Christine, Brittani, Aaryn and Jeanine were great. Also Ralph but I don't think he's there any longer. The entire maintenance crew was also great. Mike, sam, and another SUPER kind gentleman but I seemed to have forgotten how to spell his name but I left him a review on another site. It started with a D so if you guys could remind me that would be great! So I can properly recognize him on here. The property is VERY well kept, and beautifully maintained. Pool has always been clean, same for the gym. I only have a few downsides (notice I didn't remove any stars for them) I know they do TRY. (Maybe corporate can work on the parking one). First is parking- please note your vehicle will have to fit in the tandem spot. (There are various sizes, some are long enough to fit a semi while others would only fit a smart car) I know it may seem like an obvious fact but some people actually get away with it if their neighbors seem fine with it. However, one of my neighbors did NOT. I have 4 kids in car seats and when we moved in, we had a smaller vehicle but we knew we were going to get a larger one. We got an SUV & Our parking spot was all the way to the back of the alley, so it was pretty "out of the way". But we still got complaints (pretty sure from the same person) that it stuck out of the given space. We tried parking it in our garage, but because we would be unable to open the doors and load all the kids in, it wasn't really an option. We ended up having to park in the visitor parking. Which was also unfavorable since we had to carry/ walk with our 4 small kids across the parking lot and up to our unit. So please be mindful of that. Second- while this specific area of Rancho is beautiful and overall "safe", PLEASE remember to lock your cars. I can admit I have left my guard down a few times and I didn't double check that the cars were locked so my car got broken into and my mother's bag was stolen. The vehicle was parked in our tandem spot. We did file a police report and the leasing office DID do their best to resolve any issues we had (they replaced my apartment keys and changed the lock on my unit.) so again I really couldn't dock them for that. I'm only sharing these things with you as reminders. I don't want these things to deter you from considering Carmel as a place to live because we did enjoy living there and we were very sad that we left. Overall, the highlights are the staff and the appearance of the apartment complex as a whole. Thank you Carmel for a great year with you!

While the clean facilities and amenities have made living here pleasant, the events have made it an absolute joy. You can tell that the even coordinator, Kim, has put so much thought, effort, and care into the numerous events and activities she's provided us residents. She brings life to this community. She always finds new and fun ways to bring the us together. I anxiously await the calendar release at the beginning of the month to see what Kim has in store for us. She truly goes above and beyond and you can tell that she really has a passion for bringing people together. It's honestly what has set this location apart from any other apartment complex I've lived in. Everytime I talk to family and friends about the events we've had they are in disbelief! Kim and her knack for excellent event coordinating has been one of the top 3 reasons we renewed our lease. She truly makes the residents feel cared for and valued. I know I speak for the majority of the residents when I say we appreciate you Kim and you are the heart of Homecoming. I've docked a star because of the copious amounts of dog poop on the property grounds that crickets and roaches constantly feast on. Other than that, I have no real complaints.

Since early 2025, maintenance has noticeably declined. Too many repairs feel like quick cover-ups instead of actual solutions. Landscaping is neglected, plants are dry, and every time the leaf blower crew comes through, we're left sweeping up the pule of leaves and trash from our front door. Package handling is also a major issue. Lockers often aren't used properly, with packages left on the floor for anyone to take. We've had multiple items stolen, and deliveries rarely make it to our door. Rules are inconsistently enforced, allowing some residents to repeatedly ignore community standards. The attached photo shows garden art that once added beauty and character to the property. It was removed, and nothing has replaced it in months.

For the past eight years, I have lived at Del Mar Apartments, which is also part of Lewis Communities. Unfortunately, my experience with the current management team at Del Mar has been extremely disappointing. The individuals working there now are impersonal, disrespectful, and seem to lack basic human decency and customer service. I was scheduled for a home inspection, and the person assigned to conduct it arrived an hour late. Then, two hours later, another employee showed up claiming they were there to perform the inspection as well. My child was home alone, so naturally, no one was allowed to enter. The following day, they sent someone else, despite the fact that I had called the day before asking why I was being harassed over these repeated inspection attempts. To make matters worse, when it came time to make my rent payment, I was charged an additional $1,000 because my bank did not recognize the increased amount. As a result, I was assessed both a returned payment fee and a late fee. Then, three weeks later, management wanted to conduct yet another inspection, which made absolutely no sense. I have never had issues during my 11 years with Lewis Communities until now. Sadly, it only takes one rotten apple to ruin an otherwise positive experience. If you're considering Del Mar Apartments, be cautious--especially when dealing with Jasmine. In my experience, she twists people's words and indirectly implies that residents are being dishonest rather than working toward solutions. After 11 years as a loyal resident, I never expected to be treated this way.

Their AI system had confirmed our appointment to tour TWICE, once via phone and once via text. And I confirmed both via phone and text that I would be there. We show up and the leasing office was under construction and all the "future resident parking" spaces were marked as "no parking." I checked the email and text they sent us and there was no indication of temporary parking during construction or anything like that. We weren't sure where to park so I called the office twice and both times no one picked up. Eventually I just park in a random open spot and go around the back to check in for our appointment and no one is there. Eventually the maintenance man comes around and tells us that the guy is on lunch and won't be back til 2. We said we had an appointment and he just said "sorry he's not here." With no indication of if we should wait or what we should do. Totally understand you gotta take your lunch, but then you shouldn't have scheduled us for an appointment. And if your AI system confirmed with me TWICE clearly there's some sort of disorganization going on in the background. And with the maintenance man just being unhelpful in general that was all that I needed to know. I've been apartment living for many years now in many different cities. To me, first impressions really matter and are an indication of what we can expect as a tenant so again, that was all I needed to see to know that this would not be a good place to live. Amenities looked nice from the outside I guess, but can't really share too much detail on that, again since no one was there to show us around. We ended up signing same day at a different apartment nearby at a similar price point but had a better overall experience. Update: added pictures below to show that I did confirm my attendance since their office called me and told me I didn't confirm with them my appointment. Maybe a miscommunication but clearly their system is bugging.

I loved that I was able to tour the actual unit we chose to stay in beforehand. The lease agreement itself didn't raise any red flags. I love the clubhouse amenities, distance to target, cleanliness of the grounds, the fact that there's security, the various resident perks like discount amusement park tickets or occasional treats, and how on top the maintenance team is. Maintenance gets stuff done and takes work orders very seriously. As someone whose health suffered because the last property failed to do necessary repairs, I appreciate it a lot.

When ever anything was broken, or there was a problem it was taken care of immediately. My only problem I had was with the manager didn't really care for her, but everyone else was great. The manager on the adminstrative end inside of the leasing office thought she was being proficient but the overall picture she was screwing me over. I always paid my rent on time there were times when I would pay a month ahead. The reason for moving is that I am buying a house. I moved in on the middle of the month 18th. My moveout was March 18th I ended up being offically out on the 20th because it was a little diificult I was by myself, and moving by myself. I had professional services scheduled to take my 86inch t.v. off the wall, and they flaked on me and came a day late. So that messed me up but for the most part I paid my rent 2 days before moveout obviously in full plus I left a $1400 deposit because I have a pet I don't have a problem a $872.98 clean up. I get it but I do have a problem with her saying that I did NOT pay my last months rent when I did I have a copy of the cashier's check to prove it. I should be getting back $527.02 and not be owing $1729.65. The reason they are saying I owe that is because amount is because outstanding rent that I already paid somehow was not credited. Now because the manager is doing whatever it is that shes doing with the numbers I went into the leasing office today to find all this out. After trying to go over numbers with a hard head the end result I am filing a lawsuit in small claims court for resolution.
