynn is useless, all staff are for that matter, Allen will never return my calls because I wanted to cancel the contract because they have sneaky automatic rollover if you don't let them know 30 days prior, but I did call Allen earlier than 30 days he never returned my calls. They also let a small water bill go to collections. Please do not hire these people they had the worst service all they want is your money. read more

the worst company in my life.. i rate them a -643578854218907532. run for your life keep looking ..they will be so nice in the beginnng, then boom here's the rude unprofessional rpm. i move in my place in the summer. no a/c i requested 6 maintaince repairs..they sent out 2 men who stated this was not their line of work smh..when novemver 2017 came they came and replaced my a/c ...yessss after the summer was over and now i have no heat ..no hot water took 3 men on 3 seperate occasions to figure out i needed a whole new water heater ...maintaince man came for a leak and said my shower head was the reason there is water leaking on my ceilings took my $100shower head and replaced it with a $25 shower head ..i ca lled and asked for my shower head back they told me they didnt know which maintaince man was here so they will give me a call back ..2 months later and still no call back .had a leak in my ceiling that took them 4 months to fix and all they did was put a puddy on the pipe and put a faux vent on my ceiling ...i can go on ....my final straw is when the maintaince man came and fixed my door because the outsides gates nails wouldnt stay in because the concrete wall is split so i log into my account and press all payments and see that they charged me $200 for him to fix my door also the note that was attached was a complete lie ..noone ever notified me of being charged or i would have figured it out myself ..the concrete has nothing to do with me "being locked out of my house " and if i can so called break into my house through a iron gate i do not need to be living here ...i hate all of them and i will keep posting reviews to let my antelope valley family know they are scammers and i want no parts of them!!!! read more
