    I lived here for appx 1 year with my husband and 4 kids. Everyone in the leasing office was amazing…read moreto us. Very professional, friendly and they assisted us in a timely manner. Christine, Brittani, Aaryn and Jeanine were great. Also Ralph but I don't think he's there any longer. The entire maintenance crew was also great. Mike, sam, and another SUPER kind gentleman but I seemed to have forgotten how to spell his name but I left him a review on another site. It started with a D so if you guys could remind me that would be great! So I can properly recognize him on here. The property is VERY well kept, and beautifully maintained. Pool has always been clean, same for the gym. I only have a few downsides (notice I didn't remove any stars for them) I know they do TRY. (Maybe corporate can work on the parking one). First is parking- please note your vehicle will have to fit in the tandem spot. (There are various sizes, some are long enough to fit a semi while others would only fit a smart car) I know it may seem like an obvious fact but some people actually get away with it if their neighbors seem fine with it. However, one of my neighbors did NOT. I have 4 kids in car seats and when we moved in, we had a smaller vehicle but we knew we were going to get a larger one. We got an SUV & Our parking spot was all the way to the back of the alley, so it was pretty "out of the way". But we still got complaints (pretty sure from the same person) that it stuck out of the given space. We tried parking it in our garage, but because we would be unable to open the doors and load all the kids in, it wasn't really an option. We ended up having to park in the visitor parking. Which was also unfavorable since we had to carry/ walk with our 4 small kids across the parking lot and up to our unit. So please be mindful of that. Second- while this specific area of Rancho is beautiful and overall "safe", PLEASE remember to lock your cars. I can admit I have left my guard down a few times and I didn't double check that the cars were locked so my car got broken into and my mother's bag was stolen. The vehicle was parked in our tandem spot. We did file a police report and the leasing office DID do their best to resolve any issues we had (they replaced my apartment keys and changed the lock on my unit.) so again I really couldn't dock them for that. I'm only sharing these things with you as reminders. I don't want these things to deter you from considering Carmel as a place to live because we did enjoy living there and we were very sad that we left. Overall, the highlights are the staff and the appearance of the apartment complex as a whole. Thank you Carmel for a great year with you!

While the clean facilities and amenities have made living here pleasant, the events have made it an absolute joy. You can tell that the even coordinator, Kim, has put so much thought, effort, and care into the numerous events and activities she's provided us residents. She brings life to this community. She always finds new and fun ways to bring the us together. I anxiously await the calendar release at the beginning of the month to see what Kim has in store for us. She truly goes above and beyond and you can tell that she really has a passion for bringing people together. It's honestly what has set this location apart from any other apartment complex I've lived in. Everytime I talk to family and friends about the events we've had they are in disbelief! Kim and her knack for excellent event coordinating has been one of the top 3 reasons we renewed our lease. She truly makes the residents feel cared for and valued. I know I speak for the majority of the residents when I say we appreciate you Kim and you are the heart of Homecoming. I've docked a star because of the copious amounts of dog poop on the property grounds that crickets and roaches constantly feast on. Other than that, I have no real complaints.

He was nice enough to let me tour with him and his daughter, so the Leasing agent didnt have to do separate tours AND I wouldn't have to wait. But unfortunately, I got badly burned on the application/holding fees, and I've learned I'm not the only one. I was never told upfront that I only had 72 hours to withdraw my application and get my fee back. I asked multiple times, both during the tour and on follow-up calls, whether I could get my $200 holding deposit back if I didn't like the unit once it was actually ready to view. I was told yes, every time. I specifically said I didn't want to sign anything with the lease, until I'd seen the actual unit I'd be living in. When the time came for the approval phone call, I felt pressured into moving forward on a unit I hadn't agreed to sight-unseen, and ended up losing $250 ($50 application fee + $200 holding fee) rather than deal with it further. (Now imagine multiple other applicants in the same situation... it can add up..) This is my first time renting in the US, so yes, I should have read the fine print more carefully instead of trusting what I was told on the phone and in person. That's on me. I can own that. But if they're loose with the truth before you've signed anything, I have to wonder what else is buried in the lease itself. TO FUTURE RENTERS AND OTHER FIRST TIME RENTERS: bring someone experienced with US leasing, bring a real estate agent, or at minimum read every single document before you hand over any money... don't rely on verbal reassurances, even if the staff seem trustworthy. I trusted the leasing team, including Toni, and it cost me $250 to learn that lesson

I loved that I was able to tour the actual unit we chose to stay in beforehand. The lease agreement itself didn't raise any red flags. I love the clubhouse amenities, distance to target, cleanliness of the grounds, the fact that there's security, the various resident perks like discount amusement park tickets or occasional treats, and how on top the maintenance team is. Maintenance gets stuff done and takes work orders very seriously. As someone whose health suffered because the last property failed to do necessary repairs, I appreciate it a lot.

The manager on the adminstrative end inside of the leasing office thought she was being proficient but the overall picture she was screwing me over. I always paid my rent on time there were times when I would pay a month ahead. The reason for moving is that I am buying a house. I moved in on the middle of the month 18th. My moveout was March 18th I ended up being offically out on the 20th because it was a little diificult I was by myself, and moving by myself. I had professional services scheduled to take my 86inch t.v. off the wall, and they flaked on me and came a day late. So that messed me up but for the most part I paid my rent 2 days before moveout obviously in full plus I left a $1400 deposit because I have a pet I don't have a problem a $872.98 clean up. I get it but I do have a problem with her saying that I did NOT pay my last months rent when I did I have a copy of the cashier's check to prove it. I should be getting back $527.02 and not be owing $1729.65. The reason they are saying I owe that is because amount is because outstanding rent that I already paid somehow was not credited. Now because the manager is doing whatever it is that shes doing with the numbers I went into the leasing office today to find all this out. After trying to go over numbers with a hard head the end result I am filing a lawsuit in small claims court for resolution.
