    We just renewed our lease after living here for a year, and I'm so happy that we did! We love coming home to this place. The property itself has a super modern/lux vibe with open apartments, the location is right across from Victoria Gardens-which is SOOO convenient, and the staff in the leasing office is always helpful and accommodating. We get various resident e-mails that announce things such as complimentary Starbucks &donuts in the AM, have cool food trucks come by, or have community BBQ's. They're also animal friendly, which is a super plus for us and many of my neighbors. We can't wait to spend another year here, thanks to Vivian's help! All around... it's a solid place to live!

    If I could rate them a zero I would... "Vivian Clark" The management and customer service is the worst I've ever seen they are the worst apartments I've ever lived in...when we moved in they still had things they had to fix but they're suppose to be luxury apartments these things should have already been fixed before we moved in..a little after moving in the the hardwood floors started lifting up we were getting Harassed by our neighbors that lived below us...calling the police on us more then once management did nothing about it when it became so bad with the racist remarks and following me to my car things mangangement also said they could do nothing about because they were also residents so thats when we decided that we couldn't live there anymore so me and my girl started looking for another place to live, when we finally found another place to live they decided to stop replying or helping us with any matenice requests and for two months we lived without a washer or dryer and we were informed by maintenance that managment didn't want to replace it until we moved out they kept making excuses why they haven't helped us with anything, we moved out paying $6500 to break the lease after the most horrible living experience ever on 12/15 we moved out and we now have recipts of them chrgeing us for trash and water chrages from 12/20 they sent us a picture of pet damages to carpet and tried to charge us for brand new vinyl floors throughout the whole apartment there saying we owe them 3200 for the hard wood floor pet damage and we only lived there for 4 months this place is far from luxury and way over priced I wouldnt recommend these apartments to anyone!!!!! The attached video is from when we moved in.... The picture of the carpet is the pet damage and as you can see on it he receipt I'm posting it cost $450 to replace it was the only picture of damage sent to me yet I'm being charged for the whole bill Vivian Clark and the Angelica apartments are scamming any old tenants to try and upgrade there complex plain and simple!!!

    Well I'm not exactly sure where to begin but we've been living here for 4 years our car has been broken into 5 different times the pool out of the for yours that we lived here has only been open for 2 and a 1/2 the Jacuzzi is the same. The trash cans that everybody uses here the dumpsters are overflowing with trash every day. I've seen rats the size of cats coming out of the trash cans. The neighbors across from us moved away recently and left a gift that keeps giving they've got roaches in here that hiss. We've contacted management here on site many different times only to get retaliated on for making our voice heard. These apartments are supposedly pet friendly but you can't walk 20' without stepping in 3 piles of dog krapp, We took our dog to the dog park and she got a disease which almost killed her. Management does not enforce any of the health and safety issues that concern several residents here in our community. I can tell you this this is not where you want to live. It's way too expensive and it's Totally overrated we're actually thinking of moving to the ghettoest place possible just to see how better it is there.

    This is definitely a place to stay for a long while. They take pride in how it looks. The ONLY downfall is that not all the residents pick up after their pets, even though the complex even provides doggie bags. It's a shame because the grounds are so well manicured and put together. Such a pleasant place.

    Another additional charge! Smh. Thank god this is my last month here.

    So ever since "the amli" changed to "The Angelica" I've noticed that we've been charged a little more, as well as the hot water running out REALLY quick! Seems like these owners don't care about the people who pay $2275 (now a little more than $2300)... but more about charging and saving $$. My lease is up next month and I will NOT be renewing. I'd suggest renting a house with a lot more space and a back yard. Although I love the location (super close to EVERYTHING). I will say this apartment is super quite and I've only had one problem with neighbors that was addressed when it belonged to Amli. All the staff here were always helpful! I suggest looking into houses to rent though! Good luck!

    Very noisy and watch out for so called friends and families that are visiting the place over the weekend. And be content with non-caring management. Just pay your rent and leave when you can.

But unfortunately, I got badly burned on the application/holding fees, and I've learned I'm not the only one. I was never told upfront that I only had 72 hours to withdraw my application and get my fee back. I asked multiple times, both during the tour and on follow-up calls, whether I could get my $200 holding deposit back if I didn't like the unit once it was actually ready to view. I was told yes, every time. I specifically said I didn't want to sign anything with the lease, until I'd seen the actual unit I'd be living in. When the time came for the approval phone call, I felt pressured into moving forward on a unit I hadn't agreed to sight-unseen, and ended up losing $250 ($50 application fee + $200 holding fee) rather than deal with it further. (Now imagine multiple other applicants in the same situation... it can add up..) This is my first time renting in the US, so yes, I should have read the fine print more carefully instead of trusting what I was told on the phone and in person. That's on me. I can own that. But if they're loose with the truth before you've signed anything, I have to wonder what else is buried in the lease itself. TO FUTURE RENTERS AND OTHER FIRST TIME RENTERS: bring someone experienced with US leasing, bring a real estate agent, or at minimum read every single document before you hand over any money... don't rely on verbal reassurances, even if the staff seem trustworthy. I trusted the leasing team, including Toni, and it cost me $250 to learn that lesson

While the clean facilities and amenities have made living here pleasant, the events have made it an absolute joy. You can tell that the even coordinator, Kim, has put so much thought, effort, and care into the numerous events and activities she's provided us residents. She brings life to this community. She always finds new and fun ways to bring the us together. I anxiously await the calendar release at the beginning of the month to see what Kim has in store for us. She truly goes above and beyond and you can tell that she really has a passion for bringing people together. It's honestly what has set this location apart from any other apartment complex I've lived in. Everytime I talk to family and friends about the events we've had they are in disbelief! Kim and her knack for excellent event coordinating has been one of the top 3 reasons we renewed our lease. She truly makes the residents feel cared for and valued. I know I speak for the majority of the residents when I say we appreciate you Kim and you are the heart of Homecoming. I've docked a star because of the copious amounts of dog poop on the property grounds that crickets and roaches constantly feast on. Other than that, I have no real complaints.

    I lived here for appx 1 year with my husband and 4 kids. Everyone in the leasing office was amazing…read moreto us. Very professional, friendly and they assisted us in a timely manner. Christine, Brittani, Aaryn and Jeanine were great. Also Ralph but I don't think he's there any longer. The entire maintenance crew was also great. Mike, sam, and another SUPER kind gentleman but I seemed to have forgotten how to spell his name but I left him a review on another site. It started with a D so if you guys could remind me that would be great! So I can properly recognize him on here. The property is VERY well kept, and beautifully maintained. Pool has always been clean, same for the gym. I only have a few downsides (notice I didn't remove any stars for them) I know they do TRY. (Maybe corporate can work on the parking one). First is parking- please note your vehicle will have to fit in the tandem spot. (There are various sizes, some are long enough to fit a semi while others would only fit a smart car) I know it may seem like an obvious fact but some people actually get away with it if their neighbors seem fine with it. However, one of my neighbors did NOT. I have 4 kids in car seats and when we moved in, we had a smaller vehicle but we knew we were going to get a larger one. We got an SUV & Our parking spot was all the way to the back of the alley, so it was pretty "out of the way". But we still got complaints (pretty sure from the same person) that it stuck out of the given space. We tried parking it in our garage, but because we would be unable to open the doors and load all the kids in, it wasn't really an option. We ended up having to park in the visitor parking. Which was also unfavorable since we had to carry/ walk with our 4 small kids across the parking lot and up to our unit. So please be mindful of that. Second- while this specific area of Rancho is beautiful and overall "safe", PLEASE remember to lock your cars. I can admit I have left my guard down a few times and I didn't double check that the cars were locked so my car got broken into and my mother's bag was stolen. The vehicle was parked in our tandem spot. We did file a police report and the leasing office DID do their best to resolve any issues we had (they replaced my apartment keys and changed the lock on my unit.) so again I really couldn't dock them for that. I'm only sharing these things with you as reminders. I don't want these things to deter you from considering Carmel as a place to live because we did enjoy living there and we were very sad that we left. Overall, the highlights are the staff and the appearance of the apartment complex as a whole. Thank you Carmel for a great year with you!

My family absolutely adores the warm and effective team, including Chrissy, Shelly, Maria and the newest member Ian. I cannot rave about them enough! Chrissy and Shelly always make us feel welcomed and part of a community. They work hard no matter what the circumstances to make us feel heard, respected and to resolve any issues quickly. Maria and Ian not only efficiently and effectively work to make sure everything is clean and in working order, but also make us feel like family. When working on resolving issues in the apartment, they never leave a mess and they are very communicative with what's going on. They always smile and are great with my young kids. We love living here and hope others get to experience the same joy!

Shelly and Chrissy are a great team of handling big and small requests from us. I remember one time, some random salesman came to my apartment wandering when I was not home, I caught that on my camera so I called the leasing office and asked for Shelly's help because I have a package delivery soon during that time. Shelly ran from the office to my apartment and requested the person leave the complex, and I never see any salesman knocking on my door since then. After Chrissy and Shelly came, the dog poop bags are always refilled, they even make the office feel like home to us, they hosted different events for different holidays celebrations and enlightened our stay a lot. We love Shelly and Chrissy, they are the reason why we would still staying in this complex, cannot imagine a day without them, especially Shelly. They are so good that actually makes the complex really dog friendly, including the office. Before this team came, we felt unwelcome and not truly dog friendly. But now, we hope to stay longer because of how good they are, will highly recommend this community to everyone who wants to live in a good environment with good energy people to manage the complex!

    I have been a responsible tenant at this apartment for three years and have always paid my rent on…read moretime. Recently, I needed to break my lease due to unforeseen circumstances and was open to reasonable solutions, such as a payment plan. However, none were offered. Crystal Chou the manager showed no empathy and made it clear that the buck stops with her because she is the regional manager of the whole southern California, so there is no one else I could speak with. Crystal Chou refused to involve anyone else who might have been able to help. The only options presented were to pay the full amount owed immediately on my departure, assume responsibly until my lease is up or until the unit is rented. last choice is to allow the account to go into collections and ruin my credit. For a long-term, reliable tenant, this lack of flexibility, consideration, and basic human decency is extremely disappointing. However, I do feel I should have some sort of penalty for breaking a17 month lease, 6 months before it ended but being charged $5770.00 early termination fee, plus a month of rent for a grand total of $7020.17 is unfair. Well just make sure you pay attention to the fine print before you sign your lease agreement. Even though it was a nice place to live but due to unwillingness to work with me when my life circumstances change, I would never return as a tenant.
